I have been in customer service for over 30 years, and Forrest and his team have been nothing short of superheroes. Moving into the home, Including the application process was extremely seamless. Not only that, they have an app with online options to pay as you get paid, or all at once. Not to mention the response time to emergency situations is nothing short of impressive. Being an older home, we had a few very small issues, and within the hour they were remedied. I highly suggest if you're looking for a home in any part of the state or nation where Dwell Property Management has offices, you won't find better property management than this. On a scale of one to 10, this team is a 17!

Absolutely exceptional property management company!…read more When we had to relocate for work, Forrest took the time to guide us through the entire rental process. This was our first rental property and Dwell Prop. Mgmnt. handled everything - cleaning, staging, advertising, background checks, leasing agreements, and landing the right tenants for our property. Over the last couple of years, his communication with us has been outstanding and whether it's a text or a call, always got back to us asap on any issue or question we had. When we decided to list the house, Forrest went out of his way to ensure we had the right contractors for repairs, cleaning, landscaping etc. I highly recommend Dwell Prop. Mgmnt. to manage your home if/when the time comes. Their fees are reasonable but more importantly, you will have the peace of mind, knowing your home is in great hands, which is invaluable.

I'm in the last three months of my lease and there are so many un/scheduled visits of granite bringing prospective renters through my studio. There's sometimes not even a days notice and the leasing agent told one client is would $630 a month which is astounding since it was $450 before... idk who in their right mind would pay that much for a studio when you can pay that for a 1 bed. The staff is nice but I've often gotten mixed answers from different staff members for the same question so they're not consistent. I put in one maintenance request while I was here and they showed up that same day and fixed it. I just really hate them showing up whenever with prospective renters and the expensive pet fees. Won't rent with them again for those two reasons alone.

Over the years, I've noticed apt fees jump without reason, costs added in for absolutely no reason or service, and charges slapped onto every chance. A service call guy locked the door even though we specifically requested it was not locked after he left. Then he came back to unlock it for us and charged a fee! Last fall the fridge went completely dead, all our freah purchased food had to be thrown out due to Granite taking nearly a week to address the obvious problem. Parking and towing is constantly a joke for both actual parking tag users and guests in the lot. This trashy business proves that corporate sociopaths rise to the top especially where customers are too innocent, young, polite, and easily taken advantage of. What a fraud.

zero stars!!!!!…read more Maintenance or police? My son and his friend was blocked in by golf carts and not allowed to leave the property. They berated them for 10 minutes (19yo AA student and 19yo Indian student). When my son recorded them they then lied to the GM that they were assaulted (grown white men 30 and 60) by to kids.

Former resident here, this is my honest review. TL;DR:…read moreMaintenance crew is the only good thing here, and some of the landscaping. It's not cheap to live here anymore, management is a nightmare, and the property is rundown For starters, they try to charge you wherever they can. Move-in for me was late August (also the weekend before the semester began) and move-out was the week before the end of July. The lease requires rent to be paid in full for all twelve months, meaning that they received an entire month's rent without me actually living in the apartment. They also charge ridiculously and unnecessarily, including one instance for me where they found a burned-out lightbulb in the apartment and charged us $25 to replace it. My roommates and I weren't entirely sure that lightbulb functioned to begin with, either, because we remembered looking around to see if anything had changed since we'd moved in with the lights. What's more is that the renewal offer we received increased the monthly rent from $450/mo to $625/mo for the same apartment and amenities. Absolutely ridiculous. Management is also an understatement. Some of these people are wanna-be tyrants. I had been told at move-in that parking passes (of which I had selected the free option, and I had registered my vehicle long before this) would be issued later as they had not come in yet, and that I should be on the lookout for an email. That was late-August. Around the 20th of September, I hadn't heard anything, so I went to the office. I was "informed" that I had received an email on the 27th of August stating that the deadline for picking up parking passes had passed, and that I would now be receiving a charge for $5 on my account. Since I had received no such email, I asked if the charge would be removed if I could provide proof that I had received no such email to which the desk attendant said yes. Upon submitting proof that neither my main nor my junk folders contained any such emails, I was informed that the charge would remain on my account (which was now $15), and I was thanked for my cooperation. On principle, I said no thanks and fortunately was able to file a complaint with the BBB that got them to reverse the charge, but it wasn't until November that this happened! And the icing on the cake? The reason for this charge? No-one knows because the entire process for getting me my sticker was the desk attendant turning around, grabbing the sticker from a drawer (of which there were stacks), and writing my apartment number on it in red sharpie! The general condition of the complex is also questionable. There is rust visible on the handrails including sections where the railing would have an end support, missing nuts to secure the steps on the stairs, and the equipment in the gym is run down and unorganized. In my apartment, one of the doors closing off the laundry area would always catch, one of the bedroom doors wouldn't close properly once it warmed up, the ventilation system didn't blow well in my room, while in my roommates room was the fan meant to circulate air throughout the apartment keeping him up. The floors were scuffed and scratched from the chairs in the kitchen, the ceiling was stained (likely by an exploding soda bottle), there was a pair of satin pajama bottoms in my closet when I moved in and the soap rack in my shower fell and damaged the tub. There are a number of other gripes I would like to make against the quality of these apartments, but I feel you may get the picture. Overall, I give zero stars to Alight. The one star is for the maintenance guys. They were some chill dudes that got the job done and got out. Always super understanding and reasonable. A little messy sometimes, but that's acceptable for me considering how prompt they were.

We spent almost two entire…read moredays cleaning the house we rented and they took out $175 from our deposit (and told my husband "you are lucky. Most people lose a lot more than that from their deposit"). When we went and asked to see the pictures, they showed us pictures of things that weren't in the house. The owner is entirely disrespectful and a bully. He refused to even consider that the pictures were wrong until I filed a complaint with the BBB (Better Business Bureau) and then they refunded $100 of our deposit and admitted that some of the pictures were incorrect and from a different property. However, rather than replying to the Better Business Bureau (BBB) complaint that they refunded a portion of the deposit they retained and letting the matter drop, the owner, when responding to the BBB complaint, claimed that my husband agreed that all the pictures were correct (didn't happen) and that he called me a derogatory name, which is also absolutely untrue. If you rent from these people, take care to take pictures of the entire property right before you move in and again before you turn in the keys and, if they still gouge your deposit, file a report with the BBB since they seem to take that more seriously. Just be aware that the owner can't, apparently, be professional in his responses or differentiate between properties when he goes and takes pictures. Or, for that matter, between who people are and what they say. Good luck to anyone who chooses to use this business!
