Talk about the worst real estate company I've ever experienced in my life. My girlfriend moved down to Abilene from Reno. I currently live in Austin back in September. She's renting at 401 S. Jefferson St. and I don't even think this company did a full walk-through or an inspection. There was a rat infestation tons of water bugs, roaches whatever you wanna call them she's had constant trouble getting any kind of maintenance service out there. The sliding glass door is coming out of its tracks. They asked keep up with the yard but when she moved in the yard was overgrowth it's like they didn't even take care of it. Beforehand windowsills were not clean. Carpets were not washed. They were still animal feces in the corner of the add-on room. They told her that they did a walk-through. They also told her that they couldn't get the cleaning done because the water and power was off which is that's the landlords's responsibility. Any maintenance order we had doesn't get fixed. I feel like they just took advantage of her because she was moving from Reno and needed a place right away cause she's a nurse at Hendrick. She's just looking for any way out of this cause she has five months left and has a child with a disability and health issues already and this is not a livable condition. These people should have their license taken away for renting something like this out and taking advantage of people. read more

We rented a property through Gerard Property Management without seeing it in person, and unfortunately that decision exposed serious issues with how the unit was prepared. The home was not properly turned over prior to move-in. There were large, visible patch jobs on multiple walls, and the overall cleanliness was unacceptable. The condition of the unit upon arrival was far below any reasonable standard--unsanitary and clearly not ready for occupancy. And when I brought these issues to their attention, that was definitely something that they leaned on that this was site unseen, which was completely unacceptable. As someone with 10 years of experience in property management, I find it deeply concerning that a company would present a property in this state. There is a baseline level of care and habitability that management companies are responsible for, regardless of owner involvement. That standard was not met here. We had to arrange for professional cleaners two days in an row after move-in, totaling 16 hours of work just to make the space livable. Maintenance issues took OVER a full week to address. During this process, communication was inconsistent. When I raised these concerns with Cydney, I was told I was being "nitpicky," which was both dismissive and unprofessional given the severity of the issues. Questioning how SHE lives. Afterward, another representative (Jason/Justin) stepped in and did provide a rent credit while repairs and cleaning were completed, which was appreciated. However, the lack of accountability, poor communication, and initial condition of the property reflect broader operational issues. For property owners, I would caution that this company may not adequately protect or maintain your investment. For prospective tenants, I strongly advise against renting sight unseen through this management company. The experience suggests a pattern of inadequate preparation and reactive--not proactive--management. read more

Anyone who will listen I have been renting from Gerard real estate for a year now on May 15 we (the tenant down stairs and I) received a notice of eviction for foreclosure on the property. We are assuming the property owner got a loan on the property and never paid it back. The other tenant and I reached out Monday morning (since we received the notice late Friday evening) and Gerard real estate could give us no answer stating they had no idea that what was going on. We reached out multiple times for the next 10 days with no answer to what's going on other than show up to court on May 27th and find out what happens!! Yesterday we went to court and to much of our NOT surprise we were still given the run around. Melissa and Cyndi stated in court that we would have water and gas until June 2nd (as the water and gas were included in the rent) at which point we or the new owners would have to get the water and gas turned on until we were officially evicted. To add insult to injury Gerard Real Estate left court and with NO WARNING scheduled to have our water and Gas turned off the next day (which is today) it was NEVER RELAYED THAT WE WOULD BE WITHOUT WATER OR GAS AS OF TODAY so the we could immediately reached out to have both utilities turned on. I called today to see if they had actually had the water and gas turned off (since they are doing work in our area) and Melissa stated that yes they had had it turned off when asked why she had never given us a head up that they would be doing so she stated that she told us the day before in court (did not happen) and the proceeds to get very angry and say that I was being rude and disrespectful to her and her office (I was very polite and respectful to her the entire time) I then proceeded to call her boss and he says pretty much that it's no longer his problem and best of luck. We had plenty of problems with this company from things that were never fixed (leaking roof and flooded kitchen) to pest and rodent problems things management dropped the ball on and never resolved I wrote all of this to say Please DO NOT DO BUSINESS WITH GERARD REAL ESTATE MELISSA, CYNDI, and MIKE were so very rude un humane and unprofessional with how they managed the situation and problems!! read more

Avoid Gerard Realtors - Ruthless, dishonest, and completely uncompassionate My boyfriend and I lived at 1025 South 15th Street in Abilene, TX, for nearly three years. He rented the home starting in December 2022, and I moved in with him in September 2023. Our rent was paid reliably and on time every single month. Despite us being excellent tenants, dealing with this company for maintenance or repairs was always like pulling teeth. To make matters worse, their staff was unorganized; they scheduled two different property inspections over our three years there, canceled both times to reschedule, and never actually inspected the property once. However, the true colors of Gerard Realtors showed when my boyfriend unexpectedly passed away in August 2025. When I reported his passing, a staff member named Melissa explicitly told me it would be no problem for me to take over the lease. Not even 30 minutes later, she called me back to state they were evicting me because I wasn't officially on the paperwork. Gerard Realtors was fully aware I lived at the property for years. Instead of working with me, they forced me into court during the worst moments of my life. In court, they sat there and lied to the judge, claiming they had tried to contact my boyfriend's mother to see if it was okay for me to take over the lease. This was a bald-faced lie. When I informed his mother of what they said, she called them immediately, and they lied to her as well. It was never a matter of rent not being paid. They claimed "legally" they had to empty the house, change the locks, and make me move completely out just to reapply for the home--yet to this day, the house has sat empty and hasn't even been listed for rent again. Because of their greed and absolute lack of human empathy, I was given one week by the court to pack. I had no time to grieve the love of my life, no time to properly go through our belongings, and they were perfectly content throwing me and my two dogs onto the street. I would never recommend them. The people they moved in basically distorted the house, They stole all the blinds in the house. The yard furniture and hoses. The walls had holes in them and there was writing on the walls. They also stole a Jacuzzi hot tub. and no one noticed? And much more. another posting. Thy left large nasty mattress and broken gym equipment and broken appliances. When I mentioned the garbage left in the house. I was told they didn't know who to bill it to. We have had our rental property managed by Gerard for 11 years and I have nothing but good things to say about that experience. They have screened renters and selected good people to do repairs and maintenance as needed. The repairs they have arranged for us have been reasonably priced and well done. I was worried reading all of the negative reviews here, but our experience was the complete opposite of other reviewers' experiences. We rented with Gerard Real Estate for the past year. We were in desperate need of a rental quickly after a home purchase fell through. They video called me to walk me through two separate properties and were completely accommodating to the fact that we'd be signing a lease long distance. The property itself was in good shape and each request we made for maintenance was quickly addressed with no issue. Each time we needed to call the office, staff was friendly and attentive. Upon move out, we were given a reasonable yet thorough move-out to-do list. We requested a final walk through where a couple fixes we missed were mentioned. We quickly addressed them ourselves and our full deposit was returned within three weeks of turning in our keys. The only thing that might be an issue for some, was the need for professional carpet cleaning from their recommended companies upon move out. We didn't have an issue with doing this at all, and given that we were given the option rather than just billed for it later or having it removed from our deposit, we appreciated the transparency there. We've rented for the past 11 years as well as 4 years of college and we've grown to appreciate management companies that hold tenants accountable because it means when we move in, we are renting a great home in good condition. In our opinion, their expectations were more than fair and the property was kept in great shape for the owners. Overall, we'd definitely recommend them as a rental agency. We own our own home now and would absolutely use them to manage our property should we ever need to rent it out. read more

Beware! This has to be the worst property management company I have had the displeasure of working with. We rarely called them fixing most issues ourselves. If you rent from them, document EVERYTHING, photograph EVERYTHING, be there for each walk through and have them list EVERYTHING in writing and signed by them. Protect yourself! When we did contact them about the security alarm going off day and night for no reason, they gave us instructions that did not work. That was it. When we told them of a problem with the owner's irrigation system they took months to respond causing the problem to worsen and costing us on our water bill. Then we get ready to vacate. We give them many months notice as a courtesy, which would have given us plenty of time to address any issues they had with the property. Nothing. As the time came for us to move, we told them we wanted to be present for the final walk through inspection. They were not comfortable with this concept, but we were there. The inspector told us of no issues what so ever, yet they call to tell the property owner about issues they found. Causing stress for the owners, causing them to fly cross country to see the issues. When if Gerardre would have told US, we could have addressed the issues. A month or so later we get a notice of itemized deposit that was NOT itemized showing not only did they keep our large deposit, they wanted us to pay them more!!!!!!!!! Items listed on the notice were small old items of no value like this little Allan wrench for the garbage disposal mistakenly packed, of course we mailed it back. An old water gauge that kept falling off the fence due to the extreme wind in Abilene, also mistakenly packed that we offered to return, but they told us not to bother, they took some unknown amount from our deposit for it. You get the picture. If you rent from them, document EVERYTHING, photograph EVERYTHING, be there for each walk through and have them list EVERYTHING in writing and signed by them. The house we were staying in is no longer owned by Gerard because of the awful condition in which it was kept. No, our rat issue was never fixed. We had to call the exterminator ourselves and he, too, was appalled that we were living in such a place. He billed Gerard and called his boss to tell of the issue. read more

My grandmother had them take care of her house while since she lived out of town. In the few yrs she had them. She bought 2 air conditioning units even tho they were on warranty. She also paid twice to have a fountain removed...which is still there. They are crooks that just take people's money and lets the house run down so they can purchase the house, fix it up and resell it. Never do business with them. In twelve years of living in rental properties, I have never been treated as poorly as I have been by Gerard Real Estate. When we moved in, the house was in frankly unlivable condition. Perishable food had been left in the refrigerator with the power disconnected for weeks in the summer heat. The appliances, including the oven, were uncleaned and grimy. Posters of teenage heartthrobs had been left pinned to the ceiling of the master bedroom. Despite this, we took care of it ourselves and paid our rent on time, every month. When we moved out, we left the house professionally cleaned. We replaced every unworking bulb (half of which had never worked since we lived there) inside and outside. Despite the house being spotless--to say nothing of being better than our move-in--they deducted over $300 from our deposit. They will hassle you for every single dime. Their office staff is rude and unhelpful. There are plenty of other agencies or individuals you can work with. Take a hard pass on Gerard Real Estate. read more

Significant issues with this realtor. Over charged rent despite the records showing it was not due and refused to return overpayment for about two months - had to engage attorney. Would not return appropriate amount of security deposit and said we would have to take them to court to get it back. Equally mistreated owner who subsequently fired them. Very bad experience and it appears they may take advantage of college students or others who must leave the area at the end of the lease. Would recommend avoiding them. read more

I wish it was possible to give zero stars. After receiving the move out instructions, my wife and I cleaned the house with a fine tooth comb (easily over 20 hrs of cleaning) and returned it to beyond move in condition as it was disgustingly dirty when we moved in. Gerard claims it was cleaned, but I think they just pocketed the security deposit from the previous movers and called it good. They are claiming they had to mow the yard (we mowed it 2 days prior), trim the hedges (we trimmed them 4 days prior), and clean the house at a cost of over $400. They claim to have pictures and invoices to back up this claim. I asked to get a copy of the documents, I was told to feel free to stop by. When I said I was unable and needed to have them emailed, they were hesitant and reluctant to email them. There are too many they claim. They cannot back up the claims of a dirty house yet are holding on to a portion of the security deposit. It is very likely they claim houses are dirty/need repair/etc, hold on to a portion of the deposit and return the rest hoping you are content with getting some money back and they don't actually repair or clean anything. They are a scam. Do not use. Additionally, they are impossible to get in touch with. read more
