PUBLIC SERVICE ANNOUNCEMENT - Our Experience at Barefoot Pelican (Sea Isle, Galveston), managed by Ryson Vacation Rentals I am sharing our family's experience at Barefoot Pelican in Sea Isle, Galveston, so that future guests can make informed decisions. My family booked a 3-day vacation through Airbnb at this property. The total cost of our stay was $2,007.90. DAY 1 - ARRIVAL We arrived at the property around 7:00 p.m. and immediately noticed large numbers of flies clustered on the windows inside the unit. At first, we assumed they were limited to one area, but as we walked through the property, we found multiple windows covered with flies. Some windows appeared to have dozens, if not hundreds, of flies. We documented the condition immediately with photos and videos and reported it to the host through Airbnb and the Ryson phone number. Because of the time of day, we were informed that no one was available to come to the property and assist us that evening. We were told to handle the issue ourselves. As a result, our family spent part of the first night of our vacation driving to Dollar General to purchase fly spray and supplies rather than enjoying the vacation we had planned. We submitted the receipt as requested to the email address provided by Ryson but were never reimbursed for those expenses. Ryson submitted a work order in response to our complaint. During our stay, we also discovered additional cleanliness concerns, including a mouse dropping inside the property. DAY 2 The next morning, despite our efforts to remove and clean up the flies, they had returned in large numbers. The infestation was still present and continued to affect our stay. Ryson sent a representative to the property with fly spray, but the underlying problem was not resolved during our visit. Because this was a very short family vacation with children, relocating to another property would have consumed a significant portion of our limited vacation time. We stayed only because we were trying to salvage what remained of the trip. AFTER THE TRIP Upon returning home, I requested a refund and provided all documentation to Ryson Vacation Rentals and Airbnb. Ryson Vacation Rentals initially offered only $174 in compensation on a $2,007.90 reservation. After Airbnb reviewed the evidence, they increased the refund to $523.80 and advised me that this represented the maximum reimbursement available through AirCover. They stated that any additional compensation would need to come directly from the host. MY CONCERN I also do not believe the compensation adequately reflected the impact this situation had on our family's vacation. We paid $2,007.90 for the stay, yet the infestation was present upon arrival, affected the entire trip, required us to purchase our own supplies to address the problem, and was never fully resolved during our visit. What concerns me most is that the fly infestation was present upon arrival and was documented immediately. The issue affected our entire stay and was never fully resolved while we were there. In addition, after the case was resolved, I discovered a review from a guest who stayed shortly before us describing significant cleanliness and pest-related concerns at the same property. I understand that every guest's experience may differ. I am simply sharing our experience and encouraging future guests to carefully inspect any property upon arrival, document concerns immediately, and communicate through the Airbnb platform and call the Ryson number if issues arise. This post reflects my family's personal experience and the documentation submitted during our Airbnb case.

Dead bugs in bed

Waited all day to receive the door code to our rental, just to have to call multiple times only to receive the wrong code. Prompting up to have to call more before finally being able to get in the rental, just to find dead bugs all over and IN THE BEDS. We found other accommodations. Sent an email immediately with the pictures of the problem, and followed up with phone calls and emails for OVER 2 WEEKS. Was offered only $100 for the inconvenience. Never stay here they clearly don't have good cleaning standards and have even worse customer service.

We stayed at the Diamond Beach #304 The images online made the place look fantastic but it was in horrid disrepair. The furniture was falling apart, we couldn't utilize the couch or chair, the ice machine kept flooding the kitchen, their was no hot water for the first few days of our stay, the washing machine was moldy, their was hair all over the floor and master shower and the pans were filthy. Dishes were put away dirty. When these issues were brought up to management, nothing happened I called 4x before I gave up. We stayed 9 days. Never again! Unit was not worth the price! However, the pool and staff at the resort were very nice and friendly. They did a great job keeping the pool and common areas clean.

TERRIBLE!!!!! We rented a condo from this management company and did not receive what we were sold! Ryson basically forced us to keep our reservation a week after a hurricane hit Texas since they said no refund. The property had none of the amenities as advertised and the property was highly infested with mosquitos to where we all suffered from major bites. (Not to mention, they refused to offer us just a little extra later check out. 10:00 was a rushed check out) I have tried contacting management several times with zero response. Tyson is a total joke of a management company. DO NOT RENT WITH THEM!!!!

Property is at 3317 Avenue Q 1/2, Galveston, TX - The Bikini Bungalow. This is the cutest house we have ever stayed at in our 15+ years of using VRBO. It was a perfect size for my family for the first weekend of Mardi Gras. When we arrived we discussed using this home again because we liked the arrangement so much. After we unpacked, we noticed it was quite cool in the house. We turned on the heater and the fan would not turn over. Called Ryson and maintenance was sent out. He took out the batteries to the thermostat and put them back in and the unit turned on. We return from The Strand that evening and the house was cold again. Due to the lateness of the hour, we decided to call again in the morning. I called Ryson at 7:42 a.m. and spoke to the after hours team. I called Ryson again at 8:45 a.m. to report it and was told I would get a call back. At 9:02 a.m., I received a text from Ryson asking if the heater was still not working. I advised them it was 62 degrees in the house. The maintenance gentleman came back out and determined an HVAC company needed to come look at the unit. While at the noon parade on the Seawall, my son went back to the house and maintenance and HVAC were working on the unit. We would not have known they were in the house unless my son had not gone back. No note was left stating something like 'Hey, we were here.' At 4:29 p.m. I reply to Ryson's earlier text advising them the heater was not working again and to please send someone out. Never received a reply. When we woke up Sunday morning, the temperature in the house was 59 degrees with the thermostat set at 72. Even with all the problems with the heater, Ryson did not even acknowledge the other issue reported to them. The pipe to the drain under the bathroom sink was disconnected. When the sink was used, the water flowed directly onto the bathroom tile floor. That could have resulted in a fall which could have been disastrous. My husband was able to reconnect the pipe and drain but maintenance was like, ok, it's fixed. We kept a bowl under the drain in the event it came apart again. I called and spoke with Mary Jo on Monday, February 13th and she advised she would send an email within company and I would hear back from Ryson. After not hearing from Ryson by Thursday, I called as was told the manager had been out at 'training' all week and would call me back at 9:00 a.m. on Friday. We finally connected at 2:58 p.m. whereas I was offered $119.00 for our inconvenience. After spending $800+ for two nights for this house, nope, $119.00 is not going to work. I received a rental return agreement offering $149.00 as long as I do not post any reviews, talk to anyone about these issues, nor can my family or friends post reviews or talk to anyone. I cannot sign that. I was told all houses are inspected prior to renter's arrival, unless it's a quick rent. Obviously not true as I reserved this home in June for a February stay. Final payment was made in December. If I were the owner and knew my property was being maintained so poorly, I would be livid!

Our unit had apparently been broken into before and they never replaced the broken door.

The agent has multiple properties, but our condo was at Maravilla. This condo complex boasts the largest swimming pool in Galveston. It has an island in the middle of the pool that our children, 12, 10, 8, and 5 thoroughly enjoyed. It also has a heated pool for those colder fall evenings. The other residents were accommodating and helpful, even letting us join in a family barbecue. The room was clean and decorated. AC worked great, cable TV worked great. Plenty of sleeping room for my entire crew, including bunk beds and two large bedrooms. The master and the family room opened up to the spacious balcony which overlooked the Gulf of Mexico. Gorgeous! Pets are welcome, even though we didn't bring our lab. There is one thing that I can assure you. We won't be going back to Galveston, unless we are staying at a property managed by My Galveston Getaway.

We couldn't even stay there for more than 13 hours due to the amount of mold. We got in late so we had no choice but to stay until the morning, everyone woke up sick. When we asked for a refund airbnb will not directly credit the funds they are making us choose a host payout method that will force us to fill out tax papers and takes 1.5% of the funds. The host is only offering a partial credit because she has determined the condo was clean. Appalled and disgusted that they will take advantage of families and put them in potential health risks. I have pictures and proof of all the mold, the toilet not working, the dishes caked on with food, the sliding glass door had no handles and what was there was broken off. Everything was covered in dust and overall grimmy. Cathie has stated that it is professionally cleaned and that she also has allergies so to her it was fine. I do not believe cathie has been in this property in months. It did not look anything like the photos. The condo needs to be reported to the health dept due to the amount of mold.

Location: Its basically beachfront, and private. So it's not a crowded beach. It's also so close to the seawall, and to restaurants/ groceries/ conveniences. I recommend Seawall Coffee in the morning for delicious coffee and food (only about a mile away). House: We fit 4 kids and 5 adults very comfortably. It has great communal space for games, movie night, etc. The house feels well taken care of and up to date. Can't wait to go back!

As you arrive you notice rusted screws, nails and bolts that are staining the exterior surface. This makes one wonder about the integrity of the structure. The living room chairs and rugs are stained and dull. The laminate floor is cracked near the dining table and an edge is sticking up. The windows have water and weather streaks. The skillets are terrible as food sticks to them and they are difficult to clean. The saucepans are nice. The dishwasher has parts falling out from under the machine. The primary suite toilet paper holder was loose and wiggly. The bar b que pit has seen better days. I would think Sand and Sea would insist the house be in better condition for guests but this lack of desire for a sterling experience spills over into their lack of guest amenities. I have stayed in many airbnbs, vrbos, and realty managed properties across the U.S. This is one of the worst. It is poorly cleaned. The refrigerator smelled like fish. Food crumbs and particles were found in the utensil drawers. Cobwebs were observed under the kitchen counter. It is not adequately stocked with basic necessities. Sand and Sea provided a welcome pack of shampoo, conditioner, lotion, bar of hand soap and a make up remover pad. They do NOT provide bath soap nor gel. While my husband was showering with the bar of soap, I was washing my face with shampoo. More alarming is the lack of anti bacterial soap in the kitchen. If one is to wash their hands before handling food, they will wash their hands with the soap they just used in the shower and cleaned their genitals with. Being a medical professional, this is not hygienic. I asked for anti bacterial soap and bath gel during our stay but was told they were not provided. Yes, the home does have a coffee machine but bring your own K cups, sugar and crème. These are not provided. Also bring salt and pepper. These are not provided. Bring your own insect repellant as mosquitos swarm the area. Guests are expected to take out the trash upon leaving but none of the bathroom trashcans had trash liners so the guest has to take the kitchen trash bag from under the sink and go to each bathroom trash can and empty into the larger trash bag. We stayed for 2 nights and were provided 1 towel each. Again, being a medical professional, a fresh towel after each shower is needed. Yes, I could have gone to another bathroom's towel supply but if all capacity guests were present, still only 1 towel for multiple nights. There were some positives about this property. The view of the water was nice. The beds were very comfortable. The downstairs lamps have touch on/off and have integrated charging stations. It was a short walk to the beach. The negatives fully outweigh the positives on this property. I will not be coming back. I will never use nor recommend Sand and Sea again.

The agent at Beach Time Vacation called a couple of days before the trip to make sure we were still planning on the vacation and if we had any questions. The house we rented had a keyless entry, which made the check in process easy. The property was nicely decorated, had all the kitchen appliances i could have asked for and had sufficient wi-fi and tv for my needs. I spent a lot of the vacation walking on the beach or sitting on the large gulf front deck overlooking the water. I would rent from Beach Time Vacation Rentals again.

At the last…read moreminute we had to unexpectedly bring our pet with us which the cameras immediately showed, and within an hour we were asked to pay the additional pet fee, which we gladly did. She is a very well behaved, dog, has been through two very expensive and intensive training classes. Never one time did she get on any furniture, she stayed on a towel on the floor next to us that we provided for her. She was never once left unattended in the house. After we left, we received emails with claims that she was on the furniture and peed on the furniture. In the end I had to pay a total of $337 for cleaning fees alone, and we were still required to clean up the place before we left. When I asked for proof, of the cleaning fees that they claimed they had to pay I was sent a photo which was unreliable because the cushion could've been turned over and no proof of a cleaning fee. All in all, the beach house that was supposed to cost about $210 a night ended up costing $1069 to stay for 43 hours. The beach house itself was very nice but the management company is very unethical, and looks for ways to add fees that are unsubstantiated, straight up lies. I would not use them again.
