    FHP is the slimiest and incompetent landlord in Athens. On multiple occasions they have failed to…read moreprove to me that they are hard working or caring landlords. Towards the end of my lease I was locked out of my room, where my 6 month old dog was in her crate. I called Fred's to receive a master key to get back into my room. Long story short, their master key did not open my door, the FHP employee left shortly after that and provided no help or answers. I hired a locksmith to get into the room. The locksmith then told me that the door knob and lock was broken and not functioning correctly. Fred's did not reimburse me for the locksmith even though their handle and lock was broken. Shortly after my roommates and I moved out, we received $1500 back of our security deposit which was $11,250. Fred's charged us for broken appliances a lot. The most frustrating part was that every time an appliance stopped working, we filed a work order to get the appliance repaired. FHP neglected our requests and ended up charging us for these things instead. There are countless other instances where I have been dissatisfied with FHP. They've been running the Athens downtown living community for many years now and know how to squeeze every dollar out of their residents as possible. Please be aware of how frustrating and disappointing FHP will be if you do sign a lease agreement with them.

We have had multiple run ins there they did not communicate well enough to abide by law and magical charges get added to my account that are not suppose to be there. When I called to ask them about it, they denied it and it wasn't until I argued with them for over 20 minutes they said it was actually a computer glitch and it was their fault. The realtors are not professional and they cannot run their business correctly. Stay away from them if you are renting. I am not sure if they are the same way when you buy a home from them but I wouldn't just to be safe.

We were assured multiple times that this would all be completed before the agreed upon move in date. When I got the keys and checked the apartment NOTHING had been done. they had 3 months to clean and paint, it was apparently not a priority to fulfill their promise (tip to everyone dealing with them, get any/all promised improvements written into the lease). They were painting the unit the day that we moved in, and the cleaning was completely left up to me. The bathtub was black, the refrigerator was broken and leaking, and the apartment came with a cockroach problem. I have never dealt with such an incompetent or careless management company in my life. Now I warn all my friends to stay as far away from Classic City as possible!

The apartments are nice, but I lived at The Mill in the B building and…read morewent insane every night trying to fall asleep to the banging of the cement factory across the street. The factory starts its day anywhere between 12am and 2am (most consistently 2am), and it ends its day anywhere between 5pm and 6pm. The factory is loudest in the morning between 4am and 7am because this is when the trucks come. It sounds like a hammer on your window. The noise is LOUD and consistent. It drives me crazy. Not to mention, the blaring train horn that comes by every 3 hours or so. In addition to all this noise, they have an extremely difficult fob system. At first, I thought it was great that we needed fobs to get in our buildings, because the location is somewhat sketchy at night. However, good luck if you get locked of the building anytime outside of the 9-5 work day. They say they have an "on-duty," "emergency" lock out line, but if you call the number, the person that answers has no ability to unlock the door. The only role the "on duty" person has is to contact the office (but no one is at the office because it is "after hours"). I one time got locked out at midnight while walking a friend to their car....I ended up outside all night. Last thing I want to mention - they give tours of your apartment on occasion. These are not that annoying, but they are required to tell you 24 hours in advance. I have caught them touring my apartment while I was not there without telling me ahead of time. I have also caught them touching my stuff and moving it around.

    YOU DONT DESERVE EVEN ONE STAR…read more Ive moved 30 times in athens over the years, and Collegetown is THE WORST ive ever experienced. Here's a list of the ways they fucked me over. First, you give me only one day notice that someone's moving in, after living in the house by myself for 5 months. Second you send a cleaning crew at 11pm on a Friday night. It scared me, I was home alone. And you tell them the house is empty. Even tho I've been living here for FIVE MONTHS. You probably don't remember but the day I moved in you wouldn't let me into the house for over and hour because you neglected to tell me that no one else singed for the house, so I had to take my cat to a friends house and drive downtown to set up utilities before you'd let me in. You also had promised me free rent for a two months because you wanted a sign a tenant with a dog. And you never communicated to me that that tenant decided not to sign. Until I moved in AND ASKED ABOUT UT. You take forever to respond to maintenance requests. I wasn't able to get into my mailbox for nearly a month after moving in! The cleaners come back UNANNOUNCED, and touched stuff in my room - folded all my bed sheets and blankets. Why did they need to do that? This isn't housekeeping. It's strangers touching my stuff. They didn't even vacuum. Third new tenant moved in without you telling me. Everytime I've been I. The office, everyone is sitting around doing nothing. Won't even greet me u til I walk up to them and say something My housemates don't have mail keys because you couldn't keep track of them. We, as tenants, should not be punished for your incompetency. It's your responsibility to have keys for us. I had to set up all utilities in my name because Collegetown did not do it even though I specifically asked and they said they would take care of utilities. One of my roommates isn't able to pay any of the bills for FOUR MONTHS , and now I have to cover it even thought I can't afford to. It's more than $500. I don't have the money and will be broke and won't be able to pay my new rent. I can't sleep cuz I'm so stressed and have been this entire past year with them. Collegetown has caused me SOOOOOO much stress, even after moving out, and I can't get away from the stress.

Our latest adventure; my wife and I traveled from the West coast to apartment sit for our daughter and her pets while she does an externship. Sunday morning we notice water on the floor of the 2nd story apartment. A call to the after hours number was answered by Daisy(Joiner Management) and in less than two hours Miguel(Joiner Maintenance) was at our door to isolate the problem and start damage mitigation(this included downstairs mitigation as well). Miguel was here for most of Sunday. By 10am Monday a plumber was at our door and assessed what repairs were necessary. By 2pm the same day we had two plumbers and a new hot water tank being installed. The attitude the entire time from all involved was "we got you". We can't thank them enough. The way we were treated shows me our daughter is in good hands while living so far away from us. Thank you Joiner & Associates.
