I am genuinely shocked this company has any positive reviews. I was the first to submit an application, yet they sat on it for days without processing!!! Despite calling daily to move things along, I was repeatedly told it "could take a week." When they finally ran it, they misread my pay stubs, causing further unnecessary delays. I FLEW TO DENVER TO SEE THE PROPERTY AND FINALIZE EVERYTHING!! There was a small holdback with my pay stubs but was in the process of ironing it out. After ten days of jumping through hoops and being assured the process was "first come, first served," they rented the property to someone else. Unprofessional, terrible fucking communication, and hidden fees. Hands down the worst management experience in the city. read more

Landlords Beware of Eric McCain he has 25 judgements nationally against him plus 17 other claims. He is on the run. Eric McCain is a Con. Stay away from WholePM and don't listen to the Google reviews. The house we rented had a variety of undisclosed and unsafe issues. You will lose weeks off your life trying to get ahold of the "team" at WholePM and when you do, you can expect a disrespectful and borderline maniacal email from the tyrant/owner (Tyler), puffing out his chest and telling you to "chill the F**k out." The property managers are all completely unqualified and their contract is legitimately designed to scam tenants. We felt betrayed, unsafe, and financially taken advantage of. Do not rent from them. They're borderline scammers. Terrible management and just as bad as Atlas Real Estate. Slow response times, they do not care about their tenants. You'll pay professional services when you move out for deep cleaning and carpet cleaning because it's in their lease and you will provide receipts. HORRIBLE experience from the get go. When I moved in the carpet was dirty and covered in dog hair. Instead of immediately resolving the issue by having a carpet cleaner come out, they offered to bring me a vacuum. It was clear they never stepped foot in the apartment between tenants. When I finally moved out, they withheld over half my security deposit for things that were clearly stated in the lease as "normal wear and tear," and proceeded to ghost me instead of communicating and addressing the situation. I am incredibly disappointed. Overall a horrible experience. I would NOT recommend renting from them. read more

I am a property owner and have used Whole Property Management (hereafter WPM) since the start of 2023. I waited until now to do a review so I could have some experience with the company before doing a review. Before contracting with WPM, I managed my properties myself, so I am knowledgeable with management issues. So far, I have been happy with the service of WPM and how they are handling my renters. The feedback I have from my renters is that they like WPM and feel they are being treated properly. What I like best is that WPM is responsive to my questions, issues, or concerns. They provide a pretty good set of financial reports on their portal and they appear to be friendly yet effective in managing tenants. Maintenance costs are higher than when I managed my properties myself because I had my regular guys that I had worked with for many years. But I am willing to accept this for the benefit of not having to handle maintenance issues. As an aside, WPM did a great job getting my Denver rental license. Some of their people are young and somewhat inexperienced. But they are hard working and I have not had any problems. I keep good records and had to correct a minor oversight on one property. Overall, I think WPM offers good value, they have a good system in place for managing tenants and providing information to owners. They handle maintenance issues, and will give an owner a heads up if there is anything unusual going on. I am happy with their service and I plan to continue using WPM as my management company. read more

The problems were lack of follow through, theft, boundary problems between manager and tenants, etc, etc. No accountability I am Happy to report that I have nothing but positive experiences with Tyler and his team. What they say they will do; they do. All work has been backed up with receipts, and in some cases fotos. Only the most professional relationship is established as my representative to tenants. Do not use them! Unresponsive and will not take ownership of mistakes. After termination of management with Whole PM, I spoke to my tenant and he said the same thing about the management company. Prior to signing with them to manage my apartment, Tyler was super responsive. Once mistakes started occurring, he ignored my emails, voicemail and calls. Same with the property manager that was assigned to me. They claimed to have done x, y, and z but when I screenshot our email chains showing they were in the wrong, they had zero response and completely stopped responding! I have been really happy with this rental agency so far. It was seamless to tour the property through online booking. We were able to set up a time that was convenient for us without having to work around a realtors schedule. The move in process was also very automated with key pick up and move in inspection. They have always been responsive via email. I have been in my property for about 3 months now and so far so good! read more

This is one of the worst companies I have ever worked with. Starting with when moved into the location the walls were disgusting and blinds were damaged. There are move in and move out inspections the tenant has to do themselves. There are pictures and descriptions of all that wrong. The blinds were in same condition move in and out and still got charged for replacing them when they were damaged since the get. One of there requirements was to deep clean the home and carpet, which was done and an invoice for it was provided and still got charged with a bill for the same thing using their vendors. I have called them several times for instructions on what needs to be done prior to move out, no call back. After moving out one week before lease was up turned in keys and all, I sent a detail email of what was done and my invoice and ask for a call. Andrew emails anytime i call and leave a message, and the man sends me a list of what i need to move out. I waited patiently for my deposit and called of day 59 cuz they were adamant about lease says we have 60 days to send deposit, asked for a call back and guess what an email saying " deposit was sent today we have 60 days to send. and invoices of carpet cleaning which was done already, deep house cleaning which was done already and blind replacements which were messed up from beginning of lease. I got pics of all of everything. so don't ever use this company and I will definitely tell everyone the same. read more

I would recommend getting everything in writing otherwise they will charge you anyway. We were told that they were going to replace the carpet when we moved out and then proceeded to charge us for cleaning. Also normal wear and tear doesn't exist. They charge you for any mark that is more than the size of a pencil eraser. Overall it was an average experience with a major let down when the deposit came back. They ask you to open a ticket on their portal for issues, but they NEVER respond. I had to open 4 tickets and keep calling every day for 2 weeks before anyone responded to my request. Highland acted as a broker for a private investor, and managed the lease process through occupancy. Tyler was great. We moved from DC to Denver, and rented a house sight unseen but for the pictures and a FaceTime tour by a friend. After we signed the lease, we were in town a few times, and Tyler was always accessible - including nights and weekends - and was able to get us access on short notice several times. His communication was always quick, and we were able to work through a lease extremely quickly. We moved across the country on a very short timeline, and then on top of that had some personal complications that made a transition difficult. Finding and occupying a house, rather than being the tedious and numbingly over-complicated task that it could have been was completely painless, largely due to Highland. DO NOT RENT FROM THEM!!!As a former tenant, I caution you to get in bed with this company. I had previously worked in a one on one approach with my landlord. About 1 1/2 years into my lease with original landlord I then got contacted that this company was taking over. It was all downhill from there. Poor response times and demands from the company not addressed in lease I signed with original landlord. Expecting them to stand by the original lease upon move out I was sadly mistaken. They did not honor anything in the lease upon move out & drained my whole security deposit. They claimed damages that were completely false. Claiming the dishwasher did not work when it was used just a day before move out. Claiming the TVs hung up on the wall (cleared by the original Landlord) is beyond west and tear. Claiming that cleaning deposit was non refundable then charging a second time for cleaning after move out. Moral of the story is if you want your security deposit back I'd stay far far away from this company. Scam artists to say the least. read more

I had a bad experience with Tyler Howell. I hired him to manage my house rental when a new job took me out of town. When I first met him, he seemed nice and professional. But several things happened up front that made me realize Tyler doesn't seem to be with it. His worst mistake cost me $1500 when he communicated the wrong info to the prospective new tenants regarding which utilities they would be responsible for. When questioned why he didn't remember that detail from our face-to-face conversation two days before, he replied, "it slipped my mind". As it turns out, several things would slip his mind. One main concern was whether he would correctly service the swamp cooler in the Spring. I communicated the details to him both verbally and multiple times in writing, how the side panel needs to be swapped out. The panel for winterization is solid, and the panel for summer operation (which could be found in the garage) is vented, to allow air flow. Tyler failed. On my dime, he hired a landscaping company to perform the swamp cooler service, and apparently neglected to inform them about the vented cover. A couple weeks after service, I got a video from my neighbor, letting me know my swamp cooler was making a high-pitch whining sound. The side panel wasn't swapped, so it didn't have proper air flow. When I asked Tyler to fix it, he didn't run right over and swap the panels, which would have been awesome. All it would have taken was a ladder, screwdriver, and 10 minutes. Instead, he scheduled a follow-up appointment a few days later with the landscaping company. I contacted the landscaping company directly and found out they were confused about the cover panels. Once I explained it, they got it, and I let Tyler know. Tyler replied, "Ah, ok that makes sense now! I couldn't figure out why they were swearing there was no cover on it...." If he knew there was confusion, why didn't he contact me immediately to clear up the confusion? Lazy? Didn't care? It's a mystery. Since it got to the point where I'm coordinating directly with the landscaping company, effectively doing Tyler's job for him, then what's the point in hiring him for his service? So I fired him. Would you believe Tyler billed me $295 for the follow up visit to fix this problem he caused that shouldn't have happened in the first place? When I contacted him to discuss it, he threated a mechanic's lien on my house and blew me off. I had to go to extraordinary lengths to get him to refund my $295. Throughout this whole experience, even worse than his incompetence was his attitude and the way he treated me, his customer. For each problem, there was never an apology. He never seemed to make an effort to understand each problem. Instead, he delivered legalese-like non-answers that made me feel like he didn't get the point. For the record, he never returned my keys. And I didn't receive a 1099-MISC at the end of the year. I had other problems with Tyler, as well. But you get the picture. I do not recommend Tyler Howell for your property management needs. read more

As an owner with 20 plus years of experience, I terminated my contract within a week, and they still insisted my tenant pay after written termination and acknowledgement of termination as PM of my property. They now owe me, the owner of the property the security deposit made by the tenants, they owe the tenant that paid after the contract was terminated the rent they collected anyway after termination, and they owe me $330 for goods not returned to me that they took from the property. They charged me $120 for an additional "cleaning" after the property was professionally cleaned for $350, insisted I have kindling for the fire pit in the yard removed so the tenants couldn't use it (to a cost of $250), and billed me an additional $36 for Amazon purchases they made for a smoke alarm and extra garage openers that were never received. Terribly unethical company taken advantage of both tenants and owners. read more
