I don't usually write reviews, but I'm genuinely excited to share our experience at 82 Flats because it was such a great one. My fiancée and I lived here for a year--our first apartment together--and it quickly became a special place for us. In fact, we got engaged while living here, so it will always hold a special place in our hearts! The location is one of the biggest perks. Being in the north side of Indy meant we were close to everything we needed--great restaurants (District Tap was our go-to!), shops, and other conveniences, all within close proximity. Yet, the community still feels tucked away, safe and peaceful. The complex itself is well maintained and does live up to its "luxury" branding. The grass is regularly mowed, common areas and hallways are kept clean, and at night, the building has a cozy charm with all the balcony lights. Our unit was clean, comfortable, and felt like home from day one. Most importantly, what really set 82 Flats apart was the exceptional management and maintenance team. In our experience, this is often a pain point in apartment living--but not here. Everyone in the leasing office was friendly, responsive, and truly seemed to care about residents. Whenever we had concerns, they were addressed promptly and professionally. One example that stands out: when our A/C unit stopped working in the middle of summer, they tried to repair it but quickly determined it needed to be replaced. While waiting for the new unit to be approved and delivered, they installed a temporary window unit to keep us comfortable. We were really grateful for that. Lastly, If I had to point out a couple of minor downsides, I'd mention two things: First, we wished there were longer walking paths or a secure outdoor area for dogs. Second, the delivery situation could be confusing. Because there's another apartment complex next door, delivery drivers often had trouble locating the right building. The package room can also be tricky to locate if you're not familiar with it. We eventually added detailed delivery instructions and asked for items to be left at our door, which helped a lot. We recently moved downtown to be closer to work, but we still find ourselves missing 82 Flats sometimes. We just received our full security deposit back with no surprises, which was the perfect end to a great rental experience. We highly recommend 82 Flats to anyone looking for a clean, quiet, and well-managed community in a great location! read more

I lived here in 2024-2025 for one year and have recommended it to multiple people. Overall, I had a great experience and wish I could have stayed for another year. Pros: Safe and great location, parking (easy for tenants, potential for reserved/private garage spots), the finishings (granite countertops, vinyl "wood" floors, large vanities, private balcony, spacious closets, etc), the amenities are nice (gym is frequently empty, pool is spacious, valet trash was so convenient), never saw a bug inside, maintenace was painless and prompt, and the front office staff (despite some turnover) is communicative and friendly (Shout out to Riley, she is the best!) Cons: My dishwasher did not work very well, there were minor finishing/cosmetic flaws (mismatched paint over patchwork, scratches on the floor), and parking for guests is limited to ~8 spots for the entire complex, which was a pain when hosting. All in all, it is a well-run, nice complex that, if in your budget, is worth the money. read more

2 stars because I'm feeling nice. I usually don't do this but renters beware. We moved into a hot mess. Day 1 our apartment smelled awful, closet door off the hinges, dirt everywhere. We called to ask what they could do, they gave us $150 and moved on. Our dishwasher wouldn't close, our washing machine wouldn't drain, lights didn't work, rusted shower rod and water wasn't coming out of our shower head. It took weeks to get it fixed as we took our laundry offsite. Now, our air conditioning is broken... This apartment is dirty and the maintenance staff said, "It's 8 years old now and falling apart, they haven't been doing proper maintenance so it's time to replace everything." So live here if you want to pay stupid money for an apartment that seems to be falling apart, literally. read more

UPDATE: 9/26/2014 - UPON ENDING MY LEASE I CLEANED MY APARTMENT FOR 6 HOURS. I EVEN HAD THEM DO A WALK THROUGH TO VERIFY. I STILL ONLY RECEIVED $109 OF MY DEPOSIT BACK. Great location and helpful front office. Nice clubhouse and pool. But serious issues with the grading/drainage/structural integrity. Not really what you expect in your brand new apartment complex especially when you pay premium prices for the area. 1st floor of apartment building takes on water if it rains more than an hour or so. Carpet in walk ways gets flooded leaving the building to smell like mildew and mold for the next couple days. Multiple sections of parking lot flood after a normal storm/rainfall to the point where you have to take shoes and socks off and roll your pants up to be able to get to your car. read more

My favorite apartment complex I have ever lived at. The office staff is so kind and willing to help. I never had a problem with maintenance or parking. If you are aware of the parking rules, you should have ZERO problems. Residents, tell your guests the parking rules!! Guests, your friends suck if they dont tell you the parking rules lol. Do you like trash in your hallway? Enjoy walking outside your apartment to the pungent smell of rotting food, mold, and other smelly waste? If so, 82 Flats is your place! Management has done nothing to fix this prevalent problem here - plus you'll pay $33 per month for this special trash service. Welcome home! In our opinion, it is way over-priced for the level of service and customer focus we have experienced. As well, do you like getting surprised with non-disclosed fees halfway through your lease? The staff at 82 Flats enjoy regularly implementing new fees like a Convenience Fee just to pay your rent....they do this of course well after your lease has been signed and without any prior notice. The management team cares little about current residents...all important here is the perception for new residents. Be careful!!!!! read more

I lived here for just a few months and loved it at first, until the herd of elephants moved in above me. I could here them talking, walking, slamming doors. The manager convinced me it was soundproof, of course they showed me the apartment during the day when most people were working so it seemed fairly quiet.. Tricked! I was so happy to move in with fiancé and get out of that complex. We now live in a well built complex in Carmel and know the true meaning of soundproof. And the heroin bust and all that nonsense just adds to the poor experience. I personally knew the old management and they seemed to have been tricked into believing the hype as well. As soon as things started showing their true colors they could not get out fast enough. It is a real shame that the apartments do not live up to the beautiful exterior of the complex. read more

I have been a resident at 82 flats in their first building, before the entire complex was even completed. The quality of these apartments is some of the highest I have seen through all the tours I have gone on of apartments in the Indianapolis area. High quality materials, no signs of spotty workmanship, nearly 2.5 years now without a single maintenance need or request (besides some assistance in mounting a ceiling fan). Overall, I have been a very happy resident. There had been some hiccups earlier on when the complex opened, but everything that I previously could have complained about has been more than addressed by the new staff the works there. I have experienced nothing short of a drastically improved customer experience from them, and feel that they genuinely are there to ensure that you are a happy tenant. The only reason I am not able to give 5 stars is due to some issues earlier on (pre-current management) regarding issues with receiving packages, usability of some amenities such as the grill and pool, and workout room readiness. All in all, I would recommend 82 flats to a friend without doubt. The location can be interesting at times with it's vicinity to retail shopping and other high traffic attractions, but this is also a plus with much to do in the area. If you are looking for an apartment on the North East side of town, check this place out. read more

I have lived at 82 Flats since August 2021, but was relocated by my job and will be moving to a new city soon. I've found that apartment reviews are usually either perfect or horrible lol. So I decided I'd leave an honest review of 82 Flats in hopes to help someone else who is also apartment searching. Pros: - Extremely safe and secure. Each building requires its own individual key fob to enter. I have not once heard of any instance of theft or crime. - Great staff. The ladies in the main office are extremely pleasant, helpful and easy to talk to - Alex especially. They respond quickly and seem to know the first names of most all of their residents, which I really like. - Location. The complex is right in between Castleton and Keystone malls. There are tons and tons of good food options nearby. - Parking. I've had no issues with parking. They have garages available for purchase, which we did not have. They have an open lot and 9/10 times I am able to find a spot that is close to my unit. - Units. The units are nice, clean and sleek looking - minus a few cosmetic flaws that I will get into. - Kitchen Sink. This is an odd pro to have, but I've found the sink to be very convenient. The kitchen sink has a nozzle switch that changes between a regular stream and a powerful stream. The latter has incredible water pressure and the water gets extremely hot, which I've found to be useful when doing dishes. Cons: - Appliances. Some of the appliances in the place could stand to be updated. It is apparent that they are pretty cheap. My dishwasher leaks occasionally, and does not dry dishes. I've had a couple issues with my dryer as well. - Cosmetic issues. Although the apartments are generally nice. They have a few flaws. My unit has some floor trim that is disconnected, leaving exposed nails. The hardwood floor in my unit has some paint stains and chips in it that make it look dirty even after I had just cleaned it. - Packages. This is a bit of a knit-pick on my part. Usually Amazon packages go to the main office, while USPS packages go directly to the door. But the complex can be confusing if you are not familiar, so sometimes packages can end up in the wrong locations and get lost. No issues with stolen packages in my experience though. All in all I have been very pleased with my experience here. If all my future apartment renting experiences are similar to this, I'd be very happy. read more

I just signed my contact to move in in Nov. I donot know why people gave so low feedback. I will be a resident there soon and I found the consultant and manager are warm-hearted to help you do everything in application even ignore their lunch time. The structure here is not so fabulous. First, the dumpster sits in the center of the parking lot and when it's compressing the garbage, you'll here it inside. So don't plan on sleeping in at 82 flats if you're a light sleeper! What user T.K. said about the garbage in the hallway... Absolutely True. The trash service is a mandatory $30 fee every month. If you want to set your trash out, it must be out between 6-8 pm, and must be back in your apartment by 9 am the next morning. If not, that's a fine! If you're not home, tough. Take your garbage down yourself (which... everyone else has to do so I don't see why we're paying for this service!!!). It's pretty gross to leave your garbage in the hallway in my opinion, whether it's convenient or not. The freezing winter temperatures also caused the metal door frames to warp, and therefore prevent the building doors from properly locking. My building was completely unsecured for a good... 2-3 months, anyone could walk in, instead of using the required key fobs for entry (which if you lose your fob, it costs $135 to replace ). Living on the top floor, my roof leaked after one of the many snow melts this winter. Even though they painted over my water spot, It's coming back... so that was really great. There's also limited parking so make sure you beat the work crowd home in the evenings and claim your parking spot! Parking on the street results in another fine, and towing. The winter caused the parking lot to be a constant ice skating rink as the snow drifting off the empty parking lots next to 82 flats for Latitude 39 were solidified over here. Nothing really that 82 Flats could have done about that, but it's a bit of a structural issue. The sidewalks were consistently icey in some spots, but the parking lot was disastrous at times. Sprinkler systems and rain throughout the year do however drain into the parking lot, and as a previous user stated, the melting snow did get the main floor carpets very very very wet in my building. We had to bring in huge fans!! The staff is usually pretty friendly when you go into the office, but they won't cut you any slack on apartment issues, or any of the additional fees you may come across no matter the circumstances. On the bright side, the amenities are really quite awesome at 82 flats. 24/7 access to computers, printers, a conference room, fitness center, outdoor pool area, media room, printers, coffee machine, gaming tables, lounge area and snacks. If that's what you're into, this place has it. Then again, all those other apartments by 91st and Allisonville have just about the same amenities as 82 Flats, and just might be cheaper. The water bill is also tacked on to your monthly rent, so utilities on your rent statement can vary (they average the apartment layouts in the same building and distribute the cost). All other utilities are paid through IPL for your individual apartment. My utilities bill max so far was $90 to split between my roommate and myself. Not bad comparatively. The apartments are nice with granite countertops, stainless steel appliances, in-unit W/D, and pretty cabinetry (for now... since they're new apartments). I think the open floor plans are really nice, as they are in most Barrett and Stokely apartment complexes. There are garages available for rent as well. Maybe the other apartments down the road have all these other fines and fees, maybe they don't. But this was my experience at 82 Flats. I wish I would've chosen to live elsewhere. This place wasn't anything special. read more

You drive by and you think, "Wow, beautiful! What a great location and beautiful building/clubhouse!" The tour is great, everything seems great, and then...move in. Staff is unhelpful and lacking compassion. The "state of the art" appliances are cheap --from the wood floors to the stainless steal, they were clearly looking for a look that lacks quality. Bills are late and exceptions are not made on late fees in this case. Parking is inadequate, lacking enough space for leasers, forget about guests. There are many maintenance issues. The water is never warm in the shower. Oh, and my favorite part, the dumpster- probably the loudest, most obnoxious dumpster on the PLANET: - I have woken up around the clock because the dumpster is loudly compacting the trash at a noise level that will make you feel like you are in an active war zone. Seriously, you would think for the price and the outer appearance this place would be heaven on earth for a home, but after living here, I highly encourage you to think twice. Or, at least be okay with paying lots of cash for standard conditions and a whole lot of rules to follow. read more

Pros - Location - Maintenance guys are great! Cons - dog poop everywhere, nobody cleans up. - trash in the hallway leaving your building to smell like a dumpster - paying for trash service ($30 a month) - paying premium rent prices and having to wait 8+ hours for snow plows. - new fees ($20 to pay rent online all of a sudden) (also a monthly convenience fee) - they don't offer subleasing, so if LIFE HAPPENS and you need to move, you cant.....even if you have a subleaser to assume the lease and take on liability. - $4500 early buy out fee - You get charged for water but they can't provide tenants with an actual bill showing usage. Is that even legal? - $125 a month for a detached garage? - First floor of our building floods when it rains Renters stay away. I've been renting for 14 years across multiple states. Yes, the location is nice, but nothing else is. Don't be rushed through the lease. read more

I moved in to my apartment in November of 2014 and the staff, although nice, seemed very unorganized and had little follow through. There is new management and front office personal there now and I can't say enough good things about them. They are truly taking the time to listen to the residents and give us a great place to call home. Recently, I put in a request to Rebecca, the office manager, for a dog waste station to be put in by my building as there wasn't one there. She immediately responded, said they could make it happen by the end of the month and even asked me where around my build I would prefer the station to be placed. Most recently considered renting on this side of town. After i checked out the cheesy pics on the website, drove around the complex a few times. There was an industrial sized dumpster overflowing with bags of garbage in the middle of the property !! WTF! Are you serious ? This is a health code violation ! I have lived here for a little over a year now and I see no reason to look elsewhere. As far as apartment living on Indy's north side is concerned, this place is the best. Hands down. In sum: -Modern, spacious living units -GREAT location -Helpful, responsive staff -Fantastic amenities and services -Safe, friendly community/residents -Very reasonable cost In my opinion, the common complaints/problems reported by residents here are usually exaggerated and/or minor, knit-picky details to begin with... For example, the only reason you can hear your neighbors from time to time is because: A.) the community is so quiet in the first place and B.) it's a WALL and not a foam-rubber, noise-canceling membrane that separates each unit. Beautiful and functional, this place feels and operates like a true home rather than a temporary place to live (even if that is your intention). Unlike some other newer/modern/trendy apartments in the area, 82 Flats remains an understated luxury tucked away in an unassuming, fantastic location. Great access to main roads and highways all while still maintaining a sense of calm and quiet... what more could you ask for? read more

I have to call police again on my upstairs neighbor at 2:30 am. They making so many noise and won't stop. This is been happening in the last few months. Since I moved in and things became hell. The building look nice from out side but inside is very cheap build. There is absolute no sound proof, you can hear everything from your neighbor from upstairs or next door. You can hear every step they walk and every conversation. You can even hear when they taking shower or flush the toilet or having sex. That's so annoying when you try to sleep at night and your neighbor try to scream at each other or calling name. This issues been going on with so many residents and nothing been solved. I made so many complains with so many managers and they been blowing off and after all they are left or get fired cause they can't deal with it or can't lie for Barrett & stokely anymore. I had Amanda head the previous manager came to my apartment to check out the Issues and been confirmed how bad the sound level was and she so embarrassing with what she see it hear and properly that's the reason why she no longer work for the company. There was no help from anyone and just bunch of lies from the management office until I posted here and yelp. The lady from the corporate office called me and offer to help and smooth talk to me. Offer me help me out if I taking down the review. I was asking for move to the top level and they want me to sign a new lease and pay more. My lease is coming up and I am glad. If you read back few pages and you will see a lot of real complain from the residents who live here or had been lived here and they all so glad they no longer living in this hell. I warn all the people who want to live here please take your money some where else. They don't care for your business, just a lot of lies. As you can see right after the bad review then few good ones pop up from the people who work here or the company or get pay to do so to cover up. And of course after awhile the people who work in the leasing office can't take that crap or straigh lies anymore they all gone. I have live here a year and only 2 months out of it is peaceful since my neighbor had moved out. And now bew neighbor moved in and it back to square one. There is absolute nothing you can do to improve the sound level in this building cause whoever build it didn't do it right at the first time. Also when winter time, they don't even take care the parking lot and it's a mess. Trust me, I live here and all I said is true. I know everyone who work at the office and they all leaving cause it's so bad. Good luck to new manager Rebecca and who ever want to move in. Stay away from this place and you been warn. We were looking for an apartment and we went here. They did not have any available right now so the lady V. who was helping us said she could put us on the waiting list but need to put on 100 bucks as a temporary deposit. We asked how it works, and she did not know about it. After asked her manager, she explained that they will refund us if they could not find any match available , and they will use the money as the security deposit of the apartment if they find one. So we put ourselves on the waiting list. After a week we decided to move somewhere else so we wanted to ask that 100 bucks back. However they did not want to give us. They said there are some rules blabla that they could not refund us. And they never mentioned the rules before we signed the waiting list. THEY ARE JUST GREEDY AND UNPROFESSIONAL. We were so disappointed, and we would resort to legal method to reclaim our property from them. Actually 100 dollar is not a big deal and what we care more about is our right, which need to be defended. read more

Just moved to town after accepting a job offer. After some careful research I've considered checking out this complex to determine if it was suitable. The glass door opening to the office had a small red sign on it, denoting that they're out doing a tour, so I decided to pass the time by driving through the complex. The complex had numerous VERY loud diesel powered 'lifts' occupied by a guys, spraying paint on the wall of the complex. The cacophony of engine noise, beeping and the noxious odor of diesel and paint fumes have alarmed me. I saw a guy exiting a building and asked him about the hubbub. He said this was going on for the past 5 (!!!) months and his girlfriend caught one of the guys on the lift staring at her as she was watching TV. He said he hates living there, and even though the entire complex is barely 5 years old, the ceiling of their gym has collapsed due to a burst water pipe about 16 months ago. And now the 'external rehab'. After 5 years ??!! Yeah I think I'll rent elsewhere ! I hope the 'future tenants' on the tour while I was there will decide likewise. read more

I absolutely love living at "The Flats." Our apartment is open and spacious with great new amenities. The staff is easy to get a hold of and incredibly friendly. They always make sure that all issues are resolved quickly. Whenever I need to use the internet or print, I can walk down to the business center and know that I will have no issues there at all. The gym is always very clean and the fact that it is 24 hours is great. It is an incredibly social place with great a clientele. Overall..I am so glad that I chose to move there, and won't be leaving anytime soon. read more

Only perk is location if you work in the keystone crossing area. Halls smell of trash for a service I have to pay for that I don't use. I walk my own trash out to a dumpster. The dumpster is in the middle of the main parking lot and is very annoying when they do the trash pick up at 9 pm Sun-Thursday. Moved into a brand new apartment no one has lived in. Air condition has needed fixed twice in the short two months I have used it dish washer has never been used and is now broken. The apartment walk through sheet you fill out had more comments on damages than I have had in apartments that are 20 years old. This has never been lived in either. Marks on about every wall from construction crews. About a month after moving in they had a construction contractor come into our apartment to finish some minor seals around the sinks and counter tops. On top of all that I have had my car towed at my expense because they have not enough parking for the residents that live here. They actually suggest you park at latitude 39's extended parking lot. I do not recommend living here unless you have to walk to work and work in the keystone crossing area. Rent for a 1 bedroom is extremely high for the quality of living. read more

They don't de-ice the sidewalks or the roads. They barely plow in the winter. They will make sure they get your money. They won't make sure you have a great experience. A friend and I have lived at 82 Flats for the past 2 years. I have lived in several different apartment communities in and around Indianapolis, and this has been the best by far. The office staff is very friendly and they know residents by name. Our neighbors throughout our stay here have been courteous and friendly as well. If it weren't for changing jobs and having to move a new city, I would have renewed my lease and stayed longer. My roommate loves it here so much that she is staying. I am sad to go, but happy to have had such a great place to live for the past 2 years. read more

I am afraid everything everyone else is saying is true. It took a lot for me to write this as I just want this nightmare to end but I have never been so dissatisfied with apartment living. I am afraid of what I'm hearing above me is being heard below me so I step very quietly in my home. We talk quietly and do everything else quietly like we have a newborn. Its just that bad. You also can't transfer cable, internet and phone service if you have any other provider but AT&T. They are the sole provider for this place which means you have to have them or no cable internet at all. We received a $20 charge out of nowhere as a processing fee? Its just indescribable. I am not understanding why they are allowed to just "tack on" any fees whenever and however they want. I just don't understand how they can treat us like this. I have become depressed living here. We can't opt out of our lease due to the 5,000 cost it would be to do so. We barely live there as it is very hard to get a good nights rest on any night with as others have mentioned dogs barking, kids crying, dumpster compacting trash every 30minites. Being depressed in an apartment you pay 1300 for is not fair in any way. I've cried over this as it's draining us to try and figure out what to do. I slept better in my college dorms. I can't recommend a place that has caused us so much grief and sadness when before we moved in you couldn't take the smile off our face. I haven't been this upset in years. The President does not care and anyone who contacts the attorney general or files a complaint is threatened by the President. As long as the money is coming in and they are filling up the units that's all they care about. The great things about this place are the toilets as that is the only part of our unit we haven't had problems with. The parking is horrible as there aren't enough parking spots for each unit. The 24hr fitness is great and so is the movie room but there are far other places around here cheaper, better in every way and actually in better spots. We were happy to learn before moving in that everything was brand new. Few mornings my husband and I bounced back and forth with bloody noses and I have a major concern if its the vents. We have found feathers from birds coming out of them as they have been placed on the ceiling. I've described actually few issues and wish they would take care of them. Way to go 82 Flats read more
