My girlfriend and I moved into 4th Street Commons in 2022, originally into a Studio Apartment but have since moved into a one bedroom. Management is very understanding and responsive, and the maintenance staff are amazing and take care of any requests promptly. Compared to the other apartment buildings, 4th Street is my favorite because of their amenities, price, and floor plans. Though I will say that some of the other tenants have no respect for others which they make clear in the way they leave study rooms, or by letting their pets urinate in the staircases, which isnt something you can blame management for at all. read more

No visitor parking, absolutely terrible. They used to have more, but now they have half of all available spots to a remodeling crew. Tow trucks come often so it is strictly enforced. Having guests over is an ABSOLUTE NIGHTMARE for them since they have to deal with this crap. read more

Unfortunately the management knows this is the cheapest student apartment close to FIU so they really treat it like a slum. I don't feel respected as a human being here, and everyone looking for a place near the FIU campus should spend a little extra money look elsewhere. For starters, every single time it rains, we get water in our bedroom. We've had to throw furniture away because of mold growing on the carpet and the walls. I will say they were quick to fix it but I shouldn't have to deal with it in the first place. As for general building maintenance, it's disgusting, and I lived in a frat house for 2 years. The carpets smell from the water leaking when it rains, there's usually only one elevator that's working; one hasn't even worked for over a year and they all have expired permits. There's a shadow box for landscaping next to my bedroom window which has never been filled in with mulch for the whole 2 years I've been here, which looks lazy and really bad from my apartment. Every time I go down stairs to speak with someone from management, they seem to hide and not want to talk to me. If I renewed my lease, on top of INCREASING my rent by almost $700, they were gonna charge me an extra $250 to live in a one bedroom with my wife. The building has a mold problem and has rats. During raining season they put big bulky humidifiers is the rooms. They're extremely large and loud. They don't even work . The halls have bio hazard in the carpet so you'll always come home with a funks smell from the halls. The maintenance here SUCKS. No offense to their employment but the "cleaning" and maintenance crew dont know what they're doing. I've seen them throw fabulous down the stairs and squeegee It in attempts to clean it. Oh by the way the staircase all have vomit, shit and piss too. From both dogs and humans. The workers here are jokes. Although they are nice the only things they're good at is finding ways to take your money or keep you in your lease so good luck. Recently their fire alarms have been busted so everyday at 4am in the morning they go off . Which brings me into another complaint. Nothing here is up to code. It baffles me how this place is still up and running. I've been stuck in the elevator multiple time. The power would completely shut off so you couldn't call. You had to wait for it to start up again. Since October 2023 one of the garage elevators broke completely. Not sure if it's in the budget for them but there has been no efforts to fix it. As for that remaining elevator in the garage, it breaks monthly, weeks at a time. Try coming home with groceries and bags and finding out you have no elevator. I absolutely hate this place. DO NOT MOVE HERE!! The management does not care about its residents and living here is awful. There is constantly dog poop and pee in the hallways, elevators, and staircase. It is understaffed and there is often nobody working at the front desk during the hours they should be open. They sold our unit when we had reached out to them about renewing our lease and were in the process of signing, and tried to force us to move to a different unit that would be more expensive. The pool was not operational for about a year and a half that I lived here. They will kick you out your parking spaces with only a days notice. They constantly enter the units. They charged me $300 after moving out for minor damages and cleaning, even though they did not thoroughly clean my unit before I moved in and the shower and sink drains were clogged with long nasty hair. They take forever to fix anything, sometimes maintenance requests will be marked as resolved when no one visited the unit. When we had issues with a fire alarm we were advised by staff to "put a bag over it." When we had issues with the included wifi we were advised to buy a router. During move out there were mountains of garbage in the garage and it took weeks to be cleaned up. They will test fire alarms at 9 in the morning, and essentially take any opportunity to screw you over. DO NOT COME HERE!!!!! I moved here last August for grad school from Massachusetts. I was beyond excited to live here and start my life alone. I live in a 4x4 with random roommates, which was by far the worst option possible. 2 roommates moved in months prior to me, and basically once I moved in I had to follow their rules.... absolutely not, red flag #1. I have the worst, rudest, most disrespectful roommates possible, which management doesn't care about. Speaking of management, they care about a good social media post and getting their money. This apartment does nothing for the people that live here as well as help with accommodating us living here. The complex is beyond disgusting, it's infested with roaches, oh, and don't let me forget that if you have a car, chances are you won't get a parking spot. Luckily one of my roommates got rid of her car and gave me a parking spot, which is as tight as can be. Not to mention, we were just told construction will be happening at the apartment anywhere from 3 weeks to a month, which took up 2 floors of parking, leaving those with cars nowhere to go. The pictures for this place are very deceiving, the pool has been closed for months, it's been drained and hasnt been touched since. The gym is small, the walls are thin and you can hear everything. If you ever wanna get in touch with the place, they'll never answer your call or call you back so don't bother. I moved in August 16, 2021. I signed a 12-month lease, but I am told I need to be moved out by July 31, which makes no sense. The management is not great here. They gave us an apartment that wreaked of cigarettes from the previous tenants and we had to press them for months to replace the furniture that had cigarette burns all over it, and we were offered nothing in return for the state of the apartment. I pay $1000 a month to be here as a student who lives on loans so don't pay their $80/month parking fee and park in the visitor parking maybe once a week, and they towed my car. I get it, I "broke the rule", but they do nothing about people smoking cigarettes in the building, breaking glass in the pool, not cleaning up their dog's pee and poop in the elevators and halls, or playing loud music all night, but they tow my car cause I didn't give them more profit? Not a great look. I'd try one of the other buildings around if I were you, I won't be living here again. I Parked in the parking spot given to me by the front desk person who is literally a student, gave me the wrong information because my first name matches a tenant 3 floors away than me, and resulted in my car getting towed even though THE FRONT DESK directed me to park in a certain spot before they were able to print my car parking decal when i have been paying for parking since day 1. I payed an additional $400 to get my car back, not including the ubers to get there. I went from loving this place to absolutely hating this place. When I first moved in things were fine, but after a couple of months of living here I noticed it is not as great as I thought. One is the staff, most of the time they are rude and its seems like they are not interested in being there or helping out the residents. They only care that you pay your rent on time, because if you are a couple of days late they will threaten to kick you out. Work orders often take forever to be completed. Another thing is the cleanliness. The outside of the building needs a power-wash it is covered in dog poop and garbage. The inside of the building does not fall far behind. Dog poop and vomit in the elevators and hallways almost always. It seems that most residents do not care about the building and treat it like a dumpster. Other than the dirtiness of the building, there is a lot of noise pollution as well. There is always noise, parties, people screaming, music, you name it you can hear it. I lived there for two years. I renewed my lease when I received an email offer from the leasing office to do so. However, they took my room and gave it to an incoming applicant and sneaked a letter into my apartment asking me to leave my room. Initially, they pretended it was an administrative mistake made by the front desk, apologized for it and promised to give me a place. The managers-Amari Carter and Jourdan Artis-know about this. However, whenever I visited the leasing office, they would say either the manager in charge of leasing is not available or he is with another customer. The last time I visited the office and the manager saw me, they quickly closed the door and told me he is not available and I insisted I saw him and they said he has closed. Stay very far way from 4TH STREET COMMONS if you care about respectful treatment by managers, timely response to emails, honest commitment to addressing your concerns. I don't recommend living here. I used to until I realized I was just lucky up until now with who my neighbor was. I live in a one bedroom to avoid the typical noisy and messy undergrad roommate, but it turns out that my one bedroom is actually a three bedroom, where we all share one room due to how paper thin the wall is. The loud, obnoxious, braindead jock next to me began by blasting his music right by my wall. I could hear the music clearly as if I was playing it on max volume beside my ears. I called security. Then the neighbor started blasting it in his kitchen. And I could still hear it. So the next day, I called security. Only for security to make up a policy from thin air and tell the neighbor, "Since it's not 10pm I'm not going to make you stop, just know that you got a noise complaint." The neighbor agreed with security that the walls are thin. After this conversation, do you think the neighbor, A) lowered his volume because he knows the walls are thin and it's bothering someone, or B) continued playing his music loud until 10pm because he can get away with it? If you guessed B, you would be correct, because of course he is a self-centered immature first-year undergrad. Since security wasn't enforcing noise complaints, after a week I called the front-desk staff. I was lucky that this particular staff member actually cared enough to give him a warning for his noise. So now he finally lowered his music after 2 weeks due to being scared of a fine. Except he really didn't, which will come up later. The neighbor also loves to slam doors. The average person slam doors, but in these paper-thin apartments, slamming the door is extremely loud and will instantly wake up any neighbors. He first slammed the door at 3am and then 7am until I complained to management who told him to stop. So he did... for one week. He started again the same night that I called security on him (the day that security told him he can make noise until 10pm). So of course it's intentional. He KNOWS when he slams the door (how can you not?). Management spoke to him a second time. And then he stopped again. But not really. In the present time, he still slams his door once a week at 7am. You can't do anything about someone slamming the door and waking you up because you can't control someone who is braindead. I guess it's just too hard for some people to close a door. And now the final annoyance. His room-sharing girlfriend. You will hear Every. Single. Word. through these thin walls. And when someone is sharing their room, that's a LOT of talking. It started at 3am when they first moved in. Now it's in the evenings, anywhere from 9pm to 12am before they have sex. Loud. Her moans are so loud that you just know they're fake. You'll hear the bed incessantly creaking. You'll hear which songs they like to have sex to (Motivation by Kelly Rowland is a particular favorite). Banging on the wall won't work, you'll just hear her say, "It's not like I was screaming," before continuing with her moans. You get to hear all about their illicit Adderall and weed use, their roleplaying, their relationship problems, and their trash talking whoever is making noise complaints against him ("I wish I could see their pathetic face!"). You get to hear his awful fake laugh, "HAHAHA!" And worst of all: you get to hear them talk at 7am every weekday morning, which will ALWAYS wake you up. And sometimes they'll play music too before heading out. I recorded all the dates she stayed overnight, and so far it's 12 nights in 30 days. The lease is breached if someone stays over 3+ nights. I let management know after 9 nights. Apparently the guest provision in the lease is not enforced here because talking is not considered "excessive" noise. His girlfriend is allowed to stay overnight half of the month and to occupy the room during the afternoons alone talking nonstop on the phone and nothing can be done about it. Management apparently talked to him on Friday about the guest policy, yet here she is again on Tuesday. He never listens to a warning for very long. So, who wins: A loyal resident since January 2019 who makes no noise, bothers no one, pays rent on time or a resident who moved in October 2020, ignores noise complaints, slams doors, shares his room, and wakes people up according to his schedule? If you guessed the braindead jock, then you are correct. Someone who has already violated their lease in their first month is treated the same as someone who has caused no problems in 2 years. It's not entirely management's fault because they didn't physically build this apartment with paper thin walls. It's basically luck whether you get a neighbor who makes you realize how thin the walls really are, enough that you become a fly on the wall to their entire relationship. Add to that you're in law school, already under extreme stress, exams are coming up, and that equals to a pretty terrible living situation. read more

After six months of calling them back and forth, I finally moved in with a parking space. Despite the inconsistency came from the leasing office regard answering my question and numerous mistakes they made in the process before I move in, I was happy. That didn't last long. Last week, I was charged for violating trash code, they said I left boxes in the hallway which I did not do. It's a 25 dollar fine, and I expressed my frustrations for having to pay for things you didn't do to the manager through an email, but they either ignored it or didn't care enough to reply. The staff is nice and helpful, they try to say and do the right things. But the management is highly unorganized, and ignorant. read more

"We do not guarantee security" - 4th Street Commons Management (Direct quote from management on September 17th, 2020, at approximately 12:30 pm) This is not the place for you, unless you enjoy the anxiety of not knowing whether you or your personal items are safe inside of your bedroom. The building is in horrendous condition (most bedroom door frames have been mangled beyond repair and no longer keep your door locked), maintenance will tell you they completed your service request before completing it (resulting in it never getting completed), and management will delay helping you for as long as possible, in the hopes that you will give up and leave them alone. There is a homeless man that camps out behind the building, and local high schooler kids often smoke marijuana in the same area (when the homeless man is not there). Security also does not check the two doors on this side of the building, resulting in the two doors constantly being held open by rocks, allowing anyone to come and go from the building. There is a false sense of security instilled from having sweetwater PD close by. There is a gas leak right by the elevator doors on the second floor of the garage. Nothing has been done about it. The amount of people smoking marijuana in the building is astounding, which results in the elevators always smelling of it, and the hallways stinking of smoke. The elevators will constantly be inoperable and in need of repairs, leaving you with a 5 minute wait while the working elevator passes your floor over and over. The majority of people in the building do not have an ESA, so do not bother spending your time or money on getting the paperwork if you come here with a pet. The best advice I can give you is to find somewhere else to live. The aforementioned is based entirely on MY experiences at fourth street (I sugarcoated it, if anything) and nothing is fabricated or embellished. PS: Corey S., you can save your breath. Pros: nice pool area, staff is very nice, mostly undergrad crowd, close proximity to campus for students Cons: room cleanliness is a low priority for staff (I moved in to an apartment that stunk and had holes in the couches), pool area was closed for months on end due to maintenance, broken gym equipment does not get fixed, hallways are pretty gross and often sprinkled with dog poopy, parking is $80/month (on top of rent), very cumbersome guest pass process, nights are often rowdy and there is no priority for noise control. Not recommended for those in grad school/desiring productive evenings at home, or those that enjoy cleanly common areas. I will not be re-signing. read more

Although 4th seemed like a very nice place to live, I started experiencing problems my first month there. First off, 4th street promised security. When I first moved in, there were no security cameras whatsoever (none in the hallways, garages, etc.). The only security camera was located on the third floor inside of the market to catch people stealing. That being said, I had some pretty rude neighbors with anger issues who were constantly banging on my living room wall. These same neighbors, who I complained about to the front desk were apparently known for causing trouble but they had not been reprimanded. A week later these neighbors picked my master lock (somehow) and broke into my appartment. Being a female and living in a single appartment, I felt unsafe in my own space. I ended up installing cameras inside my appartment and an extra lock at the top of my door. Again I contacted the front desk and again nothing happened. It wasnt until I had my mum call and until after a boy got shot in the head on the third floor of the parking garage (the blood is still there) that management actually got their heads together and started installing security cameras and providing extra measures of security. Now lets talk about this "security". A couple of the guards they had hired spoke no word of english and were just plain rude. How are english speaking students supposed to ask for help or communicate with the guards if they do not speak a word of english??? All in all, from security issues to managements ability to keep us up to date about random fire alarms, to hallways that smell like mold, I would not recommend 4th street commons and would suggest you take your business elsewhere. read more

Honestly, if I could give this place zero stars I would. This is the first time I have ever taken the time to write a review for anything, but I feel I must share how terrible this place is. And I will share it on as many sites as I can to make it known so people don't make the same mistake I did moving in there. This place is not worth your money, I promise you that. So if you're looking for a place to live around FIU, I strongly suggest you do not choose this place. Literally anything is better than 4th street. It is insane. I don't even know where to begin to tell you all of the horrible things about this place. I was stupid enough to fall for the appeal of the place before it even opened and signed when it was brand new. Do not make this mistake! I have lived in different cities and many different apartments and I have never had such a terrible experience at any place I have ever lived in before. My first and biggest complaint is the manager there, Donte. I could honestly use every curse word in the book to describe him. He does not reply to e-mails no matter how many you send, he doesn't care period about anything anyone has to say, he will charge you any chance he gets for absolutely anything even if you didn't do anything at all, and everything that comes out of his mouth when he does choose to speak to you is absolute bullshit. The way he expresses care is so ingenuine and half-assed. If you think going to him will help your situation whatsoever, you couldn't be more wrong. I have no idea how he got hired. He in no way fits the characteristics or skills of a manager. Especially not for an apartment complex for college students. He is one of the main and biggest reasons why I moved out the second I got the chance. I believe 4th street really had potential at the beginning, but he really managed to ruin it. So yes, not only has he ruined that, but he will also ruin your experience there. I can assure you of it. There are very few people who have pissed me off, but it got to the point where I had enough of his bullshit. He creates more and more unnecessary problems when there wasn't even a problem to begin with. Then when you do go to him for a problem or issue, he won't do a thing about it and legitimately could not express to you how much he could care less about anything you are saying or feeling. So how did he become manager again or even manage to get a job? I have no idea. I tried to be sympathetic at first and try to come up with excuses for him, but that was obviously another huge mistake. Secondly, aside from Brianna and the maintenance crew and managers, the staff is trash. While the maintenance crew is nice, they take forever to fix your stuff. Nothing ever gets resolved, not specific to maintenance but anything in general. Even with the simplest issue. Third, I can no emphasize enough how greedy 4th street is! As I previously stated, they will take your money any chance they get and overcharge for any little thing. They will even try to get you to pay for something you didn't even do. We're college students for goodness sake, how do they expect us to just carry this money around as if it's nothing?! We pay enough for rent as it is. And it's not even worth what we pay if we have to solve our own issues and they fail to do their job day in-and-day out. So what are we really paying that much for? Garbage. Absolute garbage. Aside from that, they charge an 85% of rent for lease cancellations and make you find someone ON YOUR OWN to take over your lease or you have to keep paying rent until you find someone. Who does that?!! But that's not the end of it. In addition to that, they trick you and try to get you to re-sign for the following year early to get more money out of you. So if you want to cancel your current lease and the lease you re-signed for the following year, they make you pay TWO relet fees of 85% of your rent ONLY if you find someone to take over your lease. If you don't, they literally won't let you just cancel the lease and move on with your life. They make you keep paying rent for no reason at all, even if you're not even living there anymore. That is one of the most messed up things I have ever heard or experienced. The last of it is just small complaints. The garage is insanely dangerous. They're basically begging for accidents to happen. I don't know how they got approved for that. The rooms are tiny. And the internet sucks & always breaks, which they also make you call the company & fix yourself. Oh & fire alarms never stop ringing, even at 7/8am & on weekends too! So fun. And much more. So again, I cannot emphasize this enough, please save yourselves from all of this rage and disappoint me. Choose any other place to live in than 4th street. Lived here, had to deal with parties going on at all hours (often organized by the staff), the staff illegally entering my property multiple times (caught them on camera), an utter lack of parking other than for staff and their friends, and then losing my deposit and being charged $500+ more after I moved out because the apartment was "dirty" and parts of it were "destroyed", which is an absolute lie. DON'T MOVE IN HERE. This is one of the worst apartment complexes you could choose. It's unfortunate, because it has the ability to be great, but the staff is so incompetent that it makes it a miserable place to live. I had issues before I even moved in. The staff never responds to e-mails or answers the phone and the place is run by college students. When I moved in, they knew I had a dog, and they did not take this into consideration when choosing my roommates. The roommates were also not informed that I had a dog. I ended up moving in and instantly had to change rooms due to my roommates being fearful of dogs. Fortunately, the staff offered me a discount on my rent due to the inconvenience, so I was happy. When I moved in, the apartment had not been cleaned well and I had to deep clean it in order to feel comfortable. The carpets in the hallway always smell like trash and mold and the stairways are never cleaned. Vomit and dog poop stay in there for weeks. The area around the apartment building is always littered with trash and dog pool as well. When the hurricane hit, there was some water damage to many of our rooms, and it took them months to fix it with very little communication. I was living out of my living room during this and it was a horrible experience. The construction people that worked on it commented on how poorly the building was constructed. It's made from very cheap materials. In order to make this a better place, ACH Living needs to fire all of their staff and replace them with people with actual life experience and halfway decent communication skills. read more

Normally I never leave a review but I just had to leave a review because I wanted to file a complaint for Gieselle Walker. I had the worst encounter with her when I just came in to ask a question about the process of my lease. I received so much attitude and she proceeded to roll her eyes at me throughout our entire interaction. She was extremely rude. I lived at 4th street commons last year and I have never received this much disrespect before. All of the previous managers were extremely kind, courteous, respectful and professional. This is extremely upsetting especially since this is my very first encounter with her and I didn't even move in yet. By that experience alone it made made me not want to live there. All of the leasing agents were extremely kind and accommodating but I was extremely appalled by her behavior especially since she is supposed to be a manager and an example. I have never come across someone so disrespectful. read more

Not flexible with students at all. They are more about money than providing good service and safety. Read the fine print because they want to screw you over. They bring you and your cosponsor down. read more

I normally don't write reviews, but I feel compelled to share my experience with a member of the Asset Living management team that oversees the 4th Street Commons property. My son, who will be a first year medical student at FIU, signed a rental agreement for a unit in this building with a move-in date of August 16. Unfortunately, this date did not work for us because his classes start August 2, so I contacted Amber from Asset Living to see if the management company can find a solution to our dilemma. I didn't expect much, and was pleasantly surprised when Amber promised to do her best to accommodate our request, and actually delivered on her promise. She handled all our communication in a professional and timely manner, and worked diligently to come up with a solution that worked for both the company and us.
