I had to pay everything out of my own pocket. I have a full paper trail and phone call logs about every single time I've tried to contact them and never fixed anything. I was living in my house for 3 years with NO LEASE because they would NEVER have anyone send me the paper work to sign and fill it out!! HOW DOSE THAT EVEN HAPPEN?! Britney Covin did NOT want to hear me about anything but wanted 6,000 because they closed down my portal to my rent, didn't want to send my ANY information to have that updated. Soon after moving in we discovered we had a leak in our roof, which then turned out to be several leaks all over the house. During the 12 month period we rented through them they sent maintenance out probably at least 5 times to "fix" it. It was NEVER corrected. We had asked for them to get professional roofers involved since it wasn't getting fix, it must have been beyond what maintenance could take care of. They sent a company out for a quote but nothing ever came of it. We can only assume they didn't want to spend the money on it. So nearly the entire 12 months we had leaks every time it rained, we had ceiling panels swell up with water, ceiling panels fall to the floor, who knows what growing in the framing, insulation and paneling. The last 3-4 months of the lease I was pregnant, so who knows what my baby and I were exposed to living with that mess!!! Had we been able to find a place we could afford sooner we would have broken our lease and moved early, as we would have had a right to. Sadly that didn't happen, but I am still angry our health and well-being was disregarded by this company. We had other complaints and maintenance requests that were never taken care of either, like a front porch that would swell with rain so the front door could hardly open, and the porch felt like it could collapse at any moment since it was most likely rotting. Bottom line, if you care about your families health and safety, steer clear! They may be nice enough people but they don't run their rental properties worth a damn. I have attached some of the pictures I took of various leaks we dealt with during our lease. There were others, some with ceiling tile falling out, but I don't have all of the pictures saved to my current phone to attach them. Please note, at NO point did the leasing office ever seem to consider this an emergency or a health hazard.

She's renting at 401 S. Jefferson St. and I don't even think this company did a full walk-through or an inspection. There was a rat infestation tons of water bugs, roaches whatever you wanna call them she's had constant trouble getting any kind of maintenance service out there. The sliding glass door is coming out of its tracks. They asked keep up with the yard but when she moved in the yard was overgrowth it's like they didn't even take care of it. Beforehand windowsills were not clean. Carpets were not washed. They were still animal feces in the corner of the add-on room. They told her that they did a walk-through. They also told her that they couldn't get the cleaning done because the water and power was off which is that's the landlords's responsibility. Any maintenance order we had doesn't get fixed. I feel like they just took advantage of her because she was moving from Reno and needed a place right away cause she's a nurse at Hendrick. She's just looking for any way out of this cause she has five months left and has a child with a disability and health issues already and this is not a livable condition. These people should have their license taken away for renting something like this out and taking advantage of people.

    They were terrible to deal with…read more They didn't fulfill maintenance requests, one of which was the air conditioning, which incurred an additional $250 for a month of electricity above normal. After my dog died, they continued to demand the pet deposit monthly. They're very greedy with no sympathy for their long-time renters. Being on fixed income, I couldn't afford their 12% rate hike for 2026-2027 and had to move out. After moving out, they charged $225 for cleaning (After being there for 4 years, this should be an expected duty of the property management company), and $250 for landscaping, which was either maintenance requests they previously didn't fulfill or the most expensive lawn-mowing job in history. Weather your an owner trying to lease property, this company will drive out your tenants, or a renter looking for a reasonable and honest property manager, I highly recommend avoiding doing business with Agusta.

    I currently own a home next door to a duplex owned by Augusta realtors - they have repeatedly…read moreignored my complaints about their tenants who have a dog that sits in the backyard barking all day and tearing up the fence between the houses - I am unable to walk into my backyard or take my small dogs back there because this large animal tries to bust the fence growling and barking to get at me. I have complained numerous times regarding these tenants about the dog and the loud racking of pipes on a pickup that they do many times a day as well often rattling my windows - I have emailed I have called I have texted Augusta and the issue is never resolved basically I was told by the company that the dog has a right to be there. So suffice it to say Augusta is not concerned about other tax paying citizens they are only concerned about collecting rent for their run down property

    Mrs. Abernathy was my realtor and is currently the property manager at my apartment. I will never…read morerent from her again. She is rude, unprofessional, slow to act, forgetful, and always acts inconvenienced when there is a problem. I have consistently had problems with the HV/AC unit in my apt (whether it be hot or cold) even though she told me they were planning on installing central air throughout the apartment when I toured. Currently it is early January, and my apartment is freezing. The space heater is running up my electricity bill. When I told her I was having problems again on my lunch break, she offered to bring over another space heater, then told me that I would have to pay for it if I wanted to use it past this weekend, after going off on me for not being home (I work full time). Now I am being instructed to schedule all emergencies before Friday at noon. Several months after I moved in, I saw the other apartments in my building advertised for a substantially lower rent than mine. Each apartment is the same sq ft, only the amenities change. When I asked if we could discuss it, she told me I didn't have the right, and that my amenities were worth more. In reality, they are worth less. I know because I toured the other apartments before I signed a lease. Plus they were all the same price when I looked at them. All of our conversations are via text message (she never answers/returns calls). She is a terrible property manager.

    My daughter has lived here for a year and a half and me and my husband have lived here for 5 months…read morenow. My daughter started off with some plumbing issues first thing. The maintenance guys at the time told us they were aware of a lot of plumbing issues with all of the buildings. She had to run to another unit for a couple weeks to use restroom and any running water. The worst part is they don't fix the issues. She just had a sewer backup into her apartment. The property manager told me that they would get someone out to fix the issue, clean up the sewage and give her a credit on her rent. She had sewage in the tub and coming up through the toilet all over the bathroom, hall and into the bedroom. They never sent anyone to clean up the sewage mess. They sent a plumber and a carpet cleaner and left the dried sewage mess. The property manager accused and actually threatened my daughter that if she found out that she had caused the flooding they would charge her for damages and repairs. The plumber determined there's a collapse in the main line that needs fixed. We haven't ever seen anyone out to repair it and my daughter is still trying to get sewage remains cleaned up that is stuck in trim. And to boot the property manager never did give any rent credit so we don't trust anything she says. We have also had plumbimg issues. Our washer drain doesn't work and will flood the apartment. Its been like that for 5 months now. We had to rig up a pvc pipe to run the drain to the kitchen sink. Cost us around $50 in materials and is terribly inconvenient but allows us to do laundry. Other than that, we have had other issues that they usually try to get fixed within a week or two. Mostly plumbing and AC issues. But we have all had issue with appliances (refrigerators and stoves) and they try to find cheap used replacements before replacing with anything new. The apartments are not very insulated and don't have screens on the windows and half of the apartments have no windows in the bedrooms, which is kind of scary if there were ever a fire. The patio fences are in desperate need of replacement, too. I would be about 50/50 in recommending living here. If you don't mind the likelihood that you will have plumbing issues every now and then and their lack of willingness to actual fix things rather than bandaid them and a dishonest property manager, it's not a bad place to live. But, I certainly would not expect to not have to submit a maintenance request at least monthly.
