I'm in a 6 month lease of a studio that was 450 before my pet fees. I end up having to pay 610 for my two small dogs which is expensive in comparison to other apartments. I'm in the last three months of my lease and there are so many un/scheduled visits of granite bringing prospective renters through my studio. There's sometimes not even a days notice and the leasing agent told one client is would $630 a month which is astounding since it was $450 before... idk who in their right mind would pay that much for a studio when you can pay that for a 1 bed. The staff is nice but I've often gotten mixed answers from different staff members for the same question so they're not consistent. I put in one maintenance request while I was here and they showed up that same day and fixed it. I just really hate them showing up whenever with prospective renters and the expensive pet fees. Over the years, I've noticed apt fees jump without reason, costs added in for absolutely no reason or service, and charges slapped onto every chance. A service call guy locked the door even though we specifically requested it was not locked after he left. Then he came back to unlock it for us and charged a fee! Last fall the fridge went completely dead, all our freah purchased food had to be thrown out due to Granite taking nearly a week to address the obvious problem. RENTER BEWARE!!!!!!!!!!!! I lived at Granite's Indianapolis Elmhardt property. I lived there 4 years and Granite Student Living took over the last year I was there. If your lease requires a security deposit do not expect it back no matter how much you clean! Again I lived in the unit for 4 years and moved out slowly over 2 weeks to ensure the unit was left spotless. Of a $850 deposit I only got back $123. $600 was deducted for a tub repair. There was a small 2-3 inch area on the floor of the bathtub that disintegrated over 4 years. For some reason Granite thinks either I took a chisel and stone to the tub to deliberately make a 2-3 in chip, or that I owe them a new tub!? RIDICULOUS!!!!! The other deduction was for a kitchen cleaning, I swear there could not have been anymore than a single bread crumb left in a cabinet. I followed the instructions to dispute and after a month had heard nothing. I had to call the office to get a whole separate email address to contact. After expressing my concerns I was not offered any kind of mediation of the issue. They did not consider that one smallllllllll speck of disintegration on the tub normal wear and tear after 4 years, and took majority of my deposit for a repair at the price of a replacement. THIS COMPANY DOES NOT HAVE REASONABLE LOGIC AND DOES NOT CARE ABOUT THEIR RENTERS NO MATTER HOW LONG YOU HAVE LIVED THERE. Once they took over the property became unlivable. Other issues Granite did not address were: Parking spaces that were once first come first serve had to be paid for. Even after paying however you still were not guaranteed a spot as they over sold the spots and did not enforce towing of cars with out Parking permits. After Granite took over trash pick up became inconsistent causing a nasty smelly mess behind the building more days then not. The worst place to rent from. They are unresponsive, uncommunicative, too expensive for what they are offering, and rude. I moved in this year to one of Granite's properties. We moved into one of our showers temperatures not working and another shower not draining. My shower was the temperature that did not work. The shower water was freezing cold and did not heat up. I placed a request upon move in which was middle-late August. They did not come to fix my shower until the second week of September. I had to use one of my roommates showers for weeks. Then, when I started to use my shower it immediately began to fill up and not drain. I tried to fix the issue myself with draino. It worked for about a week and then was filling up again. I placed a maintenance request. They were here for about 2 minutes but ended up charging me $40. I emailed them about this and explained that the shower was clogged prior to me using it. I'm a father of a renter. I've also owned a building that I rented to people. Granite sets you up to keep (most) (70-80%) of your deposit, and they wear you down to the point where people give up. My daughter got charged a $80 her half, so I guess her roomate bought the other half of a microwave cleaning fee, and the microwave could be purchased new at Target for $130. AND it was clean! Need to repaint walls, baloney, missing blind slat, they fell off on the first day, and we told them they were broken (3 slats). One year later they get you for $80, carpet cleaning?! There were no stains, and it was vacuumed, $250. At my building I went through 4 tennants is 7 years, never kept money not a penny, sure there were dings, but it's normal wear and tear. Read the reviews! Problem is that they are the majority share/ only game in town in Terra Haute for graduate students, and around Purdue and I see they are in Michigan now. Read the lease!! If they "lock you out" for being behind on rent (that is a real problem I get it) the lease says "all personal property is a landlord's lien" on all back rent; laptop...your thesis is on it... goodbye, bicycle, books, engagement ring, that $200 or $2500 watch you got from dad at H.S. graduatiion, it's Granite's now. Again I was a landlord, and I didn't tollerate late payment (but a couple days, fine why ask for an extra $50?) sure I had a late fee in my lease, but I'm not a greedy. I never had to consider evicting someone, but if I had to evict someone, I'd let them come get their stuff. If a renter is dead broke, what kind of person am I to say: I'm selling your computer, watch, and textbooks... see ya!" I don't need that many teeth in my contract, nor does a giant org. like Granite, these people are far from poor, run a business right, if there is a wine stain in the carpet, charge accordingly. If there is a crumb in the microwave, get over it, don't rip people off. I get that they can't go being nice for an occasional lock-out, but the charge is very excessive. I think $75! I had a tennant somehow lock herself out, -10F 1 a.m. I showed up let her in. She offered the lock out money the next business day, I smiled and said, don't make a habit of it, I don't need more of your money. Granite couldn't be worse, reading these reviews (not just here) is painful!! They wouldn't refund (cancel) a parking pass fee when a student left for home during the COVID pandemic. I get that a lease is a lease, but the parent said, we don't have a car, on campus, we don't need to pay the $60 mo. parking fee. Granite's response was tough luck, a contract is a contract. My lawer (who is not a reacationary quack) said "do not sign Granite's lease as it is, I marked some things out like the "landlord's lein". Grantite said they do not accept red-lines! No exceptions, take it or leave it. But when they are the only game in town, buying up prime property. I give them that they have good properties! But the terms and conditions are draconian, and again my lawyer reviewed the lease, and said it was the most over-reaching one-sided lease he had ever reviewed, and said "DO NOT LEASE FROM THEM." And don't come to him if my daughter does, because there is no room for the tennnant. Document your move-out, but the thing is you will fight and fight to the point you are just worn out. Granite, at least at the South Bend location, is alright at best. I am currently living at The Annex of South Bend. I moved in with my friend when their former roommates moved out, and my friend was there before this location transitioned into Granite's care. I've spoken with several people who state that the property manager before Granite was FAR better than Granite ever has been. As for PROS of the SB location: Cost: The cost for a 3-bed apartment is relatively low, definitely the lowest and most cost-effective in the area. You won't pay beyond electric (upwards of $100/mo in winter if you run heat often, around $20-50 in summer) unless you request cable, which is a separate $60/mo charge from Comcast. Pet fees are an entirely different issue. Location: There's a grocery store, two dollar stores, fast food restaurants and local restaurants, and it's steps from IUSB campus, 10-15 min from ND, HC, SMC, Bethel, and Ivy Tech. 10 min walk from the Zoo, which is near the city pool. Pretty great location. Security: It's pretty decent with security. Each outside door has a lock. Each apartment door has a lock. Each bedroom door has a lock. RENT BY THE BEDROOM: This is a HUGE plus in my opinion, but it can go wrong pretty fast. You rent here in SB by the bedroom, meaning you have your own room that only you can access, and share the kitchen/living room, sometimes a bathroom. You can ask to be placed with someone you know, but most of the time you'll be placed randomly-- which is where it can go wrong. Credit reporting: For a really small fee tacked onto your rent, your payments are all reported to federal bureaus and tracked. Definitely worth the $8-12 for college students trying to build a decent credit score. CONS however, are pretty outstanding: VIOLATIONS: Much like other reviews, this location will test your knowledge of tenant rights in IN so keep an eye out. I've spoken with several other tenants and former tenants, and there are HUGE issues with security deposits being used on regular wear and tear. When I move out, I plan to fight them entirely on it, as I took documentation of every stain, hole, wear and tear caused by previous tenants. (I suggest doing that anywhere though!) The elevators don't carry the most recent approval from the state, and feel like they haven't been checked in years. PET FEES: You're expected to pay a $600~+ pet fee for the entire year, regardless of when you get a pet or what it is. This is on top of an initial fee of around $50-100. There are also breed restrictions. Check with the office before you get a pet. FIRE ALARMS: Get some really great headphones or a really warm winter coat, because you're going to endure the fire alarms often. The system is definitely broken, and they claim they're looking into fixing it but it's been broken for years. Be ready for an alarm at least twice a month, and for it to go off for hours even after the first responders have checked it out. LOCKS: Sometimes your key doesn't work with the locks. Flat out. Sometimes the outside locks are broken. Right now, one of the buildings has one door with a broken and forever-locked door, and one without a lock at all (meaning anyone can walk into the building). ROOMMATES: This is where it really sucks. You can be placed with a random roommate at any time, and there's no roommate questionnaire. Watch out if you're a picky person, or if you have restrictions in your life, or if you're a minority/marginalized group, or if you're worried in general about potentially being mistreated. You might be placed with someone who hates your guts, or someone whose guts you hate. Be cautious. AESTHETICALLY PAINFUL: Look, I know this is a pretty meaningless thing, but it sucks walking into your apartment and seeing a god-awful speckled brown counter, mismatched wood, off-white ceilings and beige walls all over the place. Not to mention it's hard to decorate... And don't even get me started about the hallways. They're stained, dirty, and almost always have trash in them. They're cleaned once a week, and the stains have never been addressed. And, last but not least, WATCH OUT FOR "AS-IS ADDENDUMS." These are tacked on to so many leases at Granite it's appalling. It essentially lets them give you a place that isn't up to code, and allows them to blame it on the previous tenant and claim that you're responsible for it now so you better clean it up. They rented an apartment out to someone that didn't have blinds on the first floor, and tried to blame it on her because she signed an as-is in order to move in. I moved in to disgusting mold and unspecified streaks on the walls, broken dishwasher, and various other things that were blamed on my friend even though we had proof it was due to someone else. Others have faced disgusting, moldy kitchens and bathrooms, cat and dog fur all over the apartment, and broken A/C units. If they send you one, tell them you're not signing it or look elsewhere. I moved into Grant Street Station with scratches on the walls, the apartment not painted fully, and paint chipping in the bathrooms by the bathtubs. Not worth the price you pay for the place. Also if you call Granite Student living about a problem they most likely won't fix the problem nor give you any advice to help the problem. 1/10 service on their part. I recommend moving into the Rise or Campus Edge to get your moneys worth out of a lease. Another note- Granite tried to charge me $500 with false accusations of owning a cat when I called in one day regarding my friends cat who also leases at Grant Street Station when her emotional support cat went missing in the basement garage. They noticed my number was not connected to owning a cat on their file when I called to ask if the cameras were operating to help my friend know if her cat was still in the basement garage or outside. An hour after the call I got an email saying "Haley, we do not have on file that u own a emotional support cat, it is a $500 fine to have a cat in the apartment." They handled the situation extremely poorly and whoever owns this company deserves to be taken off of Purdue's campus because of their lack of customer service and compliance. Terrible experience. I moved in and put several maintenance requests to have a lot of rusty, clogged drains, inoperative fan and AC fixed. After a week and a half when the issues were not addressed, I emailed my leasing consultant, Austin DeVincent. At first, he emailed me back saying that putting work orders or emailing him will not fix anything and I have to call him, and he told me to open the windows. I replied and told him I have life other than Granite and do not have time to call Granite amongst my classes and busy schedule. I also told him I have enough common sense to open my windows but I need my AC fixed. He replied with things like 'your attitude is not needed' and 'fine, keep submitting work requests'. I have interacted with many leasing consultants at Granite, and Mr Austin DeVincent has been singly the most disrespectful and offensive consultant towards me. I know customer service, and I know enough that you never pick fights with your clients like this. Very offended, and looking forward to getting rid of staying at this property in the next four months. I would still like to point out that there were slightly more helpful agents like Cecilia Keiper and Michelle Albregt; however, the whole system in itself is very ignorant and disrespectful towards customers. Wow, just wow, Wish I read all this prior to moving our son in last year. They held back $400 of $650 deposited. Charged us $120 for "extra cleaning, items removed". We left NOTHING in that apartment and my wife mopped and dusted before we moved our son out. They charged us to paint 6 walls, a door and 2 drywall repairs. There was ZERO drywall damage and why would we need to pay for a fresh paint job???? The real kicker is $74 for two blinds and a light bulb. THERE WERE NO BLINDS IN THE APARTMENT WHEN WE MOVED IN. We hung curtains to give him some privacy (and removed them accordingly). The amount of calls they get must be magnificent, as they request you to send an email. You are then dumped into voice mail. Don't even get me started about cockroach heaven, in the basement/laundry area, where you will find Indiana's largest cockroaches (some dead, some alive, some in-between). The customer service was horrible! They did not send me any emails to inform me about getting new keys before I got here. When I called them, the staffs talked with me in a really bad attitude. They hang up my phone just because I asked the same question a few times. Instead of closing the office at 5pm on Saturday(which was printed on the front door), they closed at two. Not a terrible apartment, per se, but the service is beyond horrible. After subleasing my apartment, since I was going home during the lockdowns, my sublesse quit paying rent. Granite informed me that I had to pay any rent/electric bills/late fees that he racked up or have an eviction permanently slapped onto my credit history. So I payed ALL of his fees and arranged with Granite to have him removed from the lease. This process, however, took an unbelievable 6 months, with no communication at all from Granite. By the time any progress was made, the lease was up and they had already charged me for the full 12 months of rent, so they stopped trying to get rid of him. I was a resident at the 512 E Minnesota St Apartments, they take forever to respond to maintenance requests. Internet constantly goes out, they have cockroaches. I had to submit 3 maintenance requests to get the handle in my shower fixed as they messed up when they installed it so I either had to take scalding hot or freezing cold showers. Granite during the time of living was decent. HIDDEN COSTS! Beware of hidden costs for different things. When first sign your contract be prepared to pay for a safety deposit AND TWO months of rent or ONE FULL MONTH. SUBLETTING: This is just as bad as signing the contract. The sublet or you is expected to pay ONE MONTH RENT for just giving over the contract! Secondly, Granite does not give you tips on what you should look at in your contract. Such as the TWO MONTHS RENT or ONE FULL MONTH of rent you paid at the beginning of the year. By then you have probably forgotten where to look on your 1 of four websites you use to pay to see history back from LAST YEAR. So you could potentially be paying three months rent plus a safety deposit.... Also, they are pushy to get things done with the signing of the contract. When asking for help before the signing of the contract when payments and other prices or deposits are still negotiable. After signing the sublet contract they are friendly and respond quickly and tell you right away that Granite IS NOT RESPONSIBLE. SERVICE FEES: If your sublet (or you) makes the mistake to put in a request to replace a light bulb ($30) OR if you bath tub drain is clogged($50).. beware of the CHARGES! Because if you or your sublet puts in those requests in YOU WILL BE CHARGED FOR THEM. Unless you have a sublet who is willing to understand and pay for these things OUTSIDE OF THE CONTRACT and out of common courtesy- YOU WILL BE PAYING THIS! Positives: While living there the space was clean and reliable. The kitchen sink was leaky and a service request was sent in the first week living which never got fixed but other than that everything was in great shape. The employees were respectful when showing the apartment to future renters. When questions needed to be answered replies were within a 24 period. All in all while living under Granite's roof it was nice. OVERALL: I would not go to Granite again based on my experience. I am extremely disappointed in the help given when needed. I would give them zero stars if I could. If you rent with them, don't expect your deposit back. They prey on students and it is standard operating procedure to keep the deposit citing bogus charges. The person in charge of deposit return is tasked with stonewalling you and threatening you with collections. I lived at one of their apartments for two years. Returned it without any damage. When asked about the deposit, they sent us this bill charging us for painting the whole apartment (citing smudges from our couch), cleaning the whole apartment and replacing the carpet. Even after we showed them a video we took when we moved in, which showed the same stains on the carpet that they blame us, they refused to even consider it. They also blamed us for a mold problem in the bathroom after refusing to fix the exhaust fan over two years of us requesting it. Being graduate students we didn't have the means or time to pursue this in court. I hope some day they mess with someone with the means to legally fight back. I see that many of the bad reviews here are cited as "unreliable". But what they say is true. They WILL steal your deposit unless you fight back. Their service is mediocre at best. I would literally give no stars if I could. These guys don't care. Once they have your money and you are locked in by a contract, it's game over. Money is the only priority for them. They make you pay a security deposit at the beginning which is a decent amount of money because it is one month's rent. Then at the end of the year, they say they need to repaint walls, clean carpet, etc. and charge you outrageous amounts for it by not giving you some of your security deposit back. They do this because they put in the contract you signed that they can charge you for wear and tear. However in the state of Indiana, the landlord is not allowed to do so. So they pretty much go against what the law says but the contracts let them. Don't try talking to them in the office about disputing the security deposit either, they won't talk to you. They created a google form online specifically to deal with security deposit charges AKA a way to not deal with people face to face. It's sad because they think they can take advantage of college students and most of the time they do. I know granite is the majority of student living for Purdue, but I urge you to reconsider other options when choosing a place to live in West Lafayette. Take it from someone who lived in granite properties two years in a row, I deeply regret it. I will be contacting granite soon about a claim to get more of my money back from this past year's security deposit refund. And above, I was speaking from previous experience from the first year I lived with granite. They took a ridiculous amount of money by not giving me some of my security deposit back. When I tried submitting claims, they gave me a bit of money back but still a laughable amount. Eventually they stopped responding. I can only hope that new establishments such as "The Hub" and future ones are more kind and caring towards their tenants and their money. read more

Terrible company! They lost paperwork and then when we tried to call them, with many calls going unanswered, they were rude and not helpful. They won't give out their manager's phone number or any way to contact them short of an email address. By far the absolute WORST customer service and office staff I have ever had the misfortune of dealing with. P.S.- Yelp should offer either a negative or at least zero stars rating. Granite Student Living takes advantage of college students. Given that Purdue University has overcommitted for college acceptance for the 2023-2024 school year, housing is a problem. My daughter decided to look for apartments. At first the people from Granite seemed to be helpful and responsive. However, from the time my daughter found her rental to the time she (and I) signed the lease, which was only a few days, the rent went increased by $25. She was only allowed to meet her roommate after she signed the lease. That is when she found out that her roommate, who signed the lease 1 month earlier, was paying $300 less than my daughter. The room that she has is the apartment is similarly situated to her roommate's, but Granite tried to say that it had upgrades, which is not the case. The representatives from Granite would not entertain renegotiating the lease, nor adding "special reserved" parking to be included in the rental payment, which we are overpaying to begin with. They are charging an extra $900 per year for "specially reserved" parking. The representatives from Granite are claiming this is what the market calls for. What is really happening is that Purdue has caused problems by not having enough on campus housing and Granite is taking advantage of college students who are stressed and under duress trying to find places to live. This is unconscionable. A disappointment is an understatement. This will be my daughter's first apartment - what a way to start off independent living - thanks for nothing Granite! read more

We hired professional cleaners that did a fantastic job cleaning our place - there were no holes in the walls or damage and Granite kept the entire security deposit. Read your lease before you sign - it says you are responsible to have the entire place repainted at your own cost. That's normal wear and tear. Even the student employees that work there are not happy. We're going to Regency Springs - much nicer place and staff!! read more

Every apartment is different, but we personally had to deal with mold, pests, excessive showing, non-responsive customer service and overcharge. 1. Showing They will show your apartment A LOT. And the showing staff wouldn't knock for more than two seconds before they open the door. That's more showing than any other place I've ever stayed in. They showed our apartment a total of more than ten times in a few short months. Showing days were annoying. There's a huge window of time that someone could come in, they also don't knock for long enough, and It significantly reduces you standard of living when someone would just open the door to your house so frequently. One of the times I was walking to the door to see who is knocking and they opened it after one knock when I was not wearing clothes. Like please, knock for longer if you're going to someone's house on a weekend morning. 2. Cockroach The place was infested with cockroaches. We cleaned and cleaned, wiped off the counter tops, kept the floors vacuumed, kept the food in the fridge, put all the plates away, but the whole place was still infested with cockroaches. You can always bump into one each day, or three if you are lucky. My friend found on crawling up his leg, trapped in his hair, it was nasty. After a long battles with cockroaches that lasted the remaining of our lease and spending more than 30 dollars on treatments, they kind of died down for a month. However when we were moving out. We found a last cocoroach, basically telling us we couldn't win in this super old rundown complex at that point. 3. Extra charges And after moved, granite decided to charge us a cockroach removal fee. For 70 dollars, and a 50 dollar billing fee because now we are in Colorado. (Why 50 dollars when you can just email us the bill?) this is on top of the 500 dollar pet fee we already paid. By the way, granite charges 500 PER pet, so if you have two bunnies, I guess you'll need to pay 1000. 4. Mold We moved into one of their old places. The ceilings had a bunch of mold on it from ceiling water leaks which really grew in size by the time we moved out. We have many photos for evidence. My husband's closet was infested with mold to a point that his whole wardrobe basically became unwearable. Last time my husband rented with granite. He cleaned up the whole place and almost didn't get any money back. 5. Customer service When we called granite about the issues relating the cockroach fee. They told us to email someone and she couldn't be reached on the phone and couldn't call us back in order to protect us and to pull up evidence, which we understand. But we also realized that means we are now playing a slow game and our chances to adjust to the overpayment will be slim. I loved the Avenue, and Crestview, and Harrison Hall. Out of all the places I've lived at, granite was the only one that Made me feel so hopeless as an average renter at the end. I wish I stayed somewhere else, somewhere less nasty all around. read more
