Very unprofessional! If you fall in love with a place they have listed for rent, ask for confirmation you are 1st in line for the apartment. They neglected to tell us that information, and still charged us the $150 application fee, which is clearly just a scam they have going on. When I questioned their actions after telling me we were 2nd in line, I was told we could request a refund for our application if we didn't want to go with another property. With very little trust in them, I disputed the charge with my credit card company. They had the audacity to tell the CC company we knew we were being charged and the fee was non-refundable. The fees if processed are non-refundable, but they never even processed our application since we were "second in line" for the unit. It's a good thing I have an email with them stating we would get a refund if we chose not to go with another apartment because I had to show that to my credit card company to dispute the charges again. There are plenty of places to rent in the Orlando area, save yourself the headaches and rent from a reputable company and avoid Rent A Florida Home. I plan on reporting them to the Better Business Bureau in hopes of helping others and holding this company accountable.

However, we were shocked by the level of rudeness and unprofessionalism we received from Nina Berrios-Anest through her poorly worded and embarrassing email responses. Rent A Florida Home's application process states that approval takes between 5-10 days, but on the 5th day, we received an email that another applicant had been approved for the property we were interested in, and they didn't even process our application. We were beyond frustrated that we were charged $150, and made to wait for 5 days, and yet our application wasn't even processed. When we inquired for an update during the week, the responses we received were confrontational and unhelpful. We requested a refund, and they informed us it would take 7-15 business days for the refund to be completed. What's more, the property we applied for is still being advertised as available on the market, highlighting the complete lack of integrity and organization within Rent A Florida Home and their team. Hopefully, Rent A Florida Home will take responsibility and immediate action within their team to improve their customer service moving forward so that no other potential tenants have to go through such a poor and frustrating experience.

He offered to pay the entire year upfront, had over $1,000,000 in funds, has a valid passport, visa, and multiple forms of identification. He was not even allowed to apply. The reason was a strict "no Social Security Number, no rental" policy. No flexibility. No attempt to verify. No consideration, regardless of financial strength or legal status. This is not underwriting. This is exclusion. In today's Florida market, foreign nationals are routinely vetted using established online tools designed to verify both buyers and tenants. These clients provide passports, visas, multiple forms of identification, proof of funds, and verifiable residency in their home country. This is more than sufficient to properly screen and qualify a prospective tenant. Refusing to even consider them is not aligned with how this market actually operates. More concerning was the response from the individual who stated she approves or denies applications, saying it would not matter even if the client had "a zillion dollars." That level of disregard should concern any property owner. Policies like this do more than turn away tenants. They limit exposure, reduce opportunity, and raise serious questions about whether all qualified applicants are being properly considered. I requested to speak with the Broker directly and received no response. This approach is outdated, overly rigid, and out of touch with the realities of today's Florida real estate market. For starters a few of those in management positions, don't care about their customers or tenants and have poor attitudes. However, the attitudes can be tolerated when things go how they should. Let's start with all that went wrong with this company. Upon move in our carpets were dirty. We took pictures and emailed them to the the management team. During move out, they charged us for the carpets. When we moved in the vegetable door was broken in the fridge, we complained prior to moving in. Yet, they charged us for the fridge. That's not my biggest gripe with the company. It's how they handled the move out experience. 90 days prior to our lease expiring, I contacted them to see if our rent would rise. They said, they won't let us know, until 30 days prior because they need to do an inspection. The inspection happens, they raise the rent. My wife and I decide, we can find better housing for that price. I knew we were inside the 90 day window, so I wanted to make sure we would not be penalized. I called and spoke with the manager, I asked her if we would be penalized since we were inside the window. She said it's close enough, and we are around the holidays, no penalty would happen. We sent in our information to let them know we would not be renewing. We move out and months later we were slapped with a massive bill. A bill on top of the deposit we made. The most egregious item on the bill was them charging us for the next months rent because we broke the lease without enough notice. Despite me calling and asking AND emailing them as soon as we received the new rent rate. We sent them multiple letters, called multiple times, no return call. Like what company doesn't have the decency to call you and discuss this? One that is trying to pull one over on you. I send a big package to them with everything that has happened. No response. Fast forward four months and I am getting a call from a collections agency to pay FGC the rent they say that I owe. What a terrible experience. Imagine, if you treat your tenants like this, how you'll treat people who haven't done business with you. Please, I urge you, look elsewhere. You'll thank me later
