    Drywall patches, unfinished paint job

    Renewed our lease and that was a mistake. Should have known because communication has always been poor with new manager Joslyn. Was trying to renew and contact via email and the app, and no reply , so after almost a week finally found time to go into the office. New apartment was dirty , unfinished painting ( drywall patches in two rooms ) both showers broken , toilet broken , fridge broken , garbage disposal broken ; and missing blinds and wind screens. called the emergency maintenance line for the fridge ... took over 24 hours after calls. On top of all of this we have a lousy new neighbor who has a balcony full of plants and waters with no cover so it constantly drips on our patio / furniture and belongings... soil everywhere. We made multiple complaints to management ... turns out neighbor and manger are good friends , so the neighbor continues to do these things and stomp purposely and disturb us , we make complaints and have to go back and forth now all of a sudden we have a noice complaint when we've lived here over a year with more neighbors living around us and never any complaints.... I guess that's what happens when the manager takes her friendship more serious than her job. No respect for the tenants. And the thing about the parking is true. Lucky if you can park in front of your building. Packages get stolen but cameras aren't on in the mail room, and the way this place is built ... when it gets hot ... it gets humid and the rooms with carpet will smell moldy .... Had a person come out to check , and as they were leaving , "over heard them say are the other apartments in the same building " so wasn't the only one having mold problem: complaint. Solution is to run air air all times ... so spend your money. Even when it's not that hot out.

Windows are very hard to shut and you can feel air coming in. I have had several maintenance requests. The maintenance staff is very quick to respond and extremely nice. They get a 5 star rating. I am being driven absolutely insane from the constant stomping and dropping of things on the floor above me. This usually starts 6:30 am. Guessing it's fairly quiet most of the day because no one is home. The noise restarts around 6:15 and goes til about 10:30. On top of going crazy I am loosing sleep. I have been woke up several times between midnight and 3 am. My lights have rattled several times from the impact. Every guest that has visited my apartment does not know how I can live here. The only solution I was offered was to move to a different apartment. This would mean incurring the cost of moving both my belongings and utilities. On top of that I would have to sign a new 15 or 18 month lease. Why not send communication regarding noise complaints to all tenants in an effort to make people realize they need to be more respectful of their neighbors?!? Shame adults have to be told this! The location is great and the walking track is awesome. Just a short walk to Grand Junction. A friend lives in a different building in the complex. At first she did not hear anything from above. Obviously the Apt was empty because she is now having the same issue. Mainly just the afternoon and evenings. They have not attempted to solve the issue beyond me packing, unpacking (again), paying movers (again) and extending the lease. The only other suggestion was to call the police. ‍. If you choose to live here be on the top floor or you will regret it! The grounds, location and walking tracks are the only reason they get a 2 star rating. I have lived in apartments for over 8 years in this area. This is my worst experience yet! I am counting the days until my lease is up and I can finally have some peace and quiet! Huge mistake moving here. I was sucked in by the trails and great location. I don't know my upstairs neighbors but I hope one day karma comes knocking on their door (ceiling would be better).

The pond located in the heart of the complex adds the perfect ambiance to our residence. Extremely pet friendly as well which is a bonus. Appliances are up to date and the design/layout is what sold us!! It feels like a house not just an apartment. Cam and Cara were very helpful with answering questions and getting us all set to move in. Any questions or concerns we have always get answered and taken care of by staff. The upkeep on landscaping is another awesome bonus to the complex. Not to mention the garage bonus square footage, and dog park. Highly recommend if you are looking for your next place to live!!

I am only giving 3 stars since I can not give a review of the unit but I can review the professionalism of the staff. I was moved to the location because of my job. I built my house in another state a year ago. As you can imagine, after building my house I wanted to move into something that was new. I called the main office and spoke to numerous ByRedwood representatives until I found the location I wanted. Woodbury is the location I was looking for and the staff has done a great job communicating with me. Since I just lived through construction with my house I can say with confidence that new construction is "new" not perfect. Additionaly, landscaping is always the last step to any new project and that's something that should be considered on the part of the tenant. Lastly, I have never rented a location that didn't charge a pet cleaning fee. Renting is a temporary living situation. (I'm also a landlord) If something is broken report it, document the amount if days and escaulate your concern.

This review is being reposted to ensure an accurate, uncensored record of the ongoing operational and structural issues at this location remains public. I am sharing my thorough experience with this complex to provide an objective overview for prospective residents. My time here was marked by severe structural, maintenance, and management deficiencies. While the critical issues detailed below represent major failures in habitability and safety, they are not an exhaustive list of the numerous problems experienced during this tenancy. -Wrong Unit: After waiting months for a specific floor plan, we were given a completely different layout on our move in date. This left us with the choice to pay a costly fee to break the lease resulting is no housing or accept the incorrect unit. -Habitability Issues: The apartment was handed over unclean. The carpet was torn and heavily soiled with pet urine, there were large holes in the drywall, evidence of pests, and the plumbing fixtures had not been sanitized. This led to concerns regarding the procedures in place to ensure every unit is safe/clean upon move in and that routine maintenance/updates are regularly performed. -HVAC Failure: The air conditioning failed for the majority of the summer, causing indoor temperatures to regularly exceed 90°F. Despite working from home and placing urgent requests, I received limited responses or timely assistance. -Structural Safety: The outdoor concrete stairs were allowed to crumble to the point of structural failure. I sustained a severe laceration due to the broken concrete--an issue that took months to remedy. -Pest Control: The property suffers from persistent rodent and insect infestations (mice and cockroaches). Monthly pest control fees are mandated, but no effective remediation was ever performed. -Valet Trash: Residents are forced to pay for a trash valet service that frequently misses scheduled pickups, resulting in residents being erroneously fined when trash is left out waiting for service. -Staff Impairment: Staff members responding to work orders or entering the unit exhibited clear signs of physical intoxication, presenting a severe security and liability concern for residents. I am unsure as to if these individuals are still employed with the complex or if others had a similar experience, as we hit a point during our tenure that we quit placing orders due to general frustration with the team and acceptance of the circumstances for the remainder of our time. -Lack of Availability: The leasing office is consistently unstaffed during posted business hours, making communication regarding urgent maintenance, resident concerns or complaints, or billing issues nearly impossible. We had immediate issues dating back to our scheduled tour where nobody was available and the doors were locked, so that incident set the tone for the experience we would continue to have. With the most recent change in management, they routinely operated a part time schedule requiring appointments be set midday to speak with staff or communicate via phone/email without much luck for a response. -Security Concerns: Property security is lacking, with frequent instances of theft, common-area trespassing, and recurring disturbances in the hallways. We have received a few general emails as reminders for code of conduct, but I have not noticed a reduction in these issues. I am unsure of how rules are being reinforced or what the consequences are for individuals violating these rules. Having moved into a different complex in Carmel, I can definitively state that the market offers significantly better managed, safer, and cleaner options for the price. I strongly advise looking elsewhere.

The management, maintenance, and community are top notch. I have lived in at least ten different rental communities in my adult life (I'm 32), and this one has exceeded all others by far. Apartments are beautiful, location is great no matter where you work due to access to Keystone and 465, and I have yet to experience a single maintenance issue that wasn't addressed within a day or two, if not hours. They keep the property immaculate at all times, and were stellar in doing so post-COVID. Underground parking, pet friendly, and within walking distance of plenty of places to eat, drink, get massages or nails done, etc. It's also just an Uber away from many other great Indianapolis attractions. The management staff (Katy, Mark, and Souheir) are all highly effective communicators who care about the residents, plan endless events, and know you by name. If I could stay here forever, I would! If you're looking for a place where you get the bang for your buck, (at the end of the day, it's not cheap), you get what you pay for, and then some, here at Ironworks!

Katy, Souheir, Mark & the entire team go out of their way to help & make you feel at home. Highly recommend!

Initially things were great and for the most part the office staff is outstanding and the manager Angie Gordeau is great. Angela however can be extremely rude and unsympathetic to any complaints. Once you move out it seems that she has managed far worse maintenance situations etc., etc. My water bill was consistent for the two years I was there, with the exception of the last three months. I provided maintenance with a list of items to repair, one of which was a running toilet. They left a note stating they had repaired the toilet and nothing was done to repair the other items. Not of a concern given I was living elsewhere until my lease was up. The problem however was my water bill jumped three times its normal rate. I paid the first one, assuming it was the toilet, however the next bill was even more. I called the company handling the utility and explained the situation and they referred me back to the office and maintenance. Again they returned and made another repair to the toilet (which I had not used for two months) and proceeded to explain the bill was my problem. I asked for a review of the last three months and explained that I had not been there to run any water and would they please adjust based on the inability of maintenance to address the issue. My final bill arrived and not only did they not make an adjustment, they charged me $39.00 to clean the carpets after 2 years of occupancy. I have lived in two apartments and vacated the first one for what appeared to be a very nice unit, well managed, with close proximity to everything you need. What I did not expect was poor maintenance, inability of management to deal properly with good tenants who pay their bills on time, and carpet cleaning for a 58 year old single man with no pets. One would expect with the cost of single units with a garage they would build in expected paint/carpet cleaning for tenants that are there over two years. I would look carefully at the recent posts here, until some changes are made and management takes a look at true customer service and the ramifications of individuals like me who feel slighted and unappreciated reaching out to give a review. If things would have been better, I would have given a positive review, however I paid the final bill and my retribution is this and any other format that I can find. Ashley quoted us x amount for rent and told us to apply and pay the fees and she would honor the price she said. So we did. Then we get our copy of the lease they want us to sign and the rent is the incorrect amount. We called and asked Ashley why the rent wasn't the correct price she quoted us and she said they are having system errors and can't honor it anymore. Even though we called several times to confirm the rent was truly going to be discounted. We also were told the trash was $25/month then come to find out that's not true either and can be upwards of $40/month. Luckily we didn't sign the lease and we're only out a few hundred but if they were already lying to us about rent and utilities then who knows what they would have tried to get away with.
