We have owned a vacation home here for 13 years, and moved to APCP from NY full time. We love living here. If we had to do it all over again, I would have moved here 20 years earlier. The place has 2 beautiful lakes with 4 swimming pools. It is completely safe to live here, and the community does a great job keeping it that way. A Pocono Country Place is like any other CITY. (It is a community with over 4,000+ homes) The APCP team is doing there best to make it better. It is not as bad as people make it out to be. The ones that are complaining either are not in good standing, or just reading old reviews that have no merit. Other just complain and have no say because they do not show up at the meeting to share their opinions. In the 13+ years we owned a house in A Pocono Country Place we have not had any problems.We love living here, and plan to stay to enjoy our future retirement. read more

This place is such a joke. Takes forever to get through the gate. One group 45 minutes, one group upwards of 2 hours. No system of checking in, just wait in line for eternity. Must wait in line to show id and registration to get a parking pass. Got uber rides back to place, drivers must complete check in process; takes forever. Employees are slow and super nasty. Once you get in the houses are unkempt. DO YOURSELF A FAVOR AND DO NOT STAY HERE. read more

Well, the lake is closed for ecoli. The pool allows no types of toys what-so-ever- disappointing for kids who just want to retrieve a dive stick or sinker toy. ($12 per person entry fee per day). Our AirBNB is slim on everything (no bath mats, no grilling tools, 6 towels for 8 people.) Definitely an interesting place, lots of rules. It took 40 minutes to get a pass to see a friend for an hour. There were 2 ladies working the desk. One line should be for locals and one for airbnbs since their process is much longer. I got my pass in under 2 minutes but had to wait almost 45 mins for it. 15 people ahead of me in line when i got there and 14 behind me when i left. Why not knock out the locals first and cut your line in half within minutes??? read more

rented an Airbnb in this "gated community," it was a huge disappointment . it took 30 minutes to register with the front office. the lines were ridiculously long. this went on all weekend with the gates and the office. we had to register two vehicles and each time it was a long wait to get our pass. the neighbourhood was in terrible shape. trashy and not well kept at all. while some of the houses were in okay shape the majority of them were not well kept. most lawns are not even mowed let alone pick up. the lake was closed due to e-coli and not due to open until the 5th, after the holiday and four days later. so no boating and no swimming in the lake. the pool cost $12 per day to use. the clubhouse was closed, and there were no sidewalks. the wildlife is amazing here. deer were everywhere and not afraid. that was cool, but not a family friendly place. I just feel like the neighbourhood is not advertised true to life. read more

I was skeptical reading these reviews but I recently stayed at an Airbnb in early November and I'm so glad I did! The Landscaping was beautiful. I lived the fall foliage and saw nature and deer families taking their walk. It's really nature at its best! Not sure about previous reviews but all the houses were updated. It was very peaceful and serene. You do have to stop by a gate to get passes for parking. Check in wasn't too bad. There was a line since it's Friday but that happens everywhere I guess? .. But I kinda like that we have to check in since I travel with kids and this makes me feel more secure they are keeping tabs on who's coming in and out of the area. Also a lot of food options nearby. And a supermarket less than 10 min drive. Everything we ate nearby was Very yummy and affordable. I recommend Kimchi and wasabi. Family friendly. My kids liked the playground in E section. Can't wait to go back and try their other amenities. I included picture of pool in E section. It's closed for the season for now. Wish it was summer already! And I heard they're getting another new pool in another section. read more

The neighborhood has a tight check in process. it took 45 minutes. The houses in the community go from dated, to unkept, to hoarders lawn. Some are boarded up. We spent a lot of money to rent a house. The house itself was extremely updated inside. The outside of all the properties in this community are unkept. There is little information or outdated information regarding the use of the pool. $12 per swimmer per a day. The house we rented only included 5 swim passes even though it's a house that sleeps 16. The beach and lake access were closed due to construction. The website and front desk staff did not mention the beach closure. The area is pretty remote. There isn't a lot to do when the weather is bad. I wish we had rented and stayed someplace else. read more

GREAT pool i love the 4'6 section great people there the park and basketball court is great would have been 5 stars but the cafe has ONE issue. The food there is alright but im vegan so me and my dad got a beyond burger bad news they boiled it so it was pink not fully cooked AND the worker said she couldnt cook it for longer even though you can so i hope they fix that problem but other than that its a nice place! read more

The area a Pocono Country Place is located in is fine. It's close enough to food stores, restaurants, and some other amenities. The main problem with this place is the main entrance. They have this extremely inefficient entry process and it serves no purpose for the people staying here except to make everything more frustrating. You want food delivery? We'll make sure to call the front desk to let them know your hungry. You want visitors? Make sure to call the front desk to let them know. You did that? Well your guests as well as the delivery driver still need to go into the welcome center and wait in line to be let in. It might take awhile though because they are overworking one or two people behind the desk and having them watch the camera to let cars through the gate while also dealing with people coming into the building. Really great system. I have been staying here as a one year rental while I have a new house built and it has blown my mind how a place that operates like this still exists. The only thing this experience has done is taint an otherwise nice area for me and my family and now we will always tell others to stay far away from here. And it's a shame too because the actual community is nice but it's not worth the endless hassle to do the smallest things. There are countless HOA communities that are well kept and maintained without pretending they are a military installation with their main entrance. Stay far away. read more

We rented a house in PCP from 2/9/23 to 2/14/23. It is a SHITHOLE development, that is run by a bunch of idiots. It starts when you go to the Welcome center which we called the unwelcome center. 4 people working at the unwelcome center gave us such a hard time getting our car entry pass. Even though we were on the owners list as having a rental contract for the timeframe above. They are employees that just really don't care. Basically have a all around shitty attitude. After 1 hour, they finally gave us our pass. DO NOT STAY ANYWHERE THAT PCP IS IN CHARGE OF. Totally run down developments with loud obnoxious people staying/living there. The house we rented was nice. But we didn't feel safe walking around the development, even during the day. New Yorkers and North Jersiers really ruined this area. The woman at the gate (K section) is not only incompetent and rude, she is downright hostile. Unable to process guests efficiently, she creates a line out to the street and beyond. Don't bother with civilized banter. "Hello", "please," "thank you," "have a nice day" are all wasted on this witch, whose only response will be to glare at you. You'd think she was the gatekeeper for an exclusive luxury resort. But no. Upon driving in you will find an array of houses. Some are fine but many are run down, have high weeds, trash in the yards, and even broken down appliances outdoors. Depressing place. Truly awful. Loud music of unknown origin echoes across the lake. It almost sounds like Fiddlers on the Roof, but there's no saying what it is, exactly. Took a walk and heard the sound of a far off lady screaming. Perhaps she was screaming in ecstasy, perhaps in pain. We high-tailed it faster than the deer back to our place. At night, be sure to lock your car, leave the outside lights on and lock every window and door. You can forget about a cool evening breeze. Leaving a large window or slider open is just too risky there. When your stay is over, you will quietly thank your lucky stars that you live in a nice neighborhood where you don't ever have to worry about some foul, miserable woman getting what must be her only power in life by treating people rudely as they try to just make their way to the place they mistakenly and regrettably actually paid to live or visit. I wish the ones there who are trying to keep their places nice and deal with the hostile gate keeper and neighbors who don't take care of their homes or yards all the luck in the world. read more

PCP is a great place to stay for vacation either in winter or in summer. It is close to Montage Mountain and Camelback ski resorts, as well to Kalahari waterpark. Summer is the best season, there is a lake for boating and swimming and a pool. In the community. We loved a snack bar, playground and a tennis court on the property. There are plenty of places to visit in the area including waterfalls and parks. read more

kids run wild. hitting rocks with a baseball bat. Don't care that there is cars driving by, and houses around them. Dad standing on front lawn watching them! Not saying a word to them! Litter all over the place, kids cursing and pushing on the play grounds. They keep running up the slide so my kids cant go down, parents sitting on the bench watching this not saying any thing! So tired of the TRASH that's lives here! Gonna pay off the house in 3 yrs and cash out IF..... I can find a sucker to move here! Security is worthless! Only give out summons NOTHING else. "We will look in to it" is there famous response to get rid of you. The gate is a joke in section B....People drive up then passenger gets out and lifts up gate with one hand and waves the driver to drive through. I seen this called security got the usual "We will look into it" I watched the gate for over a hr. NO SECURITY to be seen! Real secure! Just lift the gate up and drive under. Its ok security wont care! that's the attitude. Wonder why? I got tired of the litter constantly blowing all over my property from the neighbors garbage cans getting empty by the bear almost every night. They refuse to put a strap to stop it even though I offered them a free one. I picked up 4 big contractor bags of garbage of the lawns around mine because I was tired of it spilling onto my property. Garbage every where! Looks like little NY. Town of Tobyhanna not too bad just stay out of PCP. Buy a house NOT in a gated community! Especially avoid PCP. This place is horrible! It's straight up GHETTO! Boarded up homes every couple homes. They dont take care of the beach area. Fishing is catch and release which mould be ok if there was any area to fish. There are no areas unless you rent a home with a dock. And there is barely anything in the lake. You would think Gated Community = Nice. Nope, it's the hood, no wonder you can purchase a home here for 50k. If you like to loiter and race your beat up Honda and roam the streets then welcome home. People, if you want a true poccono experience go to Jim Thorpe or more off the beaten path because this place is a NYC drop off zone. The icing on the cake is that it's not cheap to rent a place here. If you do go for some reason look if the other state parks around for something to do. They are a lot cleaner. The only half way decent area to fish in was riddled with drug baggies and other treasures. I feel bad for the few people here who have nice houses and upkeep them. read more

Negative stars. The front desk gave my family such a hard time to check in. They purposely did not answer phones and told people they can wait after waiting for one hour to get into the community! I have no direct knowledge of what's going on there right now. I did live there from 2002 to the end of 2013. From those I still have contact with, the place has gone down hill. When I left, the BOD was in chaos. There was a lot of talk about corruption. Although few of those who were employed there or were BOD members, who were "alleged" to be corrupt, were investigated or bought to justice. The community allowed several homes to be built there starting around 2011. They were NOT offered for sale in the Poconos. But WERE advertised in both the New York Daily News and New York Post. There are a lot of Section 8 tenants living there. Many of the homes, from what I'm told, are rentals. Driving around the place, at first glance, would make one think that the place is peaceful and pleasant. But once you're actually living there, you'll quickly find out that isn't the case. It would be wise to speak to some who live there who are long time residents before thinking about buying or renting there. IF you can still find any. As most of those I had been in contact with after I left, are gone. That would include my former neighbor who lived there when there when there were DIRT ROADS. They have long since sold, for near what they ORIGINALLY paid for the place and left. read more

Great place for families. Lots of amenities in the community. I have not had any concerns since moving to the location. Nice to see the dues money being placed back in the community. The road are well paved and they do a great job plowing during the winter time. The H section is particularly nice, since it has pool in that section. I live in PCP for several years, I moved from New York and I LOVE IT here! I feel SAFE, I NEVER lost a package, NEVER vandalism, kids respectfull which I hardly see except for in the summer and my neighbors are WONDERFUL! I AWAY seeing negative reviews about PCP but it's a LIE. I suppose they do not want people from the city to move here but do ur own research EVERY Community have 1 ROTTEN apple in the bunch (which I never encountered yet) but overall is a lovely peaceful place to live and diverse. read more

They recently hired a new person to run the recreation department and he is planning many new activities for both children and adults. I made more friends here in a year than I had in NJ after 40 years. Is A Pocono country place perfect? no. But its not as bad as other reviewers make it out to be. It is a community has over 4,000 homes and a good showing at an open board meeting is 30 people. If people have complaints why don't they show up at the meetings and voice their opinions. Instead they sit and complain about the place. In the 14 years I owned a house here I have not had any problems. I love living here and plan to stay to enjoy my retirement. read more

I was born in Sweden and moved up here a few years ago after living in NJ, and, I love the area and its people. APCP is a bit more urban than other parts of the Poconos, but it is a great place to live, quiet and peaceful in our case. It is a fee-simple community and some first time homeowners might be struggling with the transition and responsibility of owning a house. Some rules are disliked by some for being to tough, while others can't understand why they are there in the first place. I have not had any problems with either management nor the people living here, but maybe I'm just lucky. The community has some really cool amenities and provide solid services. But more importantly, the area is full of wonderful nature and fun activities. read more
