Kimberly has been my property manager since November 2023. The tenants that she put into the house have been little-to-no-problem compared to the three groups provided by my previous property manager. I needed to have sub-flooring repaired, plumbing work, and new carpet installed. Kimberly contracted with companies that did excellent work the first time and charged a reasonable amount. This place does not inspect their rental properties once rented out. This is not the way to run a rental agency! The house across the street from me is in shambles. The renters do not take pride in living in the home. Storm door broken, kept open with a lawn chair, grass overgrown plus bushes, backyard a dump, trash cans in front of home instead of back, fence broken, window shades busted. Tiffini E. Fiancée here. When I first moved in, my oven smelled like rat pee when heated up, I complained, they did nothing, so I bought a used one and replaced it myself. Then, we notice the bathroom floor is rotting out. No visible or audible leaks. We reached out, it was months before a plumber was called. This plumber determined there was no water leak, so he suggests a contractor. Months go by, no follow up from Property Shoppe. We make ANOTHER service request, another plumber gets sent out for no reason other than to tell us we still need a contractor. MORE months go by, it's been almost a year since the first request, and we make ANOTHER service request at which point the Property Shoppe FINALLY sends a flooring contractor. He determines that the floor needs to be replaced, send Laura Henry a quote, then radio silence AGAIN. Almost 2 more months go by and they finally scheduled the repair. It took the contractor 12 hours to do 50 Sq foot of flooring, replace a light (with exposed wires), and forgot to caulk about half the bathroom. Piss poor repairs at best. Then, during the holidays our heat went out. They were unable to get a repairman out here within a reasonable time, so I went out and reset the breaker. Fortunately, this gave us heat in a manageable way, and we clearly communicated this to Laura Henry. I requested that the repair guy come the day after Christmas so that it wasn't so expensive on the owner. I received NO response from Laura until the 26th of December 2022 in the morning when she threatened to let herself into our home because I did not call her back for 8 whole minutes because I was at CVS getting my Fiancées prescriptions. I called back as SOON as I saw it. When we spoke on the phone, I explained that I was unable to get away from work until noon and that my fiancée was ASLEEP, and to have the electrician call me directly to coordinate a time. Laura Henry agreed to that, and I went to work. The NEXT call I get is from my Panicked Fiancée saying that she woke up to a strange man STANDING IN OUR BEDROOM WINDOW. That's incredibly scary, especially for defenseless sleeping person. When attempting to resolve our issues, we requested half of our security deposit back in order to pay for fencing around the house so that we can feel safe in our home. The owner actually agreed to this up front, with zero objection. But then, property shoppe created a ridiculous addendum trying to restrict us from saying anything about their company EXCEPT to the BBB. What a joke. We fought back, and even reached out to the owner to expose this company for their negligent and outright illegal behavior. The owner agreed that they were out of line, and because we take such great care of her house, she got a different property management company to take over this property in order to keep us happy. But take our advice STAY AWAY FROM THE PROPERTY SHOPPE, they only care about their paycheck, nothing more, and DEFINITELY not your tenants. read more

I will start by saying that we did absolutely love our property, the home was beautiful and the neighborhood was great. However I cannot recommend The Property Shoppe to anyone. My immediate property manager was Debi Baker and I had better luck getting ahold of everyone but her. Communication with this company is terrible at best. When we originally moved in the grass was out of control and we were told they had someone coming to take care of it, after a week of ignored phone calls and nobody showing up I just mowed it myself. I have maintenance requests that have been outstanding for well over 6 months and some more than a year. I was constantly given excuses rather than results. The house was in a gated community and for 14 out of 24 months that I lived there, the access remotes did not work. I eventually gave up because it wasn't worth my effort any longer. Upon move out we had an arrangement to be let out of our lease a month early, They scheduled a final walk through and took my keys on the 4th of the month I was supposed to move out. After taking the keys and all access I had to the property, I was informed that there was a "change of mind" and we were now responsible to pay rent for that last month. Debi informed me she had sent me an email 3 days after the original email stating we did not have to pay. After looking back she did send me the email, but never made any effort to ensure that we had received/saw it to make sure we were on the same page. We are still awaiting the outcome of this situation. Shame on me for not putting things in writing, I should have known a company like this would not act responsibly. If you are looking for a company to simply collect your rent and do nothing else, you will be satisfied with the Property Shoppe. Any higher expectations as a renter, and you will likely be highly disappointed. read more

If I could give the Property Shoppe zero stars, I would. This company, well at least the property manager I hired, is horrible. I can't afford my mortgage payments and the tenant decided to break the lease. The property manager, Kim Cox, did not tell me until 17 days before the tenant is to vacate. She said she had tried to call and email, yet I received absolutely no emails, calls, or voicemails during this time. This isn't the first time I have been upset with Kim... I should have fired them when I first started having problems. My realtor recommended me to this company and after having told her my story and her actually having to deal with Kim and the Property Shoppe, she gave me a sincere apology stating that she wouldn't ever again recommend them. SO DISAPPOINTED! Really? I think this company should be put out of business! read more

We were not told our lease would not be renewed and it seemed Kim has no intention of telling us until we inquired regarding a renewal. She left us with one month to move out even though my spouse was deployed and I was also leaving for 3 months. I was left to pack an entire house and put it in storage while finding a new place to live in the time I had off from work. No negotiation or additional time was given, shortly after within a few days of moving out someone else moved in. Military steer clear... As new landlords, my wife and I are very happy with the service we have received so far from our new Property Manager, Ms. Kimberly Cox. Our initial meeting was very informative and she addressed all my questions as a soon-to-be landlord. In a matter of days, the FOR RENT sign was already up, and a couple days later we had our first potential renter visit the property. Every step of the way, Kim has kept in close contact and has promptly answered every question we had. Not even two weeks after our first meeting, she had secured the security deposit, a lease, and the FOR RENT sign was removed as quickly as it appeared. We are confident that the upcoming handoff and ongoing management will be as worry-free as these first couple weeks and we look forward to working with her and her Property Shoppe team. read more

We rented a house through the Property Shoppe for over a year. During that time, it was very difficult to get ahold of our agent for repairs. We were without heat for two separate weeks in November 2012 while we heard nothing from anyone about furnace repairs, even though we phone regularly. While the heat was out, the outside temperature dropped to below 40 degrees and the inside temperature dropped to 60 degrees. The heat went out again sometime in February, and it was the same story--contacted them and heard nothing for a week. They sent the same company in to make repairs as before and they did a crappy job again. Later on, in April, the air conditioning went out (new unit just a year before), and they sent a new company in to assess repairs. It turns out that the furnace was never really repaired the two previous times and we were told not to run the heat because it would leak carbon monoxide into the house! The air conditioning system also needed a complete overhaul. Again, we heard nothing from anyone, but this time it was for a month. For four weeks in April/May, we had no way to heat or cool our house and heard nothing back from the agent despite repeated attempts to call/email and arrange repairs. Our lease was scheduled to be up in February and we were interested in renewing. Around the first of the year, we made it clear we'd like to renew. We were told they'd get back to us. We didn't hear anything for three months and then we got a letter stating that we had 30 days to get out because they weren't going to renew our lease due to the owners wanting to sell the property. I was able to speak with the property owner directly and extend the agreement for another three months. When we moved out, the Property Shoppe put a 'For Rent' sign in the front yard. I don't understand why they would make us leave and then turn around to rent it out again. We were good tenants. We kept the house clean and pest-free and we paid our rent on time every month. We never had any complaints from the neighbors, (in fact, many were sorry to see us go), and we didn't even put holes in the walls to hang pictures. It seems to me that we are exactly the kind of tenants a landlord would want. After we moved out, we were told we'd get our deposit check within 45 days of lease termination. 50 days later, we contacted them and were told that it was up to the owners to send the check. Well, that may be, but we signed a contract with the Property Shoppe, not the homeowners, and we made out the original check to the Property Shoppe, not the homeowners. Therefore, it's the Property Shoppe's responsibility to follow through. I feel like they were just giving us excuses. We finally received our check 60 days after termination. This was handled poorly, in my opinion. I know the Property Shoppe likes to let people know that they represent homeowners, not tenants, and their job is to manage properties for owners. They may do a fine job at that, but to me, it's equally important to provide good services to tenants. Without tenants, there would be no one to rent the homes they are managing. If I were a homeowner, I would want to make sure my own tenants were taken care of and it would bother me to learn if anyone was treated the way we were. Read the reviews and make your own decision, but I won't be renting through this company ever again. And if, for some reason, I ever own a home here and need a property manager, it won't be the Property Shoppe. read more

I decided to use a property management company this year to rent out my townhouse and so far I have been really pleased with this decision. My property manager, Laura Henry, has been wonderful. She took the time to walk me through all of the paperwork, she even came by my place of employment to pick up the signed contract. She had a tenant ready to go within a few weeks and I was so excited!! She seems to really care about the tenants which is important to me. I suspect that these negative reviews are from people with an axe to grind. I have found the staff of The Property Shoppe to be very professional. I am in the Navy and have rented from them for the last year and a half. They were willing to overlook my very bad credit history and rent me a beautiful condo on the beach. Whenever there was an issue with the property, they were always prompt in dealing with it. When I had to terminate my lease a month early utilizing the military clause, they were very easy to work with. I got no resistance. And when I couldn't get a pack out date until 5 days AFTER my lease expired, they had no trouble adapting to that and allowing me to stay in the property an extra week at a day for day pro rated rate. In short, they were VERY flexible with me. I don't expect any issue getting my deposit back because my experience thus far has been so professional. I would not only recommend them to friends and family, I would HIGHLY recommend them. read more

I did not have a good experience using these guys to rent out a condo I owned. I was told that they would check up on my first renters, to make sure that they were keeping the property up nice. The property manager did not check in until the end of the lease, and I was told everything was OK. But when I checked in on the condo when they moved out, they for sure had a dog when they were not supposed to. The dog did many damages. On top of this they did not pay their last month's rent. They still owe me over $3000 that I never received. My 2nd tenants had an issue with the Property Manager responding to them on time. I knew their pain, because she was very slow to respond to me as well. So they found me online using my name from the lease. They came to me every time they had a problem when the property manager was not responding fast enough. What am I paying a property manager for if they aren't even doing their job??? If I could less than 1 star I would. DO NOT use this property management shop. They have no sense of urgency. They do not respect time. Getting in touch with someone is near impossible. Our house has been on the market now for almost 40 days and Kimberly Cox herself (our listing agent) has not shown it ONCE. We decided to take our house off the rental market and they told us they would be charging us a $500 fee for not using their services. This was NEVER discussed when we went over paper work with them. After going round and round, they finally told us we did not have to pay the $500. Also, the owner, Scott Ayers, is impossible to get ahold of. I have asked Kimberly , our agent, multiple times to have him contact me regarding our situation. He never called. I called the officer several times (even got hung up on once) and left messages for Scott to call me back. They refuse to give his contact information out. They will not give an email or phone number. Every time I call they tell me he's "out." And every time I address the issue with Kimberly, she's ignored me, or told me to call the office if I wanted to speak to him. Save yourself a huge headache...and go to Remax! read more

I am a military member who lived in the house mentioned by Deb S. when the rats were infesting the back of the house. I had to hire my own extermination service because the homeowner would not provide the funds to properly remove the rats. During the six months that my family and I lived in that house we were constantly trying to get necessary repairs completed, like the air conditioner, because the homeowner installed the fan backwards on the compressor unit. to the floor coming up in the kitchen, to the roof leaking. The Property Shoppe worked with the homeowner for to try to get the repairs done but after six months and a rat hanging from above the back door, that my wife and I knew we couldn't live there, when we threatened legal action against the homeowner and the Property Shoppe to get out of the lease, Kristi our property manager got us into a new home for the last six months of my tour in Virginia. When the home owner sued the Property Shoppe based on his "independent investigator" I was asked to testify, I gladly testified as to the conditions of the house and why it was necessary to terminate the lease. I am also glad that the judge agreed. My wife and I can not express enough just how happy we are with what Kristi and the Property Shoppe did to support us through this challenging time, and got us out of that house. If I am stationed in Hampton Roads again I will definitely look to the Property Shoppe first. read more
