He is extremely knowledgeable about code, construction, permits and all things relating to homes + building structures. He provided my husband and I with an inspection report that was 78 pages long!!! He was honest, effective and did not leave one stone unturned. He also recommended a chimney specialist for our chimney that had a tree growing out of it (prior to purchase). Due to his detailed report, we were able to address many issues with the former owner prior to the final purchase of our current home. Jim is amazing. Kind, smart, funny and so honest. I can't think Jim enough for making us feel confident that the home we purchased was worth buying!

The great benefit to working with him aside from the inspection is that he has contracting knowledge and so he was able to give us feedback on contracting needs. He is also very thorough and so he takes his time inspecting the home and has the capability to explain things in a way that was very easy for us first time home buyers to understand. We asked if he could answer questions for us as he went along, which he thankfully accommodated. He demonstrates a strong sense of duty, transparency and respect for his craft. We would highly recommend him to anyone needing a home inspector.

This required an adjustment to our contract's inspection period while attempting to maintain the same closing date. Talk about pressure! Apparently all of the service people in the area made the same plans we did as we only found Gary online after exhausting our list of referrals, but we couldn't be happier with the result. He is timely, detail-oriented and professional. While I trust (and will be reviewing positively) our buying agent, I did have a little extra piece of mind going into this inspection knowing that Gary wasn't affiliated with either party and had no vested interest in passing things that could be a problem. Gary arrived 5 minutes early and took his time to explain everything he was seeing in practical (and non-alarming) terms. He also explained how many things worked which was great for first time homebuyers such as my wife and I--we had our own personal living home owners manual for three hours. In addition to his observations, Gary answered all of our questions in detail and helped us to draw lines between cosmetic and structural issues as well as item 'serviceable' vs 'hazardous'. We came away that day knowing what our ask list was going to be, and his official report arrived the next day. The report was thorough and made copious use of photos with red arrows to detail issues, which left no room for questioning. He responded quickly to follow-up questions which helped us move the purchasing process along with our attorney. I really couldn't be happier with our experience.

    Do not trust Jeff Coldon or Tank One! The guy is a master con artist!…read more We hired him in March to remove an underground diesel tank from a commercial property in Rockland County, and he accepted the job with a deposit and a promise to get it done within 3 weeks. The following week we received a phone call from another company, Tank Masters, that Jeff hired them to complete the permit paperwork with the town. This didn't ring any bells, and we gave them all the info. By mid April, when the permit application was finally filed, they clarified that it will take about 4 weeks to get it approved, and that Jeff also hired them to perform the tank removal in mid June. By that time we already had the permit application filed, so we didn't wanne start the search for another company. Man oh man, was that a huge mistake! A week before the scheduled tank removal, Jeff emailed us that he will need additional $950 to mark out the tank. This was never mentioned before, and was not included with his original proposal. On the day of the job, when Tank Masters came to remove the underground tank, Jeff was there to oversee the work and told them to leave all the piping and above-ground diesel dispenser in place. We later found out that the pipes should have been removed or cleaned because they still had diesel in them which leaked and caused issues later on. After removing the tank, Jeff called us that he's suspecting that there's another underground tank next to it, and he could remove it right now for additional $5,000 and "save" us the cost and time of going for another permit. At that time we already had some suspicions about him, and decided to take the risk of not digging further for another tank. It later turned out that there was no other tank, and we also found out from Tank Masters that they wouldn't be able to remove another tank regardless because the building inspector was at the site and they didn't have the permit to remove a second tank. This was just a scam by Jeff to bill us for additional $5k and we would not tell anyone that he "removed another tank" without a permit. After removing the tank, we spoke to Jeff on the phone and he told us that everything is going well, the tank is solid with no leaks, they're going to cover the hole in the ground, leave the property, and send us the report tomorrow. Two hours later we get an email from Tank Masters to let us know that the tank had massive holes and they reported a diesel spill to the NYS DEC. When we started questioning what happened here, they informed us that the tank was already removed from the property to be scrapped, and surprisingly they have no photos of it. The next day Jeff sent us a remediation proposal of $35,000! to clean up the "contaminated" property so we can clear the spill report with the DEC. When we started questioning him for evidence such as photos of the tank or soil sample results, or why they closed the hole in the ground if it was contaminated, he started pushing back that we should sign his proposal if we want to avoid trouble with the DEC. The next morning he emailed us to advise that the DEC called him, and they will have a hefty fine dropped on us if we don't sign his proposal for remediation by the end of the day. By that time it was becoming obvious that something is wrong, so we called the DEC directly and spoke to the agent assigned to this spill report. The agent denied that anyone called Jeff, and assured us that there are no fines being issued, and we don't need to sign any of Jeff's proposals. Nevertheless, because someone filed a spill report, we need to find a company that will remediate the property or get soil samples to prove that it's clean. We ended up spending a few thousand dollars for another company to dig up the hole for soil samples, remove the leaking dispenser and pipes, and it's already mid August when we are finally clearing everything with the DEC. I hope my review can save someone else from this con artist, and call the DEC for a list of recommended contractors before you hire someone for environmental issues.

He is incredibly unprofessional and as another reviewer say, con artist is the best way to describe him. My realtor could not attend my home inspection so sent a colleague in her place. To begin, Jeff arrived 15 minutes late. He then sat in his truck in front of the house for another 15 minutes without explanation and entered the house 30 minutes late. He entered eating a snack and complaining that he did not have lunch, which frankly is his problem, not ours. He had a face mask around his chin and did not use it to cover his nose or mouth the entire time nor asked us, the realtor or the seller if they were comfortable with that. During the inspection, Jeff told us that he could not inspect the roof because his drone batteries were dead. When I asked my realtor to follow up with him regarding the roof, he took advantage of the fact that she was not present at the inspection and told her that he used binoculars to inspect the roof: 1. He did not use any binoculars as we were with him the entire time. 2. I am not a home inspector but know that you cannot inspect a flat roof with binoculars at ground level. When I then spoke with him on the phone regarding the room, he told me that it is no longer customary for home inspectors to assess the status of a roof, which is false. For the money paid, you can certainly find a more professional and honest home inspector.
