A Wonderful Vacation Home, But Disappointed with Management Our family had a wonderful time at this vacation home. The house itself was beautiful, comfortable, and located in a perfect spot for a relaxing family getaway. We made unforgettable memories here and even began planning a return trip for an extended stay. Unfortunately, our experience took a disappointing turn a few weeks after we returned home. We were shocked to receive a charge from the management company, 30ACottages.com, for alleged damage to the owner's closet door. Upon arrival, we noticed a door (which we assumed led to an owner's closet) had been left ajar. Wanting to keep our young grandchildren safe, we simply closed the door the best of our ability and went on with our vacation. In hindsight, we should have reported it immediately--but with the excitement of everyone arriving and not wanting to wait around for maintenance, we made the decision to proceed with our vacation. That turned out to be a costly mistake. We contacted 30aCottages and told them how it was found and that we did not damage the door- someone was not being truthful on their end- maybe they missed it previously and put the blame on us, but 30aCottages refused to reverse the charge. This was extremely disheartening, especially considering the home had other signs of being poorly pre-inspected--beach and pool toys were scattered all over the yard when we arrived, which we took the time to clean up and organize ourselves and there were a few other minor items that needed additional tending to- but overall, we just wanted to enjoy our much awaited time together and we didn't want to be the type of renters who came across as picky or overdemanding, so we let them go. We left the home in better condition than we found it, and to be blamed for something that was clearly a pre-existing issue was both frustrating and unfair. It's unfortunate because we genuinely loved this home and had looked forward to returning. However, we will not be booking through 30ACottages again. There are many reputable rental companies in the 30A area, and we will be exploring those for future vacations. read more

BEWARE if you see any listings managed by this group on VRBO!!! The listing in the app clearly states "free cancellation" in bold green letters when you are booking. However, this isn't true. Through the policies link, in the fine print, it tells apparently states that their company's fee policy overrides anything the app tells you, so they can charge a 5% cancelation fee, whether or not you were aware of it or agreed to it. I would never again book with this company. We rented a house in Water color in May only to have them email us a month later to tell us the owner changed their mind and would no longer be renting that week. We agreed upon another house which was $1000 more. Then three days before check in after three months of having the reservation and paying in full NON_REFUNDABLE. They called us at 9pm to tell us the rental had been canceled. Again the owner changed their mind. When we questioned this they said Sorry and hung up!!! Christy was nothing short of Rude. We have not received our refund of over $5000 yet. None of our calls have been returned. We are now in the process of Disputing the charge with our CC company. Plenty of other great rental companies on 30A. Never use this company. read more

So much to say..first house was gorgeous and the pictures were accurate. But the management company is a joke. First Check-in is at 6:00. Been renting homes for 30 years and never heard of 6:00 Check-in. You don't know it's 6:00 tho because each email is different. Some say 4:00 some Say 6:00. Some Say 12:00 check out some say 10:00. The house was filthy. We had to unload the dishwasher From previous guests, there was leftover soap from previous guest left in the outdoor shower. The toilets were absolutely disgusting. There was so much dust and debris under the couches and tables we mopped the floors ourselves. The management company wanted to "offer" us a mid week cleaning. Like they were doing us a favor. The upstairs toilet kept plugging up. We called. It took 24 hours for the maintenance man to show up. We asked if he could look at the tv in one of the rooms as it was not Working and his response was "I'm not getting paid to look at the tv". There were broken tiles all over the upstairs bathrooms so when you stepped on them you got your foot Pinched in the cracks. The pool was so strict you literally could not toss a ball to your child. The boy/lifeguard ran around incessantly telling people what to do and what not to do. The area is so busy you cannot Drive anywhere. There are so many bikes you practically get ran over every other minute. If you wanted Dinner you need to plan at minimum a two hour wait. The private beach for this community is a joke. You are basically forced To rent chairs and umbrellas or there's no where to sit on the beach. We ended up packing our stuff every day and going to the public beach which was an absolute hassle but I called To rent eight Chairs and two umbrellas For the week and it was $1,275.00. If you didn't get to the public beach by 10:00 there was no where to park. So in the end, do not rent from 30 A cottages and concierge. The two girls I spoke with were like robots with their responses. They made so many excuses as to why the house was filthy but were Reluctant to offer solutions. UNSANITARY AND UNSAFE CONDITIONS - BLACK MOLD We rented the Costa Verde home. Pure neglect by 30a Cottages and Concierge and the cleaning crew is the only way to describe our experience. Quick overview : -Extremely dirty -Black Mold -Leaky ceiling -Algae problem in pool/unsafe to swim -Overflowing outdoor trash -Broken pool chair and unkempt landscape/low hanging branches/hazard -Poor bedside manner from the rental company and maintenance employee We prepaid for a Saturday to Saturday rental in July. Upon arrival we immediately noticed the cleanliness of the home was not up to par for what we expected and what was advertised. We were unpacking and getting our babies ready for bed and noticed the following (pics attached). 1. Actual trash under the bunk beds 2. Used, old, dirty underwear left in the one of the master dressers 3. BLACK MOLD on the guest bath ceiling that has clearly been looked over 4. All our feet were black from walking barefoot on floors 5. Dust and cobwebs on the lamps by the bulbs/switches. 6. Goldfish and other snack foods in the guest bedroom floors. All these without actually looking and inspecting. These were just the things noticed while doing routine bedtime activities. The company did have someone come clean the home the next day and refund the cleaning fee (as one would expect). However, issues continued to arise with the home. The ceiling with the black mold started to leak and drip the next day. At this point we were just so upset with the condition of the home that we requested a partial refund for the first night in the home because of these issues. They refused to do anything in regards to a refund and quite frankly weren't the least bit apologetic about the issues with the home. They sent someone out regarding the mold issue and it was evident, at that point, the ice maker from the kitchen upstairs was leaking through the ceiling. They turned off the ice maker but said they would have to wait to repair the ceiling until after we checked out. So no ice maker and stuck with the ceiling/mold issue for the rest of the week. The Pool: The water never looked crystal clear. We assumed it was extra chlorine/chemicals perhaps? Toward the end of the week it started to appear more cloudy. A maintenance man was at the home for another issue and noticed the water on his own. He said he was glad he saw it and it was pretty Bad. He dumped a bunch of chemicals in the pool and turns out it wasn't safe for us to swim in it. So our last two days the pool at this home could not be used. This was a big deal for us because we had 5 little kids that were using the pool daily . So unsettling that they had been swimming in unsafe conditions. We've visited 30A many times and worked with a different management companies and never entered a home like this. I'm certain the owner of this million dollar home would be appalled at how their home is being treated by 30a Cottages and Concierge. Hopefully the people that rented after us benefitted from us staying persistent to try and get these issues addressed. read more

The level of unprofessionalism displayed by their maintenance manager was horrific. On his way off the property he used very vulgar and obscene language in front of my nine year old son. Continuing to curse all the way as he left the beach house. We have had issues with breakers being thrown, power outages, freezer going out, doors not closing from the outside and more. I would stay away from dealing with these people. After calling several times to talk with management, the only luck I had was being sent to voice mail. read more

We rented a lovely house in Seacrest that 30A Cottages manages. Unfortunately the quality of 30A's service did not match the quality of the house and the area. The house was not clean when we arrived - it looked like the previous guest and their dog had just left - makeup bag and hair left in the master bath, and dog hair all over master bedroom. Somewhat surprising for a listing marked as not pet friendly. We contacted 30A who told us that they would drop off clean sheets in the morning if we didn't want to sleep in the dog hair. We asked for them to clean the house. They were not willing to do so until Airbnb intervened. That made us question how committed they really are to ensuring the clean and healthy lodging experience that they claim in their marketing emails. When they did have the house cleaned, the work wasn't great - makeup bag still on the counter in the bathroom, hair still all over master shower. We decided to clean it ourselves, and ask for a partial refund which they granted. We would have preferred to get what we were originally promised - a clean and pandemic safe house. Later that week, we contacted 30A again about a problem with the kitchen sink. They sent a maintenance man the next morning. When I asked him to put on a mask when he entered the house, he refused "I don't do masks", and stormed off, leaving me standing at the front door bewildered. In spite of their claims to be truly committed to ensuring guest safety, 30A declined to send a mask wearing repairman to the house while we stayed there. Instead they asked us to step out of the house while their repairman did the work. Given the risk that their non-mask wearing repairman could bring COVID into the house, we declined their offer, and didn't use the dishwasher for the last day. We enjoy renting house in this area, and wish that 30A was a company that we could recommend. However they seem more interested in taking our money than in providing us with a safe rental experience, so we will take our business elsewhere in the future. read more

This property management company does not have any professional courtesy to deal with clients. I would warn anyone who books with them. We were cancelling way over the 60 day time frame and were told they will still charge us no matter what for a cancellation fee. Basically once you hit the pay button you will not get your money completely refunded no matter what. There are several rentals in the area offering full refunds and helping people get their money back but this company and the supervisor Cathy refused to be considerate. The supervisor even spoke of the pandemic as a common flu and and said it's no different so they won't help anyone during COVID. read more

DO NOT waste your time with this company. They will gladly take your money and then a week+ after you make all other arrangements, a rude gal named Stevie called us to inform us they canceled us because they no longer wanted to have renters that stayed for 28+ nights. Mind you, these homes on 30A arent cheap so its not like we were paying little to nothing. Im talking a $13,000 rental. Stevie assisted in zero ways to try and relocate us, help move our dates around to make it work. I asked if they can ask the owner to work with a 2 week window instead and she never got back to me its been 2 weeks and they barely refunded me. Stevie was rude, condescending and if I were her manager i would seriously reconsider putting her in contact with guests, if anything she needs to be FIRED. Her customer service skills are very poor. There are plenty of other options out there, there is a reason this company has a 3.6 star rating across the internet. BUYER BEWARE!!! read more

Absolutely horrible! Posting fraudulent listings that do not inform people currently renting properties they manage that they will not have full beach and pool access during their stay. Informed us today 5 days out from our 06.06.20 rental for the week that the HOA has implemented a policy (three weeks ago) limiting access to beach and pool. Four hour shifts in the morning and afternoon. Rotating schedule. Will do nothing for us and have ruined a family vacation for 6 of us. Pathetic. read more

Pitot Cottage, Rosemary Beach, FL December 23-30, 2020 We had over 16 issues with this home. It has been three years since we rented this home and we never imagined the magnitude of problems we would encounter. The house was so dirty my family did not stay the first night. To list a few -opened food left in the freezer, furniture, glass tops and counters filthy, floors and drawers full of sand, no cable, washer leaked and dryer door would not close, one of the children fell through a bench that was missing slats, used Q-tips on the bedroom floor, dirty range just to name a few. Upon arrival I called the rental agency about the condition of the home. They acknowledged the home was not clean and offered a 10% refund. This is not an inexpensive property and their offer is definitely one sided. We paid in good faith to rent this home and we were compromised. I sent a letter to the rental agency outlining all of the problems and I took photos for validation. They have not acknowledged my letter. The rental agency lists 8 items you must do to the home before departure -from sweeping the floors, discarding food, dishes loaded and dishwasher started -to all trash removed from the property. Their motto is "Leave No Trace". We left this home in much better condition than we found it. As a renter you are at the mercy of a rental agency. Subjecting a renter to unsanitary conditions during a pandemic is concerning. The agency was aware of the problems, but yet they never alerted us prior to our arrival. As a side note, the home has significant wear and tear. While I noted the problems to the agency, the owner has to be aware. I will end my comments here. read more

RUN, RUN AWAY!! We just stayed at one of their rental homes and are being SCAMMED by them for bogus furniture damage!!! SHAME ON THEM!! DO NOT TRUST THIS RENTAL MANAGEMENT COMPANY!! Over the last 15 years we have rented numerous times through VRBO and it's always been an amazing experience. We are shocked at the accusations they have made against us! They are also scamming the rental insurance company that covered $2000. They obviously wanted to replace furniture. We will be taking this all the way to court if needed. We are disgusted! read more

This property management company is unethical and unprofessional. Our vacation was canceled due to the governor of Florida's ban on vacation rentals due to the coronavirus. We did not choose to chance our vacation - it was canceled for us. The only other time we can come this year, our property is not available. Rather than offering us a refund option, we were told that our money (already paid in full) would be turned into a credit to be used within 13 months - other wise known as holding our money hostage. Other Rosemary Beach property management companies are offering a full refund or up to 110% credit for rescheduling, so we called to see if a refund could be granted and were given a hard no. When we requested to speak with a supervisor, we were told that they were not accepting calls (from disgruntled renters) and were not returning voicemails. We were also told they did not have email account (clearly a lie). So basically, they are putting an unethical policy in place and asking their hourly workers to enforce it while they dodge their customers. We have rented with this company previously and will never rent from them again. There are plenty of other ethical and professional property management companies to rent through that are doing the right thing. Horribly disappointing. read more

We were staying at Seas the Day in Seagrove. We left to head home early from this unexpectedly terrible vacation rental. This house was absolutely NOT what I expected nor was it as advertised. It should NOT be a rental property. First, the floors were filthy. I considered buying a mop and cleaning them myself because I didn't want to touch them. The main reason they get so dirty is because the house is on a dirt road and has NO paving. The entry door is located right off of the street and by the time you hose off, you have to step back into the dirt, sand and gravel to enter. There are no rugs at any of the doors to help catch the dirt. Secondly, the furniture is falling apart. It is so rickety that we were scared it would break when we sat on it. The dresser drawers don't open and close properly and one of the kitchen chairs was previously broken and shabbily repaired with a 1"*6" piece of wood. The master bed is scary. I'm surprised that it hasn't collapsed under the weight of its occupants. This house is listed as sleeping 16, but the beds were small and really only fit 1 person. There was an inadequate amount of drink ware. There was a lack of pots (2) and only 1 pan and the two pots available were unfit for cooking. There were no measuring cups or measuring spoons. There were many dishes that were dirty and needed to be washed before being used. The insides of the kitchen cabinets were dirty as well. Even my 4 year old commented on it when she opened a kitchen drawer. The floors are uneven throughout the house and can be described as wavy. The master shower is leaning so much that water doesn't drain from one corner and water sprays out the entire time the shower is running. The laundry room is listed as being on the first floor, but I do not consider an outside laundry room first floor. I consider it outside and it was very inconvenient to access ESPECIALLY in the middle of Florida summer. The downstairs was very dark. Upstairs got very hot in the afternoons. And lastly, the tire came off of the golf cart rim as we were driving it!!!! Unbelievably dangerous and thank goodness no one was hurt! I have NEVER written anything to a rental agency before regarding the condition of a home. We have been coming to 30A for 15 years, multiple times a year and have stayed in at least 30 different properties. None of which was in the state of filth, disrepair and lack of kitchen supplies. read more

We had been so pleased with 30a Cottages and Concierge and have rented homes from them for many years. Unfortunately, we noticed a decline in service and attention to detail last year. We chose to try again thinking things would be better this year. We are just departing from our annual trip. We have already rented a new home for next year and purposely chose a home NOT managed by 30a Cottages and Concierge. The first night, there was a steady leak in the kitchen that started around bedtime. We called the after hours emergency maintenance line. I explained the drip was pooling on the hardwood floors and we had dried the water and placed a pitcher there. I also explained it was a steady drip so we needed someone to come look as soon as possible. The lady I spoke to said she would let maintenance know and they would get back to us. We headed to bed soon after that but kept our phones close by awaiting a call or knock at the door from maintenance. Good thing the leak slowed and eventually stopped while we slept because we never received a call back and no one came to address it! I'm not sure if they thought I would be setting my alarm every hour to get up and empty the pitcher since they had no idea it stopped. I did call the next morning upon waking to let them know the leak had stopped. The pool pump motor went out our second day. I understand things happen, but the pool technician that came out said 30a Cottages and Concierge knew there was an issue two weeks earlier and nothing had been done other than cutting down on the time the pump ran. So, when it went out completely we had a green pool that you couldn't even see the bottom of. Once repaired, no one adjusted the timer so the pool pump could run and cycle all that green mess out. The timer control box was locked so we couldn't turn the pump on ourselves. So now that the pool was finally repaired, it was still green because the pump wasn't running. We called and left 3 voicemail messages (because we couldn't get anyone to answer the phone) and one email asking them to send someone to turn on the pump to allow it to start getting rid of this green pond we now have instead of a pool. NO response to any of those calls and no acknowledgement they received them. They did finally send the pool tech to turn on the pump almost 48 hours after the first call when we informed them that the repaired pump hadn't been turned on and wasn't running. They did offer us a small refund (approximately 1 night out of a 14 night stay) since we weren't able to use the pool for most of our two week stay. We purposely choose and pay the extra expense to rent a house with a private pool. The lack of service, and non-response to our repeated calls was never addressed other than to say (they actually said this!), "you aren't the only ones getting subpar service. We can't hire enough people." Not sure if this next issue is an owner issue or management company issue because most owners don't stay in their own houses often during peak rental season and have no way of knowing what has broken or what has disappeared unless the management company is telling them. The kitchen had no wooden spoons, no cookie sheet or baking sheet, the cookware is TERRIBLE and there isn't enough cookware to cook for a big family, which is what is usually stays in a rental home that sleeps 12. I am a VRBO rental property owner and I understand things break, things go wrong during stays, and it's hard to know what needs attention when you aren't in your own house to see what's needed. That's where the property management company comes in. OR DOESNT, in this case. They are not doing their job for their owners or their guests. The lack of response to genuine issues that needed urgent attention is inexcusable. I called 30a Cottages and Concierge a few days before our trip to confirm all the rental bikes being delivered would have baskets as they have in the past. Seems petty, but it's needed to carry snacks, sand toys, towels, etc. when biking to the beach. We were told all the bikes we rented would have baskets. When we arrived, they did not have baskets. I had to make another phone call to get those and had to pay for them all. We haven't had to pay for bike baskets in the past and that would have been good to know up front when I had called before our trip instead of being told something inaccurate. Lastly, 30a Cottages and Concierge has apparently changed the sheets that they put in all rentals since last year, not for the better. To say they aren't soft and comfy doesn't fully capture how bad they actually are. They are borderline scratchy. It makes me sad that this business has lost sight of the importance of good customer service. Communication is key and had they just done that, we would have been very understanding of the issues. We were loyal to them for so many years because of the excellence they provided. Now "sub-par" is the standard. read more

We were very excited about our vacation home rental with 30acottages. Unfortunately, we had to cancel our vacation due to the National state of emergency/COVID-19 pandemic. Most states have issued stay at home orders in an attempt to prevent the spread of this virus. 30acottages would not allow us to rebook our vacation for a future vacation or provide a refund as they stated the pandemic did not affect their area. Apparently they are not a part of the United States or fort Walton as both issued states of emergency. During this pandemic every airline, hotel company, birthday party venue and Airbnb are issuing refunds or credits for future use... but not 30a cottage and concierge. I would recommend anyone booking a vacation on 30a to consider a company that respects the health and safety of its community as well as the recommendations made by the CDC, the President of the United States, and their local Governor.
