We were under contract to sell our home to an elderly couple. Their realtor used Dan Kopp (Valley…read moreHome Inspection) to do an inspection of our home. Dan said we had a water leak under our primary bathroom shower and that our patio cover (that was built in 2022 by a professional licensed contractor) wasn't built with the right materials. After he gave his inspection report to the buyers of our house, the buyers backed out of the sell. The buyers used the inspection report as an excuse to get out of buying our home, instead of asking to have these items looked into and fixed if needed. I went into our crawlspace and positioned myself under the primary bathroom shower and bath tub. I pulled the insulation down and checked for water damage and found absolutely no water damage to the insulation. I then used my phone to take pictures and video of insulation as well as the connections to the shower and bathtub as my wife ran water down the shower drain and the bathtub. I found absolutely no water Leaks at all. I also checked the insulation and the guest bathroom shower and tub combo on the other side of the house. Again, absolutely no water leaks, insulation was bone dry under both bathrooms. Dan also mentioned our patio cover was not built with proper materials and that the snow could cause the water to run under our shingles and potentially cause water damage to the roof OSB and possibly leak. I had a roofing contractor come out and pull up some shingles to make sure the roof on the patio cover was installed correctly. The roofing contractor said the patio cover roof was in fact installed properly and they did an amazing job installing it as well. The roofing contractor asked us, how could the inspector know the patio roof was installed incorrectly, does he have X-ray vision? Dan cost us the sell of our house and potentially the offer we already put in on another house that was accepted. We may lose the opportunity to buy a house we fell in love with. Dan Kopp is a liar and we believe the realtor for the buyers asked Dan to come up with anything he could, wether it be true or not, just so the buyers could back out of buying our house and do it legally. Dan just made things up without any proof to back up his claims. In my opinion, Dan Kopp has no integrity and is a very unethical inspector.
