I wanted to live off campus to be able to leave school when I come home, so the Avenue South was perfect for me. It takes about 15 min to get to campus. My favorite part about living here has been the management and maintenance. I appreciated when management walked me through every part of the lease when I first signed on. There are no hidden fees and they aren't trying to trick you into paying more money. Maintenance is quick and gets the job done right the first time. My only complaint would be the wifi occasionally works slow and you need to clean off your dishes before putting them in the dishwasher. Other than that, it's been a nice place to live. I changed my review to 5 stars because when I went in to talk to them about it, management addressed my concerns on the spot. read more

STAY AWAY from this place, we have not even moved in yet and already have so many issues. Just like the others said, they will charge you anything they can to make more money, we did not know that we have to get a renter's insurance that would cover the apartment's water coverage and animal coverage (we do not even have pets), we bought insurance from USAA that has $300,000 coverage and they did not approve it. I have never had this kind of issue with renter's insurance. They will charge you $20 extra per month to waive not having your own renter's insurance but they purposely do not approve your insurance that you buy. Also charged for carpet cleaning ($75) even though we steam-cleaned the carpet. They wanted photographic evidence of the steam cleaning. Just do some research before signing a lease here. I HAD TO CONTACT THE DEPARTMENT OF HEALTH TO GET HELP WITH A MOLD ISSUE: I would strongly advise people to think twice before signing a lease at Alight. My experience has been extremely stressful, and I wish I had been warned beforehand. I brought concerns to management about mold in my apartment PANTRY and provided clear pictures showing the issue. Instead of taking my concerns seriously, I felt like they dismissed the situation and denied there was a problem. Even after previous cleaning, I still had concerns about remaining mold and the impact it could have on my health, especially with my allergies. When I went to the leasing office to address these concerns, I remained completely calm and respectful. However, I was labeled as the aggressor, which was confusing and upsetting because I was simply trying to have my concerns addressed. Staff threatened to call the police and told me to leave before the police arrived, which felt like an intimidation tactic rather than an attempt to resolve the situation. And yes, they did actually call the police! And I was told that I was doing nothing wrong! The way the situation was handled left me feeling disrespected and unheard. I also felt there were racial bias undertones in how I was treated and how quickly the situation escalated, making me out to be "An Angry Black Woman." I'd also like to mention that I am not the only one, there have been numerous other tenants complaining of mold and they are not willing to do air quality test themselves. I called myself and got an estimate of 650 dollars and now I understand why! They don't care about your health, only money. They'd rather you suffer from mold exposure then actually do something about it. At this point I've scheduled two different doctors appointments with concerns. Overall, my experience with Alight has been extremely disappointing. High Move-Out Fee and Aggressive Management My move-out experience with this property was extremely disappointing. Management charged me for multiple items left in the shared common area simply because I was the last roommate to move out, even though many of those items did not belong to me. They insisted that unless I could prove which roommate owned each item, I would be responsible for all related trash-removal fees. The move-out instructions did not clearly state that the final resident would be held financially responsible for removing every item in the common area, including belongings left by other residents. The statement also included unclear carpet-cleaning and trash charges that required further explanation. When I contacted the office to discuss these concerns, the response was aggressive and dismissive rather than professional or solution-oriented. Instead of reviewing the responsibility for each charge fairly, management simply insisted that I pay for disposing of property that was not mine. This approach is unfair to residents and does little to protect the property's reputation or maintain trust with its customers. read more

They berated them for 10 minutes (19yo AA student and 19yo Indian student). Former resident here, this is my honest review. TL;DR: Maintenance crew is the only good thing here, and some of the landscaping. It's not cheap to live here anymore, management is a nightmare, and the property is rundown For starters, they try to charge you wherever they can. Move-in for me was late August (also the weekend before the semester began) and move-out was the week before the end of July. The lease requires rent to be paid in full for all twelve months, meaning that they received an entire month's rent without me actually living in the apartment. They also charge ridiculously and unnecessarily, including one instance for me where they found a burned-out lightbulb in the apartment and charged us $25 to replace it. My roommates and I weren't entirely sure that lightbulb functioned to begin with, either, because we remembered looking around to see if anything had changed since we'd moved in with the lights. What's more is that the renewal offer we received increased the monthly rent from $450/mo to $625/mo for the same apartment and amenities. Absolutely ridiculous. Management is also an understatement. Some of these people are wanna-be tyrants. I had been told at move-in that parking passes (of which I had selected the free option, and I had registered my vehicle long before this) would be issued later as they had not come in yet, and that I should be on the lookout for an email. That was late-August. Around the 20th of September, I hadn't heard anything, so I went to the office. I was "informed" that I had received an email on the 27th of August stating that the deadline for picking up parking passes had passed, and that I would now be receiving a charge for $5 on my account. Since I had received no such email, I asked if the charge would be removed if I could provide proof that I had received no such email to which the desk attendant said yes. Upon submitting proof that neither my main nor my junk folders contained any such emails, I was informed that the charge would remain on my account (which was now $15), and I was thanked for my cooperation. On principle, I said no thanks and fortunately was able to file a complaint with the BBB that got them to reverse the charge, but it wasn't until November that this happened! And the icing on the cake? The reason for this charge? No-one knows because the entire process for getting me my sticker was the desk attendant turning around, grabbing the sticker from a drawer (of which there were stacks), and writing my apartment number on it in red sharpie! The general condition of the complex is also questionable. There is rust visible on the handrails including sections where the railing would have an end support, missing nuts to secure the steps on the stairs, and the equipment in the gym is run down and unorganized. In my apartment, one of the doors closing off the laundry area would always catch, one of the bedroom doors wouldn't close properly once it warmed up, the ventilation system didn't blow well in my room, while in my roommates room was the fan meant to circulate air throughout the apartment keeping him up. The floors were scuffed and scratched from the chairs in the kitchen, the ceiling was stained (likely by an exploding soda bottle), there was a pair of satin pajama bottoms in my closet when I moved in and the soap rack in my shower fell and damaged the tub. There are a number of other gripes I would like to make against the quality of these apartments, but I feel you may get the picture. Overall, I give zero stars to Alight. The one star is for the maintenance guys. They were some chill dudes that got the job done and got out. Always super understanding and reasonable. A little messy sometimes, but that's acceptable for me considering how prompt they were. read more

Considering a private porch a public area is Indiana is kind of an insane thing to do. Should the public be so inclined to enter people's private balconies, I assure you that they will not be happy with the results. Basically, Katie Shore, whom we later find out is guising herself as "management", said that it's in the posted policies that nothing can be on the porch. They were not given at time of lease, nor were they agreed to by all tenants. By threat of theft of personal property, they, since I'm sure Katie wouldn't have their wherewithal to conjure this policy enforcement up all on her own, forcing students, many of whom hundreds of miles from other storage, to either rent a "storage space" from property management or face theft of personal property under yet another guise. Ignoring high prices for sub-par studios, my experience while living there was "meh" at best. Originally we were told we would get new appliances very soon, but due to some "delays" we didn't get them until the next leasing term. The paint job is on-par with typical slumlord painting jobs (pain blotches on the floor, essentially on all the furniture). Floor and carpet are old and need replaced, all the trim needs replaced, it's dirty even when you clean and vacuum everything. The real problems arose when leaving the place. I was charged $500 for a new sofa that had "tears" on the back of it, person who I spoke with said it is possibly caused by cats. However I never owned any cats and in fact I am highly allergic to them. Later after getting new photos from the current resident it appears to be paint blotches and no scratches to be seen... After confronting about this I was told the charges will still stand, and even after requesting new photos from them directly (as I didn't initially tell them I had a new photo) as the photo they provided me was horrible quality (244p at most), and I was unable to save the image to inspect more closely on the app. read more

They have huge experience in apologising and adding unreasonable charges when you move out (look at the google reviews as well to convince yourself). They give you the apartment in terrible condition, and when you move out, they would add charges for "cleaning" it for future residents LOL. There is a reason why the lease agreement contract for Alight forbids class action lawsuits by tenants. It is because they know the likelihood of being sued by all of their previous tenants for fraudulent charges is extremely high. Review after review, anecdote after anecdote reveals a pattern of bogus charges levied against tenants after they move out. Normal wear and tear is of no consideration. And the cost of an apartment complex to thoroughly clean an apartment before the next tenant moves in, which ought to be standard practice for the business, is charged to the previous tenant. They know they can get away with this scheme because they exploit the college students that sign a lease to live there. In our situation, hundreds of dollars were charged to each of the four female students who, by the way, kept the apartment in a condition similar the way it was when they moved in. When we moved them out, we swept, wiped down, patched holes, and removed all of their possessions. Not even our thorough cleaning could satisfy a company ready to capitalize on vulnerable students. Once the charges were assessed, there were no fewer than 8 attempts through phone, email, and their website contact portal to discuss the matter with Alight management. There was not one response from them. Not one. No phone call back. No email back. We have tried to contact various individuals within the company to no avail. Every attempt to ask how one might appeal the charges have been met with silence. However, if you watch below this review, they will be quick to respond and act like they are very accommodating and willing to help. It is a show. It is manufactured to keep their charade running. At every step over the last year, they have not been helpful or accommodating, whether it be the bogus charges or their empty promise of a move-in discount that never materialized. Even more, new appliances were promised throughout the year to only receive them one week before moving out. Then, Alight had the audacity to charge a $100 cleaning fee for the refrigerator, which again, had only been installed one week prior to move out. And oh, the rickety, broken, and dangerous crumbly outside stairs that only got fixed a few weeks before move-out after numerous complaints. Alight wants everything on their terms, not yours. Go read other reviews and look on Facebook at other people's experiences, if you don't trust mine. They are slum lords with a nice, cool name attached to their business. If you disregard what we are all saying, at least take pictures when you move in and move out. Then get a lawyer. Sign on with them at your own risk. Alight can be summed up with the phrase "you get what you pay for." I was paying 600/mo with 60 ish in utilities for a 2bd/2ba, which was super affordable when compared to other options. Plus, the bus system can take a resident from campus to the supermarket to the downtown Lafayette area, which is quite convenient. Also, the ongoing renovations have improved the living environment. Apartment amenities and common areas look clean and professional. However, the cost is the only thing preventing this from being a 1-star review. Here's a laundry list of problems from my 1.5 year of stay (Aug2020-Feb2022). -I lived on the third floor, and the stairs leading up to my apartment shook from side to side when ascending or descending them. They shook because of the rusted out supports that were supposed to hold it in place. Instead of replacing the entire structure, the apartment did a spot repair job. Within weeks, the stairs began to wobble again. -Another fun story: one day the outdoor first floor ceiling next to a staircase gave out (reasons unknown) and resulted in parts of the ceiling to be strewn across the ground. It took Alight a WEEK to sweep up the rubble and another couple of weeks to repair the gaping hole in the ceiling. -While there was still a hole in the stairwell ceiling, a pigeon couple built a nest up there. When the hole was filled, the pigeons were forced to relocate their home elsewhere. That elsewhere happened to be on a spotlight outside of my door, where they lived until I moved out. This story is heartwarming, until I tell you that the pigeons pooped so much over the course of a few months that a literal MOUNTAIN of BIRD POOP had accumulated a few steps from my door. I never complained, because I was just trying to ride out my lease. HOWEVER, multiple personnel from the Alight team had seen and ignored the poop pile as they visited my apartment for various reasons (maintenance, inspections, cleaning empty rooms). I guess they assumed that the mound of poop was okay. -Alight personnel do not just ignore bird poop, though. The premises is notorious for having dog poop littered throughout the grass. Its not necessarily the apartment's fault, but still it meshes well with the "you get what you pay for" mantra. -Apparently the key fobs are set to expire as soon as the lease concludes. That's perfectly fine. Unfortunately, Alight didn't tell anyone this information and did not issue any replacement fobs. This led to a night where I saw multiple people (including myself) trying to break into their own apartment. Eventually Alight figured it would be a good idea to tell people about this snafou at 11pm and frantically issued new fobs. -Maintenance was generally pretty good. However, it took them 1 month to replace our microwave. We sent this request with the highest priority, and were continually put-off. Imagine a college student without a microwave for a month. Egregious. -The renovations that were advertised were badly needed, but were not perfectly executed. The countertops are nice and the new appliances are great, however, the paint job on walls (at least in my apartment) resulted in paint splatter on the floor and some of my belongings. -They misspelled my name on the label within my mail box. Not a big deal but I mean come on guys. -I gave the apartment complex 3-months notice (with ongoing reminders) that I was moving out on a certain day. When that day rolls around, I asked to have someone walk through the apartment with me to ensure I wasn't going to get charged a bs fee (apparently a common occurrence), and the response was "we are not doing move-out inspections today". The staff also seemed oblivious that I was supposed to check out of Alight that day. -On the same move-out day, I asked what my current electric bill was so that I'd know how much to pay. They responded with ###. I paid that ### and thought I was done with Alight. 2 days later I get charged another electric bill. Overall, was not impressed on how "on top of it" the staff were. If you made it this far into my review, congrats. The review may sound overwhelmingly negative to some, and without a doubt it most definitely is. However, it is one of the cheapest options in west lafayette. read more

It's been fees upon fees the minute we walked in the door. $100 administrative fee, for paperwork? When we moved in, there was NO cleaning service and the apartment was a disaster from wall to wall inside and out. Rent was shy of reasonable and upon exiting, they slapped each tenant, including the sub-letter an additional $170-$200 fee. Does it actually cost $800 to clean an apartment, or are they pocketing $800 every term? I asked about the charges and was quoted three small items equaling a bag of trash. A bag of trash costed $30, so how I got charged $200 is beyond my comprehension. Sure, it's nice to be on your own and off campus and may even be more cost effective, but expect to pay unexplainable fees. read more

Not a bad place for Purdue students to live, if you don't mind being off campus......well off-campus. Fortunately though, there's a dedicated bus that runs semi-regularly to transport students to classes and back. Otherwise good location on US 52, across the street from a mini mall and less than 5 minutes from a Walmart. The apartment entry system is a nifty RFID fob that gets waved in front of where the door lock normally is--gone are the days of [drunkenly] fumbling around with your keys! The apartments are spacious and relatively up-to-date. Appliances are hit-or-miss; Caty D has noticed that the dishwasher sometimes leaves hard water stains. Sound-proofing could use some major improvement, as upstairs neighbors could be heard without much effort. You'd think an apartment complex of this size would have recycling, but noooooope. They don't, and it's criminal. What year are we living in?? Honestly, think how many aluminum cans, plastic bottles and empty handles of vodka get needlessly thrown in the garbage because The Avenue doesn't have a recycling program implemented. 'Tis a shame. A real big shame. Bonus star awarded for: Super awesome new mega vending machine! Just installed in the fall of '14 is a humongous automated convenience mart.......at least, that's what it feels like. Any time of the day or night, swipe a credit card for milk, a mac'n'cheese dinner, candy, condoms (for $4, yikes!), cameras, toothpaste, you name it. Obviously, the prices are way inflated, but if you need rubbers and you need them NOW (guys, we've all been there), this handy vending machine is a godsend. They will charge for insurance even if you have your own, they add random charges without notification. They will randomly walk into your apartment for inspections and "maintenance" without notification or if there is notification it will be three days after notification. Know your rights as a renter, what they do here is illegal. read more

Charging fees for a pet they never ever see and cannot provide evidence of, and after asking me to go to the office to see the "evidence", when i get to the office, they told me "we do not want to show you the picture, we will email it to you", and threatened me to leave with asking courtesy officers to come and remove me. If you dont have the evidence to charge me, dont pose unreasonable charges, simple as that. Also saying things are "dirty" which is just new packaged drinks and items bought from stores laying around, not causing any damage to the housing at all, but says they will need to clean those things, which is a complete joke. They dont allow anything inside the room beside the person living in there, everything else needs to be moved away. This is by far the shittiest place I've ever lived. I moved into my apartment and it smelled terrible, took weeks to get the smell out, nothing was cleaned, there were holes in the trim and under the thermostat and the best part is when added to a list to move in early I was told I couldn't because they were still doing work on my apartment, yet when I moved in it didn't look like anyone who worked there had done so much as even touch it after the last resident. The floor was so dirty it stained the bottoms of my white socks black and I learned I must were slippers everywhere or risk being dirty. The shower was disgusting and the ceiling looks moldy. Half the light bulbs were burnt out. The apartment is infested with spiders and I barely spend anytime there as I mostly live with my boyfriend yet I have been charged for multiple things when I'm there maybe one night a week. They advertise having a gym yet all of their yoga mats are trashed, and ripped in half, and they barely have any weights at all. The office staff is rude when you call them on the phone starting as soon as you sign a lease (once they're no longer interested in selling something to you). I've lived in multiple other apartments such as rise and aspire where everything has flown smoothly and I had no issues to complain of at all, so I am very disappointed how terrible this community is and that I've had nothing but issues. Can someone tell me if it is legal to pull fees out of thin air? My lease clearly stated that a sublease admin fee of $200 was required. Then they said I would also need to pay $30 for my subleaser to fill out an application which is not stated ANYWHERE. I showed them that the $200 fee is supposed to cover all "so called" expenses the office charges to delegate a subleaser. PLUS the application fee is WAIVED for online applicants as stated on their own website!!! Which my subleaser did!!! Apparently they don't need have a signed document and can charge for whatever they want whenever they want. I was not even upset that I had to pay the $30 fee, but the way it was handled was just complete unprofessional. Basically was told that they didn't care if it was in a signed lease agreement, they charge everyone unfairly. So if they can make up fees I'd hate to see how they actually impose fees THAT ARE stated in the lease. You'd think a major company wouldn't be DEAD SET on charging someone $30 especially when they already suck dry every other student with "damage fees" as soon as they move out. I lived in this apartment through my whole stay at Purdue University (4 years). Upon moving out I was charged $205, and these charges felt steep and unjustified, as the apartment was in fairly decent condition. My roommates who had rooms in better condition were charged an equal amount for whatever could be claimed to be found wrong with their room. Beware. As far as the apartment conditions were, the air condition never circulated through our apartment properly even after multiple maintenance requests over several years. My move in process was horrible. I was told that in March when I signed my lease I would be able to move in on August 3rd. But 2 weeks before my move in they were confused on my request. Im assuming Blake never put that on a note. I have to be moved out by the 5th because I was going out of town. I go back in, now another person is telling me they cant accommodate me for the 3rd because a person may be living in that space. Mind you I spoke with my future roommate and she informed me that the person who's in my space moved out 2 MONTHS AGO. Josh the manger was trying to tell me that I was told the "earliest you were informed you could move in was the 4th doesn't mean the apartment would be ready." But Hailey told another office person that the 4th was defiantly the day I could move in. Now my stuff is in a storage and I have no one to help me because my boyfriend went back home because the date to move in is now the 12th instead of the 4th like I was told! As you can see they are very unorganized and don't take notes like they say they would, Josh obviously gets annoyed when you come in and try to make sure you have a place to stay and he NEVER APOLOGIZED. This all could have been avoided if they just didn't wait until last minute to clean spaces or just were on one accord with their information. I could've signed somewhere else who could've accommodated me but unfortunately they are money hungry so they will tell you anything when you're signing a lease. 0/10 WOULD NOT RECOMMEND. If you ever decided to sign with them have all your conversations on important things noted and emailed to you before you leave that office or they will try to spin it around. STUDENTS! Do not live here. If the distance to campus isn't enough to dissuade your inchoate opinion of Alight apartments, then it must be the apathetic, halfwitted excuse of a staff. My first experience with Alight that cemented my unadulterated dissatisfaction with the company was my "assigned" move in date. Upon arriving-after calling and verifying I was all clear to move in on a Sunday prior to the start of my second semester-I was greeted by a tiny sign on the main offices front entrance which read "office hours: Sunday-closed". After taking a look around and making a couple phone calls I was told shit out of luck and to find a place to stay the night. LITERALLY word for word "find a place to stay the night then come back during office hours the following day". That was the day prior to even moving in, so before I became a resident they had already managed to screw me over. After checking in the next day, I find my apartment and as I approach the door I notice it's opened and the maintenance crew is working on a pipe that had succumbed to 20°F and had frozen. Their lackluster job could've been performed by anyone with commonsense and the ability to use a wrench. All and all they were pretty quick to fix the problem but left the apartment looking terrible with shit they had tracked through the building while working. That in itself didn't irritate me, it was that they left the apartment dirty and left myself to clean the place. I had gone back to the main office and of course was given the unintelligible response of "put in a request with the main thence team" by the equally idiotic receptionist. Ill bet you a months rent of $900 that they'll charge us for "damage fees" listed as caulk residuals left splattered on the hardwood floor and chips in the bathroom countertop courtesy of Bob the builder/crew. Don't let the allure of amenities influence your decision either. The sad excuse of a gym flaunts the bare minimum of scrounged equipment and everything else is closed. Literally terrible service. Before moving out of the apartment which I subleased for the summer, I went to the front office to check and make sure that I didn't owe any additional money and that everything had been paid. Fast forward 3 months and I'm receiving calls from a credit agency about money that I still owe on the account (did not receive any email reminders or any sort of communication from The Avenue South themselves) for damage that the subletter previous to me did. I had taken pictures of this damage when I moved in and sent them to the front office specifically so that I would not be charged for it, but alas I paid nearly $200 dollars!!!! Overall, this place is... Eh. It's nice to have our own bed & bathroom and the overall space is alright for a college apartment. What people say about the electric bills are true. The bills are ridiculous. During the winter, each of my roommates and I were paying almost 100 a month for electricity x4 which is more than what my mom and dad spend on our family home. Even when we weren't using the heater much, the bills were still outrageous. Next thing is the Internet and cable, it SUCKS. The Internet goes down daily and the upload and download speeds are that of something out of 2004 with dial up. I use my phone's mobile hotspot more than the wifi anymore. To be honest, I (along with my roommates) can't wait to move out for greener pastures. read more

This place is a prime example of corporate money hunger. Has been out so many times over the years and just wants to push as many students in and out as they can. My bedroom was on the bottom floor next to the water heater closet and it leaked, cause the wall to be soft and moldy. And once you tell them you're not resigning they will spam your email non stop begging you to stay and offer deals etc. if all that isn't bad enough, after paying rent on time and being a good resident they screwed me over , and over a measly $140 at that. At first was my fault, I moved out pass the deadline. So I asked for a time extension and they offered it to me, two days rent, seems extreme since I only needed a few hours but I agreed and paid. So this allowed me now til Tuesday to move and clean. Came back the day after moving deadline to turn in keys, the girl ask if I wanted the temporary key to go clean the place in which I forgot so thanked her for reminding me. Went to apartment. My room was already cleaned up and everything trash. Then I was charged for it. Don't trust a big company like this. Too many really nice places to rent from in West Lafayette. read more

Lived here 2 years. If you like quieter places and want to get away from campus, this is the place. My military friends and I loved it here. Right next to 2 grocery stores, it has a pool, hot tub, grills, computer lab, volleyball and gym. Overall great place to live. I'm honestly not sure how people have bad experiences here. If you keep your place clean and pay rent on time (like a responsible adult) you'll have zero problems with this place. The staff were always friendly and patient with all the residents that I have seen. My main points of contact were Sabrina and Lorenzo. They always helped me with questions in an expedient manner and gave me the utmost respect (as did the entire staff). Don't be a square and expect them to fix your problems if you don't tell them! Most people seem to have this attitude. Talk with them to figure out exactly what you need and it'll be a great time living here. The gym is definitely complete enough for anyone trying to be fit. Not really for the serious lifters because the weights are limited. The pool is awesome and the staff doesn't mind drinks as long as it's no glass. Lastly, the maintenance crew kicked major butt to get things done. My shelves broke once and they had it back in 2 days, good as new. They give you plenty of warning for inspections, so anybody that says "they just busted in to check stuff" is ignorant. They gave 2 weeks notice for inspections. Plan around it! Every time I had something break or malfunction, they were in there the next day to get it fixed. To COMPLETELY AVOID move out fees, I spent about $60 on paint (Sherwin Williams), drip pans, and cleaning supplies, and with a day's work, I had that place as good as new. No fees. read more

I should've known that a college town apartment offering me a lease with deals on rent would be a nightmare, but I needed a place to stay so I gave them a chance. Don't be like me. The apartment was disgusting upon move-in with a severe gnat infestation and sticky floors/walls, their billing for electric is incredibly corrupt (ex. I was charged $270 for electric in one month when nothing was plugged in and heat was off, then they "fixed" the HVAC and my electric was less than $60), maintenance illegally entered my apartment multiple times without warning and the office needed 3+ hours to figure out if their people even entered since they apparently document nothing, the cost for repairs is ridiculous ($45 to replace cheap blinds that aren't even broken), and they left my apartment in disarray after performing a renovation to which I never agreed. Now that I've moved out, they've charged me over $200 for "damage" and "cleaning". If you want to waste your money to be unsafe in a repugnant living space, get ready to call Alight your new home! read more

DO NOT live here. I have never had customer service issues before I encountered this company, (in particular Kim Williams, one of the managers at the office) and have never before felt the need to write a review before the Avenue South. If you read good reviews on other sites, please know that they give out Starbucks gift cards for residents to review them well, making those reviews unreliable. I had issues with a broken washing machine that would not be replaced until 2 months later when my mother had to call the manager of the office and property supervisor because they wouldn't take the time to talk to me in person. I was charged for things upon move out, like the kitchen not being clean and drip pans not being replaced (even though I did replace them), while another roommate was still using the kitchen and main areas because her lease extended 2 months longer than mine. They promised upgrades that were supposed to be completed before the start of the school year, but didn't happen until February, or didn't happen at all. On multiple occasions their handymen left lights on behind locked doors in the apartment, making our electric bill higher than usual. Also, when my credit card rent payment was mistakenly denied, they did not inform me until 1 week later when a significant late fee was incurred. They may offer amenities that other apartment complexes don't, but it's not worth all the trouble and irritation caused by their awful service and disorganized office. read more

Our move in was HORRIBLE! The place had mold on the ceiling apparently from the leaky sprinkler system. The Apartment was filthy! There was a person who was not a resident sleeping on the floor and refused to leave. He did eventually leave when the "Team" came in. The carpeting in the bedrooms were filthy .Paint peeling off walls. The cheap, old vinyl tile in the living area is so old it is sticky you dare not take your shoes off. The kitchen was despicable...to say the least. Mold in bathroom...This was not what they showed us before move in and signing the lease. The "Team" they sent in to clean and do minimal repairs did respond quickly but they did the best they could for the circumstances of teh poor condition of the apartment....soon as this semester is over...moving on read more

Overall, not a bad place to live. Some of my complaints are with management personnel, and their cable and internet provider. The management staff is a little clueless about certain things. Before I lived here, I asked if the Avenue South pro rated their rent, to which the gentleman I spoke to revealed that he did not know what Pro Rate meant. Also, both my roommate and I have had packages sent to us that have been lost in the Avenue mail room. However, this is easily avoided by shipping with UPS or FedEx instead of USPS. Also, the power bills are not dealt with in the best manner. Electric bills are paid to the Avenue with your monthly rent, but some months it is skipped, meaning you pay double or triple the following month. The internet in one word: Dreadful. The internet is provided by a company called Pavlov Media, an internet and cable company with no idea how to be an internet and cable company. The internet goes down several times daily, and if more than one device is online at a time, it is slower than a Dial-Up connection. Several times when I have homework due, I am unable to complete it because the internet is either down, or so slow that it is prohibitive. The television is slightly better, only going down once or twice a week. Once we had friends over to watch the Purdue-Michigan State game, and the cable went out halfway through the first quarter. Also, their channel list lists Comedy Central as 47.1, when in reality 47.1 is the Church Channel. We do not get Comedy Central at all. Their customer service is also rude, incompetent, and does not send repair crews out when they say they will. But these complaints are not with The Avenue, just their cable and internet provider. Repairs and service requests are dealt with quickly and professionally, and the amenities are top notch. While the pool is closed for most of the year, the gym and recreation center is amazing. The rent is affordable and the Avenue bus is convenient. Unfortunately, I am living somewhere else next year, not because I was not satisfied, but because I want to be closer to campus. But overall, a great and affordable place to live. read more

Although the apartments and amenities are pleasant, the goods are outweighed by the bads at the the Avenue South. The management is very frustrating to deal with-they're only super helpful and friendly when it's signing time. For any other issue they don't seem well-informed and are a little on the snippy side. Surprise, unexplained charges make it feel like they are trying to take advantage. Although the advertisements suggest that bus service is constant throughout the week, the dead periods-especially on weekends-make living at the avenue very difficult without a car. You will often find yourself saying "Eh, it's too far. I'm not going to go to campus to do X, Y, or Z." For the price the Avenue's amenities are certainly decent, but due to the distance from campus and the poor management, if you can, I would avoid living here. read more

The Avenue South is - in my opinion - the best affordable place to live in West Lafayette. The facilities are great. Until last year they were the only place that provide a tv and cable with the apartment. There is a pool and a gym. There is even a club house. The support team is great. Whenever something breaks in the house they send someone immediately to fix it for free. I loved living here very much. My only problem came up now when I'm planning to leave back to my country. I can't find someone to sublease my room to for the rest of the lease. They don't have a buy out option. They don't provide a semester lease. Now, time is closing in on me and I cannot find anyone to sublease to. If only they could provide semester leases I think they will make more customers and it will be the perfect place in town. read more
