    Frank was awesome, and went to great lengths to pull every possible problem with the home we were purchasing. He was quick to give a likely diagnosis, and recommend action for any needs. That said, he also wasn't fear-mongering, and didn't make a big deal out of things that were easy fixes. It helped that he invited me to walk with him throughout the entire inspection, so I could hear from him exactly when he saw things. Would use again!

    As first time home buyers, we would highly recommend Chicagoland home inspectors. We had a great experience with our inspector, AJ.     I highly recommend Chicagoland Home Inspectors! We used them to inspect a condo purchase in the city. We had James F. perform the inspection. He was very, very thorough and provided a detailed report the same day that we had our inspection. He was also very responsive on some of our follow up questions.     Pauric was absolutely incredible for our home inspection. He was ridiculously thorough--he caught things we never would have noticed even as folks who work in the industry. He took the time to explain it all in a way that actually made sense to us. Super knowledgeable, but also very human about it all. What really stood out was how well he communicates--not just with us, as first time buyers, but also with our agent. He made sure everyone was on the same page, which we really appreciated.     Highly recommend getting an inspection done by Chicagoland Home Inspectors! There is so much information on their website to understand what equipment they use, the scope of their inspection, transparency with pricing, the ability to book your inspection online, and other items that differentiate them from competitors like E&O insurance. The price for their services is fair and competitive with the market. The quality of work, attention to detail, use of tools/technology/equipment during the inspection, careful documentation, and timely issued report will definitely show the value of a home inspection with this company. Chicagoland Home Inspectors sent two NACHI certified inspectors, AJ Gilbert and Vince Miller, to look at the home. Both were incredibly knowledgeable and took time to make sure my husband and I understood the implications of the findings of their inspections. They were very detailed and made sure to give us the main takeaways for each section of the home. Both demonstrated that they enjoy the work that they do, are good at what they do, and value educating future homeowners about their purchase. The inspection report included photos, videos, and documentation about where main utility shutoffs were in the home. Thank you, AJ and Vince! Charlie Bellefontaine is the owner of the company and was very quick and available to answer questions before we hired his company to inspect the home. He has done a great job of hiring high quality inspectors to be on his team, providing information for a buyer to make an informed decision about inspection findings, transparency in pricing and services. He also initiates the option to discuss the inspection report personally with him.     Got an inspection done by Chicagoland Home Inspectors Inc. They did an excellent job! They were very flexible with our schedule. John our inspector was very friendly, knowledgable, punctual, and gave us great tips for fixing our future home. I was very pleased and would definitely use them again. Highly recommend!

    Chicagoland Home Inspectors is true to their mission in thoroughness, seriousness and expertise; and Glen-Carl, my inspector, is a rarity. Having used another inspection company pre-closing, I now regret the purchase and hired Chicagoland post-close out of concern. I called Glen-Carl prior to inspection to talk through my situation and, skeptical given my experience, I wanted a sense of his qualifications and thoroughness. He took time with my concerns and laid out his approach (and it was his day off!!) On the inspection date, he spent hours at my property and was in no hurry. He allowed ample dialogue. I left the inspection informed and confident of next steps. Glen-Carl also offered to meet to discuss the inspection report. The report was user friendly based on categories inspected (roof, exterior, plumbing, AC, insulation/ventilation, etc.) and rates identified issue under each category as minor/moderate/serious and provides photos of the issue test or observed. The remarks are detailed, specific and provides the remediator type (masonry contractor, electrical contractor, HOA etc.) Glen-Carl's report is a guidebook that will help me with remediating.

    John and (I'm so sorry I'm blanking on the name of the new inspector who was shadowing him) did an awesome job. They were extremely thorough, professional and kind. John even tightened a loose doorknob for us! We feel so confident proceeding with this purchase now that we have the inspection report. We haven't done the debrief call to discuss the results because we were able to get so much information during the inspection itself, but it's great knowing we have that option too.

    My fiancé and I had our home inspection done last week and Vince was amazing! He was informative, knowledgeable, and thorough. Also very patient and friendly, which is nice given how stressful the home buying process has been so far for us millennials. The home we're in the process of buying is over 140 years old so we wanted to make sure everything was in order. After the inspection, we scheduled a time to speak with the owner, Charlie who walked us through everything more in depth which was super helpful.     They equipped us with the facts we needed to back out of a contract. We found a house of our dreams, but the inspection revealed so many big items we just couldn't justify buying it. Vince was thorough and took time to talk me through each of his remarks. There was no sense he was trying to get out and move onto the next job. That made me feel like we were getting our money's worth in service. When the report was issued the next day, Charlie (owner) offered a free Zoom call to review it, as is standard for all their clients. It was after our call with Charlie we decided we had enough information about how much each item mattered and what repairs would cost. They gave great recommendations and overall we felt the process was extremely educational and a critical piece of our home buying process. When we find the next dream home, we'll be equipped with more knowledge and certainly call on them again for another inspection. Highly recommend. Good luck out there - it's a daunting process, but you can't go wrong if you hire the right people.

    I don't usually write reviews, but the exceptional service and character of the people we worked with in this experience definitely warranted one. As first-time homebuyers, we quickly found the process to be overwhelming with so many details to keep track of. However, the inspection was a standout experience. Glen's service was exceptional--thorough, patient, and professional. Our agent was even impressed, noting that Glen used tools she'd never seen before. The inspection report he provided was not only detailed but also well-organized and easy to understand. Afterwards, Charlie, the owner, personally reached out to offer his time to review the report with us. I really appreciated his depth of knowledge, patience, and transparency during our call. It gave us a lot of confidence in their service and reassured us about our next steps in the home-buying process. 5/5 stars--well deserved. I highly recommend their services.     Incredibly poor service and lack of accountability. We hired this company for a home inspection,…read moreand they completely missed extensive mold on the basement ceiling caused by a leaking steam shower. This oversight ended up costing us $15,000 to remediate and repair. When we confronted them, they came back out to the property and saw the visible mold themselves, yet they still refused to take full responsibility. Instead, they offered a insulting $1,200 settlement. I highly recommend looking elsewhere if you want a thorough and honest inspection. The pictures below show the mold found on the basement ceiling, as well as the mold discovered after we had to rip apart our shower. It's funny Ross says what the public should know.   First the adjacent steam shower unit he talks about is 14' away from the actual shower that was leaking. And was not leaking during inspection.  This was noted that it was fixed years earlier by the previous owner.  The closing of the house was not 90 days after the inspection it was the normal 45 days that is very common. Also the lack of construction experience by CBI.  When first confronted about the leak I was informed in an email that we were told there was caulk issues around the shower. Anyone that has ever put in or been around a walk in shower knows the shower doesn't leak because of the water proofing membrane.  Not caulk.  What this means is the shower should not leak before tile, grout, and caulk are installed.  Once again not experienced with construction practices. All I have to say is watch what you sign when hiring a building inspector. We were denied by there insurance company due to waivers being signed taking all liability away from CBI before they even stepped foot on the property to perform the inspection.  Oh yeah.  I didn't mention the house down the street that they missed the kitchen sink leaking and the wall of mold behind it. Got our family twice they did.

After I tried to communicate the issues, including water damage and mold, with the inspector, who allegedly communicated with one of the owners, all I received was a lengthy email explaining they did everything they could and I should eat up the cost fixing those issues myself. Baseboard with water damage in basement was behind the couch, but it's easy to found out with a peek over behind the couch during the inspection. When we ripped off the baseboard, there were about 25 ft drywall covered with mold. There were obvious yellow stain from water damage in the basement bedroom ceiling. It wasn't included in the report. Response was that it "did appear to be dry, and this most likely was a leaking issue from the kitchen island above, and should just be a matter of re-painting." It's your job to include those issues in the report. It's up to me whether I'm okay with them or want to negotiate some credit. It's a different story when those issues were simply not mentioned in the report. The water damage in the solid wood looked like the bottom of a pot that keeps plant. The baseboard next to that spot was also stained from water damage. Again, not included in the report and response was moving furniture was not allowed. Huh? There was no furniture covering the baseboard. There are random mold in the fridge and paint bubble in window sill. None was addressed in the report. So, what did I pay you almost $700 for?? I'm not paying for someone to tour around the house, but find issues that need to be fixed. If those were included, I may get some credit back. Not only did they deny their incompetence (of course, who will admit), but also not trying to fix their mistake by offering some of the credit. If you have money to waste on this company, go for it. I'd never bother or recommend them.

You need to know the following if you are considering The Home Inspectors: Pros: Allan was timely. He arrived when he said he would and completed the report the same day. I believe his knowledge and experience are comparable to the industry. Cons: This is the first inspection I have ever received that is both handwritten and lacking photos to document and detail the issues discovered. Allan chalked this up to being "old school". I interpret "old school" as not willing to learn or change with the current times to deliver a thoroughly documented report. Most of my inspections have ranged between 20-70 pages. Allan's was 3 pages. Allan has no digital tools for reading of temperatures of air or water so any deficiency could not be specifically measured. Therefore, that part of the inspection has proven to be completely worthless. Upon completion of the inspection, Allan verbally reviewed his findings. What was missing was any details about the furnace. When I asked Allen about this his response was "I'm sure it's fine". I had to negotiate my way back into the home to have this tested. The home that is being purchased is for my daughter who is attending college. When she shared that her dormitory was open only to out of country students, Allan's response was "foreigners!" While making small talk after the inspection, Allan generously shared his opinions about the crime in the city being the byproduct of having a "colored" mayor and police chief. While I agreed to Allan's price ahead of the inspection, he was more expensive than other inspections I have had completed. In short, if you want a report lacking current day technology or details, that is hand written, having important infrastrurcture overlooked for a home you are buying that is slightly overpriced, combined with a general dislike of anyone that is not American born or represents a culture that is not pasty white, Allan is your guy!
