    I find it comical that this company advertises that they have "expertise" and a "personalized…read moretouch" in planning weddings (as seen in the attached images from their Facebook page), and yet Hollie Jones left a bride and groom with nothing 15 minutes before their special day after 6 months of communication. Hollie didn't tell the couple that she had in fact outsourced their wedding and they were left without their arbor, chairs, sound system, attendants, margarita bar, charcuterie boards, champagne for their toast, and seafood boil on their special day after Hollie ghosted them 15 minutes before their wedding. In Hollie's response to the groom's rating, she stated that she had also given vendor suggestions for florists, photographers, and hair/makeup artists but that the couple did not take those recommendations. Well thank goodness they DIDN'T use Hollie's recommendations! In the end those are the only vendors that DID show up for their special day because they hired their own beforehand. And don't plan on letting others on the company's Facebook page know the truth about how "great" of a service 30A Beach Girls provides for weddings. They will promptly delete the comments and block the commenters in hopes of keeping potential brides and grooms from knowing the truth rather than addressing the issue with their point of view. Attached photos/video are screenshots from 30A Beach Girl's company Facebook page advertising their part in planning weddings. This coming right after Hollie Jones lied to the BBB today stating that she's only a property manager and doesn't plan weddings. These advertisements are misleading and flat out lies.

    During our stay, our experience was far from acceptable. Upon arrival, the house was visibly dirty:…read moredirt and sand covered the floors, remnants from the previous tenant were left under and behind furniture, and dust accumulated on most fans and surfaces. To make matters worse, on our second-to-last day, prolonged overnight stays triggered a visible reaction in one of our children due to mold exposure. We later discovered that mold was present in at least five rooms. Coming from outlets, vents, and alarmingly from a light fixture in the kids' bunk bedroom, directly above where the children sleep. When we reported these issues, management appeared indifferent, merely attempting a temporary fix by spraying a solution rather than addressing the extensive mold infestation with proper remediation measures. This combination of unclean conditions and serious health hazards raises significant concerns about the safety and upkeep of the property.

    They sent us a text on Friday that the pool at the house we would be checking into on Saturday…read moreneeded to be serviced and would not be ready for swimming until Sunday. When we arrived Saturday the pool was bright green and had not been touched. They then said they would service the pool on Sunday and it would not be able to be used until Monday. There was "nothing they could do" and management wouldn't be available until Monday. This is the worst customer service. I will not rent from them again. The whole reason we chose this house was for the pool and it cannot be used even though they knew in plenty of time.

    A Wonderful Vacation Home, But Disappointed with Management…read moreOur family had a wonderful time at this vacation home. The house itself was beautiful, comfortable, and located in a perfect spot for a relaxing family getaway. We made unforgettable memories here and even began planning a return trip for an extended stay. Unfortunately, our experience took a disappointing turn a few weeks after we returned home. We were shocked to receive a charge from the management company, 30ACottages.com, for alleged damage to the owner's closet door. Upon arrival, we noticed a door (which we assumed led to an owner's closet) had been left ajar. Wanting to keep our young grandchildren safe, we simply closed the door the best of our ability and went on with our vacation. In hindsight, we should have reported it immediately--but with the excitement of everyone arriving and not wanting to wait around for maintenance, we made the decision to proceed with our vacation. That turned out to be a costly mistake. We contacted 30aCottages and told them how it was found and that we did not damage the door- someone was not being truthful on their end- maybe they missed it previously and put the blame on us, but 30aCottages refused to reverse the charge. This was extremely disheartening, especially considering the home had other signs of being poorly pre-inspected--beach and pool toys were scattered all over the yard when we arrived, which we took the time to clean up and organize ourselves and there were a few other minor items that needed additional tending to- but overall, we just wanted to enjoy our much awaited time together and we didn't want to be the type of renters who came across as picky or overdemanding, so we let them go. We left the home in better condition than we found it, and to be blamed for something that was clearly a pre-existing issue was both frustrating and unfair. It's unfortunate because we genuinely loved this home and had looked forward to returning. However, we will not be booking through 30ACottages again. There are many reputable rental companies in the 30A area, and we will be exploring those for future vacations.

However, this isn't true. Through the policies link, in the fine print, it tells apparently states that their company's fee policy overrides anything the app tells you, so they can charge a 5% cancelation fee, whether or not you were aware of it or agreed to it. Very deceptive

    We've been extremely happy with Concierge Cottages management services. We purchased our dream…read morevacation home earlier this year and interviewed several different property management companies before deciding on one. Our objectives included minimizing the stress of owning a second home, optimizing rental income, and maximizing our own enjoyment when we visit our 30-A home. The deciding factors in selecting Concierge Cottages had to do with their personalized and prompt service both to us and guests renting the property, their location near our home, and Lisa's experience in the industry. Lisa is quick to return calls and respond to our concerns. It gives us comfort that she is physically located in Santa Rosa Beach rather than managing properties from a remote location. That gives us peace of mind since we live out of state. Lisa and her team check on the house regularly even if not rented. Lisa personally inspects the home immediately after a rental guest departs and before the next guest checks in to verify the home is in immaculate condition. The Concierge Cottages website provides an owner's portal that allows us to keep updated on things like rental rates, expected revenue, and dates of occupancy. Monthly revenue statements and payments to us have been prompt each month. We can easily block all dates we want for ourselves with ease and change when needed. A few other things we have appreciated are that the house is spotless when we arrive just as it is when every rental guest arrives, and we are provided the same concierge services when we are there as the renters are. They will arrange for us to have most anything we want such as use of E-bikes, regular bikes or most anything else we think of. It's as if we're staying at a resort that we also own! Concierge Cottages handle all cleaning services (charge is passed through to renters) as well as handling routine repairs very promptly. Another added benefit of the company being locally based is that they have developed a network of trusted tradesmen to refer us to for improvements we want to make of the house. I would say overall Concierge Cottages has been a turnkey company that has made vacation property ownership as stress free and enjoyable as possible. I'm very pleased with our decision to use them and would choose them again. They have exceeded our expectations for service and 1st year income despite only getting started a few weeks before peak season. Kudos to Lisa and her team.

    This is more of a review for the property management co., Ocean Reef and not the house, Grayt…read moreOasis. Stayed at their Grayt Oasis managed house from June 6th-June 12th 2021. The house itself is very nice and well equipped, especially the kitchen. Well, the grill at the house leaves a lot to be desired(its a $50 Walmart special gas grill) that's my only complaint about the house itself. There is a nice grill at the pool, but you run the chance of another family using it. The house is beautiful, well appointed and has all the kitchen utensil you'll need. Well there is only one small cutting board that we could find. I found the walking distance to beach a non issue as its a very short walk. I give this review 3 stars because of the rental management company. Had they done their jobs this house would have been a 5 star. I sure hope they get their act together, if not this house is going to get run down quickly. My problem lies with the rental management company, Ocean Reef. Booking was easy and convenient and they have a great website. Customer service doesn't seem to be Ocean Reefs strong point. Well in advance of our trip I sent two emails(maybe one was a phone call and not an email) to the company with basic questions... very vague and short answers again very easy basic questions about the property. The rep's were not helpful at all. Made me feel like an inconvenience. We checked in and the house only to find it filthy. Dirty dishes put up as clean, counter tops and floors were filthy(chunks of food) Used soaps from previous renters still in showers. Outside garbage cans over flowing with garbage bags and bags placed all around the cans. Called Ocean Reef after we checked in to let them know the condition of the house, it was after hours, so we got the answering service. No return call from ocean reef. The answering service went out of their way to try and get in touch with someone with Ocean Reef...no luck. Called back the next day and got the answering service again, no luck again in getting anyone with ocean reef. I finally got hold of someone, I think 15 hours after checking in(still no call back from my calls to the answering service calls). In the time waiting for a call back we spent our 1st evening cleaning the house to some degree and washing every dish, cup and piece of silverware in the kitchen. After finally getting a Ocean Reef rep and explaining the house condition, I also told added I had no confidence that all the beds were clean. Their response, was I'm sorry, what would you like us to do...have all the beds remade. I said, YES of course and I would like the beds to be remade with clean sheets and the entire house to be cleaned like we expected it upon arrival. They sent a crew out and we had to vacate the house as they cleaned. They did a marginal job recleaning the house. They didn't replace the sheets in the bunk room or even reclean that room as they were supposed to. So we cleaned the sheets on the bottom bunks as they were the only ones being used. After the reclean we found sand all in the top bunks that we never used. The cleaning crew didn't even bring a vacuum or a broom. Just a few cleaning supplies and a reusable dry dusting mop. I started to call and complain again, but I wanted to start my long awaited vacation and I thought for sure I would hear back form Ocean Reef to make sure that reclean went well, I haven't heard back from ocean reef to this day. I got their automated survey after my automated check out. But that's it as far as Ocean Reef checking back with us. I've sent them two emails immediately after check-out regarding all of this and I haven't heard back from them. At least a previous renter did get a hand written and signed note of apology from Ocean Reef for their bad experience as I found it in a drawer. Maybe I shouldn't have been so nice. To the owners of Grayt Oasis. You have a great house and well appointed and we appreciate you sharing it with us. The house needs to be better managed and taken care of. You have roach and spider problem and the water filters in the fridge and ice makers are way past the point of needing replacing. The stand alone ice maker smells of mildew.
