We love being a central spot our friends and family can meet at before venturing to The Arts Festival, Pride, Jazz and Rib Festival, The Commons, COSI, races, etc. We really enjoy being able to take nightly walks around The Scioto Mile or changing it up by walking to the Scioto Audubon Park or Schiller Park. The PROS: friendly office and maintenance staff; Starbucks machine in the lobby; key fob entrance; decent sized gym for a smaller building; almost monthly resident events; great views of Red, White and Boom; beautiful rooftop views of the city, comfortable outside seating and a grill; main larger lobby and smaller sitting areas on each floor; resident managers for weekend/evening emergencies; large windows that let in amazing light; walking distance to parks, the museum, Arena District, close access to the CBUS and COTA Connect for the airport; laundry room for washing bedding and larger loads; and, if you are a dog person there is a nice green space across the road. The CONS: larger electric bills with extreme temperatures (give and take with the views of the large windows); louder HVAC; noise between apartments and hallway noise (just a part of communal apartment living); dogs barking from time to time (another part of communal apartment living); hefty yearly rent increases (downtown rent continues to rise everywhere); stairwells are not swept that often; and, paying for parking (put apparently that is common everywhere downtown now). Downtown continues to grow with many new apartment complexes being built, but The Julian has the historical character we enjoy with modern conveniences.

The property manager is professional and has a high sense of urgency. My apartment was very clean when I moved in and they fixed work orders within a day. Management is occasionally argumentative, especially if you are inquisitive or concerned about sudden changes. They force coax cable internet on all new tenants ($65 + electrical bill increase due to device power use) despite other better and less expensive options being available (proper bidirectional fiber via at&t for example) The maintenance requests can potentially be delayed, you're better off learning basic maintenance yourself for some of the common problems you may encounter, example: changing bulbs for all lights including your oven/microwave, or if your AC powers off - how to get it working again assuming no unit failure has occurred. The street lights are not properly maintained often having dead bulbs forcing anyone walking when its dark to need to carry a flashlight. Further on maintenance - if they damage something like a wall or your carpet.. document this immediately because you will be potentially charged for anything they do if you aren't aware of it when it occurs. On Residents - mostly okay, but the community requires some safety conscious traversal, some residents will speed and skip stop signs and also fail to clean up after their animals. Also.. residents occasionally operate grills/fire pits near the buildings so any open window can get smoke inside of it. On The Goat - Okay place, mixed drinks are inconsistent in quality, counters on the bar area are occasionally sticky, food is alright, better off going to Rusty Bucket next to giant eagle.. Because the servers sometimes just flat out leave you sitting there until you flail your arms. Other amenities - pool - its small for the community size. volleyball area - its there.. gym - its alright, sometimes smells like a locker room due to occasional ventilation issues. On mandatory trash pickup (another forced fee) - they occasionally leave bags half ripped in the middle of the road and are inconsistent in pickup times. Your trash bin may be returned to you in a worse state than you had left it out, as they will also throw the bins onto the ground. crime - as of 2026 there have been a several incidents of vehicle break ins, the lack of proper lighting does not help with this, and the community lacks any form of security in place to protect residents or their property. - The forced ISP changes/charges occurred sometime in 2025 - The trash pickup issues were always inconsistent - The maintenance problems were always present for the community street lights - Pet cleanup issues have always been a thing, not everyone is considerate. On August 6, 2026, the Delaware Municipal Court DISMISSED it. No judgment against me. Case No. 26CVG01883 -- public record, look it up. What the judge wrote about their side, in the actual ruling: their counsel "wrongly encouraged Defendant not to appear" at a hearing and was "openly disgruntled, hostile in appearance and unprofessional in demeanor." Those are the court's words, not mine. I represented myself. I won. The receipts, all documented: * Twelve months of rent paid in full. Final ledger balance: $0. * A $1,975.40 "light pole damage" charge -- I asked in writing for the invoice and work order. Never produced. Months later their own lawyer wrote they were "not pursuing" it. * My online payment portal was disabled during the dispute -- while charges kept coming. * About $650 in credits they had issued were suddenly reversed with a 24-hour payment demand -- roughly one day after my first complaint to their corporate office. * After I won, I asked for a simple letter confirming I was not evicted so the screening databases stop telling landlords I was. That's all I asked for. And notice their reply to my original review below: they publicly posted private details about my household on this page. That's who you're renting from. Cortland's executives like to say "you're either a customer-centric company or you're not." I paid every bill for a year, beat their eviction in court with the judge criticizing their own lawyers, and asked for one truthful letter. You're not. My advice from the original review stands, doubled: DOCUMENT EVERYTHING. Photograph everything at move-in. Save every message. Get every charge in writing. You may need it -- I did, and it's the only reason I'm not living with an eviction judgment I didn't deserve.
