Bent Nail Inspected our new home in Star twice, once at closing and one year later. They missed what would become a major problem with our roof a couple of years later. This problem, called "Ski Sloping", the flashing along the edge of the roof lifts up and water leaks under the eaves. Due to poor construction practices it is apparently a fairly common problem with builders like Toll Bros, but takes several years to become a problem and damage occurs. I called Bent Nail to ask how this was missed during my inspections? They said they would get back to me, that was four weeks ago and I haven't heard from them yet! If they had caught this problem during our inspections, I bought have save a lot of money and it would have been appreciated if they had called me back! read more

I used Bent Nail to do my initial home inspection (when I purchased) and did a more limited follow-up inspection with them four years later. Given I used them again, that should tell you that the quality of their initial whole-house inspection was excellent. This limited one was just as good. My realtor had recommended a different inspector for our previous home, and they were not good at all, as they missed multiple problems. Bent Nail finds everything! I've used Bent nail multiple times but this last time their inspection really missed the mark and most importantly their management response was terrible. Total lack of ownership and accountability for all the misses their inspector had. I gave them the chance to make it right privately but their management simply stopped responding to my emails hence posting this review as I believe their service is not worth anymore if you are selling or purchasing a home and they treat you as if you are a stupid home owner who doesn't understand how things work. I understand that when you buy a used house, it will not be perfect by any means and an inspector cannot detect all the issues, however the reason I'm very disappointed with Bent Nail's service is because they missed some OBVIOUS issues that were visible to the "naked eye" and detectable within minutes for a good inspector. 1) A/C Water leak - water marks all over from previous leakage. We detected the leak within minutes of turning the AC on. We paid ~$300 to have the drain line repaired but the AC guys said we have potentially a bad coil which cost ~$4,000!. 2) Missing GFCI in two baths. This home is 2019 and it is not code compliant in those two bathrooms. I've made a few real estate transactions within the last ten years and guess what? , if there is no GFCI for the bathroom outlets the house will not pass an inspection, period. I even sold a house a couple of years ago where Bent Nail did the inspection for the buyer and they called out that my house was missing the GFCI which I needed to pay an electrician to install. I built a couple of homes in the last 10 years and the same, if no GFCI in the bathrooms the house will not get the city permits. 3) Exhaust Fans - We ended up replacing 4 exhaust fans because guess what? - their air duct was blocked. Again, I would not expect an inspector to see a blocked duct but an inspector should have detected the symptom which in this case was exaggerated noise when you turn the fans on. 4) Squeaky floor and buckled carpet: These may not be safety or functional issues but issues that need to fix them and they add up to the repair bill. Overall, it is very difficult to comprehend why these easy to detect issues were missed and one must wonder if the inspector is qualified. Buying a house is a serious decision and easy to detect issues like these can cost your customers thousands of dollars if not highlighted in your inspections. The reason we have used Bent Nail's services is because for the most part your inspectors are meticulous and help us check for major issues but this time you guys completely missed the mark. I wish you guys would show/demonstrate some ownership for these misses. As you can see, I'm not just a customer making stuff up, I reached out because these are real issues and so far I've spent ~$500 to repair them (with the potential to spend another $4,000 for the A/C coil) while I spent $585 for your inspection so the ROI on your inspection was not really great I believe my review is fair as an inspector cannot be held accountable for every single detail you find in a used home but these fours issues were obvious and could have helped us saved some money and potentially we could have had some negotiation leverage at the time of purchase. read more

I know several people who would not have a 3rd party inspection done on a home that is new construction but we did and it was totally worth it! William was professional, thorough and very knowledgeable. He took time to show us his findings, explain and answer all of our questions. He found several things, one being a small water leak that will be easily fixable but it may not have been found for a while if we had not had the inspection done. I requested William and Bill arrived for my inspection. At no point did Bill inform me that he came instead of William. I understand businesses can't guarantee a specific employee, but it would be nice to be told it is a different employee than requested. I really liked Bill and he appeared to be very thorough. I was ready to recommend this company with a 5-star review, but then I received the inspection report. Important photos regarding past water damage were blurry and some of the information totally contradicted what Bill told me in person. I specifically asked Bill about water in the crawl space, so this information was especially concerning. Bill told me verbally that some of my doors had stripped screws. This was not specifically annotated in the report. There was no location identifier for six pictures of door hinges other than "Doors". This is not very helpful when you have fifteen doors that are similar. The descriptions in the report were limited to two sentences. A few pictures were upside down. A picture of the garage door was included in the section on "Walls, Ceiling and Trim". Another photo in the "Interior" section was nowhere to be found in my home. The builder couldn't even find it. None of the photos indicated their location in the "Interior" section, so I had to search for them. Alex contacted me via email to see how the inspection went. I replied expressing concern and requesting clarification of items on the report. Meanwhile Bent Nail is sending me multiple emails requesting that I review their business. I didn't receive a reply from Alex, so I follow up and she explains she's only in charge of the feedback requests and my email was forwarded to someone else who would be in the office the next day. Several days later I receive an email saying that they had Bill reach out to me and he left a voice mail. The email said the inspector would reach back out to me and they verified my phone number was correct. There was no name indicating who sent this email. If Bill or anyone else tried to call me my iPhone logs all the calls and messages. No one called. I emailed Bent Nail explaining this and requested my emails be forwarded to David Strand the owner. I never heard anything back from Bent Nail Inspections Customer Service or David Strand. I find this very disappointing after paying the company $462 for this inspection. I have received seven inspection reports on homes I've owned. These reports had clear photos and sufficient enough detail that I didn't have to recontact the inspector for clarification. I'm in a development with many new homes and others coming up to the end of their warranties. I will not be recommending Bent Nail Inspections for inspections or warranties based on my experience. read more

bent nail was hired by a realtor who represented a buyer of my home in Meridian. my home was only 4 years old and In impeccable condition. The inspector hired to look at the house nitpicked every minor thing they could possibly uncover. They even went so far as to pointing out the most minor flaws that were obviously there when the house was built. At some point during the inspection, the guy removed an access panel and broke the hardware, then left it there and didn't bother to tell anyone about it. These guys are complete clowns and only nitpicked things because they want to look like they were going above and beyond. they put my realtor through the wringer with their punch list. Extremely thorough, professional, and reliable! They really set the bar high! I have now used Bent Nail Inspections for two of my homes, thanks to the recommendation of my wonderful realtor. The first time was back in 2018 when I bought my very first home, my pride, soon to become my very cherished rental property. Bent Nails went all out to make sure the sellers weren't hiding anything that was wrong. The home was newer so there wasn't much wrong, made it easy to flip through the pages of the report. I was even more impressed when we had them once more inspect another house we bought in 2020. First off, the inspect report was fat! So much information. It was an older home, there was a lot to point out and our inspector made sure to notate every last detail. He went as far as to notate every single crack in the Sheetrock, even chips on the toilet! I say that is quality service worth your buck. I would definitely use their services again when I buy my third property, heehee! Included video where needed but an entire video run down of the inspection, not just an online report. I'm an out of ton buyer and was not there for the inspection. With the results of the inspection I had what I needed to ask for another $5,000 off the price of the home. Can't beat that deal. Less than $1000 for an inspection and saved me $5k on the deal. Ok, hopefully I'm not duplicating my review bc YELP said I never finished it... FROM ALMOST A YEAR AGO. =( Both COVID and my builder were causing completion delays to my home, but BN's was very accommodating. COVID also kept me from being at the site during the inspection, it was clear, BN's was very thorough with their inspection (and written report); which allowed me to sign off with the builder and take ownership of my home on schedule!! Several months after taking ownership my dryer was delivered (delayed due to COVID), but it would not work due to an outlet malfunction. I was able to utilize BN's report to prove to the builder it was malfunctioning prior to ownership and they quickly sent out an electrician to fix the issue. On the flip side, I now enjoy receiving BN Newsletters for knowledge & fun ideas and have no problems suggesting them to others. ~Thanks so much for your assistance with my forever home BN's!! read more
