My experience renting from this company was god awful. They never answer their phones or follow up if you leave a voicemail, and they kept 400 dollars from my security deposit for breaking one of the blinds in my room, only there were no blinds to begin with, I BOUGHT them. I felt like I had to write this so that the next tenants to rent from them would have a better experience. I just left an apartment that was managed by this realty company. I loved the apartment from the basement to the balconies it was great. What I didn't appreciate was the experience with Edge. First incident: My roommate and I lived there for 2 years and we didn't have window screens so mosquitos and flies were flying into the apartment by the masses. We sent a request to have them added in the Summer. It never happened. My roommate and I logged into the portal we use with them and saw our request was canceled. We never requested that. Yet somehow months later in the WINTER, maintenance, who came to replace a door for us that had a hole in it, came to check the windows as well for screens... We said that would have to wait for the warm weather again because we had to insulate the windows which was recommended since the apartment had drafts from everywhere and had poor insulation. Yet they never came back. And according to "Section 410.551 - Screens for Windows The owner shall provide screens for all windows designed to be opened on the first four floors opening directly to the outside from any dwelling unit or room unit provided, that in an owner-occupied unit, the owner need provide screens for only those windows used for ventilation." We have been like that for two years... Second incident: I reached out through their portal and called their emergency number when a faulty smoke alarm was triggering all the alarms in my apartment. It was a wired alarm and didn't know what to do. When reaching out to the two emergency options (a phone number to call or a message in the portal to submit), no one replied until the next day. The faulty alarm kept going on for hours into the night and I didn't want to break it and be liable for something that isn't mine. My question is why have an emergency contact number and portal if they don't work? And judging from the other comment on this page it seems someone had a similar issue of no response. Last incident: When we were about to move from that place we had some realtors notifying us via text that they would be taking pictures of the apartment. The thing is they texted my roommate and another number that wasn't mine. I never got that notification and my roommate was traveling at the time. So while using the restroom, two women were walking around the apartment and knocked on my BATHROOM door. I was both shocked and embarrassed. After discussing it they realized the mistake and apologized although I must admit they didn't seem to care about it all that much. I was upset but mistakes happen so I brushed it off. But in the upcoming weeks my roommate texted me two more times on different days telling me that they had texted the wrong number again to show off the apartment. Do they not have the information correct in their system or are they that careless with it? She had to text them back stating they were texting the wrong number. When they finally got it right, I was exchanging messages with one realtor who asked if they could come in at 1130 AM one day. I agreed on the time, yet they walked into the apartment at 1105. I was upset because I was working from home and had important information out. So I brought up the time and she stated that she was correct. But after checking her texts she saw she made the mistake. I am giving it two stars just because the portal feature was great, but I've moved around Boston and this was my least favorite experience on management. Part of me feels it was because the apartment was located in an area filled with college students and brushed it off as just other kids coming and going. But hopefully, this may provide some insight into the areas that need work. read more

I'm a 5th-time renter in the Boston Metro area, and it's always been a horrific process of wading through lies and scammy behavior until I met Nick from Edge. Showed us a great unit in Waltham and notified us of our approval the very next day. From an email I sent him: "This will be my 5th apartment in the Boston Metro area, and I've literally dreaded the broker process each time. I've been lied to, hit with fees that were "forgotten" until after an application had already been submitted, and basically harassed 24/7 by brokers asking if I'm ready to sign on a unit they didn't even show up to - just had the tenants let me in.  Please know that the little things (even salutations on email and text - wow. The amount of times I'd get a text at 10pm like "hey guys can u see 123 main st. tonight? -Jim from xyz realty" from random numbers after an online inquiry) are so appreciated, and make renters feel a lot more confident in the process. So kudos, I really appreciate the transparency and responsiveness. I'm really looking forward to having Edge as property managers as well, given how smoothly this went! Coming right out of college, my friends and I were looking for our first apartment in the Brighton Area! We found Dennis Barbosa after going through Zillow. At first we were a bit skeptical gong through Zillow; however, after Dennis' level of professionalism made us comfortable to meet with him in person to see the property! He offered us multiple 5 bedrooms to see, and actually had access to an amazing property that technically was not on the market yet. Dennis was on time, professional and helpful. We ended up taking that property, which was the first one we saw. The process was easy, seamless and enjoyable. After the fact, he was also easy to get in touch with and had answers to all of the questions we had. This review is specifically for EDGE Property Management, the realtors are very helpful, but I a tenant in one of the buildings they manage, and my time living there has been average at best. Specially maintenance is the hardest to get a hold of, if it's not within business hours it seems as though they do whatever they can to avoid helping. They say they have 24/7 emergency maintenance but they are very slow to respond and sometimes just don't even help. If you're living in an edge managed building don't be surprised if you can't get maintenance to help in a timely manner or in a time slot you need it fixed in. read more

I can't recommend Orysya Kurilo enough, she helped us rent our current apartment in Brighton. She really goes the extra mile to make you aware of all your options (we would see 8 places in one night starting at 5:30pm!), doesn't push a hard sell, and is overall nice and honest. We had some issues getting our place, clauses we wanted out of the lease, a roommate that flew the coop after putting down the deposit, pets that needed to be accommodated etc! Orysya worked with us through it all she even went back into the apartment and made a youtube video tour of it for when we got a new roommate who needed to see the space. It is the one and only time I have felt that a broker deserved that broker fee. read more

Finding a new apartment in Boston really is the worst, but with Nick helping us the process actually felt easy. Nick was always amazingly quick to respond to our questions and requests and is incredibly knowledgeable about the neighborhoods, apartments, and landlords that he is working with. We felt like we could completely trust Nick and that he helped us find the best possible place within our budget. Working with Matt from Edge Realty was the easiest and most enjoyable experience I have had with a realtor in the Boston area. When he first saw my inquiry about a unit, he followed up with a phone call instead of an email and I could tell he was very knowledgeable about the Brighton area. After apartment hunting for a couple months, my roommate and I were becoming a bit desperate but Matt found us the perfect unit.
