Joseph Konopacki and his company Insight Property Services are guilty of gross negligence. They performed inspection of my house in La Grange Park in August 2024. Their inspection failed to identify the following problems: 1. A significant smell during the running of the two furnaces was deemed to be normal, and the furnaces were reported to be functioning well. However, an inspection by Precision HVAC identified that both furnaces were cracked and at risk of carbon monoxide leaks which could be lethal. Precision turned off the gas to prevent the carbon monoxide leak from causing harm. A second HVAC company (ABC) confirmed the cracks and mentioned that it was unsafe to continue to use the furnaces. They also suggested replacement of both the furnaces. 2. The sump pump battery was described as follows: "There is a battery backup system which appears functional and is charging." However, there had been no recent rain in the previous 3 days (per the report). When a plumber from ABC inspected the battery, he found that the backup battery system was swollen and nonfunctional. It was "charging" because there was no output to the battery. The battery was swollen and at risk for explosion or rupture, per the plumber's report. The backup sump pump was turned off due to the risks. Perma-Seal confirmed the problem and replaced it. The purpose of a home inspection is to make sure that the home is safe for its inhabitants. Was very impressed with service provided by Joe. Less than happy with service provided by Tom.

Unfortunately our service was not good. But we didn't find out until after the inspection. We scheduled a commercial unit inspection. This was for a 2,000 square foot storage/garage that for the most part was just 4 walls, and within was a small office/room that was built out by the previous owner. Our price was quoted $400, which seemed high for such a small and bare/empty storage garage, but we were going off their excellent Yelp reviews, so no arguments from us. Basically after the inspection, and closing etc. we had to have the village inspector confirm that all was good. He found the fire extinguishers were out of date. They were last inspected in 2012 (2012?? yeah, really). So they were so old that the fire extinguisher company could not/would not approve them for the current year. We had to buy 2 new ones. That cost $160. And because we closed already.... we of course couldn't get the seller to pay. Also the village inspector found that the emergency exit light, over the exit door, was not working. That had to be replaced. Another $180. And again.... something we "Could" have had the seller pay for or replace if we knew about it. But we had to eat that cost too. All in all, this inspection was a complete waste of $400. Maybe for residential homes this company does ok. But I would never recommend them for commercial inspections. read more

We had some mold issues in our basement that one company recommended total remediation at $10k+. I knew I likely had some additional issues so I called my HVAC company who recommended Insight Property. Dave came out and was fantastic, very honest and treated me like this was his home. He recommended several things to do, provided me a full report and said he'd come back after all the work was completed to do a second inspection. His suggestions seemed much more logical in helping our situation than the guy who spent my life savings in 5 minutes after seeing the basement. Highly recommend. read more

My husband and I were first time home buyers this summer. When we found our dream home, our realtor recommended using Insight Property Services, and we scheduled an appointment without thinking twice about shopping around for other companies or reading reviews. At the time of our home inspection, we were beyond satisfied with our inspector and his report on the home we were buying. He was kind, well versed in the subject, and he happily answered all of our questions about the home. We have now lived in our home for just over 3 months, and I am sad to say our home inspection was not at all what it should have been... it was a complete waste of our time and money. In these first 3 months, we have dealt with far too many "first home blunders" that should have been brought to our attention by the home inspection. Every repairman/contractor who has come by to help us fix the various issues outlined below has mentioned that these problems should have been discovered in the home inspection report before we closed on the home, which is why I've taken the time to write this out. 1. Our sump pump, which was deemed as "functioning" in the inspection, went out just a week after we moved in. When we had someone come out to fix it, we were told it showed years of aging and should have been replaced a long time ago. There went a few hundred dollars. 2. Our home is on well water, so there was a learning curve for us to get over. We had low water pressure in some of our sinks and showers, so we had a plumber come take a look. The plumber pointed out that the bladder in our well tank was completely shot, the piston on the iron filter was blown, and the water softener was on its way out. There went a few thousand dollars. 3. While the home inspector did point out "minor mold growth" in the NW corner of our attic, we wonder how much of an inspection he was really able to complete without having any wood boards to move around the rafters. If he did, he would have seen that the bathroom fan vents were not installed properly, rather than reporting that they were "ducted to the exterior." In fact, the shower fan duct to exterior wasn't even attached to the fan itself, but was just resting unattached on the attic floor, leaving the shower fan to discharge humid air directly into the insulation and attic. If he had thoroughly inspected our attic, he would have seen that the bath fan ducts had actually let so much moisture into our attic that 80% of it was covered in mold; instead, we had to learn that from a mold remediation company... 80% coverage is a hell of a lot more than the "minor mold growth" noted in our inspection report. There went a few thousand dollars. 4. The inspector also should have noticed the large gaps around the ventilation systems that let pests and debris move in. We've been told that any home inspector worth their salt would check a home's attic ventilation system, and unfortunately, ours did not. There went another few thousand dollars. My only hope is that this helps other home buyers avoid making the same mistake we did. Save your money and spare yourselves the disappointment. Use a different home inspector. read more

I cannot say enough great things about this company. I hired IPS to do an energy on my home. The home was built in 1924 so there were certainly some efficiencies to be had. Joe and his team are extremely thorough in the testing, inspecting and especially the explaining. I received a detailed report explaining all of the actions I could/should take to make my home more efficient. Many of the suggestions they made had not even crossed my mind. Some of which were quick fixes that made my home a lot more comfortable & energy efficient. Based on their suggestions I delayed getting new windows and instead had my attic air-sealed and re-insulated. They made recommendations on reputable companies and even came back to perform another blower door test after I completed many of the items on their list. I bought my house in 2019. The inspection I got did not mention the damage in the guest bathroom where all of the tiles were loose because the shower was not properly constructed. I ended up spending $3,000 to replace the shower. Also, an electrician has told me it could take up to $5,000 to having all of the old electrical wiring re-wired. He told me the condition the wiring was in created a fire hazard. Again, nothing like this was mentioned in the inspection by Insight Property Services. read more

After researching on Yelp, we selected Insight and it was a fantastic experience! Ann was accessible and friendly on the phone, she set us up with Tom (1 of 3 inspectors on staff). He was a few minutes early to the appointment and a delight to work with. I am a first time home buyer and it was comforting to work with Tom as he was incredibly experienced and knowledgeable. He worked diligently and answered questions and pointed details out along the way. There were many areas of the home with no problems, and he advised on preventative maintenance techniques to ensure good ongoing performance. We also asked for the infrared sensor to help look into the walls to see the quality of insulation and any possible future mold areas. It costs about $100 extra and is well worth it. The official report was available the next business day (inspection done Friday, report available Monday morning at 9am). Wow were there heaps of details and photos, we could not have asked for something more professional or thorough! Recommend stopping your research and calling Insight right away. Had Insight Property Services out a week ago on a house I purchased. They were very timely with their appointment and also called ahead for a reminder. Joe was very professional. I was not at the property when they conducted the test, however I did receive a report on all of the tests they did. I was blown away by the 41 page report that was emailed to me. It had more information regarding the house than I would had ever thought. They detected some small gas leaks and also made suggestions to service the sump pump. I would strongly recommend using a different company. We were first time home buyers and relied on Insight to find any major issues with the home we purchased. The inspection came back clean, aside from easily visible things that needed upgrades (fuse box vs jbox, cracked window, gutters needed cleaning, etc.). Within 2 weeks of closing, we discovered major structural issues with the home. Part of the reason we noticed was because after a large rainfall, we had 2" of standing water in the basement because the floor drain was clogged with tree roots. The inspector did not even lift the floor drain lid to look down it. The home gets water constantly, even though the inspector said there were no signs of water damage in the basement. With hindsight being 20/20, there were many indicators of foundations problems: floors weren't level, cracks visible on the outside, basement walls leaning in, a 2-3" reveal between the siding and foundation wall, and cracks in the drywall in the basement. These are things I would have hoped a home inspector would look for and brought to my attention. Had we known about these issues we would definitely have not gone through with the purchase. read more
