Frank was awesome, and went to great lengths to pull every possible problem with the home we were purchasing. He was quick to give a likely diagnosis, and recommend action for any needs. That said, he also wasn't fear-mongering, and didn't make a big deal out of things that were easy fixes. It helped that he invited me to walk with him throughout the entire inspection, so I could hear from him exactly when he saw things. Would use again!

Chicagoland Home Inspectors is true to their mission in thoroughness, seriousness and expertise; and Glen-Carl, my inspector, is a rarity. Having used another inspection company pre-closing, I now regret the purchase and hired Chicagoland post-close out of concern. I called Glen-Carl prior to inspection to talk through my situation and, skeptical given my experience, I wanted a sense of his qualifications and thoroughness. He took time with my concerns and laid out his approach (and it was his day off!!) On the inspection date, he spent hours at my property and was in no hurry. He allowed ample dialogue. I left the inspection informed and confident of next steps. Glen-Carl also offered to meet to discuss the inspection report. The report was user friendly based on categories inspected (roof, exterior, plumbing, AC, insulation/ventilation, etc.) and rates identified issue under each category as minor/moderate/serious and provides photos of the issue test or observed. The remarks are detailed, specific and provides the remediator type (masonry contractor, electrical contractor, HOA etc.) Glen-Carl's report is a guidebook that will help me with remediating.

John even tightened a loose doorknob for us! We feel so confident proceeding with this purchase now that we have the inspection report. They equipped us with the facts we needed to back out of a contract. We found a house of our dreams, but the inspection revealed so many big items we just couldn't justify buying it. Vince was thorough and took time to talk me through each of his remarks. There was no sense he was trying to get out and move onto the next job. That made me feel like we were getting our money's worth in service. When the report was issued the next day, Charlie (owner) offered a free Zoom call to review it, as is standard for all their clients. It was after our call with Charlie we decided we had enough information about how much each item mattered and what repairs would cost. They gave great recommendations and overall we felt the process was extremely educational and a critical piece of our home buying process. When we find the next dream home, we'll be equipped with more knowledge and certainly call on them again for another inspection. Highly recommend. Good luck out there - it's a daunting process, but you can't go wrong if you hire the right people.

We had a condo inspection and sewer scope done by Michael. As first time buyers he took time to explain how each system works in the home and suggested fixes for some minor issues he found. He was extremely informative and answered every question we had. The report we received was very detailed and included high quality photos of each system/item tested/examined. The price might seem a bit higher than others but the quality of service is well worth it. read more

We just completed a home inspection with Chicagoland Home Inspectors on Tuesday 12/17 for a potential home purchase in North Center. This would be our first home purchase so this is a major deal for us as well as there are endless topics, situations that we are unfamiliar with the severity of certain repairs, conditions or estimates to be able to fix if we were to proceed with the property. After finding Charlie and team through Yelp, I went to their website and scheduled an appointment for the very next day. We ended up having to reschedule for early the next week due to a scheduling conflict on the realtor side and I called Charlie directly, he immediately answered and was so kind about getting the scheduled adjusted. We worked with Tim for the inspection itself and WOW - Tim knocked the inspection out of the park. He was early to the appointment when I arrived and was already inspecting the roof with his drone. We went into the unit and spent 3 1/2 hours going thoroughly through all parts of the home (inside, outside, common spaces, downstairs) documenting everything he could see. He allowed me to follow along, ask a million questions and kept things simple explaining what he was doing, an issue he may have seen and how severe it was. After the appointment was over, he got us over the full detailed color coded report with photos and videos and explanations early that same evening and then we received a text to set up a call with Charlie to walk through everything in more detail. We had that call today and it went for 1 1/2 hours with Charlie thoroughly walking through the report, severity of the issues, estimates on how much it would cost to repair, suggestions for the type of contractors to do the work, how to put together an action plan to tackle everything and answered all of our questions to make us feel so comfortable. I could not be more thankful for Charlie, Tim and the entire team for making this experience so seamless, thorough, and kind. If you are looking to have a home inspected, I urge you to stop searching and just hire Chicagoland Home Inspectors - you will be so very thankful you did. read more

Glen-Carl Dahlman just performed a home inspection for us as buyers, and was amazing! He made us feel welcomed to be a part of the inspection, was very patient with our questions and concerns, and impressed us with his thoroughness and attention to detail! The report also was provided in an amazing tool with a rich set of features allowing us to focus on specific severities, areas, and other pivots within the report tool. We were very happy with the report layout and detail, and Charlie himself did an amazing job walking through it and providing quick tips from a wealth of experience quickly. One other thing that impressed me is their integrity. When Glen realized we didn't need some of the extra services we paid for, he told us and Charlie quickly gave us a refund for those extra services that weren't needed. I was searching through Reddit for highly recommended/best home inspectors for Chicago. Many people, including a realtor attorney, recommended them because of their expertise, and extensive reports. I had an okay experience with my previous inspector 6 years ago. This time around, I absolutely loved Tim and Glen. They did a very extensive inspection of the home. Tim spent time to discuss the issues with focus on big issues and even showed me as well. This was so different than our prior experience. They looked at everything and were so detailed, and that included the report that Tim provided. Would highly recommend them, especially choosing Tim or Glen! He consistently goes above and beyond and is incredibly thorough in his report, listing things big and small and rating things from serious concerns to moderate or minor. I'm so happy I took the time to do my research and find Charlie and Chicagoland Home Inspectors, especially as the inspection companies my realtor recommended all had many horror stories despite their 4.8 star reviews. With Chicagoland, the online booking process was so easy and the pricing was very transparent. I was able to land an appointment the next day with Tim H, who showed up promptly and got to work inspecting the property immediately. We followed Tim around and he patiently and thoroughly answered our questions while explaining everything he was looking at/testing. I felt that he took his time and didn't rush through the inspection at all. We reviewed the report over Zoom with Charlie the next day; he was friendly, patient, and let us know which findings needed to be addressed and which were not urgent. Our inspector, Michael Schejbal, was extremely thorough, professional, and communicative. He went above and beyond, helping us to understand potential structural issues with the building that we were looking to purchase a condominium in. To our surprise, he brought a drone with him and also inspected the roof, even though this is beyond the scope of what is called for in a condo inspection. To top it off, the owner of the company, Charlie, was also in touch with us personally to take care of our needs and to explain the report results to us after the inspection. This additional consultation, which was complimentary, was a pleasant surprise that added a great deal of value to this service. I 100% recommend using Chicagoland Home Inspectors. My husband and I worked with Vince during the home inspection. He really caters to his clients. He takes his time to make sure he checks everything. Anytime a concern of ours came up, he made sure to address it. Vince took his time to explain anything that we did not understand. After the inspection, instead of rushing off after hours of looking over the property, he stayed and answered all of our immediate questions. History

Established in 1993.

Charles (Charlie) Bellefontaine started this Chicago Home Inspection company in January 1993. The early years were spent getting the name out there and more so figuring out what this business was all about. Most inspectors used only a flashlight and a three prong tester. They were in and out of a house in less than an hour with the report being written on site. Charlie decided this wasn't the way a home inspection service should be done. He decided to use more equipment and find as many things wrong with a house as possible. His clients loved him. His reputation grew and word of mouth spread. He opened up a home inspection training company. Additional inspectors wanted to work with him and he was able to find the most knowledgeable and passionate home inspectors in the area and recruit them. We hired this company for a home inspection,…read moreand they completely missed extensive mold on the basement ceiling caused by a leaking steam shower. This oversight ended up costing us $15,000 to remediate and repair. When we confronted them, they came back out to the property and saw the visible mold themselves, yet they still refused to take full responsibility. Instead, they offered a insulting $1,200 settlement. I highly recommend looking elsewhere if you want a thorough and honest inspection. The pictures below show the mold found on the basement ceiling, as well as the mold discovered after we had to rip apart our shower. It's funny Ross says what the public should know. First the adjacent steam shower unit he talks about is 14' away from the actual shower that was leaking. And was not leaking during inspection. This was noted that it was fixed years earlier by the previous owner. The closing of the house was not 90 days after the inspection it was the normal 45 days that is very common. Also the lack of construction experience by CBI. When first confronted about the leak I was informed in an email that we were told there was caulk issues around the shower. Anyone that has ever put in or been around a walk in shower knows the shower doesn't leak because of the water proofing membrane. Not caulk. What this means is the shower should not leak before tile, grout, and caulk are installed. Once again not experienced with construction practices. All I have to say is watch what you sign when hiring a building inspector. We were denied by there insurance company due to waivers being signed taking all liability away from CBI before they even stepped foot on the property to perform the inspection. Oh yeah. I didn't mention the house down the street that they missed the kitchen sink leaking and the wall of mold behind it. Got our family twice they did.

After I tried to communicate the issues, including water damage and mold, with the inspector, who allegedly communicated with one of the owners, all I received was a lengthy email explaining they did everything they could and I should eat up the cost fixing those issues myself. Baseboard with water damage in basement was behind the couch, but it's easy to found out with a peek over behind the couch during the inspection. When we ripped off the baseboard, there were about 25 ft drywall covered with mold. There were obvious yellow stain from water damage in the basement bedroom ceiling. It wasn't included in the report. Response was that it "did appear to be dry, and this most likely was a leaking issue from the kitchen island above, and should just be a matter of re-painting." It's your job to include those issues in the report. It's up to me whether I'm okay with them or want to negotiate some credit. It's a different story when those issues were simply not mentioned in the report. The water damage in the solid wood looked like the bottom of a pot that keeps plant. The baseboard next to that spot was also stained from water damage. Again, not included in the report and response was moving furniture was not allowed. Huh? There was no furniture covering the baseboard. There are random mold in the fridge and paint bubble in window sill. None was addressed in the report. So, what did I pay you almost $700 for?? I'm not paying for someone to tour around the house, but find issues that need to be fixed. If those were included, I may get some credit back. Not only did they deny their incompetence (of course, who will admit), but also not trying to fix their mistake by offering some of the credit. If you have money to waste on this company, go for it. I'd never bother or recommend them.

You need to know the following if you are considering The Home Inspectors: Pros: Allan was timely. He arrived when he said he would and completed the report the same day. I believe his knowledge and experience are comparable to the industry. Cons: This is the first inspection I have ever received that is both handwritten and lacking photos to document and detail the issues discovered. Allan chalked this up to being "old school". I interpret "old school" as not willing to learn or change with the current times to deliver a thoroughly documented report. Most of my inspections have ranged between 20-70 pages. Allan's was 3 pages. Allan has no digital tools for reading of temperatures of air or water so any deficiency could not be specifically measured. Therefore, that part of the inspection has proven to be completely worthless. Upon completion of the inspection, Allan verbally reviewed his findings. What was missing was any details about the furnace. When I asked Allen about this his response was "I'm sure it's fine". I had to negotiate my way back into the home to have this tested. The home that is being purchased is for my daughter who is attending college. When she shared that her dormitory was open only to out of country students, Allan's response was "foreigners!" While making small talk after the inspection, Allan generously shared his opinions about the crime in the city being the byproduct of having a "colored" mayor and police chief. While I agreed to Allan's price ahead of the inspection, he was more expensive than other inspections I have had completed. In short, if you want a report lacking current day technology or details, that is hand written, having important infrastrurcture overlooked for a home you are buying that is slightly overpriced, combined with a general dislike of anyone that is not American born or represents a culture that is not pasty white, Allan is your guy! He sent me a quote later that day by email and I scheduled installation a couple weeks later. The install took less than a couple hours, and the crew that came were very courteous. They ran floor coverings down to my basement so they wouldn't track in or out any debris and they cleaned up after themselves. Our condo is new and clean, I did not look super sick so I almost felt like I had to justify myself why I'm worried about mold. Like what are my symptoms, could it be from something else? Could the mycotoxins found in my urine be from food instead? Those were questions I was asked by the inspector before the inspection even started. Once I told him about the water leakage in our bathroom, he missed the still wet spot. He didn't rule there might mold behind the ceiling but overall didn't seem very concerned. We later cut out the drywall and found mold on the other side of the drywall and in the insulation. We mostly had this inspection done to confirm and gain deeper knowledge on what we already knew. I might be wrong but my impression is that if I wouldn't have had all this knowledge already - past water leak in the bathroom and still partially wet, elevated mycotoxin levels in urine - and let's say we had just the mold inspection done to rule out mold as the root cause of some of my health issues, the inspection would have come back with no findings. And I would have moved on missing the root cause of my issues.

A business so nice I used them twice! I am floored at how enjoyable of an experience it was to work with John and Mark on two home inspections. The first inspection with John revealed a significant structural issue with the home that I could never have noticed on my own. I have a mechanical engineering background and am fairly competent with general home repairs/improvements, but without John I would have been stuck buying a home that needed 10's of thousands of dollars in repair! Needless to say I broke the contract for that first home and went back to searching the market. I found another home and after such a great experience with the first inspection, I set up another appointment with Chicagoland Home Inspectors without a second thought. This time Mark was the inspector and he did a fantastic job going through each and every corner of that house. Since it was snowing he couldn't climb onto the roof, so he piloted a drone to take detailed images of the roof's structure! Thankfully this house didn't have any serious issues and I was able to comfortably move forward with the purchase contract. Dave and Vince from Chicagoland Home Inspectors recently inspected our new home. Yes, you pay more than for most other inspection services but we feel we received service *way* more than our money's worth from licensed inspectors with decades of experience. The inspection of our medium-sized single family house took 2 people 4 hours -- they were very detailed and thorough, checking roofs, sewer lines, plumbing, HVAC, electricity panels, garage, exterior grounds, attics, crawlspaces, basement, foundation, sump pumps, interior details, chimney flue, vents, water intrusion with thermal cameras, heat traces, appliances, everything one could imagine these guys checked it, and then some more, 109 items in total. We received an unbelievably detailed report for all items, both in PDF form and an online page with all details, pictures, links and inspection videos for *our* future home, as well as estimates for each repair from qualified contractors that are not affiliated with the inspection company. The owner of the company, Charlie, spent over an hour with us a few days later on a video call explaining in detail the report and help us prioritize repairs. I called Charlie based on the amazing reviews I saw online. I didn't need a full home inspection. However, I needed him to look at just one room with thermal imaging to help me determine if there is any water intrusion. This isn't something his company typically does as they are experts in full home inspections. But he could tell I was very concerned and agreed to come out to help me figure out the problem. Charlie came out to my home two days later with knowledge and experience that trumps any home inspector I've ever worked with. He was kind, patient, and really wanted to help me figure out what was going on in the room of question. I am SO grateful I met Charlie and that I know about his company. He takes his job extremely seriously and wants to do a thorough job for his clients. Mark is the best and so is Chicagoland Home Inspectors. Charlie, the owner, is so responsive and answered right away on a Saturday when I called looking to book an appointment. The online booking system is so fast and easy. Mark is phenomenal. He is so professional, patient, thorough and knowledgeable. He wears a mask the entire time and takes all Covid precautions. At the end of the inspection, Mark will sit and go through his findings with you so you have an opportunity to ask follow up questions, etc. He is so prepared and has all the extra equipment with him if you decide to add any of the add-ons (sewer scope, etc). We followed him around for 3 hours and asked him a bunch of questions, and he answered every question very patiently, as well as offered us a lot of helpful tips for home maintenance. What to expect when you're inspecting... As first time homebuyers we really felt like we were in over our heads until we met Mark McCutcheon! Not only did he do an amazing job with the inspection (found a disintegrated copper pipe used by the water heater which was leaking on the floor causing water damage and mold) but he was very knowledgeable and easy to talk to which allowed us to learn more about our house. Michael came to our condo and did a thorough inspection of the unit. It is our first home purchase so we were quite nervous about the process but Michael walked us through the process. He checked things that we were not aware of and even showed us how to best maintain big ticket parts such as the water heather, AC unit, humidifier, etc. He made us feel at ease while being really diligent the whole time inspecting the unit.
