She explained all aspects fully and responded quickly to multiple contacts from me to ask additional questions. Most of my questions were to compare materials and methods between my top two candidates for the project. I discovered that the items that made the other bid more expensive really made the job easier for their crew, but did not provide greater value to me. I had two crews for my project working inside, placing 7 piers, and outside, placing 18 piers. All the crew members were very quiet, polite and kept things very clean throughout the two days. I appreciate all the hard work done by Chris, Christopher, Justin, Glenn, and Dariun. Jairo, John, Michael, Antonio, Alejandro, and Humberto took extra care to keep everything progressing smoothly while responding to my questions or concerns. I did end up having some plumbing issues that were caused by the foundation lift. This was explained to me in detail before the project. They also added a root barrier to keep our trees from undoing what works they had done. For the most part, it's hard to see even where they did their work. Cleanup was 100%. They took excellent care of us. You never want to use them, but if you have foundation issues, they are the ones you want to call. Trel Lloyd was our rep and he treated us like family. I don't have before and after pictures ready to post, but, in our case, you could easily see the improvements in sheet rock and tile cracks. A-freaking-mazing.

The install was delayed a day by weather, so the crew worked on it the next day. They completed the installation of all piers (to include two breakouts in the driveway) and cleaned up all in one business day. A month later and still just a few shallow holes in the yard (see pic). I could have bought a $20 shovel and done that myself!! I had to hire someone else and they finished it in 3 days with no weather delays or excuses. Anthony said he would give me a refund since a 3-5 day job was taking over a month to complete. I've been waiting almost a month for my refund. Now I have to waste time filing a small claim with the county, complaining to BBB, and reporting them to San Antonio Development Services. Once the foundation repair expert showed up he measured the floors with some very advanced equipment and let me know how I could fix the problems I was having. (I had cracks showing up all over my home and half of the doors in the home wouldn't close.) he gave me many options to choose from. After coming to a agreement the work started within 2 weeks and was done in 3-4 days. Almost half the cracks closed completely and all my doors started working immediately. They were very respectful to my yard and my garden's. They had tarps to insure I didn't have dirt left in my grass and when the job was finished you honestly couldn't even tell work was done. They literally put everything back exactly where it was down to the plants that had to be dug up. I'm very satisfied with my choice and I would highly recommend this company.

Extremely Disappointed -- Drainage System Failed, No Accountability…read more We hired Olshan Foundation Repair in 2022 to install a drainage system through their irrigation and drainage division. At the time, the system was never tested, but since we experienced 15 months with virtually no measurable rain, there was no immediate way to assess its effectiveness. Unfortunately, when we finally did get two significant rain events recently, the drainage system failed completely -- resulting in water entering our home. Prior to the most recent rain, their own sales rep came out to inspect the setup and admitted that their original design wasn't working as intended. Their solution? Ask us to spend an additional $5,800 on surface drains, despite the fact that we already spent $10,000 on a system that still doesn't work. Even more frustrating is that they acknowledge their system's failure, yet refuse to take reasonable steps to correct or stand behind their work. They're not interested in working with us to find a fair resolution -- just selling us more fixes to a problem they created. Adding insult to injury, I referred two major foundation repair jobs to Olshan, each totaling over $20,000. That's more than $40,000 in business sent their way -- and yet when we need help with a failed system they designed, we're left out in the rain (literally). Extremely disappointed with how this company handles quotes. I got a quote for scope of work 6…read moremonths ago and I didn't have the funds to pay for it. Now that I'm ready for it I am quoted literally almost $4,000 more. I was eventually told they could do it for only $730 more if they don't dig a trench which I wasn't told they needed a trench last time. Also, I was initially led to believe the foundation has a lifetime warranty but now I'm told half of it does and the other half only has a 5 year warranty. I'm so upset, we saved our hard earned dollars to do this job for the price I was quoted and now I'm told 6 months later the cost is higher just because. I feel so lied to and gaslit. I would save your hard earned money and go elsewhere. Who knows what the work really costs. I don't know if they work on commission or what. I feel price gauged and still paying off the previous work they did. All I want is the scope of work done for the price I was quoted.

He was friendly, took the time to address my concerns, and after checking out how level my floors were determined my kitchen was level. He showed me the numbers. I also had two doors that were not closing right and that led me to believe my house was not level. He checked out the doors and they only needed some adjustment. Back to the kitchen, it turned out it was my fridge that needed the leveling. This man has been in business a long time. The reason I had called him first was that maybe 15 years ago when everyone else was recommending I replace all of my pier and beams in my first house, after his inspection, he said it only needed shims and lift. We are very happy to know companies like CJ House leveling are out there that are honest and not try to sell you work not needed.
