MJG Home Inspections does not do a thorough job, bordering on negligence, and refuses to work with…read moreclients to remedy errors made in their inspection reports. We worked with MJG Home Inspections for the purchase of our first home and after closing, found numerous inspection items missed in their report. These errors were not inconsequential or easily overlooked, but things we identified as non-professionals within a week of moving into the home. These mistakes will cost us upwards of $10,000 to correct. Items missed include but are not limited to: (1) no heat to upstairs floor of the house, resulting in one room of the house no longer legally qualifying as a bedroom for resale purposes (cost to fix this was estimated at $7,930 by a licensed HVAC technician) and (2) a gas exhaust pipe leading into our partially finished attic and not properly ventilating outside (safety hazard), (3) the foundation of the home had cracks, one of which was large enough to see from the interior to outside, and (4) the convection function on the convection oven was never tested and does not work. After contacting MJG Home Inspections regarding the lack of heating to our upstairs floor, they refused to admit an error was made or to attempt to remedy the situation. We responded to their final communication and then never heard back. We cannot emphasize enough how disappointed we were with their service. We have notified our realtor to not to recommend them to future clients and will warn our friends, family and colleagues looking to buy in the Chicago area not to use this company.

We could not have been more pleased. Larry inspected three homes for us within a year. The first two homes were older and had not been well-maintained (not at all evident when we made the offer, but Larry's thorough review showed the extent of the updates required). This is not to say at all that Larry is an alarmist - he is exactly the opposite. To Larry, anything is fixable. When I would try to press him about how big of an issue something is to gauge his level of panic, he would not budge. He is measured, cool, and collected and works with the up-most professionalism always. He simply states the many facts he collects (including giving a lot of advice on regular maintenance) and allows the purchaser to decide what it means to them. This quality is extremely appreciated. Having dealt with AWFUL, cowboy-ish inspectors like SPEAKER OF THE HOUSE , I would have complete confidence recommending Larry to a novice buyer, an expert buyer, and anyone in between. As a female, Larry did not at all make me feel like I was any less knowledgeable or able to learn than my husband about the intricacies of running a house. Joseph Konopacki and his company Insight Property Services are guilty of gross negligence. They…read moreperformed inspection of my house in La Grange Park in August 2024. Their inspection failed to identify the following problems: 1. A significant smell during the running of the two furnaces was deemed to be normal, and the furnaces were reported to be functioning well. However, an inspection by Precision HVAC identified that both furnaces were cracked and at risk of carbon monoxide leaks which could be lethal. Precision turned off the gas to prevent the carbon monoxide leak from causing harm. A second HVAC company (ABC) confirmed the cracks and mentioned that it was unsafe to continue to use the furnaces. They also suggested replacement of both the furnaces. 2. The sump pump battery was described as follows: "There is a battery backup system which appears functional and is charging." However, there had been no recent rain in the previous 3 days (per the report). When a plumber from ABC inspected the battery, he found that the backup battery system was swollen and nonfunctional. It was "charging" because there was no output to the battery. The battery was swollen and at risk for explosion or rupture, per the plumber's report. The backup sump pump was turned off due to the risks. Perma-Seal confirmed the problem and replaced it. The purpose of a home inspection is to make sure that the home is safe for its inhabitants. Joseph Konopacki and Insight Property Services failed these basic requirements and should lose their license for gross negligence.
