That might explain…read morethe difference in experience, because as a tenant this company was difficult to deal with. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

Lorenzo was not only punctual and responsive when we wanted to tour places, but he also went to bat for us when the landlord at a prospective house (our new home!) had dozens of applications. Because of him, we got the house we wanted in a great area! We are so happy and so thankful that we worked with Lorenzo, and can't recommend him enough to everyone else.

Me and a friend applied for a house after being told that 1 pet 60lbs was the pet policy. After we paid $80 to apply, we were texted saying that we were no longer being considered because the owner is "trying to lease to someone with no pets or a small one". TOTAL SCAM...and extremely unethical. The agent, Cynthia, told me on the phone that she thought we deserved a refund but it was NOT coming out of her pocket or her employees pocket for providing us information that changed. She said the only way we would get our money back is if the owner gave it to us...so stupid considering the owner never took our money lol. She now is trying to play it off like the owner simply chose a stronger applicant...which is not true because I have text messages saying that the owner was "trying" to lease to someone without a pet...not that they chose someone else. I have already filed a complaint with the BBB, and am currently working on my complaints with TREC, Texas Association of Realtors, and the local news stations so that I can help raise awareness for consumers and make sure to record all conversations in case this happens to them. The stupidity of this lady and her employees just baffles me. Just to give you another example, I had called asking for an application to be emailed to me one morning so that I could fill it out on my lunch break and have all paperwork ready when we had our showing that evening. Come lunch time I still hadn't received it, so I called and spoke with Brianna. I asked her if she could tell me the email address she wrote down, because I hadn't received the paperwork and thought she may have written my info down incorrectly. I kid you not when this girl said she thought I received it because I supposedly replied saying wrong email address. I had to explain to this girl that the response she received was clearly from someone else telling her she had the wrong email address. Even after that, I still had to call back 2 more times because she still was sending it to the wrong email address. I should have known then the type of unintelligent people that I was dealing with and ran the other way. HORRIBLE CUSTOMER SERVICE AND INCREDIBLY UNETHICAL BUSINESS On top of all of the issues with this company, Cynthia Gomez also hung up on me, and then admitted to it in an email. STAY AWAY FROM THEM.

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

Well, she does sell them quickly at great cost to the seller. Everything should be perfect, preferably updated, and listed at a low price. She thinks the price will go up from the listing! Once there is an offer she becomes Chicken Little and the sky is always falling. She wants the house sold and fast to help with her numbers (days on market) which I guess are imposed upon by Keller Williams. Afterall, what is a $10,000 deduction to an agent but $300 loss in commission which is little in the grand scheme of things. She kept wanting us to lower the price, fix every darn thing. It was an 1960s house lived in by the sencond owner for 50+ years. Yes it was updated....20 years ago. I would not recommend this company to anyone. As for the agent, if you have a brand new house and it is completely updated I think she would be OK. Although, she only lists and does not do open houses. And for pricing...good luck. We got little guidance besides what we paid for a real estate appraiser. And when asked which part of the range, the answer is "it is up to you." I would have like more guidance. If I were to do this again, I would find another agent or look online for sell by owner apps. I know they are out there.

She not only did a great job of supporting us in completing all the necessary paperwork, but also did so many extra things that were immensely valuable in both transactions. The excellent support included: 1. Evaluating the areas and options for our condo purchase. 2. Identifying key criteria to be considered in our purchase. 3. Identifying pros and cons of the different properties we considered. 4. Assessing the asking price and determining an appropriate offer for our condo purchase. 5. Evaluating the inspection reports for both the condo purchase and house sale. 6. Identifying house improvements important to the "curb appeal" of our house and also possible improvements that were not necessary. 7. Determining a good listing price for our house. 8. Recommendations for possible mortgage loan agents and contractors for remodeling of our new condo and improvements to our house. 9. Provided great pictures and advertising of our house to encourage potential buyers. 10. Availability to promptly address any and all of our questions. The end result of both our condo purchase and house sale exceeded our expectations. We were able to buy the condo "of our dreams" for a fair price and then sell our house within a few days of listing for our listing price. What we had feared might be a nightmare experience actually went very smoothly, largely thanks to Erin. We highly recommended her for real estate services!

She has a great team of professionals she works with and lots of marketing tools she utilizes and it shows! Our photography and videography were great for our home. She has a good knowledge of the market and assisted us to price our home well which resulted in a multiple offer situation the first two days on the market, 3 offers over asking!! I highly recommend Erin and plan on calling Erin if we move back to the area. She is excellent.
