My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

I also requested over a year ago to remove a name off the letters they send me and they continue to include names when I'm the only on the deed. The agents I speak with are always nice but can never do anything about complaints or issues with our community because "they only collect the money". Very disappointed and frustrated for several reasons with our management company.

This was not an isolated incident--it became the norm. Realty Medics charged $1,050 for an evaporator coil cleaning, yet the A/C failed again within a few weeks. A new property manager later found a contractor quoting $795 for the same work. The deeper problem is structural: all maintenance is routed through Realty Medics' internal process, while the original contractor's information is not disclosed. In my experience, this resulted in repeated failures, higher charges, and no lasting solution. Property owners should have access to vendor information, warranty records, itemized invoices, and independent estimates.

They are also illegally charging us for pest control when Florida law states the property management needs to pay for it if living in a home with more than two units. Very obvious we're being punished for calling code enforcement. Immature and rude staffing. Do not rent with this company unless you want to live in squalor. Was told many things in the home could not be repaired because there was "no money to". Where does my rent money go if it's not to keep the home in good condition? Offering a wealth of knowledge and skill, she did a fantastic job of diligently working with me to explain every step of the way, without being overbearing or pressuring me. She advised me on the best time to sell my property, kept me apprised of the costs throughout the process (effectively my biggest concern), discarded offers that were unreasonably low and not worth my time, and persistent for a good 3 months before we finally found a buyer at a price point that hit about 90% of my criteria.
