He also offered to prepare my inspection with extra photos JUST IN CASE later on, I may need a roof or wind certification, but he did not want to charge me for those, unless I later decided that I needed them. SO NICE! He also gives you an idea of how much some of the needed repairs should cost, to help you understand better your fix up costs. I ended up having to cancel, as the person decided not to sell their house, so I never got the inspection, but Mr. Mark was nice about it and refunded my money right away. I will absolutely think of Hallmark Home Inspections the next time that I need any work done! Mr. Mark's experience and resume is amazing as he is also a contractor, so he has a wide variety of talents/expertise. But his integrity and willingness to accommodate my schedule, just super nice!!! Oh..our original inspection date was on the Holiday for Martin Luther King, as I had the day off, but he had no problem working that day, unfortunately, the home owner cancelled last minute and though I offered to pay him for his time and drive over to my house, he said that he would not want to charge me for that! My first issue was i made an Appointment with them for a specific time and they showed up significantly after the scheduled time, when they do show up they start the inspection and as the washer is on they ask "does this sounds weird i cant tell?" ummm what did we pay You for? Next they tell me On the phone "we do not charge for the secondary inspection, what they mean by that is" we do not charge unless its needed.... "and that's extremely misleading! then the gentleman doing the inspection is making small talk, and goes on about how" disgusting" makeup is, and looks at my girlfriend who has makeup on and laughs hysterically, and to me that's completely unprofessional. Then when we get the report from the inspection the contractor we hired comes out and does the fixes noted on the inspection report. I then called LL SPENCER INSPECTIONS for the follow up inspection and this is when i find out i need to pay am additional 50$ for the follow up after explaining the confusion they still charged me and seeing i had no choice i went ahead and paid them the 50$, so the same inspector comes out and says we failed to fix multiple areas so he will not be able to clear us, now this isn't his fault seeing the contractors didn't finish their job correct but the part that does irritate me is they again charge me for another re inspection!!!! They stressed how important it was for the appointment to. Be before 11am because they are going out of town, so i guaranteed that the time before 11am will work fine and guess what! Late again! They show up after 12:00! .. And turns out 1 of the spots he said we failed to fix was ok to approve not being fixed this time, turns out it wasn't even a issue that requires refusal of a clean WDO.. Long story short will Never use this company ever again nor will I recommend them to anyone!

They said there was a 100 day warranty for there services, but refused to do anything about their shoddy inspection. I'm reporting them to the BBB and suing them for this. I hired this company at the recommendation of my realtor since I was new to the area I just went…read morewith who they suggested. 2 of my windows the springs were broken and the windows would not stay up and in the attic the dryer vent was not even attached and was squashed. He would have seen this had he have went up in the attic. They also stated my main shut off valve was in a location that was actually the hot water only valve. I gave them an extra star since the inspector did come back out and assisted to find the home shut off valve (which we never did and I hired a plumber to install - but this was all on my since it was after the sale) They did send someone out to fix the springs in the window after I noticed it. Unfortunately, my husband has to replace the dryer hose in attic. Also, save your money on the termite inspection. They listed any wood issues as "wood destroying organisms" and listed "wood rot" in this report and checked off the YES box. I did not need them to tell me the bottom of the wood trim on the garage door had rot, that should have been in the regular report. Save the money and the headache and hire a different company if you want the inspection to be done correct and list what you really need and do what they say they will do.

They were patient with me were able to squeeze me in first thing in the morning within 48 hours of me calling. They ended up getting one mold sample and two air quality samples along with a baseline sample they did outside. Altogether it came out to be about $225.
