We stayed at a townhome in Santa Rosa Fl. The townhome is cute and updated BUT there were gross ROACHES (palmetto and German) everywhere each day. I know at the beach there are roaches but it was obvious this place hasn't been sprayed or treated in a very long time. I had to buy my own roach spray and bait stations to get the problem somewhat under control. The best they could offer was to have pest control come the day before we were leaving. The name of the townhome was Time to Coast. The owner of CD Chris says in another review here that Palmetto bugs are not roaches. Yes they are. Palmetto is just a nicer name. Google it! The agent at coastal dreamin did not apologize or offer any refund for the serious health violation of roaches. We will be contacting them for a refund. The place wasn't cleaned completely. Overall it looked great but our feet turned black walking in the floors. They made up a lame excuse about this. I will not be using this company ever again to rent a property. read more

Imagine planning your trip for months. Getting excited over the place your staying as well as who is bringing what... I have never vacationed on "30A" and I was so excited to see what all the hype was about.... We checked in on Sunday with 3 moms and their children. The house was nice but the appliances seem like they were very cheap. A shelf in the fridge broke as soon as we put some waters in it. The oven wouldn't heat up. The dryer wouldn't get hot. Anyway, we didn't really care because we were all together at the beach. So one family was leaving Wednesday morning and another family was coming to take their room. The other family ended up coming Tuesday night and again the other family was leaving Wednesday morning. So we went from having 10 people to having 14 people for about 12 hours..... The info online says the place sleeps 8. While in bed Tuesday evening around midnight one of the moms comes and wakes me up to tell me that we have to leave NOW. Chris the owner of the company and his friend Matt came on the property and tell us we need to evacuate the property asap due to a "spring break" clause and we have too many people staying there. They have been watching us on cameras. They counted 13 people and we have broken our contract and need to leave immediately without getting any money back. We had no where to go. We beg and plead with Chris and Matt for hours they stood firm in their decision and we need to leave immediately or they will call the cops on us. We are four mothers with our children being bullied by these men. Chris repeatedly came in the property telling us we needed to leave or he was calling the cops. Again he said we would not be refunded any money.... We ask him to call the police because we felt like we haven't done anything wrong. He took some time to call the police. I even said are they on the way yet??? The police arrived and told us the only way they could make us leave is to refund the money for the nights we wouldn't be staying there. So Chris's was trying to get us out and keep our money. He never told us we could get a dime back. The sheriff also told us that Chris came at midnight so he wouldn't have to refund us that nights money. So instead of giving us 3 nights back he only gave us two nights back.... The sheriff said this happens a lot and if we wanted a nice vacation we should stay in water color but not Prominence because this happens all the time here...... We finally found a hotel by the airport in Panama City and we had to pull out children out of the bed crying and drive there around 3am. Worst experience of my life! Will never go back and I don't recommend this company. These two men are heartless and have zero integrity. read more

We stayed at one of their properties and the dryer was broken which is a huge issue when staying at the beach. When I contacted the company about the issue (which they knew of the day of our arrival but didn't tell us) no one offered any apology or compensation. I had to ask for extra towels. Below I am copying a message I received from them - I have never dealt with a company as unprofessional. I received two prior insulting replies but am only posting the last one. If someone had simply apologized and tried to help from the get go I would have been fine with just having extra towels delivered. Instead I was made out to be the "bad guy." Here's the final response: Well.... The issue was reported at check out the same day you checked in. The part was ordered the same day. Im not sure what additional packing you could have done 2 hours before check in. As for an apology, please allow me to be the first to apologize for something completely out of our control. Normally an apology is reserved for someone who feels bad about something they are responsible for. If you had a house guest and your dryer broke, would you feel responsible for that issue? That is of course unless you broke the dryer...... we are sorry you feel our customer service is lacking. Since you feel compensation is something we should come up with, we are not comfortable offering compensation for something beyond our control or the control of the homeowner. For the record, we also don't offer compensation when it rains and you can't go to the beach. Perhaps you would feel more comfortable at the Hilton or a nearby hotel the future. read more

I am writing this review so that people do not make the mistake I did when booking my family vacation. I hate posting negative reviews online but this rental company is very poorly managed and will not even return a phone call. Of course when booking and leading up to arrival as well as the first couple of days upon arrival Coastal Dreaming was very responsive. First issue-Golf Carts seatbelts were broken to the point that we could not safely drive our toddlers around or have them buckled in. Texted the company-they said someone would be out the next day-they never showed-ended up coming the next day to fix it. Honestly, that was not even a big deal-it was raining those two days so we wouldn't have been using the cart much. Honestly, if the next thing didn't happen I probably would have given a 4-5 star review to this company -as the property was very nice. But- the next thing happened-the garage door was being slow the first couple days after we arrived making weird noises. All 6 people in my party were buckled in our rental van and pulling out of our properties garage-we get halfway out and BOOM-the garage door falls hard onto the top of our rental van completely breaking the shark fin off the top of the van. In complete shock and stunned quite honestly-as this door could have fallen on one of my toddlers, I reached out to Coastal Dreaming-the lady I spoke with could tell that the situation had rattled me and she was very apologetic and said someone would be out ASAP. Coastal dreaming then had me send photos of the damage which I did and I also reminded them of the camera they have perfectly placed that would have recorded the entire thing. This would be the 1st of what ended up being 3 separate incidents of the garage falling. Each time we contacted the company and they came out to fix the door. When speaking with Coastal Dreaming while we were still staying at the property we were told they were trying to get in touch with the owner about damages but we were told the owner lived in LA which a lot of the state was out of power from IDA. We totally understood since we were actually meeting a lot of families from LA that had evacuated to the 30a area. Every single phone call with company was reassuring us that they would be in contact with the owner to take care of the situation. We did not let this ruin our trip and we were confident that Coastal Dreaming would in fact do the right thing once they were able to get in contact with the owner. So far we have already paid $250 dollars to the car rental company for the damage deposit and have not even received the final bill. Instead of Coastal Dreaming taking responsibility they are instead dodging calls and more or less accusing us of making this story up. Remind you-this company has cameras on the property. I am not calling out the property name I stayed at in Prominence because honestly I don't know what the owner even knows about the situation-again because of lack of communication. We have been home for a week and a half and the only reason any contact has been made from the company is because we initiated it, in order to see how this was going to be taken care of. The Director of Client Relations will not even pick up the phone to call us-so we are having to get our attorneys involved. Just be careful when booking with this company. Again, I'm not a fan of negative reviews because things happen-however take responsibility when you are wrong and make it right. Also just read the responses to many other negative reviews-which should be a HUGE red flag on how this company talks to and treats its paying customers. Pretty sad actually-wish I would have read before our trip. Again, it's about doing the right thing. This Company will make NO Adjustments for COVID19. Even with all beaches closed, the Governor requesting visitors not to come, the State of Florida issuing a ban on Leisure travel. Well......worst company ever! Do not rent from them. It's all a scam... my family and I rented from them for a spring break this year. Walton County, FL (the county this is) has mandated that all beaches close and business close down minus drive through business. We reached out to them to reschedule or get a refund because of the Covid-19 issues facing the country. They absolutely refused and showed 0 compassion/care for us and the money we paid. They mentioned travel insurance however the travel insurance only applies to hurricanes and flooding. Worst company and customer service EVER!!! And now they respond....too funny. The insurance policy they reference only covers against hurricane and flood damage. We know other renters who had insurance and Coastal is refusing them as well. All around horrible company with no luck of morals given the situation going on in the world today. So sad they are only concerned about themselves. Will never use and do everything in my power to tell Everyone I know about. I am but 1 of of over 10 that have contacted me directly about their shady tactics. I've even had a few reach out directly to the homeowner of the condo being rented. The homeowner was ok with refunding the money or even moving to another week. The home was beautiful, and spacious! However the driveway and the garage was unable to fit 3 cars. So we had to park the cart in the shower area beside the house in order to not park on the street. We were charged $200 for driving along the edge of the landscaping. The PROBLEM was the AC was out from 9:00pm-4:00pm the next day and the temperature in the house reached 95 degrees in FLORIDA. A technician was sent out the next morning but the problem persisted and he was sent out again. I sent an email requesting a refund for one night for my inconvenience and my response from Coastal Dreamin was a denial of refund with very mean and sarcastic undertones. The home was beautiful but I will never book with Coastal Dreamin ever again. I should have researched reviews first. I paid you a full $3000 for my stay with full AC included. My parents booked a house through Coastal Dreamin prior to Covid-19 for an extended family reunion vacation at the end of July. Half payment was made at the time of booking. In late June we asked if we could extend the final payment time to monitor the latest spikes in Covid numbers. The company refused to work with us. So, in order to not lose any more money, we decided it was best to cancel, as we could rebook something else if everyone was healthy enough to attend. The company has now REBOOKED the house that we cancelled and is still refusing to return any (or partial) payment made. In short, these greedy folks are getting paid twice and taking advantage of Covid to do so. The company rep keeps quoting "contract" which is true-- but honestly, I thought kindness and care of other humans in this time would be taken into consideration. Especially when they are out no money (since it has been rebooked). Do. Not. Use. This. Company. If you are an owner that relies on this company to rent your place, change companies. As I write this on the 4th of July, America truly deserves better. And America has better companies out there. Based on prior reviews that I am now reading, looks like this is par for the course for this company... and places like this never last long, well this one may last a bit longer since they take money from multiple people for one place. read more

As a property owner of a vacation condo I will share that opening up a home to strangers can be both fulfilling and terrifying. We are willing to put a good management company in charge that is willing to make your time on vacation a pleasure. I know we all tend to think I'm paying for this rental so it's mine I can have a good time. Without warning, Coastal Dreamin' canceled our family's reservation just a couple weeks before our trip that had been planned for months. Chris and staff really couldn't have cared less about basically ruining our trip (which involved cross country travel). No one at Coastal Dreamin' responded to our email asking for info and assistance. We later called the office, and were told someone would follow up with us regarding our recourse, and we never heard from anyone. I would highly suggest using a different property management company. More like Coastal Scheme'n I booked a townhouse in March 2021 for a stay in July 2021 thru Airbnb with Coastal Dreamin as the property's host. Two weeks before check-in, I received an email cancelling my reservation claiming that the property had been sold and that the new owners had taken it off the rental market. Never at any point was it disclosed that the property was or would be listed for sale. (A fact that could /would obviously affect the status of our reservation.) Chris Cope - the owner of Coastal Dreamin Property Management - is also the list agent on the property, so he was clearly aware of the sale and status at each step of the transaction. According to MLS data, the property went into contract within a couple days of when we paid the balance on the rental. While our money will be refunded, we are left without a rental in a highly desirable locale during a very busy season. There are lots of choices out there, folks. I'm usually not one to take the time to leave a REVIEW. But after the quality of service my family received from coastal dreamin I must tell you about our experience. We have a 2 year old and one on the way. Needless to say our trip revolved around some scheduled "NAPS". We decided to stay at Sandestin for convenience reasons. When we arrived at the Destin airport they didn't have a rental car. I called coastal dreamin and Chris answered. I let him know the situation and his response was I will be there in 15 min. He showed up in 10min in the coolest jeep. And personally took us to our condo in sandestin and helped with all of our luggage. The man was like a pack mule carried it all in one trip. I needed some supplies for the week groceries diapers and pina colada fixings ;) Chris once again offered. My wife and son stayed behind to take a nap. Since I knew I had a few hours to kill I asked him if he had time to show me the area. He said of course!! Our 1st stop was a jeep ride on Grayton Beach (mind blown) He then said we must stop in the Red Bar and it was like I walked into a slice of paradise. After Chris showed me some of the locals favorites we went to publix for everything we needed. He insisted at the end of our stay to let him get us back to the airport. Our rental car was delivered to sandestin so we didn't take him up however my wife really wanted one more ride in that Jeep. I know what SANTA is bringing. In all of our travels this was hands down some of the best customer service I have experienced well above and beyond. And our condo was A+ could walk to anything we wanted to do. All beaches and restaurants were closed. We asked to reschedule. He said no. We lost our entire amount (over $2000). Everyone is trying to help others during this time. Chris Cope is unethical and unprofessional. He managed a condo of mine that I fired him from 2.5 years ago because Coastal made poor decisions in renting it and did not keep it rented. Chris was horrible to deal with in the transition back to me renting it myself and made it very difficult for me to get access of my own condo on purpose in the end. Now years later, I just booked a reservation on another property that Coastal happens to manage and he cancelled my reservation the following day. I'm certain the owner of that property would not agree with him refusing rental income for their rental property based on him doing a poor job as a rental manager. We got to the house at the appointed check in time - 4:00 p.m. I was supposed to have an important business zoom call at 5. There was a guy there stream cleaning the huge white sectional sofa that was basically the only furniture in the LR. He literally wouldn't just leave it. It was so crazy - like he was OCD'zing. The sofa was getting soaking wet and the machine was crazy loud. I was concerned that I would not be able to have my zoom meeting at 5. His machinery was so loud it sounded like the entire house was a sawmill. Then the WiFi wouldn't work. The third party vendor told me to go upstairs to do the call or to an "office" he assured me was on the first floor. There was no such office. He then followed me all over the house. I told him I was concerned because there were a lot of fumes and my pregnant daughter was going to be arriving. He then followed me around claiming he didn't use cleaning solvents that weren't approved by some insurance institute. Then this big 4 BR house had no toilet paper whatsoever although it had theoretically been cleaned. The house was 3-4 stories and there was an elevator but it wasn't working. I expressed concern because I only recently had ankle surgery and had been counting on using it. Bobby unloads our car. The other daughters were on their way. my zoom call was a disaster because there was not enough cell coverage and the WiFi did not work. I walked up and down street trying to get data coverage. When I finally gave up and walked back in my son-in-law said they are kicking us out. They literally evicted us for my daughter trying to get them to fix the problems we encountered. Their contract actually requires that you immediately advise them of concerns. we had to repack everything that had been unpacked. My pregnant daughter got there and the fumes from whatever they were using made it difficult for her to breathe. She had to sit outside in intense heat and we had two toddlers running around. It was crazy. I am a lawyer who has traveled extensively and stayed many places across these United States. I have never encountered this level of complete disregard for customer relations and satisfaction. We had to hurriedly find another place and rebook at much higher expense before these idiots even refunded our money. DO NOT BOOK WITH THESE PEOPLE! read more

Our family stayed in a condo in Redfish Village near Santa Rosa Beach (just west of Seaside, FL). The condo was lovely but was not fully ready for us on arrival. Some appliances and other aspects of the condo needed maintenance: the dryer squeaked loudly enough to disrupt sleep and watching TV, and dishwasher evoked a loud bang each time it was opened; the kitchen was missing key items, particularly a can opener; and the bathrooms were missing items like soap and shampoo, which were supposed to be included. After we checked out, I emailed the company to share these concerns (hope they pass them along to the owner!). Coastal Dreamin's good communication while we stayed in the condo dropped immediately after we left, when they became unresponsive. After the company ignored my concerns, I asked for confirmation that my email had been received, and this was their reply: "Your emails have been received." For the price of staying there, I would have expected better. read more

DO NOT BOOK WITH THIS RESORT!!! I booked with them through airbnb & my reservation was cancelled by accident around midnight. I called them first thing the next morning to let them know it was an accident & all I wanted was my reservation back, as I had already paid for it. All they did was tell me I had to talk to airbnb, airbnb told me it was the HOST'S job to help me with my accommodations and if not then that's when Airbnb would get involved ( I even sent them the policy ) I PLEADED them to give me my reservation back and they said they couldn't & that I couldn't get a refund either, like WHAT??? I wasn't even trying to get a refund at that point, just my reservation. I was reaching out to you for a reason, mind you I already had a $1600 deposit! Thankfully airbnb stepped in and saw how unprofessional and unhelpful they were that they stepped in, since the resort didn't even want to reinstate the reservation I had ALREADY PAID FOR. I also noticed the house I had booked was removed from airbnb thankfully, but they are a whole resort! So I'm leaving this here. Well, finally after the Governor of Florida announced that the border would be closed and I am sure numerous bad reviews about the company, we got a full refund from Coastal Dreamin' less the processing fee. Looks like when you are forced to do the right thing, we all win. Too bad the company couldn't think for themselves, property owners and renters and decide to be more accommodating from the start. Although I am thrilled to receive a refund, let it be known that we will never do business with this company again and will continue to encourage others to explore any company but this one. Coastal Dreamin' lets hope you learned a valuable lesson during this crisis as a 'small business', try be less condescending and more understanding and willing to listen to your customers when they call instead of rushing them off of the phone and brushing them off. Piece of Heaven! We have rented (and referred family) several times in the past year. The Gulf Place condo was adorable. We could walk to the beach, several restaurants, bike on Scenic 30-a, enjoy the pool and shopping! The condo was clean, modern and beach inspired. Our girls had lots of room to spread out with friends and loved hanging out on the green grassy pavilion area. We needed early arrival and management was happy to accommodate. From start to finish, the rental staff was friendly & eager to please. I should also mention our first two rentals from them was in Sandestin Resort and both were FANTASTIC for families. Our unit came with 4 pool entry wrist bands. When we discovered this (we needed 6!) it was already after 8pm on Sunday night!! I called management expecting to get an answering machine and was happy to hear a LIVE voice on the other end. I told Chris I needed a couple more to use the pool the next day. Within an hour, someone came over with extras. On a Sunday night!!! If you want to deal with a company that is like a middle school ex boyfriend, search no further!!! This is the one for you! We rented from them for spring break, before the covid 19 national emergency. Since then, the beaches in the area have been closed along with all of the restaurants. Coastal Dreamin has refused to refund any amount of money and also refused to reschedule the trip for a later date. According to VRBO, over 95% of property managers are refunding or rescheduling people's trips in light of this pandemic (without travelers insurance mind you). Coastal Dreamin is in the other 5%. We have had several other families reach out to us going through the same thing with this company. Coastal Dreamin is all about themselves and capitalizing on other people's losses to take care of themselves. I am a registered nurse busting my TAIL and working overtime to take care of these sick patients and this is the thanks and respect I get from these people. I had to come and write my own review because my husband left one himself for us and they told him they were reporting the review to Yelp simply bc the reservation was in my name and not his. Lol. I'd give it a minus 10 if I could. Got caught up in the Hurricane Michael aftermath. Management team communicated they would still be evacuated the day after I was due to arrive and no one would be there to manage the property. Of course, I cancelled. I invoked my insurance, yet they reported to insurance claim I could have come. $2000 down the drain. No skin off their backs, I'm sure they re-rented it. Of course, all my fault for not purchasing insurance through the company With which THEY are affiliated. Not sure why that should make a difference. read more

We have rented from other agencies for Sandestin properties and have had no problems at all, but unfortunately, with Coastal Dreamin, we've had many problems. Although the property itself was okay, there were problems with the cleanliness of the unit that were minor but noticeable (hard for anyone to have missed) and the other problems with the rental just kept not getting solved. The answering service and the staff do not get the same information so we kept having to repeat all the information about the problems we were having with the rental. I wish I could give Coastal Dreamin a good review but with their inability to handle information correctly and help solve the problems with the rental, we had to spend most of our vacation waiting to hear back from them regarding what to do next. My family and I stayed at one of their properties(Gypsea Pearl of Prominence) during our Christmas vacation. During the first couple of hours we arrived, we had to have killed at least 6 ROACHES!! I'm not one to be deterred by a few bugs but, there's something about having roaches in a house that is on a different level. We actually went downstairs late in the night and saw them scatter everywhere when we turned the lights on. I spoke with one of their representatives and she only suggested that they have someone come and spray the next day. I knew that roaches wouldn't be something that would go away during our stay, so spraying wasn't going to do much. They did come and spray the next day but they only used home defense, which is not very industrial strength stuff. The next day I suggested they move us to another unit. Unfortunately, the units they offered couldn't accommodate my family and would have made two over 6" males sleep in twin beds. Which is doable, but I don't feel like my family's level of comfort should diminish because of a problem that's not my fault. Also, 3 of our TV'S were not working during our stay, which was annoying as well. Of course, we asked someone to fix that and they said they would get back to us, they never did. They tried but I don't think they tried hard enough. This could be an isolated incident but you never know. Beware. read more

Our friends arrived early on Wednesday, when they got there, they realized we didn't have a balcony (we looked at so many we forgot this one didn't) which isn't a big deal but is always nice. She decided to call management and ask to see if the room next door (with a balcony) might be available. They let her know it would be an extra $300 and that room only had 1 bed and a sofa bed. We decided that we definitely didn't NEED a balcony, and we'd much rather have 2 actual beds to sleep in. On Friday we went back up to room at about 5:00 and there was a horrible smell in the room, we checked everything and couldn't figure out where it was coming from. We then left and went to dinner hoping the smell would pass. We got back around 8:15 and the smell was worse than before, I called the management company to let them know what was going on and his (Chris) response was "What do you want ME to do about it?" He said that they couldn't control smells coming from other rooms, the only option we had would be to pay to stay at another 3 bedroom property. This to me was crazy. I wasn't going to pay extra for something I didn't need and he didn't even offer to come and check out the room. I had to ask him to come, and when I did he was really rude, like I was bothering him. And said "Well, I guess I could but again, I don't know what you want me to do about it." As we waited in the hallway, we saw a couple from a room down the hall and had them smell our room to see if their room smelled the same. (same floor, right next door) The man immediately smelled it and said, no our room is NOT like that! About 20 minutes later Chris from the management company arrived. He walked in the room and acted like he didn't smell anything. (The smell was so strong we could smell it in the hall when he opened the door!) He just looked at us like,"now what". We asked what it might be coming from... was it sewage? Was it a drain backup? Was it a leak? He never once looked into to any of that, just dismissed it like yeah, it smells, what do you want me to do. As a renter there was no way I was sleeping in that smell. I didn't pay to come on vacation and be miserable. And I wasn't going to pay extra for a 3 bedroom. When we asked about helping us find a different unit, he said the 3 bedroom was our only option. (I honestly couldn't believe that he offered us no help with ONE option!) I asked about crediting us in some way so we could switch rooms and rather than trying to call another owner/hotel/management company, he spoke to me like I was dumb and explained how different properties have different owners, blah, blah, blah.... I get it, I'm not an idiot (so why not refund us so we can find a place on our own!?) We then remembered the room next door (which he never offered again) and brought it up to him. He immediately said, "if your room smells then that one will too!" So I asked him to open it up so we could see. Guess what.... NO SMELL! He says, "Well I offered this to you the other day and you didn't want it and now you do?" No, not really! I'm not looking forward to paying extra and sleeping on a couch, but since this is the only LOGICAL option to our problem then I guess I DO! At this point I'm furious. I've never in my life been treated so rudely. When we again asked how much it would cost for us to get out of that smelly room he huffed and puffed and said "$150 extra, is that what you want? It's Friday night and I'm ready to be done with this" I couldn't believe my ears. This guy is mad at US for having to switch rooms on a Friday night??? WE ARE THE ONES ON VACATION THAT NOW HAVE TO MOVE OUR WHOLE ROOM!!!!!! We took his "deal" just to be done with it. The new room was fine, except that there were no sheets at all for the sofa bed. Thankfully I realized that before we were locked out of our original stinky room and was able to take sheets/blankets from one of those beds. Plus after talking about the situation for a while our friends let us know that they were not able to take a hot shower since they arrived! The water only ever got lukewarm! What kind of place is this?!?!? I understand that he was just the management company and not the owner of the unit but this guy/company needs to be relieved of their "duties". I would NEVER, I mean NEVER treat guests the way we were treated. And to put the cherry on the cake, we weren't charged $150 as agreed upon, we were charged $167.25. When you agree upon a price with someone, that's the final price, taxes included. We should have been charged $134.50 + 11.5% tax making the final price that we agreed upon $150. It's called MAKING IT RIGHT! We attend this event every year for the past 5 years now...
