Pro (not plural): 1/ CLOSENESS to Bart. And the mall, I guess (not for me, but if you like shopping at Nordstroms I'll admit it's convenient for that). Cons (so, so many): 1/ ABSOLUTELY NO AMENITIES, you're not getting anything you'd expect from current complexes: - no gym/workout amenities - no social amenities (lounges, etc) - no amenities for children (no play areas) - no amenities for pets (no pet park, no bathing area... hope your dog likes doing their business on busy Tenderloin streets) 2/ LOUD, CONSTANT NOISE: - drummers & skateboarders are always right outside window - you do NOT get used to it, and it wears on you - Bart plays loud music from speakers starting at 5am 3/ NO FRONT DESK OR ANY ON-SITE STAFF: - packages WILL get stolen, regularly: delivery folks will leave your package on the lobby floor, and given no front desk anyone can wander in and take it - food pick up sucks: no place to drop off stuff, and given the busy street you have to perfectly time the pickup yourself (good luck!) 4/ GROSSLY HOT units: - almost all units face the hot, southern sun, and those big windows allow in lots of heat while only opening a few inches and letting in NO breeze - no private balcony/patios available for most units. the only shared patio on 7th floor is small, dirty, and perpetually shaded, so you won't want to spend any time here - no ceiling fans/any heat mitigation 5/ ELEVATORS BREAK ALL THE TIME: - only two elevators for ALL residents & freight, w/regular bottlenecks as one elevator is taken out of service for moving, maintenance, etc - both elevators have broken down multiple times recently, very often only one will be working at a given time (hopefully no one is moving!) 6/ EXPENSIVE ENERGY & UTILITIES: - Setup here means higher fixed costs (which management WILL pass on to you). You will probably save over $100 on just utilities in a different location. - high ceilings will 2x your energy/electric costs, so factor that into your rent cost. 7/ DYSTOPIAN, UGLY AREA (esp nowadays): - the ONLY entrance is on Cyril Magnin St (NOT Powell)-- and it's a busy, dirty side street/alley - garbage, vomit, other disgusting stuff is strewn outside the front door ALL THE TIME - since covid all the nice "local" restaurants & places have closed down, leaving only a smattering of big, boring retail-- and given wfh increase there's no longer any value in this location noawadys 8/ DELIVERY SUCKS HERE: - there's no accommodation for delivery drivers like modern complexes - the (remaining) business (AT&T, Burger King) put their trash outside daily (so you'll wake up & come back home to your entire street littered with burger wrappers & AT&T shit) - the hotels on the block (Parc 55 & Axiom) will take up any remaining space for "valet" parking (so also enjoy dodging a bunch of confused tourists to get to your front door). - no on-site parking, garage, or any good parking options within blocks. God help you if you have a car (thankfully I don't anymore) 9/ CONSTANT CONSTRUCTION (that doesn't benefit you): - the latest building managers hoped to convert the apartments to condos (but failed because this area sucks for a buyer)-- so you'll have to deal with constant construction/busy elevators/lots of banging, since they're not finished with the full plans 10/ EXPENSIVE, UNJUSTIFIED RENT: - you will pay more for a comparable unit here than anywhere else. The current "studio lofts" are priced the same or more expensive than 1-bedrooms elsewhere-- Don't fall for the "loft" language! 11/ POOR PROPERTY MANAGEMENT: - this got worse here with each new owner, and the current management (Woodmont Real Estate) is the worst by FAR, providing no amenities for residents, and having a glib stick up their asses when it comes to resident concerns & satisfaction. Despite this imbalance of pros v cons, current management believes they are entitled to the max rent increases they can legally get... But as I've outlined there's no justification for these rents with so many comparable complexes with far better amenities & services at better prices (and even if it's more expensive you'll could still end up saving money just from not having your packages stolen every week). Do the research, stop by and see how dirty and uncared for are the building & outside area. The older, positive reviews here are valid-- I've been here for 10 years and this used to be a nice, convenient & respectable place to call home. But things have dramatically changed for the worse in the past years, and current management does NOT respect their residents here. I absolutely CAN NOT RECOMMEND the Lofts for anyone, any more-- and lol, if you're thinking about purchasing one of these "condos", run away as fast as you can. I recently moved into this apartment and I'm really happy with it. The price is much more reasonable compared to other luxury apartments, the arched windows and layout caught my eye from the start, and I love the newly renovated appliances. I really enjoy the view, which allows me to enjoy the sunlight as well as the vibrant city view. You may meet a few homeless people if you choose to walk toward Tenderloin (honestly it's much much better than actually living in Tenderloin), but the building itself feels secure, especially with the password-required elevator. Most importantly, Marlene, our property manager, has been outstanding. She looked after my deliveries before I moved in, helped me get set up with curtain rods, and is always on the ball with any maintenance issues. Quick and professional replies. While planning my relocation to San Francisco, I had the pleasure of touring the Lofts at One Powell with the property manager, Marlene, at the end of June. I viewed a large number of properties on my planning trip and this visit stands out, head and shoulders above any of the others. Marlene was the most sincerely nice person I had met and the property tour was amazing. The two units she picked out for me were perfectly suited for my taste and needs. I did not end up signing a lease with her yet but it has become a future goal. Marlene's professionalism and the quality of the property are reasons for anyone to consider moving there. My current budget did not allow for me to make the move but I will be back when things change for me. You would be remiss if you do not add this property to your viewing list if you plan to move to the Bay Area. read more

After months of searching for an apartment for my husband and I, we finally found a hidden gem at Lofts at One Powell. The 16' tall ceiling, view of the SF skyline, new appliances and gorgeous natural lighting sold us. We knew instantly that this was the place we wanted to call home. I recently had the pleasure of engaging with Marlene, the property manager, and I must say, her approach to tenant care is truly remarkable. From the moment I stepped into the building, I was greeted with warmth and genuine hospitality that immediately made me feel at ease. It's not often you encounter someone in the property management realm who treats tenants like family, but Marlene effortlessly embodies this ethos. I'm glad to say they don't come up that often but it's great to know she's there whenever I've needed help. I also appreciate all the "little things" she's done to help the building feel like a home. I've been here over a year and I moved from a 2 bedroom/2 bath (8th floor) to a 1 bedroom/1bath (5th floor) When my 1-year lease expired on the 2 bedroom, I moved to a 1 bedroom. My opinions on this apartment has not changed much; I still believe it's an amazing place to live, if you can afford it. There's a new manager named Alisha and she is so helpful. My 5th floor unit faces Nordstrom (my previous apt faced Powell) it is a lot noisier than my previous apartment. The street performers with their found object instruments are relentless and they are quite passionate about their music. That's a big downside. I hardly ever see my neighbors, which can be good or bad depending on how you feel about neighbors haa. Usually the floors are quite and peaceful. People complain about the homeless people on the streets blah blah blah. Downtown SF in general smells like pee, so that's something you'll have to get used to. Honestly if you have the money, it's worth living here. The only thing missing is a gym read more

I absolutely second the last review from Chris. I have been living in this building for 9 years now, and with the new management it turned into an utter disaster. ALL CONS listed in the previous reviews are absolutely true. Residents are left to fend for themselves or met with dismissal and BS excuses. We have only one working elevator. Mind you, its semi-working because buttons do not work half the time - this afternoon it took me 11 attempts before I managed to get the elevator buttons to react and take me to my floor. The other elevator has been out of service for a year. Building entrance got severely vandalized this week - outside dial pad has been completely destroyed, key fobs arent working. Now USPS mail delivery folks arent able to come in and deliver packages and the management is saying they dont know how long it will take for Metro to get it fixed aka "not our problem". I was expecting a USPS parcel with MEDICATIONS today and I did not receive it! Its just mindblowing how neglected this building and its residents are. I am not going to repeat everything that the previous poster said but I would definitely NOT recommend living in this building at this point. Given that current residents themselves are posting here, imagine our level of frustration. Streer clear off this place until one of us posts a positive review again. PS: I have seen that some listings that are online for this building mention clubhouse and recreational area and that units have balconies - none of that is true. read more

I just moved to a new job in SF Financial District and I don't have a car which means being close to public transportation is a must. I looked around in the outer areas like Sunset/Richmond and was warned about the nightmarish muni rides. Apparently, the SF buses break down CONSTANTLY in the mornings turning what should be a 10minute ride into hours. MUNI also allows bums to ride unmolested and the buses usually smell like urine. Seeing as how the new job came with a pretty nice raise, I decided to splurge and live lavish for a year and started looking downtown. I first went to SOMA around Mission and 4th but apparently that area turns into a crack den after dark. As I walked back to BART, I noticed the lofts here and looked on their website and toured the property. PRO's -The price is definitely spendy; my 1bedroom was $3,200. If money is an issue, this probably isn't the place for you. -The convenience is AWESOME. I roll out of bed and walk down Market and can get into work in about 5 minutes(my commute before was a hour and change). There's 2 starbucks on the way as well as Walgreen's and Bank of America is downstairs. -I go out quite a bit and Ruby Skye, Infusion and numerous other clubs/bars are all walking distance(no DUI's). If you got game, any ladies you bring back here will want to come back again! CON's -Parking sucks and your guests have to pay for parking in a garage. -It's also noisy when you first move in but then it just turns into ambient noise. -Powell St is full of tourists which are fun to watch from your window but it also draws a bunch of scam artists and hustlers. You get to know all of them after a while but it's a bit annoying at first. All in all, I'm extremely happy I picked this place to live and would do it all over again. read more

I lived in multiple different properties including "luxury living", nothing compares to my experience with Marlena as a property manager and as a human. Marlene is a dream to work with and she made the process of applying to a new apartment and all the things that comes with it as easy and smooth as ABC. By far in my 15 years of live in San Francisco she is the absolute best. She makes true effort to connect with us and makes sure everything is well with us. The property and apartment itself is breathtaking, living in this building means you are truly living in one of Market's most recognizable buildings. The unit is upgraded and very well maintained. One of the many things made me fall in love with this apartment is the absolute attention to detail in all the upgrades in the unit. If others are complaining about the noise outside of Market Street then they are looking in the wrong area, Market is the heart of San Francisco and what makes our city what it is. Property management can't control what is happening outside nor the unhoused population outside. If you are a city person The Lofts at One Powell is a place for you, if you want quiet place look in Sunset or Ingleside. I don't understand why some tenants complain about something even the City itself can't fix and they blame the property managers! read more

Woohoo! As good as it gets! But seriously, if you are looking for the real deal, "city life" in San Francisco, you can't beat these lofts. Location! Location! Location! Right in the heart of the city at Powell and Market with convenient access to Downtown, Bart, Muni, BEST restaurants and nightlife in the city. Lively area that will make you feel like you are in the happenin' part of town. Definitely recommend living here :-) One tip to keep in mind - there is no on-site parking so you should park around the corner only a few blocks away. You can take a stroll down the block like a true city dweller! read more

So, here's my story. I lived way up in the North Bay for about 6 years here in the Bay Area. I went to school, got a job in Novato, life was good, surburban, and wine coutryish. I switched jobs recently and now work in South San Francisco and my girlfriend and I were going to move in together. We wanted a spot that was close to BART and easy to get around, etc. We looked at a few places around the Richmond and Sunset, and then by chance I found this crazy place. They had 3 units open and we looked at the 1BR loft, and it was amazing. The appliances were all brand new - full size, stainless steel fridge, dishwasher, oven, microwave, granite countertops. Really really nice. The in unit washer and dryer are a lifesaver. That was our main draw to this place, believe it or not. We both still have cars - parking completely sucks ass around here. Seriously. The only decent spot is the Mason O'Farrell garage and sometimes the employees there can be hard to work with. We pay 320/month for a reserved parking spot. It's unbelievably expensive and slightly outrageous. But, I need my car for the time being. Getting packages here sucks. UPS generally leaves packages at your door, but FedEx won't even try. There is no lobby or receptionist, it's a door on the side of the Forever 21 building locked with a keycard. So if they don't try to call your apartment number to buzz you in (and they can have it ring your cell phone) then they just stick the note on the outside door. The rent is very expensive. Our 1BR loft is $2595. The website says $2495 is the minimum rent, but I wish we got that price. The good thing is they take a very cheap deposit. I think it was $1200 total for us. Nicole, the property manager, was awesome. Very accommodating and we literally moved in to the place days after we saw it. I really like being here but it is getting very expensive. I don't know how many vacant units they have but I'm hoping maybe I can ask them to lower my rent once our lease is up in order for us to stay here another year. There's a lot of homeless around but it's a very well-traveled area. Lots of good restaurants around and Union Square is literally a 5 minute walk away. You can fall out of bed and land in the Powell St. BART station - it's literally right outside. It's hilariously close. The Metreon is near for movies, and Whole Foods is just a nice walk down 4th St. If you're moving in to this place, ONLY USE CORRIB MOVING. Check them out here on Yelp. They're hilariously awesome Irish guys who can move in to this place with finesse. Only move in during a weekday - there's like, two spots outside and it's very hard to move in. Don't try to do it yourself - trust me. You will hate life. They are pros, and they really know what they're doing. I give it 4 stars because it's expensive and parking blows. Also because there's no lobby or receptionist for packages. But, you can pay rent online. I still haven't really met any of my neighbors, most people keep to themselves here. I see a few of the same people in the lobby now and then but I think most people tend to pass through this place. read more

I could get used to this! My family stayed here in between moves and it was awesome! Located right at Powell and Market, it felt like NYC or Paris right in our hometown. I had forgotten how lively this area is during the summer time. Great restaurants, shopping, public transport, and all the funny funny tourists. The lofts were well maintained, high quality building, well-stocked, etc. The only drawback was that the one-bedroom is a true loft, so sound carries throughout the unit. Our fault for having kids I guess ;-) Ideal for one or two people. Not sure about the two-bedrooms. If you have some longterm lodging needs, would definitely recommend this place. read more

Note: This second review is current as of August, 2012 I ended up renewing my lease, though I now regret it. The neighborhood remains dangerous at night and a few months ago one of my neighbors was assaulted nearby. He had his jaw broken in multiple places, suffered a severe concussion, underwent several surgeries and spent months recovering. On top of that, while the building managers (Nicole and Alisha) were always extremely helpful and polite, the landlord has now replaced the property management company they worked for (Gerson Bakar) with a new one (Meridian Management), whose manner of communicating with tenants could not possibly be ruder or more legalistic. The contrast between the two companies is like night and day. Check out the reviews of Meridian Management others have posted on Yelp and you'll see what I'm talking about. Given the above, I've debated dropping my ranking to one star, but since the other "pros" I originally listed remain the same, I'll leave it as two stars for now. read more

Pro's: Central location right downtown. Super convenient if you rely on public transportation. Amazing looking building with some history and character (from the outside). Great views of Market St. Not a high occupancy building (60 units or so) and very little traffic in public areas. Spacious lofts with amazing high ceilings. WebPass serves the building and Comcast wants to compete, so you will get a good deal on your high speed internet. Clean trash rooms on each floor that are cleared each day. USPS has some package lock boxes they will keep your smaller boxes locked in for extra safety. Con's: You are on the last block separating civilization from the Tenderloin area. If you are unfamiliar with what that is, Google it. End result is a lot of crack heads trying to hustle you for money out the front door and lot's blood curling screams and shouting from the BART station down below at night. And even if you are used to loud city living, the windows are original and provides zero sound proofing. If you can work past the human noise, the Market and 5th intersection in front of the building appears to be the go to path for all fire engines in the city so prepare your eardrums to blaring sirens at all times of the day. Also, the main entrance faces Cyril Magnin St which serves as the back alley for all the business facing Powell St. This means the side walk up from the entrance is usually covered in trash bins or spill over from the trash. If you are lucky. Otherwise, it's human leftover courtesy of the Tenderloin neighbors. As I mentioned this is a small apartment complex. There is no lobby, there is no front desk, the management company tries but doesn't appear to have the incentive to try (will detail the building manager in a bit). Most packages will be left at the building entrance foyer by the carriers. Packages get stolen. Management sells you on the camera in the foyer but when packages get stolen they email you a disclaimer about how it's not their responsibility. I'm not too sure if that's even a real camera. There are a bunch of corporate leases in the building which means come summer time companies pack in a bunch of interns into these housing units and the building starts to take the feel of a hostel. There's also several AirBnB's going on and seem to bring in some interesting characters (including a couple who liked to sift through others packages and mail in the lobby before the last spat of package thefts...) The old Manager (Monique) was nice but was the one who sent the generic non answer when requesting assistance with the package theft. There is a new onsite manager, a guy, who appears to be the most anti-social person you could put into a community manager role. Talk about a mismatch. Due to the spike in temporary residents during the summer time your shared monthly utility fees will spike. During low peak expect to pay around $100 for water, sewage, and trash for 2 people. This will spike up to $140 during summer time. This building has so much history and architectural character but somehow the designers managed to build the most bland, generic interior they could come up with. They went with the most cheap, bland looking paint, kitchen fixtures and carpet they could come up with. There is no airflow within the apartments and if you want to get rid of the stuffiness during the warm months, you'll have to open the windows and your front door and get a cross breeze going. Not the safest building now with a large construction site next door. People often tailgate you into the elevator lobby and try to follow you up the elevator. Finally, there' are no recent reviews here so it's important to note that the rent has now spiked over a$3400 for a 1 bedroom loft with a bump of 15% or so every year. There are much better buildings in better locations you can rent from in the city compared to the price you are going to pay here. The novelty wares off fast. read more

One Powell is our first home in San Francisco. We've been living here for almost 6 months and we couldn't be happier. 1. Extremely professional and nice leasing agent. After my husband and I decided to move to SF from east coast, we went on a 4-day exploratory trip to SF to find a suitable place to live. All the stories about the headache in finding a decent apt in SF were true so you can image how happy I was when I received a call on the third day of our apt-hunting trip from Edward, the leasing agent for One Powell at the time at 10 o' clock in the night. Ed called me only minutes after I replied to an apt listing on zillow. Later on we learned that he made the call from thousands miles away because he was on a business trip! We really appreciated the fact that Ed understood our urgency in finding a place to move in in two weeks and responded to our request promptly. Ed turned out to be very well-spoken and professional. He explained to us in great details on the phone about these apts. In addition, he kindly offered to meet us and show us the available apts at 8 am the next morning so we could have plenty of time to decide before flying back to the east coast at 4pm. We are very impressed with the flexibility Ed has to accommodate our schedule. I don't think there are many leasing agents out there who are willing to work at 10 pm or 8 am. At the beginning we didn't get the 1BR that we really liked because there was someone before us who had submitted an application. However Ed managed to help us find a one-bedroom later on! He coordinated with us and the tenant who lived in that apt by then to make sure we could move into the apt in time. Ed was equally helpful even after we moved into our apt. He always, always responds to our emails promptly and helped us reach the right people we need. Everything became so much easier with Ed's help. Thank you Ed for giving us a perfect first home in San Francisco. 2. Great location. One Powell's location beats everything. My husband and I probably had seen at least 15 apartments before we saw this one. We weren't satisfied with all previous places due to various reasons. Our requirements are not that picky though: we just wanted somewhere convenient to financial district with public transportation access and safe. One Powell has both and even more: it's located in the center of financial district, 10-minute walk to city Target, 2-minute to Nordstorm (bristol farm is downstairs), bart is right downstairs, and you can see uniformed police officer standing in front of Bank of America (the first floor of One Powell) every day. 3. Beautiful windows and high ceiling The first two things that struck me about One Powell's apts are its gorgeous huge windows and high ceiling. It makes the whole room even bigger and very bright. To conclude, my husband and I really enjoy living in One Powell. We love the place and the people who are working hard to make our life easier and more enjoyable. We love it, our cats love it, and our visitors speak highly of it. That's right, this is a pet-friendly building with no extra charge for having pets at your home! read more
