Though I understand why it took a few months to find a renter, I do not believe they did their due diligence in checking references. Our tenants stopped paying rent after 6 weeks, chalked up enormous hydro bills which they never paid, and in the end stole several items from our fully furnished house once they were asked to leave. Communication with IEPM staff during the beginning of these challenges was extremely challenging. When, at the middle of the 2nd month we still hadn't receive any rent for that month, I sent an e-mail and did not hear a response until I wrote another 2 times and called twice, leaving messages each time. I finally spoke with the owner and he informed me that they were having some "issues" with the tenants and was confident it would be resolved soon. It never was and the tenants were asked to leave. Once the tenants were asked to leave, IEPM stated that they checked the inventory list they created at the beginning of the rental, and informed us that there were 3 items missing from the house. When I mentioned that there were about 50 items missing from the house, some of which were on the list and several that were not the owner of the business defended his staff and said that they had checked the house after the tenants gave back the keys and this is what she found. When I showed him a locked closet that was broken into and that items on the list specific to identified locations on the paper, he continued to defend his staff. IEPM took their service charge while we are out close to $4000 in rent, hydro charges, and additional expenses to replace items that went missing. And they have done little to get the money from tenants they chose. In the end, we realize that the tenants they accepted are well practised at this sort of fraud. Our neighbour mentioned that her vehicle was broken into on her property while she was away. And that our tenant broke a hole in the fence to go onto her property repeatedly, harassing her. Lastly, the tenants left a pile of garbage that we requested IEPM to take away. They said they would and 6 weeks later when we returned again to the house it was still there. Two more phone calls finally resolved that issue.

When we toured the unit, she was very knowledgeable about the property and its history, and answered all my questions regarding the rental terms and application process. Katie was extremely kind, personable, and professional, and gave me the strong sense that she and the company she represents are trustworthy and sincere. The townhome was great, but unfortunately, another applicant applied for the unit the night before we met, so the timing didn't work out. After we toured the property, Katie was kind enough to show me another home nearby, and went above and beyond, by searching for other properties in the area managed by Maple Leaf. I decided to not move at this time, but am grateful for all of Katie's help and hope to work with her and Maple Leaf Property Management in the future.

When I moved in I told them there was a hole in the outside wall, near the kitchen window. For the next 1.5 years I told them and they had their own inspectors take pictures of it. Despite this, they only made a move to fix it once I reported them to the city. The whole time I lived there I was told that all of my things molding was my fault (including 2 beds!). I was told to leave my cupboard doors and drawers open to prevent mildew in the kitchen. The dehumidifier I requested would fill up at the end of each day. When they finally opened the wall to fix the hole, there was black/wet insulation and they had to replace half of the kitchen's 2x4's, and the workers found another hole with earth worms living in the kitchen under the dishwasher. Despite having 5 different workers out to deal with the hole and earth worms, this was never fixed by the time I moved out. And then, 2 weeks before I moved out there was water dripping out of the bathroom ceiling fan. They opened it up to find a leak that had to be going on for at least a year because the insulation was again black and the wood was moldy. They did not fix this before I moved out. I just had to live with a hole in the ceiling above the shower... Then they illegally withheld $750 from my deposit. They didn't follow the law by detailing the reasons for withholding this amount. They simply printed out a screenshot of text messages with their handyman giving an estimate on two projects. Thankfully I was able to recover the deposit since they do not know the law or how to do their jobs. There is so much more, but this should suffice as a warning. Lastly, their own employees bad mouth each other. Highly unprofessional and shows the do not even follow basic respect standards. Disgusting, gaslighting, lying, and incompetent company. Steer clear!

You…read morecan count on this company not responding, not keeping up building maintenance, illegally entering suites and not securing key system. Don't expect them answering during emergencies whether calling their managers cell phone or emergency corporate numbers , they will leave you stranded in an emergency. They left a disabled dying woman outside the building following her chemotherapy for four hours with no elevator working stuck in a wheel chair. She was running out of oxygen sitting in a wheel chair with compound fractured back but with the elevator down the Property manager non responsive, the elevator company unwilling to come, the fire department had to be called and our towns resources were spent to handle the matter. The property manager is hostile rude and doesn't answer messages or emails and is hostile with all tenants. He brags that he has prevented junkies from Duncan from moving in when he is the one responsible for proper tenanting of the complex and he is not doing that right either. The Executive Director at LRCA was terminated right after she and Kartik from Preferred Management had a hostile meeting with residents and informed them that the building was in fact great and that they ( Executive Director and Kartik) were great and that people should stop complaining which seemed a poorly veiled threat. This meeting was recorded FYI. Since then Ms. Morrison the dying woman has passed and we have had the building super David quit as a result of Kartik's unprofessional demeanor and disrespectful conduct. With David no longer cleaning or managing the building and his hours taken to subsidies Preferred Management, the condition of the building asset has gone from A+ to F and the happy resident community destroyed. This morning it appears that they stole my property (a sturdy chair I use in the garden when I cant stand due to disability). While the management company threatened to remove such things I made it clear only taking a disabled persons seat from them is abusive and that I would take action if he did so. I made clear to the new director that I needed the chair and that the chair needed to stay. I cleared bringing that chair to place in the garden when the building opened and I was granted permission to do so with good reason. Last week they entered all suites including mine without notice or consent even interrupting women showering at home. We have no Trust in this company nor their personnel and don't feel safe anymore thus we will need the building completely rekeyed and Preferred Property Management removed for cause.

My wife was communicating through one of their agents Tasha Panico to schedule a viewing for a home they were managing. They had agreed to show us the place on 6 PM on a Wednesday (6 days ago). Tasha had asked to move the date earlier to Monday at 6 PM but my wife was working a late shift at the hospital and didn't have a chance to reply to her email until the following day where my wife confirmed 6 PM would be okay (Tuesday). Tasha explained she was busy that Tuesday and left it at that in the reply email. We of course assumed the viewing would go ahead for Wednesday at 6 PM and my wife emailed back apologizing about not getting back sooner and emailed back to confirm again 6 PM on Wednesday. She did not get a reply back but we did not think much of it at the time. We got to the viewing early on the Wednesday, sent one more email and also text messaged her that we were there, still no reply. We phoned her once at 6 PM but still no answer and then waited around and still nothing. Unfortunately we never got another answer from Tasha explaining what happened even though there was never any indication to us that plans had changed. The unit was subsequently rented so our interpretation is that she felt there was no point in showing us the rental however a simple message telling us so would've sufficed and would have saved us the time involved in making our way down to the viewing and waiting around. Again I hope this is a one off or there were extenuating circumstances but I feel that as a professional organization, communication is very important, and we felt there was a communication breakdown dealing with Tasha, who had been a good communicator up until that point.
