He convinced me to sell/lease my house at the same time. So, I followed him and did it. Then, I found out I couldnt list my house on the MLS for both selling and leasing. In fact, the moment he told me to do so, he just 100% focused on selling your house. I was just naive to believe him. I got an offer to buy my house at a really low price. He tried to convince me to accept the offer. And told me that my listing price is too high. I should accept the offer. Wait a minute, he is the one who told me to list at that price. He even told me the buyer will be homeless if I do not accept the offer (The buyer is selling to sell her $4.3 million house) Besides of that, on the offer, there is a one page contingency clause on the offer. He did not even tell me or read it and told me it is a standard offer and tell me to just sign it. Luckily, I read through myself and found out. I was really upset about what he did so I told him to take off the "for sale" listing and only focus on leasing my house. After 3 months, I finallly got an offer for leasing my house. He did not tell the tenant's agent what document is required or even provide with a rental application form. So endup, I did not even know whether the SSN# provided by my tenant is real or not since the tenant run the credit report himself. When I told him the prospect tenant's company been suspended by the state. He said why I care about his business. I should just focus about how much money he has in the bank and his credit score. When I asked him why he did not run the credit report and ask for SSN#, he said he does not understand why I am being so suspicious on everythibng. I should just believe all the credit report is good and he does not think why the prospect tenant should lie about the information. Stupid me, thinking that he is professional, I should listen to him. Here you go, after renting out my house for two months. I have to evict my tenant since he rented my whole brand new house on Airbnb and even hosting crazy massive party in the house. Right now, I am still in the eviction process. I am still waiting for the sheiff lockout process. What a nightmare. If you don't mind your agent bring his kids along to show your house. (running around your house, sliding around your house, and leaving toys in the house), you have no problem in using Eric. If you dont mind your agent do not read the contract and if you dont mind he is on the buyer's side when representing you as a selling agent, you can definitely use Eric. If you dont mind he did not run credit check or background check on your tenant, you can use Eric.

It's is extremely disrespectful to leave flags laying on the ground. Her blatant disregard and respect when I've called her office is unfathomable. I would never do business that has such disregard for our country and great nation and then doesn't have respect for citizens that ask to be respected and not have flags with her advertisement dropped on the ground as litter. This is very shameful. I had called her office in 2023 and asked that she not deliver flags to my mother home but she has intentionally disregarded. I realize she didn't place these flags but instead hired a kid to place them. If someone truly respects our countries flag and all the blood and sacrifices that have gone into giving us our freedoms it is the persons duty to ensure those placing flags on their behalf places the flags correctly. We were a combination of both extremely happy with our rental at the time, as well as needing the perfect spot to finally put down our roots. Jessica couldnt have been more understanding about our timeline, and completely understood that even though we couldnt say exactly what it was we were looking for, we would know it when we saw it. And we did. We finally found the perfect property in Long Beach, and Jessica literally jumped into action in minute one. Via texts, emails, back-and-forths between me and my wife, she was on it, and got us in to see the house that same day, as well as start gathering info on the seller so we knew what to expect. Doing this allowed us to get an idea of how many bids were already in on the property, the mindset of the seller, and let us begin to formulate our own thoughts on our offer letter. Via her guidance, we had gone through the pre-qualification process with a lender and with her guidance, we were able to put our absolute best foot forward when we finally made our offer. Although she tried to warn us that it was a competitive market and we needed to be prepared to not be selected on our first offer, her expertise allowed us to make our best possible offer, and we were the only counter from all bids offered, and we entered into a contract. Our situation was even more complex as the day after our bid was accepted we were taking a vacation to Hawaii for a week. Fortunately we were able to complete our initial negotiations in the single day before we left as well as sign our required forms, but us being out of town was not an issue at all, and everything was being handled while we were out of town. Jessica was a consumate professional during this time, taking the time and additional effort to explain each of the bits of paperwork, offer letters, counter offer, selecting a lender, speaking with our lender regarding the rates we were getting etc. With her help, we were able to negotiate with our lender for both a lower rate as well as additional cash credit towards closing. She was available at a moments notice to help answer questions and make sure we were completing our paperwork as needed, networking with the seller, our lender and their closing team, and all the other parties that needed to be up to date She was extremely knowledgeable about the small details in closing on a home in Long Beach and LA county, and about what small items we could do to make our offer letter much more appealing, as well as help us negotiate additional funds during closing for small fixes that the seller had previously said they would not accept. We ended up being OWED money after closing, which cant be normal. With our accelerated closing timeline, we had 2 weeks to close, and we immediately rolled into our property inspection, and finalizing all our documents and paperwork. The entire time we felt like we had a real teammate in the process and she really took the time to make sure we were comfortable, understood what the next steps were, and how to make them.
