There was no reason to not facilitate a democratic and SPA- compliant goverance with the practical need to conduct a functional meeting. Our assigned Property Managers do not appear to have the ability to manage an Annual General Meeting and Wynford sends in this senior manager to our AGM meetings Instead. The Condominium Act states it is unlawful to silence condo owners at a meeting. The Clerical Staff at Wynford are The Best thing about Wynford.

They refused to give back my key deposits on my departure, stole parcels refused to assist me with a severe mold issue in my apartment, leaking dish washer and more. Shane, the building a manger threatened to beat up my friend who was staying in my apartment and more. I would say there was more to this story, but there isn't. The management at he Wynford was the most bizarre & aggressive I have personally experieneced. I would have pressed chargers if I hadn't relocated city. Lesa and Shane are incompetent, missing emails, leaving passive aggressive posters around the building. I also experienced a toxic mold issue in my apartment which they conveniently ignored and avoided all accountability. I am confident the Wynford are losing money as a company, and will make any excuse to take money off tenants. Shane (the building manager) was personally aggressive with me, would leave passive aggressive posters around the building. Did not feel there. They have low IQ hooligans on power trips managing these apartments. Not professional in the slightest. I kept my apartment immaculate, paid every single bill on time. They don't deserve decent tenants.

Never answer your phone calls. Takes them a long time to answer your emails. I had to keep call the reception to even get a hold of our property manager, Ivan. He even doesn't answer your question, just dances around the subject. Needless to say, the strata council fired Citybase. Citybase should rename themselves as SHITYbase. Please choose a different strata management company and not have to deal with the crap we went through.

My rating of Citybase is 1 star. They are incompetent, slow to reply, lack expertise/knowledge, and are either unwilling or incapable of learning. Slow to reply: I emailed Ivan in August asking why the Citybase website he announced in May as a repository for Council Meeting minutes or Notices didn't have any. After repeated emails, unanswered phone calls, and finally an email to his Boss, Ivan replied in October 2 months after my initial email. He said that our Council didn't have any meetings(?)! Lack of expertise or knowledge: Ivan chaired our AGM and did not follow the voting procedures in the Strate Property Act (SPA) (Annual and Special General Meetings. 27 (1) At an annual or special general meeting, voting cards must be issued to eligible voters. That didn't happen. The whole voting process was like Amateur Hour. Unwilling to learn or incapable of learning: I asked Ivan several times (and even provided Ivan with the website link for the BC Government SPA Bylaws) for the documentation listed in the SPA. 35 (1) The strata corporation must prepare all of the following records: (n.1) any depreciation reports obtained by the strata corporation under section 94; (n.2) any reports obtained by the strata corporation respecting repair or maintenance of major items in the strata corporation, including, without limitation, engineers' reports, risk management reports, sanitation reports, and reports respecting any items for which information is, under section 94, required to be contained in a depreciation report; I'm still waiting. I even emailed Ivan the exact wording from the SPA. During our AGM an Owner asked about the Depreciation report and Ivan said it's up to the Council whether they will release it to her! Again Ivan either didn't read or didn't understand SPA section 35. Even Real Estate Agents know that it's required by law to give the Depreciation report to a Buyer.

Communications is the single most important trait of a property management company. There has not been a PM company I have worked with in 23 years where the owners did not complain about communications or lack there of by their PM company. Regardless of the where one is in the process, owners just want to be communicated with and Galina is mastering this. The review score for Galina would be a 5 for the assistance we have received. Run! If your building is looking for property management company, RUN AWAY from PQ as fast as you…read morecan! Our building is being actively ruined and taken advantage of by PQ. If you are a strata council looking for a property management company, do not hire Pacific Quorum. Run. I say this as an owner and a council member who has lived through what happens when a building gets stuck with them. What should have been basic property management turned into constant conflict, confusion, and stress for the people who actually live here and pay the fees. Owners repeatedly asked for transparency and clear answers about decisions affecting our building and our money. Instead we were met with delays, vague responses, or silence. Communication was incredibly frustrating. Issues that should have been simple to address dragged on and escalated into bigger disputes. Many residents in our building now feel completely burned by the experience. Instead of helping resolve problems, the situation often felt like it was getting worse. For many of us, our homes became a place of constant tension because of ongoing management disputes. Strata management companies hold a lot of power over buildings. When that power is used poorly, it affects people's homes, finances, and peace of mind. That is exactly what it has felt like here. There are many strata management companies in BC. Do yourself a favour and choose literally anyone else.

I've had the misfortune of dealing with Refinity Homes since my landlord switched to them recently,…read moreand it has been nothing but a frustrating experience. First, they only accept rent payments via bank wire, forcing me to provide all my banking information just so they can automatically withdraw the rent. They tack on an 85-cent "EFT convenience fee" for this so-called service. Despite my concerns, I complied because, at the end of the day, I still have to pay rent. But the real nightmare began when my washing machine broke down at 9 p.m. one night, with all my bedding stuck inside. I immediately messaged Refinity Homes, only to receive a generic response saying they'd get back to me the next day. Well, that didn't happen until 1 p.m. the following day--16 hours later! When I finally got in touch, they admitted they had overlooked my urgent message. To make matters worse, the clog in the washing machine was caused by a zipper from a Polo jacket--a brand no one in my household wears. This clearly belonged to a previous tenant, yet Refinity Homes argued with me, saying it was difficult to prove. Despite the urgency and my attempts to resolve the issue quickly, I had to spend $338 out of my own pocket to get the washing machine fixed because I didn't have time to pull out the rental agreement and go through all the clauses. (Apparently, I have to call them more than 2X in order to "be qualified" for urgent situations) The entire experience has been beyond frustrating. Most importantly, as a management company, I felt totally neglected. I am extremely dissatisfied and would not recommend them to anyone.
