    Amazing location right on the water, lived here for a year in 2016. Two pools and amazing clubhouse!

    Management has generally been tolerable for the past 6 months, but recently has gone erratic and…read moregenerally unreasonable with basic decency and standards. They'll give you 6-8 hours notice on coming into your Apt to change air filters and always want to come inside when they know you're not home. They'll allow 100 teenagers to take over the pool for days in a row, then days later will send threatening emails to all residents about closing the pool permanently; when in reality, it's 5-10 HUD apartments causing the issues consistently. While at the same time, if the Feds raise the HUD rates, management will raise your rent 200$ mid-lease because they're extremely greedy, but perform actually no work or service at the office to justify any rent raises. They'll allow weirdos from the water to kayak into the mangroves and cut them down to stow their kayaks for the day, and look into car windows under the buildings for things to steal. Did I mention it's 60$ to park your car under the building you live in; artificially creating more nonsense costs while management performs less than the bare minimum. If the HUD migrants don't burn the property down, the management will surely do it themselves some other way. *I'll also be notifying FDEP regarding the mangroves being destroyed on the property!*

Despite being…read moremarketed as low-income housing, the rent was over $3,000, which is outrageous given the poor quality of the facilities and the lack of effective staff management. When it came time to renew the lease, we never received the necessary paperwork, and as a result, we were charged a fee for not renewing properly. When we brought our concerns to management, we were told that the emails were sent two months prior to renewal but were not sent to the correct addresses. Consequently, neither my roommate nor I received the paperwork needed to properly renew the lease. To make a long story short, we never renewed the lease but have been charged with over 3k in payments and fees for something we had no control over at the time. Joy Wheeler lied to my my face and said we could make payments which we agreed to but was never sent any paper work stating payments plan. Now collections is blowing me up wanting to collect and I can't get ahold of her at the office coincidentally. Overall, I would not recommend The Quarry. The combination of high rent and unresponsive management made for a very frustrating living situation. There are definitely better options

We rented but were made to feel second best by some of the owners and management. "We don't like transients", someone said and you can forget about a temporary parking pass for any visitors unless you're an owner. And the way they manage this place is some oppressive level stuff. Just look at the other reviews. New rules, old rules, rules on rules. Stupid stuff too. So there's that and the noise. You'll get used to the air traffic but it sure sounds like someone's always working on something with a jackhammer during the day and there's some kind of bowling alley upstairs at night. Between that and unreliable internet, was difficult to remote work but manageable. There were times I'd have to run my whole office on cellular Wi-Fi. Makes sense everything takes longer to ship down here but you're also going to lose a lot of mail. Just plan on it. UPS, USPS, and FedEx, doesn't matter. Somewhere between the mailroom and your front door, things go missing. And if you're looking to rent, you should know it's a thing in the Keys to get screwed out of your security deposit. We had to fight for ours. Like seriously fight for it. ...but we had an ocean view, rent was reasonable enough given the Keys were closed when we went to contract, and between all the beaches and the Duval rum fun, everything was otherwise okay, I guess. Was too much fun.

There's been a few times some security guards overstep, as one time i arrived home with a friend dropping me off near the entrance of the building it was late afternoon-ish, after stopping the car i had simply farewell'd my buddy and had to grab my belongings from the car. Not after a minute or two, the security guard knocks on my car door and asks why we're "parked" near the entrance. I looked at the dude silly. We barely just arrived almost a minute ago and the dude acted like we were parked there for over 5 minutes or something. My friend had to reassure him because i wasn't going to bother explaining anything to the dude. There's another instance where i arrived back home in my e-bike. i stopped outside near the entrance, i get off my bike and I see the building manager within the entrance of the place and she comes at me talking about i can't ride my bike within the building aggressively. I can't tell if she was blind or not, i literally stopped outside the building and got off my ebike as i was walking towards the elevator. This lady thought i rode or came from some other direction, it was an odd occurrence. i just looked at her confused and said ok? and kept it going. I've had my roommates tell me the manager is a b word and that they've been brushed off by her, or that they accidentally forgot to bring certain documents, she gets aggressive. I've also been told by a local that sometimes putting extra money in the envelop with the lease renewals will help. i was super confused. you have to bribe her not to act deranged? didn't sound right to me.
