There are cameras through the complex and you can always spot a security guard circling the complex in the evening. Inside the apartments are standard but have the amenities you need such as washer and dryer, garbage disposal and fridge. Depending on your neighbours it can get loud at night. I've heard loud stomping noises, to yells for help or domestic arguments, and of course the loud music all in the AM. It's fine during the day but at night when you're trying to sleep, it gets difficult. Things you can expect to see during the day are young kids running in the streets yelling at each other , a car parked with some suspicious characters mobbing around it. Most of the kids you see playing around are young African Americans ranging from 5 to 18. As ghetto as it seems, I don't feel to worried waking to my car at night. Just make sure you watch your step, a lot of the residents don't pick up after there dogs.

Stolen packages: over $500 worth of packages lost within 2 hours of delivery and cases remained unsolved even if you submitted a policy report. No one followed up with you about anything and that was all on your own. The incident happened in Oct/Nov 2025 and someone from management messaged me only after i left a review on yelp. However, as of Dec 2025, no actual progress has been made. Bad management: Trash chute was blocked for millions of times and the ultimate solution they came up with is close the chute (?). During the time chute was blocked, someone put garbage bags on the floor I live although I reported it to maintenance team, the garbage left there for weeks. One of the windows of my apartment facing the area where the garbage was left, so you only imagine how unhygienic it can be. As of Dec 23, 2025, they are still there and apparently with holiday coming, they are expected to stay there until next year:))) If anyone has double about anything above, please lease a review below and I can shoot you any evidence you need to prove that this is not a place you want to call home. Evidence includes copies of policy reports filed, tickets created to clean the trash, messages and emails to and from the team. Everything is time stamped so very solid to prove my points.

The building received LEED-certification with a silver rating, which is a huge achievement... the first residential high rise in SF to be this green :) This gives the community a unique twist, to say the least. Shopping is close by, Safeway and Wall greens 2 blocks away. and the AT&T Ball Park! it's freaking fantastic! you got a concierge 10am -7 pm M-F, with security 24/7. Did I mention this is the 1st and only green building in SF? There's a living roof, just like California Academy of Sciences, on the other building, there's a roof top view of the city, almost 360 degrees. most of the building is made of recycled or renewable material. Bamboo and cork flooring, Bamboo wall panels in the elevator, in the lobby there's crushed recycle glass tiles that make up the hall way. All appliances are energy efficient. Plus this is one of the few high rises with a Gas Stove! GAS STOVES! I can't believe it! I can't rave enough of this place. I moved in in Aug and I love it. All my neighbors love this place and I do to. I know i sound like i'm trying to sell this place.. but i'm really just bragging and making eveyrone jealous cuz i live here. haha.. j/k.. 5 stars all the way!

I have lived at The District for two weeks now. I've seen enough to tell you to RUN AWAY from this…read morebuilding as fast as you can but I don't want to assume you have the same priorities and preferences as I do. Instead I will just give you information and let you make your own conclusions. The temperature of the hot water is simply not hot enough to take a bath or satisfying shower. HOA claims the water heater is set to the manufacturer's specification but if I can comfortably wash my hands in the hottest water available to me, it's clearly not hot enough. The water temperature does not even meet OSHA recommendations. The HOA manager claims that he does not have authority to increase the boiler temperature until the HOA Board can vote on it. The next Board meeting is not for months. The HOA management of the building is outsourced to a company called The Helsing Group. Look them up and check out their Yelp reviews. I have their number on speed dial now because I have to call and email several times before getting a response. The HOA manager pawns off issues to the builder and the builder pawns off to the HOA manager. They claim that the issue is specific to our unit, but other neighbors have complained as well. Meanwhile, the issue remains pending for weeks. Believe it or not, the easiest part of this move was calling Comcast to have my services transferred. No joke. I have shared what I wish someone had written here before me and I hope my experience can help you make a more informed decision.

We discovered pretty quickly that as a renter, we have essentially no rights. The Homeowner's Association is the main power in the building, and if you're a renter, they just don't want to deal with you. Combine that with renting from a crappy real estate company which has no interest in helping you, representing an owner who lives in TAIWAN, and you've got a recipe for frustration. Moving in was a giant pain because you can only reserve the freight elevator until 4pm on Saturdays, and not at all on Sunday (gotta treat those condo owners right!). If you work full time like I do, you can imagine how frustrating that is. In addition to the crappy building, SOMA is just a crappy neighborhood to live. I work in SOMA, so living close to work sounded great. Bad idea. SOMA may be a fun place to get lunch or a drink after work, but when you head out on a Saturday evening for a fun night, you might as well catch the bus to the Mission or hike up to the Tenderloin. Otherwise you're left hanging out at the mall. Weekends in SOMA are dead.

I saw that they have a youth community center and a preschool on site,wow! The only down fall of course is the parking,there isn't enough private garage parking for all tenants,you have to get on a waitlist.But,I noticed that the parking outside wasn't that bad at all,and the area looked safe compared to the real missin area:) I give it "thumbs Up":) A family sure would like this place:)

Pro (not plural): 1/ CLOSENESS to Bart. And the mall, I…read moreguess (not for me, but if you like shopping at Nordstroms I'll admit it's convenient for that). Cons (so, so many): 1/ ABSOLUTELY NO AMENITIES, you're not getting anything you'd expect from current complexes: - no gym/workout amenities - no social amenities (lounges, etc) - no amenities for children (no play areas) - no amenities for pets (no pet park, no bathing area... hope your dog likes doing their business on busy Tenderloin streets) 2/ LOUD, CONSTANT NOISE: - drummers & skateboarders are always right outside window - you do NOT get used to it, and it wears on you - Bart plays loud music from speakers starting at 5am 3/ NO FRONT DESK OR ANY ON-SITE STAFF: - packages WILL get stolen, regularly: delivery folks will leave your package on the lobby floor, and given no front desk anyone can wander in and take it - food pick up sucks: no place to drop off stuff, and given the busy street you have to perfectly time the pickup yourself (good luck!) 4/ GROSSLY HOT units: - almost all units face the hot, southern sun, and those big windows allow in lots of heat while only opening a few inches and letting in NO breeze - no private balcony/patios available for most units. the only shared patio on 7th floor is small, dirty, and perpetually shaded, so you won't want to spend any time here - no ceiling fans/any heat mitigation 5/ ELEVATORS BREAK ALL THE TIME: - only two elevators for ALL residents & freight, w/regular bottlenecks as one elevator is taken out of service for moving, maintenance, etc - both elevators have broken down multiple times recently, very often only one will be working at a given time (hopefully no one is moving!) 6/ EXPENSIVE ENERGY & UTILITIES: - Setup here means higher fixed costs (which management WILL pass on to you). You will probably save over $100 on just utilities in a different location. - high ceilings will 2x your energy/electric costs, so factor that into your rent cost. 7/ DYSTOPIAN, UGLY AREA (esp nowadays): - the ONLY entrance is on Cyril Magnin St (NOT Powell)-- and it's a busy, dirty side street/alley - garbage, vomit, other disgusting stuff is strewn outside the front door ALL THE TIME - since covid all the nice "local" restaurants & places have closed down, leaving only a smattering of big, boring retail-- and given wfh increase there's no longer any value in this location noawadys 8/ DELIVERY SUCKS HERE: - there's no accommodation for delivery drivers like modern complexes - the (remaining) business (AT&T, Burger King) put their trash outside daily (so you'll wake up & come back home to your entire street littered with burger wrappers & AT&T shit) - the hotels on the block (Parc 55 & Axiom) will take up any remaining space for "valet" parking (so also enjoy dodging a bunch of confused tourists to get to your front door). - no on-site parking, garage, or any good parking options within blocks. God help you if you have a car (thankfully I don't anymore) 9/ CONSTANT CONSTRUCTION (that doesn't benefit you): - the latest building managers hoped to convert the apartments to condos (but failed because this area sucks for a buyer)-- so you'll have to deal with constant construction/busy elevators/lots of banging, since they're not finished with the full plans 10/ EXPENSIVE, UNJUSTIFIED RENT: - you will pay more for a comparable unit here than anywhere else. The current "studio lofts" are priced the same or more expensive than 1-bedrooms elsewhere-- Don't fall for the "loft" language! 11/ POOR PROPERTY MANAGEMENT: - this got worse here with each new owner, and the current management (Woodmont Real Estate) is the worst by FAR, providing no amenities for residents, and having a glib stick up their asses when it comes to resident concerns & satisfaction. Despite this imbalance of pros v cons, current management believes they are entitled to the max rent increases they can legally get... But as I've outlined there's no justification for these rents with so many comparable complexes with far better amenities & services at better prices (and even if it's more expensive you'll could still end up saving money just from not having your packages stolen every week). Do the research, stop by and see how dirty and uncared for are the building & outside area. The older, positive reviews here are valid-- I've been here for 10 years and this used to be a nice, convenient & respectable place to call home. But things have dramatically changed for the worse in the past years, and current management does NOT respect their residents here. I absolutely CAN NOT RECOMMEND the Lofts for anyone, any more-- and lol, if you're thinking about purchasing one of these "condos", run away as fast as you can. There will be no returns here for the next 20+ years at least.

I lived in this building for 4 years and finally moved out a few months ago…read more Pros: - Close to Whole Foods (2 blocks away); but related to this pro, the con is that you have to walk through a stretch of tents under the highway overpass to get to WF. Recently the tents have been swept but the ground is nasty and you have to walk with your head on a swivel. - Close to highway and CalTrain. - Lobby looks nice and front desk takes packages. - Staff are generally nice. - There's a building gym. Cons: - SAFETY: This is an unpleasant part of town. There have been bullets that have hit apartments in our building. Stray bullets from the highway apparently, which hit a 6th floor apartment. There has been an incident of an intruder who have followed a resident into an elevator and then proceeded to expose themselves in the elevator. There have been random people who have snuck into the garage and stolen bikes. The surrounding area is littered with feces and often smells. Dried dog pee smells are also around. Homeless encampments are within blocks of this place even though there is a homeless shelter 1 block away. - Poor Treatment of Residents: Someone else mentioned this, but this place is run like a prison. There are cameras everywhere to catch you making mistakes (and fining you $250 for your mistakes). The management encourages you to snitch on your neighbors, and residents are quickly accused of doing random things even if you didn't do them. The sound travels and they can't figure out which unit is making noise. - Expensive: Move-in and move-out fees are $500 each. They will nickel and dime you for every little thing. -Neighbors: There are some horrible neighbors around but also some nice ones. But you remember the bad ones more, unfortunately. The bad ones will keep you up at night. They will wake you up at the crack of dawn then you don't want to be awake. The sound travels so easily. You can hear people sneezing and coughing up phlegm in the bathroom, you can hear their television, you can hear them scooting their chairs. - Power Outages: we have had power outages for 2 full days on end (while rest of SOMA was fine), and random outages throughout the year. There are currently 2 construction sites next to this building and apparently they have caused power outages (not sure if this is true). Super disruptive and you never know when it's going to happen again. No sincere apologies either, after 2 days of no power, the management sent an email telling residents that they are not allowed to throw spoiled food down the trash chute, but have to bring them down to a specific bin in the trash room. No empathy. (as an aside, in the middle of writing this review, I lost power for a few hours!) - Water Shut-offs: at least once a month, there is some water shut-off issue. The plumbing in the building is poorly designed, which means that if one unit needs plumbing work done, the entire building loses water for hours on end. Even if there is not plumbing work, the hot water heater for the building has had tons of issues that caused many water shut offs. - Fire Alarms: fire alarm testing is not just once a year. Somehow, this building has random fire alarms once every few months and if you work from home, it's a pain to deal with the work disruption. - Poor Noise Insulation: as I mentioned, the noise transfer is horrible in this building. The thing is, the transfer is so bad that you can't tell from whose unit the noise is coming from, which is one of the reasons why the management team gets so many noise complaints and they have to do investigations (having staff members listen in outside and inside apartments). If there is a noise complaint at 6am that wakes you up, they expect you to call the front desk, allow someone into your bedroom, and listen for the noise. - Smell Transfers: smells also transfer easily in this building. We can smell random food smells from unidentified apartments that are coming in through the vents, and there is no way of preventing that smell from coming in. Don't know who designed or built the building but they really skimped on a lot (e.g. noise transfer, smell transfer). I would never buy a unit from this building. - Don't Live Here if You Value Sleep: In addition to the situation with the noise transfer issue and the bad neighbors, heat is easily trapped in apartments even with windows open. Heat will be trapped even when the heatwave was 3 days ago and it's currently 61 degrees outside. Nope, your apartment will still be 75 degrees, which is terrible for sleep. And when your windows are open at night, you get to smell the occasional dumpster fires outside and you also get to hear the garbage truck at 5am. And bugs will come in through the open window.. - Strict Delivery Guidelines: it's a pain to order furniture and large items because you have to schedule it 5 days in advance, and they can only be delivered in slots of 9-noon or 1-4pm.
