As a Realtor I've worked with a lot of inspectors in the past 15 years. Grey Owl is definitely one of the most professional and competent companies I've dealt with. Scheduling the inspection is easy with a phone. The coordinator will send you an email to confirm, date, time and the inspector's name. The inspection is very thorough. The inspector has to go through a standardized list of items to complete the inspection. Afterwards the inspector goes through each item on the list as they walk you through the property. They have a laptop on sight and will send you a pdf copy of the report along with photos. You usually get it within 24 hours or less. The costs is typically about $300-$400 for a condo and $500-$700 for a single family home. The inspectors are insured and bonded. They will also give you their contact info in case you have questions down the line. I've completed over 400 transactions and would not hesitate to work with Grey Owl again. read more

They were very professional and did an excellent job of describing in detail their findings without using confusing jargon. Buying a place is not a small investment, so, I want it done right. I am a professional inspector for Highway Construction. So, I did my fair share of inspection myself. Building inspection is a little difference, Jason's knowledge is what I am looking for in that area. First up. I check Jason's web page. I like the price list, it is all clear what you are going to pay. I contacted him via the web page, great communication by email, phone calls lead up to the day of inspection. At the day of inspection, Jason shows up early to meet with my agent. When I got there, he was already doing his job, we spend time together and talk about things in the apartment. Very friendly guy and he did a great job. The inspection report was sent to me next morning. Because of items he found, I end up did not buy this apartment. Glad to see all the positive reviews more recently. We did not have a good experience with Grey Owl two years ago. I am guessing they have upped their game and have new ownership or staff. We were unable to be present for the inspection of our new home and asked Grey Owl to do an inspection of this new construction. What we got was a disaster. The report/documentation we received in the mail was only a few pages, mostly photos of a few issues found. There was no follow up with us. There was no checklist that identified all the aspects that should have been documented. The lack of documentation was indicative of the problems that we've had due to the minimal inspection that was done. The leaking water which the inspector claimed was fixed or was being fixed was only a small part of the problem. The shower was a total wreck with three different plumbing leaks and a badly installed drain which allowed water to remain in the drain pan indefinitely. We eventually had to have wall and ceiling removed below the leaks and replaced due to the continuing leaking and mold. Other unidentified issues included broken roof tiles, three brand new appliances that were not working and the results of another leak in the wall of the master bedroom that left a long dark line along the seam of the wallboard. Comments like 'describing in detail their findings', 'explaining all ... findings' and 'very professional' were not our experience. Glad to know things have changed. read more
