This firm just completed a whole house window restoration project for me in Shaker Heights for approximately $40,000. It involved painting windows inside and out, repairing some windows and installing triple track storm windows through a subcontractor. Work began in February 2019 and was completed in June 2019. I would point out three areas of concern: 1. MJM/Mike Madorsky increased the bill four separate times based on errors he made in estimating the job. (This does not include times that I approved additional work.) My advice would be to get a detailed, window-by-window estimate with written detail on exactly what work will and will not be done on each and every window and tracking it window by window in writing as work proceeds. I tried to get this but was never successful. This added thousands of dollars to the project. 2. The quality of the work was nominally adequate, nothing more. The bottom windows open, in some cases just barely enough to reach the screen. Plenty of instances of sloppy work (locks that only close partially, bottoms of windows not painted, paint dripped between the top and bottom windows, etc. etc.). My advice would be to ask to see -- in person -- final work at jobs MJM has completed to ensure you are on the same page about what quality work looks like and then require a daily inspection/review with written reports on a window by window basis. A big job is very different than a one-off window repair. 3. Customer service was lousy, period. Communication was bad. Cleanup was terrible. The project took way too long in part because one of the two workers wouldn't work past 3 p.m. on any given day. I don't have any advice on how to make the customer service experience better. If you are considering using MJM Window Restoration/Mike Madorsky, I hope these suggestions are helpful to getting a better outcome. Knowing what I know now, I would not have hired this firm under any circumstances and I would never recommend them. Thus this "Buyer Beware" post. For context, I hired two dozen contractors over a four-year project period while restoring a century home in San Francisco from 2013-2017. Since moving to Shaker Heights in 2018, I have hired about 10 contractors to help restore/upgrade our new home. Throughout all those experiences, we haven't had any significant dissatisfaction with the exception of MJM/Mike Madorsky.

The windows came with a 10-year guarantee. I selected Mr. Goch and his company because he seemed reputable and honest. Within a couple of years, one of the plastic window mechanisms broke and I contacted Mr. Goch by cell phone. We discussed the fact that the window manufacturer had gone bankrupt, but that he could still get parts. Mr. Goch went on to say that he would take care of it through a local contact, even though he (Mr. Goch) opened up a pizza business in Kentucky. I have repeatedly emailed both Mr. Goch and his wife (Kelly), and I have also repeatedly texted Mr. Goch, in order to get the window repaired. He just ignored me. After waiting an inordinate amount of time (months!) for him to be a stand-up businessman and to honor his word, I finally got in touch with a local window repair company and they repaired the window at a cost to me of $320.33. So much for a 10-year warranty and so much for Mr. Goch being a reputable and honest businessman...!

Since fiber cement board can fail, and the warranty be voided if guidelines are not followed, having an experienced James Hardie preferred installer like Props Consulting do the job was really important to me. I could find no other local installer with their expertise. The owner, John, worked for Hardie and helped write the guidelines on the installation. Props exceeded my expectations in their attention to detail and willingness to work with me to find the solutions I wanted. The interior window sill and trim replacements on the interior now look as if they were always there, despite house settling and issues with fitting the new windows into old openings. On the interior, a number of the new windows and patio doors, along with their trim, were carefully stained to match my woodwork. Everyone at the company had my satisfaction as their goal. My crew leader, Luis, was exceptional for aiming to please, for his carpentry skill, and for going above and beyond. Dylan, my crew manager, had a calming influence on what was a huge and detailed job with challenges throughout, even helping out with details himself. In addition, I was impressed with John the owner, who carefully checked on the job as well and advised; Kelly in the office; and the crew members whom I saw for hours every day and worked really hard despite the cold and snow of Winter 2020. I couldn't be more pleased with how my house turned out, and neighbors have texted raves!

I am relieved because water would seep in during bad rain storms and luckily it has been a drought. The prior owner of my house definitely did not look into having gutters done when he rehabbed the rest of the house. Must have run over budget. It was raining when I left for work this morning and I am thankful my foundation won't be getting more screwed up than it already is. David's "materials costs" were $600, per his proposal and $800 for labor. The better contractor showed a receipt from Lowes for $70 for ALL MATERIALS!! Additionally, the contractor I went with only charged me $400 for labor!!! I immediately requested a refund from David, which he agreed to. Two days later, no refund. I texted him a few times, didn't hear anything back. I even texted him this review, no response! I will now have to file a claim with my bank. He is a total ripoff artist, liar and hounds potential clients until you agree or block him. DO NOT HIRE HIM!! BEWARE! He did no work and isn't willingly giving me my money back! $800!!!! Crazy. He shouldn't even be on Yelp.
