During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

Something went wrong with our initial booking (at a different place), and she managed to get us this beautiful beach house on Jamaica Beach. This town house style beach house is lovely. It looks brand new, has wooden floors, very clean bathrooms (nicely equipped with new towels, soaps, shampoos, conditioner, etc.), amazing kitchen and dining room area with beach views. Very beautiful living room area with huge ceilings, state of the art music an entertainment center, and even some congas to play your own music! I can highly recommend the place for a luxurious couple weekend or for a family of 4 to 6. We'd love to come back! The beach is visible from all 3 balconies and only a short walk across the lawn. We could fish right off the back dock, and there was a nice covered lounging area on the deck above the dock area. House was clean and in good order. Contained a full size washer and dryer. Fence allowed us to let the pug run free. Dislikes: Downstairs (2 bedroom, washroom with dorm fridge, bathroom) is DETACHED FROM UPSTAIRS (2 BR, 2 bath, living, kitchen). This was not clear from the marketing statements. Downstairs is poorly air conditioned. The small unit in the front downstairs BR never really cooled anything. We resorted to buying two box fans. Downstairs BR with 2 bunk beds contained a ceiling fan we considered dangerously close to the bunk bed ladders. Dryer would never shut off via timer. Had to be manually stopped by opening the door. Overall Thoughts: We enjoyed our vacation and the house. If the cooling and detached levels issues were not present this would have been at least 4 stars.
