    The worst possible experience I could ever imagine with a realtor. They have absolutely ZERO care…read morefor the health and safety of their tenants. Riner Gay was our property manager, and he frequently swept major issues under the rug with zero urgency, constantly stating it'll "get done when we can get it done" and "there's only so much I can do". He promoted an extremely negligent and unsafe atmosphere as the property manager, rarely showing any sort of remorse for the immense amount of issues with our home. We had our water cut off for over a week in the middle of December due to them not properly labeling where the water meter and lines were, as some workers cut it. He showed ZERO care, urgency, or apologies, and advised to find somewhere else to shower and clean my clothes in the middle of winter. We had our dilapidated home quite literally fall apart, as the moldy attic and roof caved in in our kitchen, resulting in weeks (probably a month or so) of an open ceiling in our kitchen. Again, they frequently called our work orders towards it "not mold" even though mold was found after the water damage became so severe our ceiling caved in. We had been placing water damage requests for over a year. Not to mention multiple studio apartments had zero ac for weeks to almost 2 months in the summer, with no coordination or response from maintenance on when that it would be fixed Maintenance requests for any reason were frequently ignored and not addressed in any sort of timely manner. During a storm a rotten tree next to our home collapsed, resulting in a dangerous hanging tree on a power line for months until a resolution (did not even take it all off the line). They never even actively cared to fix it, Riner just said they were "aware of the situation" and "vendors have been notified". Not to mention the home was NOT clean when we moved in, doors were off hinges (replaced multiple times in 2 years), literal holes in the wooden floor, loose caulk and paint everywhere, etc. They charged us for these holes in the terrible finished and placed wooden floor after we left too. We even made multiple attempts to respectfully go in and talk to both Riner and other managers at Carriage House, where they made every attempt to shoo us away and show no care in the slightest. We made multiple reports to the GA Dept of Community Affairs about Carriage House and their shady business practices to no avail. They very rarely answer the phone, and you have to spam them with voicemails and calls before they even attempt to respond, frequently patronizing you and gaslighting you into thinking you are the issue. We as students were exploited and taken advantage of in any way possible imaginable, viewed with irritancy as pests, not as paying tenants. I cannot stress enough, Riner Gay and Carriage House Realty do NOT CARE ABOUT YOU! I genuinely believe they paid some people to give positive reviews, as these practices are company wide, and I have heard many horror stories from others about CHR. They will exploit you in every way possible to make money, and I would advise you to read this and think long and hard before ever entering any sort of lease or contract with them. I'd give negative stars if it was possible.

I've been listening to my children complain they have their own places in different cities and horrific landlords they wish they had mine both of them already said that today. I truly mean this when I say wow, I am so grateful I'm renting from them and no one else. They are always so friendly when you pay your rent even you feel glad you visited. I'm blown away I thought this would take weeks I've never had a fridge break. Happy New Year everyone this is going to be a great one I just know it. . I paid $40 app fee to be told oh I'm sorry but another tenants place…read moreflooded so the one you were to get is being given to this other tenant as long as they pay deposit. Now if they rent from you why would they have to pay another deposit? They were given til 5 pm yesterday to show up with deposit well then they extended it til noon today so of course I called and guess what no answer and no call back of course but trust I will get that $40 app fee back whether they like it or not. Miss Barbara we take back our words and compliments, glad you able to sleep at night with all the bullshit lies y'all spew. That one star represents a negative 100

    Kelly Realty Service (KRS) is a HORRIBLE property management company. Run away as fast as you can…read more If KRS is your property manager, switch as fast as you can to another property manager (we recommend Rich Bowman). We had KRS managing our rental property (single family home) for 7 years. We live in another state and for many years, KRS' service was just good enough for us to not pay close attention. We have several rental properties and it was our fault for not paying more attention to their lack of service from the beginning. The 2 key issues we had with KRS are: 1) KRS NEVER once answered our calls or returned our calls--for anything. We had to call from different phone numbers or pretend we wanted to hire KRS in order to get a return call. With email, similar non-response. Only after multiple emails would we get cryptic responses. We finally had to threaten a lawsuit to get timely responses as we were firing them and moving our business to another property manager. 2) KRS was ALWAYS a minimum of 3 months late on sending the rental checks--not because the renters paid late - they always paid on time as we learned once we got away from KRS. After we would inquire as to where the rental checks were, out of the blue, we would receive a single check with 3 months of rent combined.

    I was paired with ERA Sunrise through the USAA Movers Advantage program. I was looking forward to…read morethe process of purchasing my first home. After receiving confirmation that my information had been sent to ERA, I was told that I'd be contacted most likely by the end of the day if not definitely within 24 hours. Well, 48 hours went by and I got a call from USAA following up to see if I had been in contact with ERA and how I felt my agent was going to work out. I still hadn't heard from them. My representative from USAA then contacted them and resent my information and said it should be very soon, latest at the end of the day, that I hear from ERA. 24 more hours went by and I still hadn't received any contact from the brokerage. I called USAA again expressing my dwindling faith in this assigned brokerage, and they immediately contacted ERA with the problem. I received a call from ERA within the hour. I was contacted by an agent and we set up some times to view a few homes that I had found listed through various websites. None of which really worked out, but we worked together for a couple of weeks and viewed several homes. Of these homes, only 1 of them did she actually find for me. Granted, I did consider the property one of the tops on my list. I decided to place an offer on a home that I had found myself and told her about. She showed me the property a couple times and then began to be very pushy about placing an offer (she was also like this about the one home she found for me). When I did decide to place an offer, after crunching numbers and deciding on what I was willing to spend, I sent her the offer that I wanted to start at. It was a lowball offer, no doubt. She was very quick to tell me that she believes another offer is coming in and that I should raise it because "there is always the chance they don't reply." Saying that enough got me to raise my starting point and in essence "bid against myself" before ever placing an offer. When we did finally draft up the offer, and I received it to sign, she had written the offer for MORE THAN what I had said to write it for. WITHOUT MY APPROVAL. She then tried to justify doing so by saying that "if there's another offer of the same amount you want to be higher than they are." She ended up rewriting the offer for the amount that I said. Turns out there was another offer and it was "very much higher" than mine according to my agent. No big deal. You win some. You lose some. Moral of this long drawn out review: If you want an agent/brokerage that is going to WORK FOR YOU and follow the guidelines you set, then DO NOT use ERA Sunrise Realty. Your agent should not ethically be driving your offers higher and higher in order to make a few extra dollars. Don't let an agent coerce you into raising your offered amount if it's what you're comfortable with and what you decided upon. Stick to your guns and make your agent work for you. It's their job to write and present the offer YOU want to make.
