Steer clear of Action Keys realty. This is the only real estate company in the keys that will charge you for utilities. Don't be fooled they will overcharge you and charge you for things they falsely accuse you of . We've been renting in the keys for 20 years and this is the only real estate company that will do this . I wish I could give them zero stars. We used Action Keys last March and had a wonderful experience. We had a leak in the sink line and there was a plumber out immediately to fix it. Christene was at the home checking out a couple minor issues which were corrected swiftly. The pictures did not do the home justice, it was better than we had hoped for. Every problem they just said "I'm just the rental agent" so I was left with a sweltering rental house, leaking water, broken door locks and no help. Air conditioning runs 24/7 because it's an undersized unit, but they knew that already. I'm stuck having to pay the excessive electric bill and my family is miserable, but nope, no help. When I checked in they told me "The front door lock is broken but the back sliding door doesn't even lock so just come and go through that one." I fixed the front door lock (dead battery) and fixed the rear slider (was never installed properly) waited on their plumber for the water leak, I feel like I should get a salary! 22878 Privateer...Run away, do not rent this unit! It took me this long to write this review because I'm still in awe of the lack of responsibly on both Action Keys and the home owner of the house we stayed in. My husband is military and we were waiting for our long term rental house (not with Action Keys) to be available to move into. So for the month of May 2017, we decided to take a chance (after hearing other military members complaints) and rent a vacation home for a month. Let me tell you, it was a month from hell. First off, they leave all the lights and ACs running on full blast before you get there. That seems fine and nice at first glance, until I've now seen them do this to other homes next door to ours that use them to manage rentals and they will have the lights on in these homes FOR DAYS prior to the people renting it get there. Running up the electric bills for them. Now... onto the "good" stuff. When we got there, as stated, all of the lights were on in EVERY room/bathroom and ACs running but the main one didn't work at all. So we let them know and we were told to continue to let it run to "pull all the hot air out." Then, the washer didn't work at all so we had to make multiple trips and spend quite a bit of money on doing our laundry in Marathon before the laundry in Big Pine opened. Once someone came to put a new one in weeks later, they weren't able to install it... why? Because there was a leak from the shower with a bunch of water and black mold hanging out behind the washer in the wall. The wall behind the washer was like a sponge there was so much mold hanging out in there.. which explained why my husband and our family that moved us down were having such a terrible time breathing. It wasnt until the last few days (of a whole month) that we were there that a new ac unit was put in and that the washer finally got installed. We couldn't even enjoy our time before my husband left or with our family because people were CONSTANTLY in and out of this house multiple times a week. I couldn't do anything because I was having to wait around for them. Also, everything was dirty. There were blood/dirt smears on walls, sand on the couches, and dead bugs in the beds. It's like nobody bothered to clean after the previous people renting. We were told that we would be compensated and never were. Nothing. And we also got the run around about our security deposit check saying it was sent out and come to find out it never was. Lastly, when we did call to let them know about everything going on or to get updates, we were treated very poorly and like we didn't matter. The biggest head ache I've ever been through. I will continue to let others in the military community know to go elsewhere. read more

From the first of February the day of arrival our vacation was marred. All the dish-ware needed washed. Dirty coffee pot and unknown droppings in the silverware drawer & under the kitchen sink. Under there was a container to catch water. Little did we know this was the start of major plumbing problems. The agency was unable to find us another rental. We had days without toilet use & had to go to a local park. Toilet replaced twice. Several different plumber tried fixing the situation. Major flooding throughout the house day after day. Our efforts kept the furniture from getting wet. This went on until mid March. Finally no more water where it shouldn't be. The owner lived in the adjoining duplex. The problem was in his unit. Jack hammers were needed to correct the problem. Days of banging. Then peace at last. Bob, the owner told us there was only one water meter for both units so we wouldn't have a bill for all the water run while repairs were done. The agent called the day before to see what time we would be leaving so cleaning person could get in. During this conversation We asked to be compensated for all the problems. She hung up. Why did we stay? We had family coming, reservations made, so we worked with the owner. After over a months wait for our security deposit to be returned we called. After another wait a check finally came. An electric plus water bill was deducted. Remember owner said we wouldn't pay for water. Well that's my story. Never rent using this agency. read more

We rented a very expensive house on Big Pine Key for the month of June 2018. The first sign of trouble was when we got in the house, we where met with a nasty clogged sink in the downstairs bathroom. Oh, they will send a plumber...he came and made the repair. After a couple more days, the shower valve upstairs started leaking...oh we'll send the plumber. A few days later, the downstairs air conditioner quit working. When I called the realtors office, they had a protocol for this very problem, which means they knew about it. A few days after the AC tech repaired the downstairs unit, the upstairs unit quit working. Remember, this is June in the Florida Keys! During our 25 day stay, we had three service calls from the plumber and two service calls from the AC company. This house was NOT ready for renting. Action Keys Realty charges the renters for all utilities. So after all of the BS with the water leaks and broken inefficient air conditioning units, they kept almost $500 of my deposit for the utilities. I will never rent from them again and I will certainly not recommend them. They could have compensated me, not charged me utilities or any number of ways to make it right, but they chose to charge me full price and pretend everything was fine. Somebody in that office should take a business class and learn how to retain customers. read more
