Several contractors who came to fix the problems were surprised that there was an inspection on the house before purchase. They mentioned that these are the kind of problems they see if there was no inspection on the house before purchase. Of course, Amerispec doesn't take any responsibility for their work and it's all in the fine print. In addition, a few months later, they tried to get me to sign up for an "additional service" to review the inspection report with their inspector for an additional hourly fee! Of course, I didn't take that offer and sent them an email to express my dissatisfaction with their work but didn't get a reply which is not surprising. I'll never use Amerispec again or recommend them to anyone. Stay away from this company

He found everything that was wrong with the house. Our realtor was a home inspector also, and he tried to sell us on the house. It turned out the house had bad electrical, foundation, furnace, and roof problems and John found everything. John charges a little more than most inspectors because he is a specialist, but it is well worth it. Almost everything he found, our realtor tried to tell us was "no big deal." We will use John again on our next house -- we will not be working with that realtor again. Thanks John!

Dual agent Laura Shively was present while Harry inspected the house. Harry once inspected a home represented by Laura. We have two witnesses who can prove that Laura tried to mislead our home inspector Harry. Even Harry denied that he was threatened by Laura. The first home inspection report didn't mention that the roof got hail damage. I insisted on adding the hail damage pictures to the report and to describe the true condition. However, Harry just added a picture of one aluminum air vent with hail damage dents and mentioned cosmetic problem. After I asked again, Harry provided me a 3rd version home inspection report with the hail damage pictures. But he also declared in the report that the buyer agent stated that the seller had insurance company inspect the roof. The insurance company made a decision to replace the siding but didn't find enough damage to warranty the roof replacement. Harry added the words in addendum 07/28/2013, "The roof appears to be in good condition even with the hail damage and missing shingles." Later I found out that the insurance company issued actual cash value of $15,635.16 for the hail damage including the siding and the roof in 2007 which means Laura told a lie and the roof do need to be replaced or repaired. I HAD FOUR LICENSED ROOF COMPANIES INSPECT THE ROOF AND THEY ALL CONCLUDED THAT THE ROOF NEEDED TO BE REPLACED. A lot of the shingles were missing because the shingles started to shatter after 6-7 years of hail damage. Because of the home inspection report from Harry, the seller refused to replace the roof or give the credit to replace the roof. I had to back out of the house. During three weeks of processing, I experienced only lies and cheating from the real estate agent and the home inspector. A home inspector shall at least provide his customer a report with true conditions and his professional judgment. He shouldn't easily give his or her conclusion just by buyer's agent saying or any other party's declaration. Please stay away from this home inspector. I am filing a complaint to Wisconsin Department of Safety and Professional Services.

When he encountered a major safety hazard a previous inspector had missed, he clearly described the issue, provided excellent photographs for documentation, and made suggestions that both solved the problem and were reasonable from the seller's point of view. Nor did he mention extension cords in the crawl space of the aun room addition that clearly re not to code. Nor did he address four little brackets that someone put on the floor joist allegedly an effort to provide some type of support. And finally he did not address the sinking of part of the floor in the sun room. All things we have noticed after moving in. These are things that would have effected the offer we made. i understand there are no guarantees associated with home inspections but these are clearly things that should have been at a minimum mentioned in the report
