    This is the WORST property management company i have ever worked with, and i've worked with many…read more They oversee my property in Brighton, CO. There is little to 0 benefits from the HOA. No clubhouse, no pool, no waste removal. But they will send nastigram as soon as your HOA fee is past due, or there is a weed in the front yard. I suppose the ONLY benefit is to make sure the front yards are trimmed up and occasional exterior maintenance is done in the community. They do paint (i think every 7-10 years) and these guys choose the ugliest/cheapest paints they can find. In addition, as soon as they run out of money for the year they do an assessment and charge another 3500+ dollars (for each unit) for their inability to protect the properties via insurance. I'm sorry but isn't that your job? Where are the ~130 monthly HOA fees going? No accountability, no discussion, but if you don't pay the 3500 dollars they will assess a hefty fee for each month you are late. I have an outstanding HOA request from 7/30/20 that NO ONE (after three emails and three phone calls) has responded to, but yet today, i received a nice letter from the HOA reminding me that my January HOA fees were past due. Run for your life, I will never purchase another property that is overseen by Overlook Property.

When you buy your home, it is impossible to contact someone from overlook to set up your trash and recycle. They will take your payment every month and make sure you are not added to any communication that they are required to send because you didn't enroll. This happened to many of our neighbors. Plan to accumulate over a month of trash and recycle before you get your bins and you can't use the construction bins. They won't give you access to the pool or weight room. You will pay for it each month with your HOA dues but it's closed because of damage but they are using covid as an excuse. They won't answer the phone or respond so don't bother. They use language when they have hosted the 1 community meeting to let you know it would last about 3 minutes and if you didn't attend they would raise HOA dues because we wasted their time. They held a virtual meeting but you were not allowed to speak. They treat you like an apartment and implement rules when they want to. I am not sure if they have even seen this community to understand the needs. The latest is they sent a notice saying we are not allowed to use the parking spots in our own community. If you are thinking of buying at Sundance Townhomes or Overlook is your property management stay clear. We will be moving because this experience.

We appreciate the promptness and professionalism of their company in making the situation right. It sounds like they will do their best to ensure this situation does not occur with future tenants. -- PREVIOUS REVIEW: DO NOT RENT PROPERTIES MANAGED BY THIS PREDATORY COMPANY. We have been renting for 15 years and never experienced such predatory practices. We were model tenants and left the apartment cleaner than any other apartment we've ever lived in. We did everything on their MULTIPLE cleaning checklists including WASHING THE FREAKING LIGHTBULBS. They still found every possible way to nickel and dime us out out of half of our security deposit, including charging us $55/hour to clean things we already cleaned or to clean things that weren't on their checklists, routine wear and tear (paint touch ups) and the gas for their maintenance guy. Also, we were told during our lease that we could not hire our own carpet cleaners and the cost of carpet cleaning would be deducted from our security deposit. After our lease ended, they sent a message indicating they assumed we'd had the carpets cleaned already. We were honest that they hadn't been cleaned because they said they had to do it. Now I wish we had done it ourselves. Getting them cleaned ourselves would have saved us quite a bit as they charged us $212 for a 900 sf apartment. Our main contact was not very professional throughout the duration of the lease. He emailed and texted us messages meant for other people on multiple occasions. Our last month in the apartment he never contacted us once on what the move-out procedure was or offered to do a final walk-through. Not knowing what else to do, we left the keys in the apartment on the last day and texted him that we'd moved out. He didn't contact us until the day after our lease ended. Now I know why! It was so he could find hundreds of dollars worth of issues with the apartment to deduct from our security deposit after it was too late for us to do anything about it. It's clear now they intended to hire their expensive professional cleaners on our dime regardless of how well we cleaned. I've never not received my full security deposit back after 15 years of renting. Do not rent from New Age Realty unless they're fine with them spending your security deposit on expensive professional cleaners. They do not treat good tenants with respect and I'm glad to be done with them.

I had the worst experience with this company and I have done property management for 10 years. I have never had the level of incompetence that I have had with Echo-Summit properties. I have even been threatened by their attorney with this statement "You are certainly free to make any report you desire; however, if your report is false, it may be actionable under a defamation claim Moreover, under certain circumstances, false reporting may be a crime." I have contacted HUD regarding their treatment. I am certainly glad that I recorded and took video of my move out procedure. Stay away from this company.

You are better off managing your own property…read more We stopped using ECHO Summit as our property management because their work was sloppy, their invoices were inaccurate, and they overcharged us (and our tenants) for everything. Here are just a few of the issues we dealt with: 1) They tried to charge us $125 to install a smoke detector...a PLUG-IN smoke detector (price did not include the detector). 2) I caught them charging my tenants for items that were never replaced and they denied it. 3) Their handyman "patched" a 3" hole in a door with a large brown putty smear and thought it was acceptable. 4) The front screen door was damaged. They said they fixed it and charged us for the repairs. I visited the property a few weeks later and the damages were still there. The list goes on. I wish I read these reviews before hiring them. Worst mistake ever!

Everything about this place is amazing. Its a beautiful area, the homes are clean and well maintained. Service calls are, for the most part, handled with care and professionalism. Moving in here was stressful but Sera made her best effort to make it less stressful. Having said that, I was floored when we found out so much of the lease was messed up and the fees they were wrong, the rent was wrong. The dates of move in were wrong. These are simple things that could have been fixed and that would have been done. The reason I am taking away 2 stars is that it WAS NOT easily fixed. I have no idea what goes on in the background but what the local office is saying and what the corporate office says is not accurate. There is no cross functional system in place and it caused us incredible stress. They said we owed money and called daily and even served compliance letter for payment or eviction. It took 13 iterations of our lease to get it right. Because of the fear of money being charged that shouldn't be charged when we move out someday, I can't help but take two stars. So, admin - terrible. Local office and staff - Amazing.

Took months for them to figure out a change in trash companies and when they did, the day in which we were supposed to have trask picked up changed daily. Additionally, the way they handled communication regarding the pool this year has been aweful. (just chekc out nextdoorneighbor to see all of the community reviews). The scheduling system they had to be able to sign up for slots of time we could go to the pool didn't work, couldn't be edited for mistakes ect. With the season winding down, we received an email stating the abrupt closure of the pool - with no advanced notice. In response to my email to this organization asking for why they weren't able to give advanced notice of this closure, the response from James Fletcher didn't even spell my name correctly. It seems looking at the name of who they are responding to and spelling it correcly is as difficult as everything else this organization touches.

He imposes huge fines on the homeowners without justification. His team is very unorganized and often provides conflicting information. He is also slow to return phone calls and emails. If you are fortunate enough to get a hold of him he is very rude and condescending.
