I'm normally not the type to leave Yelp reviews, but I feel as if this needs to be said. I do NOT recommend living at 35 West unless you're fine with being charged almost $450 (and this is WITH your initial deposit applied) upon moving out with no real way to properly resolve or dispute. Upon my move out date of 7/28/25, I was sent a document including 8 pictures of the vacated apartment along with a move out statement of $433.97. A charge of $295.07 was attributed to carpet replacement. I found this to be both odd and outrageous, as I lived in a single bedroom apartment with carpet covering dimensions of 11'7" by 12'6" (as well as a small amount of carpet in the closet). When I contacted the leasing office regarding this charge, all they could say was that their carpet professionals had identified "beyond normal wear and tear" of the carpet, which required replacement. Only 2 of the 8 pictures I received (shown below) were pictures of the carpet, and there was no major damage shown. I asked the leasing office for more evidence of carpet damage and never received a response. I even reached out to RAM Management directly, but still, no response. I printed all correspondence -- including the move out statement, pictures, description of the apartment dimensions, and emails between myself and leasing/management -- and mailed to TSI (the debt collector). Not sure if they ever received this as they acted as if they had no idea what I was talking about when I spoke with them on the phone. When I told TSI that I was trying to dispute the charge of $295.07 for carpet replacement, they tried to tell me it was "normal" and "expected," considering I'd lived there for 3 years. Um, I'm sorry, but no, it is NOT normal. I've lived in apartments before, as have the majority of the people I know, and this has NEVER been an issue, regardless of timeframe. Typically, carpet replacement is done by the complex at no charge to the lessee, as it is considered standard practice and procedure, so I'm still not understanding why a charge of almost $300 is warranted in this situation. Ultimately, the only option I had to "resolve" this issue (and prevent my credit from being affected any further) was to pay their offer of $347.18 as opposed to the initial $433.97. I'm utterly disgusted with how this complex treats its good tenants. It feels (and looks) like a huge cash grab/scam. I'm now short almost $350 after months of trying to resolve an issue that, quite frankly, should've never been an issue in the first place. Just save your money and lease somewhere else. read more

They never answer the phone and the office is always closed . The staff is never at work. I put in a notice and was told by Sara that i will not be penalized for vacating and was charge 2600 dollars . Before ending lease i made numerous calls and emails and received this . I have also reached out to someone in Atlanta and have not heard anything but received a bill. I reached out to Evelyn and she was so rude when i advised her that one of managers sent this invoice to me . If i could give 0 stars I would: I have resided at this apartment complex since October 2021, and I feel compelled to express my dissatisfaction with the current management, which has declined significantly over time. This has been exacerbated by the fact that we have experienced multiple changes in management companies during my time here, creating a sense of instability and inconsistency. The lease agreement explicitly outlines promises that remain unfulfilled, leading to considerable frustration among residents. One of the most frustrating aspects is the visitor parking policy. According to this policy, the same license plate cannot occupy the visitor parking spaces more than three times within a single month. After that, if you want to have the same vehicle park there again, a steep fee of $4 per night is imposed. This system feels excessively punitive and poorly conceived, especially considering that it places financial burdens on residents who may have guests visiting more frequently. Moreover, my interactions with management have often been unhelpful and dismissive, showing little regard for the numerous issues that clearly need addressing within this community. For example, there is a large, unsightly tree/bush located outside my patio that attracts bees and wasps, posing a real danger to both myself and my pet (I am HIGHLY allergic to bees). Despite raising this concern multiple times, management has taken no action to remedy the situation, which is both alarming and frustrating. In summary, the overall management of this complex leaves much to be desired, with the maintenance team being the only redeeming aspect. They consistently perform their duties well, but that alone cannot alleviate the disappointment I feel regarding management's overall performance. It is abundantly clear to me that I will not be renewing my lease here, as it would be incredibly difficult to overlook the subpar living conditions and management practices. While I have considered abandoning my lease entirely, my personal principles prevent me from taking such action. This management team should take a hard look at their practices and seriously reconsider their approach regarding resident satisfaction--it's disappointing and frankly unacceptable. EDIT: This morning, 5/16, between 9:30 and 9:45 AM, I went to speak with the front office, but to my surprise, the front doors were locked. Meanwhile, I noticed all of the staff members casually lounging on the couches. I looked through the window and decided to knock, but one of the ladies responded with a dismissive "sho" gesture, signaling me to leave. I continued to knock, clearly indicating, "You guys are OPEN." Eventually, that same lady approached the door and, in a very rude tone, told me, "You can come back in an hour; we will not help you now." I politely informed her that I had photographic evidence of the doors being locked during business hours. Her dismissive and sarcastic reply was, "Perfect, use it.".... This entire experience (along with every other experience in terms of 35 West) was/is absolutely ridiculous. read more

We lived at 35 West for almost 3.5 years. We recently moved out and cleaned the whole apartment. We then received a final bill to replace the carpets. We called to dispute the charge because we left the carpets in good condition. Nothing past regular wear and tear, as per the lease. We decided to dispute the charge and they said they could only give 20% off for a settlement. They do not provide a final walk through when you leave so I made sure to take photos. They claim they let a professional carpet company come in to decide if the carpets need to be replaced. They also proceeded to tell me that the top of the carpet may look good but underneath the carpet may have damage so we would have to pay unless I can prove underneath the carpet had no damage. This is the biggest scam I ever heard of. Every other friend we made in the community that moved out also stated they got charged to replace the carpet. If this is such an issue then why not put regular flooring through the apartment? Please see the pictures I took as proof when moving out. I'm not sure what condition warrants not getting charged for new carpeting. We were initially charged $229.00 to replace them. They also tried billing us $25 for not having renters insurance the day we left. I also had to dispute that charge, as I had proof that we canceled our policy for the day after our move. are you looking for a complex to neglect giving you a trash bin which was promised in the lease and then be charged $75 for it? then do I have the place for you! thin walls, loud noises, and apathetic staff were not what I was expecting after being charged an extremely large move in deposit. beautiful charge to come back to after my honeymoon. seems like the business is low on funds when in addition they sent all residents an email about how they will check every individual patio for "improper decor" such as a fake plant to scrounge for extra money as well. i still have a whole 10 months left here, and I already know sadly we won't renew. take my advice- don't live here. read more

DATE: Management just knocked on my door and delivered a notice of lease termination without explanation. The 'manager' stated that they do not have to give me a reason. I am a model tenant. Quiet, clean and respectful of the property and my neighbors. Never any complaints. The only reason that they are doing this is because I have left negative reviews and will not accept their excuses for poor management. ZERO if I could!!! I don't even know where to start with this piss poor excuse for "luxury" living. Only if luxury now means paper thin walls, body shops in garages in the back complete with ever growing piles of used condoms, wrecked cars on flats with bad paper tags strewn throughout the complex, fake cops coming to your door, harassing warning letters left for absolutely zero reason if they don't like you or like your neighbor better, leaks out of EVERY sprinkler here, most bottom floor "lawns" are floating in what I hope is just water, lazy lazy APM named Andrea Rojas, you have to deal with her because the new manager (if you can call her that) looks at the ground and runs into her office when you come in (she'll be gone in a few mths anyways...they all are). ANDREA is ALWAYS the one that remains and she is the sorriest example of a human being I have run into in a LONG time!!! Just know that for sure!!! The reason apts are dirty when people move in is because people stay in the recently vacant apts until its time to re-lease. My neighbor moved out completely then a strange person came ONLY AT NIGHT to stay for about 2-3 weeks until I LEFT because this place and its office staff (minus Caden...he is GREAT!!!) are TRASH! Oh also, if you leave a bad review about them ANYWHERE while you live here, and they see it, they will evict you right there! Check the reviews and it's in their lease. And if you live in building 4, your car WILL get hit with a golf ball and they WILL NOT do anything about it except feed you some BS about they "can't '' help right now because they're in a lawsuit with the golf place. SSSSSSSSUUUUUUUUUUURRRRRRRRRRRREEEEEEEEEEEEEEEE!!!!!! I'm sure they'll try to have something funny to say in response but bottom line is they wouldn't fix the neighbor issues and told me to handle it myself so I put in my 60 and paid my 60 and asked to leave without consequence to which Andrea denied. A I included 1 of my smoking "warnings" and the pics of the grill on the porch are because my smoke alarm went off when I cooked anything so how in the world was I sitting in there smoking weed all day??? All my warnings came because my neighbors are Andrea's "friends" and they have a dog that barks 24/7 that she did not want to make them do anything about but the manager at the time NICOLE told them to get rid of the dog and leave me alone to which they did....until Nicole left and the harassment once again started IMMEDIATLEY! My car was stolen last night do not move here ! There are no cameras the office does not respond I have called 10 times and heard nothing back. They don't pick up there dog poop, the apartments reek of weed the big shots fire alarm goes off all night during your sleep ! I enjoy living here and have for a year now. The maintenance Luis and Gustavo are always very nice and handle any work orders I've input very quickly. The office ladies, Ashley, Beth and Andrea have always been lovely and helpful. Ashley and Beth are knew but they fit right in and are very pleasant and helpful! read more

I've been here for going on two years now. At first, it was great. Had no problems, could get ahold of people on first call and they were lenient on the little stuff. NOW. They have a new manager and she's a t-total b!tc-. She thinks she's higher than everyone and is sure to let you know. If you leave your trash can out passed 10am are fined. If you take the bag out of the trash to help valet pick it up easier. You are fined. Leave anything outside that "doesn't belong outside" including on your porch. You are fined. Everyone else at 35 west is so kind. Maintenance crew and other people in the office as well. The community is great. Very little noise. Lots of older residents so not a lot of hood rats running around. I've been lucky to have older neighbors lol. HOWEVER, every time I call to get ahold of the office it takes 4-5 calls before someone will answer. After this lease ends I will be leaving and not returning. Stay away and go to the apartments that are less than .5 a mile away from this one. Maybe me posting a bad review will get them to answer the phone and this isn't the first bad review about the manager. I think it's time for her to hit the road. read more

Ever since we came to tour and moved in everyone has been amazing. It's my first apartment and Jessica and Andrea have made it the most swift and easy transition helping me with everything I need.
