We moved across the country on June 4, six weeks after reporting the issue, and the gas leak was still ongoing. A contractor later told us the levels were severe enough that we were fortunate a major incident had not occurred. The owner's contractor also improperly replaced the gas line with an undersized one, according to Spire, and I was the person contacting Spire throughout the process. They let me know that the pipe the contractor replaced was 1/4th inch too small and could lead to carbon monoxide or gas buildup in the lines. During the nine months we lived there, two additional gas leaks occurred in other areas of the system. After spending over $10,000 to move and paying rent for May while the house sat vacant, Stephanie Olsen told me over the phone that "this isn't working out" and that we would need to find another place if we continued being "ungrateful." We ultimately moved out early after 10 months, and paid April 2026 rent while the property was vacant and we were in a new rental. The house itself had numerous issues: filthy vents filled with years of dust and mold, insect infestations (basement had roaches, beetles and grasshoppers) requiring extermination, and a failing sump pump system with drain flies that contributed to a very strong basement odor. The home was at times uninhabitable due to the gas smell, causing headaches and dizziness for both me and my Mom, and we paid out of pocket for hotel stays. This experience was emotionally and financially exhausting. After being threatened with eviction, do you really think I felt comfortable reporting every issue with the house? Of course not. So we financially covered multiple issues due to fear of retaliation.

Stephanie literally screamed at me and threatened to evict me on the phone until I was in tears. The house was literally inhabitable due to the extremely strong smell of gas, which was causing headaches and dizziness for me and my son. We paid to stay in a hotel. The vents were filthy with dust and mold that had not been cleaned for years. We had to pay for an exterminator due to a hornet and grasshopper infestation, a plumber for a failing sump pit motor infested with drain flies / worms, which also contributed to the basement odor. The list goes on but my point is - this was a nightmare both emotionally and financially for us. Do you really think I'm going to report every issue wrong with the home after I was threatened with eviction? Obviously not.

Avenue does not keep its word. I was in talks with Avenue, as I was considering using them as property manager for my rental. Per the request of the Avenue employee I was speaking with, I sent him a leasing agreement I had with a competing property management company. I did this to see if Avenue would actually stand by their word and make good on their "low fee guarantee." After talking with me on the phone about it, the Avenue employee actually agreed with me that my lease with this other company was an "apples to apples" comparison with their own. However, he said that they would charge me more than the other company. In other words, they would not honor their own guarantee. They do not keep their word. Also, there are multiple fake positive reviews of this company. I'm 99% sure that some of these fake reviews were posted by their employees. I would advise staying away from this company.

They hired someone to do interior paint that seriously damaged my historic house by unintentionally spraying paint meant for the walls on the ceiling, windows, sinks, and hardwood floors. I didn't realize this until several months after the fact. They also admitted to me that they charge renters for services they don't provide - like changing the furnace air filter every few months. Once they sign you as a client, it is hard to get a return email or phone call when you need to speak with them.

Wasn't until we stepped in as owners that it got resolved.7) When questions were raised about completeness of work, instead of offering to make good, they responded with accusations of poor manners to avoid having to do the work they were paid for (Ad Hominem, Tone Policing: Tone policing is an attack that focuses on the manner in which someone makes an argument, rather than on the argument itself.)I would be understanding if they said, look we have problems. Julie Rowe, our leasing agent, absolutely freaked out on me saying that she could not believe this was happening and that she had never had a tenant ask to move out and be taken off the lease before. I find this hard to believe as she seems to have been in the business for many years. I understand that it's quite inconvenient for a tenant to move out, but Julie was the most unprofessional person I have ever had the displeasure of working with. Julie asked inappropriate questions about my relationship, and suggested we just 'work things out'. I was in disbelief at the audacity for her to place her opinion on my relationship and my comfort level of living in such a terrible situation. After making my case with her, she allowed my two roommates to reapply for the apartment so they could qualify to take over the lease. After a few days she emailed me to say she would allow it and I felt temporary relief that I could finally move out and secure a much more comfortable living space away from the tense environment I shared with an EX. However, that did not happen. Julie lacks proper communication and empathy. I drafted an amendment to remove me from the lease so that my ex and our roommate could take it over, and I applied for a new apartment. Julie, again, freaked out on me and sent me a truly nasty email saying she wouldn't let me off the lease even though she had previously approved it. The apartment I had applied for was not going to allow me to live there while on another lease, but after I showed them the emails from Julie and how difficult she is to work with, they understood my situation and approved me with a cosigner. Again, I understand that tenants should definitely try and finish out their lease, but unfortunately life does NOT always go according to plan and things do change. This company has no sense of empathy or willingness to understand complicated situations nor are they helpful in any way. I suggest NEVER renting from these people unless you want to be belittled.
