SETUP Both Jeff & Ricardo, the managers / owners of this business, are exceptional "salesmen" as he sells this whole concept of a "beehive". When speaking to Jeff about how this promotes business in Sacramento, it's really a lot of fun and makes a lot of sense how the Office-Hosting concept and Business-Networking take place. PROMOTION In getting the words about Capsity, Yelp has been playing a bit of a role too by making many individuals aware of the capacity and the opportunities presented by Capsity through some fun activities. I got responses back within a day, even on weekends -- which I honestly wasn't expecting. They've got a team and connections for renovations, so my job was basically picking a paint color and signing documents. They handle the bulk of the tedious work, coordinating with contractors, escrow, and everything in between. Their longevity and expertise in the business helped maximize my ROI. They're very professional, yet they also feel like they have your best interest in mind -- more like family than a business closing out a deal. If you're looking for a team that's friendly yet professional, don't hesitate to reach out for an intro call. When it came time for my scheduled appointment, Connie never called. A missed appointment can happen, but the lack of communication left a very poor first impression.

I am detail oriented and am accustomed to controlling the logistics of, well, everything in which I am involved. Last fall, we decided to pursue purchasing a house, though the timing was awful. Our lease was going to be up in April and we needed to figure out quickly what we were going to do. I was traveling a TON with work, and was busy trying to figure out how to juggle a new baby at home and being on the road. Despite all of those stressors, we were committed to pursuing home ownership. Chris was invaluable. It is hard for me to relinquish control of anything that is important to me, but I was swamped with work and home and didn't really have a choice. Chris quickly proved he was up to the task and would look after the details and defend what was right for us. Not only did he remove almost all of the stress of the process, but he kept me constantly informed about what was happening and the next steps of the process (ah the peace of mind!) This to me was one of the most valuable aspects of having Chris be our Realtor. He would discuss with me the details of the situation, ask my thoughts and then give me his recommendations. It sounds so simple, but so many "professionals" do not follow through in all three areas. He became my point person communicator, running interference with the mortgage company, the sellers, the title company, all vendors involved, and even contractors for projects that were written into our purchase agreement. I knew that I could trust him to look after what we wanted, and keep me informed the entire time. In addition, he was a fantastic negotiator, always looking out for our best interests. He listened to what were priorities to us and would adjust accordingly. His timing and judgement of when to play the proper cards were uncanny. I felt that we were fully represented by someone who was treating all parties with ethical respect. We love our house and we do not feel traumatized from the purchasing process! For any future real estate transactions, as long as Chris is practicing Real Estate, we will always have him represent us. Thank you Chris for making the process of purchasing a house one that we felt fully informed about and that resolved into a successful, valuable home purchase.

During this time and in all the times I have worked with him, Eric has always given me his expert fact based opinion. And if I had taken his advice from the start I would have profited greatly. His advice has always been of my best interest and I witness the same through his interaction with others.     Warning to Property Owners: do not list your property with RNB Elk Grove. They barely lift a finger…read moreto market your property. * They take 5 business days to process each application. * They will not show the house to any prospective renter until the renter has paid an application fee, submitted their application, had their credit, income and rental history checked, and been approved. Very few tenants are willing to go through all of this for a house they have never seen. * I had to show the house myself or have friends show it. * RNB did not list it on Zillow or Redfin. They said they submitted it to these sites, but RNB never followed up to see why it had not shown up until I pressured them 5 weeks into the process because we had so few inquiries. In the 5 weeks I worked with them their "efforts" produced a total of one applicant. They charged me $600 to break my agreement so that I could find another management company. It's true their contract says they charge $600 if you cancel before 60 days. It's also true that their contract says they will post on CraigsList but they did not do this and Nichelle even told me when I terminated that they did not do this. Their contract also says they will post on Zillow, Redfin, etc. but I checked those sites and it was not there. When I asked for proof that it had been posted there, they simply sent me a page that said "posted to internet." It also says they will post on Social Media which they did not do. It also says they will provide "unlimited showings" yet omits the very important part that they will only show it to prospective renters who have paid $50 application fee, gone through the process and been approved. When I told them I should not have to pay the $600 due to their lack of good faith effort to rent my house and their breach of contract by not doing what their contract says in terms of leasing and being deceitful about the showings, they refused to terminate my agreement, take down my listing to allow me to find another company and refused to return my keys or garage door opener until I paid the $600. I lost that money plus rental income from the time they wasted. I signed their agreements and entered the relationship in good faith, trusting they would make a significant effort to find a renter for my home. I hired them to help me and they only caused me stress.
