I'm posting this review to prove that ActivSpace does not hold deposit when you follow the extremely simple move-out instructions they give you upon move-in. I loved working here. Secure key fob elevator and stair entrances, intercom service, free included parking, trash and recycle dumpsters, 24 hour access, staff on premises keeping the property clean and safe, big double pane windows, high ceilings, baseboard heater, in studio sink, restrooms on every floor also with utility sinks, all uilities included. Reasonable rent and great location, I found it to be a sweet deal. Note: There was a brief period of time when the former manager on site wasn't keeping up on assigned tasks but he was quickly fired once corporate found out. read more

I used this location for my business for over a year and could not have been more pleased with the process. Having read previous reviews, I was skeptical in the beginning but didn't encounter any of the problems mentioned and would recommend this space to anyone with a small business that needs the flexibility of not being locked in to a long term lease of physical space. I'm guessing the early poor reviews were for prior management, as Leah and her team were utmost professionals and run a smooth operation. The location of the space is great, being in the inner SE industrial area. You're close to a lot of great lunch options and breweries and also have the Market of Choice grocery store nearby. Noise was never a problem in the space and neighbors were always friendly and courteous. The only reason I left Activspace was because we moved away from Portland. Had we not moved, I could've seen myself using the place for my business needs for the next several years. I highly recommend it! As for the Deposit, I followed the simple instructions provided by Leah to make sure the place looked just like it did when I received it. I didn't have any of my deposit withheld, so I imagine previous reviewers were leaving their places in poor condition due to laziness. read more

Love it! We use ActivSpace for our company office, and while it is by no means deluxe, we've got a great office here with a view in a 24-hour building, and with a very reasonable monthly rental. The on-site manager Betsy is terrific, she's super attentive and quick to solve any problem. She's here for business hours and keeps the building and grounds looking good. We pay for internet separately (the building is wired with ethernet), but electricity is included. There is no A/C but we have a portable unit going in peak heat. The building feels safe and secure and has parking. Great building and management. read more

I'M NOT THE FIRST TO REVIEW, LOOKS LIKE ACTIVSPACE FLAGGED ALL THE OTHER NEGATIVE COMMENTS BY SAYING THEY ARE NOT HELPFUL, LOOK BELOW FOR THE GREYED OUT "NOT RECOMMENDED/HELPFUL" REVIEWS, THEY ARE LEGIT REVIEWS, WITH LEGITIMATE COMPLAINTS. I've since moved out of here and onto a better ran co-working space in Portland. I don't think I would settle for this place again with so many other great options around. There are some GREAT businesses here, but the management is the biggest problem in my opinion, a sentiment echoed by many tenants in the building. Luckily I'm not a client based business, so moving for me was not a big deal. Keep in mind this is billed as a "hobby space" but they are super uptight about everything. The place is a Seattle based company. So heres the deal on it; -Its cheap. -Its dirty & loud. -There is constantly people moving in and out. -You get micro managed by the on-site management here. (hey you can't leave your window open, hey no bikes in the building, hey watch how many people come in and out, hey don't park your vehicle like that, hey you cant share a WiFi connection with other tenants, hey no smoking on the sidewalk, etc, etc, etc, i'm not keen to be constantly watched/harrased to see if you make a mistake somehow) -The bathrooms are dirty with trash strewn about constantly & nobody flushes for some reason here. -The managers (I was there for just over a year and saw 4 managers come and go) seem to think it is okay for them to let themselves into your private work space whenever they feel like it, which in my opinion feels like a huge invasion of privacy. One time I came in and found that they shut down my power strip that my computer and fan was hooked to. NOT COOL. Just walking around the place I'd see the managers letting themselves into the spaces frequently. I don't know why they do this, but they do. -It gets INCREDIBLY HOT during the Summer since there are no awnings or air conditioning in the building. -Its month to month -Walls are VERY thin so you hear people easily on 4 sides of you. -Every space has its own window -They only accept checks/money orders for rent. No Credit Cards, PayPal or Cash. -When you have to deal with corporate they are not very accommodating or friendly for that matter. I had to deal with a few building issues (one time a door issue, another was constant hard banging from an upstairs tenant, another was I wanted an extra parking pass sticker for my 2nd vehicle, which they denied, even though I would only have one vehicle there at a time every, since its kinda hard to drive 2 vehicles at once) with them and I felt like I was treated as a nuisance and not a customer that keeps their business afloat. They just don't care about you since there are so many spaces there and a high turnover, I'm assuming they think "Why bother try being nice or accommodating" These are my thoughts on this place. It might suit you better than it suited me. I'd talk to a few different tenants if you could, without the manager there watching over your back to see what they tell you. If you do decide to go for it, make sure NOT to get a sun facing office, you will get baked. Also have them show you a few different spaces. I got corralled into taking a less desirable space, because I didn't know that they had other nicer spaces available for the same price. I hope this helps anyone as a potential renter to know what you are getting into and some of the possible pitfalls to going away from here. And oh, they WILL KEEP YOUR deposit no matter how nice you leave the space. When you protest they have a lawyer/collection agency you have to deal with, making it all but impossible to argue without a lawyer on your side. The manager at the SE Main location, Betsy, is AMAZING!!! I first met her when she was working a the Lovejoy location and I was looking for a new location for my business. Her personality was outstanding and her work ethic was clear - she took her job very seriously while being grounded and fun-loving & I knew I wanted her to be my manager. Although I ended up not finding a room large enough for me at the Lovejoy location, I will forever wish she could have been my manager. When you find an apartment or office manager that's actually cool and does their job well, you want to hang on to them!! Great spaces, great locations, all compromised by wildly-deceptive business practices. The bottom line is that ActivSpace WILL withhold the majority (if not the entirety) of your security deposit if you do not paint your unit upon vacating your space. All of it. They "recommend" that you get a professional to paint it. They will not mention this requirement during your application process, they will not mention it during your tenancy, they will wait until you have given notice, at which time they provide a "move-out sheet" that is your first insight into this "recommendation". Regardless of the actual condition of your unit. It doesn't matter if your unit is in immaculate condition. YOU STILL HAVE TO PAINT IT, or kiss your deposit goodbye. There are many other studio spaces in Portland. Do not subject yourself to deceptive business practices. Avoid ActivSpace at all costs. Oh, and also be VERY skeptical of ActivSpace posting fake reviews here on Yelp and elsewhere in a desperate attempt mitigate its disastrous reputation. read more

I have had my studio at ActivSpace for over 2 years now and am, for the most part, very happy. It's 24-hour access, secure entry, parking on-site and our current manager, Betsy, is an absolute doll. She's always welcoming and works super hard at keeping the place together. Empty units don't stay empty for long with her enthusiasm for ActivSpace and I hope she never leaves! Only con I find is that, since we are not zoned for retail, if you are not on the bottom floor then potential clients can't just check you out. But the place is clean, the bathrooms are kept up weekly, and the spaces available are very reasonable. read more

My business partner, Shannon, and I began our lease last year with Leah and and ended it this Summer with Betsy. Both were and are wonderfully helpful. Do to the nature of our business we needed to change things up and end our current lease with ActivSpace, but that in no way reflects poorly on the community we found there or the company itself. ActivSpace was great and when Betsy was brought on to the SE Main location we really appreciated her help with everything up to and thru the end of our lease. Leah made the application process a breeze and was incredibly helpful showing us the available units and explaining the lay of the land. Additionally, Betsy is a dynamo of a human--we'd always see her about the property, greeting folks, maintaining the safety, security and general upkeep and when we did have to end our lease, she was just as helpful as Leah was with signing on and appreciatively clear on what was expected of us and the studio space when we left. We were sad to go and would lease again in a heartbeat! Would highly recommend you check ActivSpace. I'm going to miss all our friendly studio mates and the general diversity of businesses/artists we found there. No wonder there aren't any other reviews... I'm guessing they've been taken down : ) In the 12+ years I've rented both apartments and studio spaces, this has been my first bad experience. I would only recommend ActivSpace if you enjoy not having tenant rights and if you'd like your legitimate questions to go ignored (and the responses you will get are fairly rude). When I moved into this tiny art studio, the woman leasing the space was so cool! And then she left and the guys who run this place are extremely rude. They may not go over this with you when you move-in (she surely did not), but upon move-out, you'll need to get your almost untouched white space professionally painted - even if you only put a few nail holes in the walls. Paint it yourself and you're out over $300! The space itself was fine. There are other great spaces out there in Portland, I will never be renting from these guys again. read more

I didn't want to post this because I'm afraid of this company, but I think you should know about what they did to me. Run far away. They went in and trashed my studio because they thought I hadn't paid rent in 2 months. I paid rent via drop-box because the landlord was hardly ever there. I paid with money orders because they didn't accept e-payments at the time. I had no communication with them about them missing rent. I was very sick with mono for a month and wasn't able to go to my studio. I didn't think anything was wrong because I had paid. One day, I showed up to go pay rent for the month, and I was locked out. I called the landlord, who again wasn't there, and he said he had gone into my space and had called "1-800-junk and junked it all" . I called the police, who came, and the news and they did an investigation. I also called every junker company in town, to see if I could get my things back. Every single one, had no record of having junked anything at Activspace. I finally got the landlord to admit in an email that he didn't junk the space, and to come get my things out. I called the Police again, who came to supervise and protect me when I picked up my things.While I was there, I showed the landlord all the proof that I had paid rent. They destroyed my things, including a 1,500.00 computer with 10 years of memories and photos on it. Some of the photos were of me and my parents as a kid. Even if I was late on rent, or their was some missing, they had no right to go into my studio and trash it, much less steal from me. They emptied all my drawers to my desk, threw out drawings. I was just glad they hadn't "junked it" all like they claimed and that most of my original oil paintings were safe. I have proof of everything that happened in emails and money order receipts and the original lease. I also have proof in photos of what they did to my studio. I was in the process of legal action, which they have refused to respond to, but it was getting too expensive to handle, so I dropped the issue and moved on with my life. I can't believe what they did to me. I did nothing wrong and still can't figure out why they did any of this. I wasn't going to post this due to fear, but I believe everyone should know the risks involved with renting here. read more

I have used their advertised connections on craigslist to call or email. I have texted. I even used their website to contact their main headquarters. No one has ever gotten back to me. Initially this was my startup office and expected it to be a little rough, but not like this or this unprofessional. Over the past few years I was there, we went through over 3 managers all with different styles and different things they would say/do. No one would be accountable for previous managers statements. I sorta feel bad for them because it's the company that sucks, not them (most of the time). Besides that, there were times when I could literally hear sex happening in offices around me (I know a moan when I hear a moan). The walls suck for anything other than an artist or someone who doesn't have clients. In the summer it's blistering heat. There is no air circulation whatsoever. Did I mention the floors in the hallways are unfinished? Thats right, they are plywood. Some parts are even rotting. The bathrooms were hardly ever cleaned, the paper towels were always out, and they smelled. Don't let clients use them! They only take month to month, and they have been raising quite well over the past few years. Lets talk about painting. Should you? Hell why not, because in their lease there is no such thing as wear and tear. They expect a BETTER unit than they gave to you when you leave. So no matter what the hell you do, you are going to have to paint anyway. Oh and don't bother painting yourself, because they have two specific colors and you can only get them at one specific store. One wrong number in that paint mixture and well...you now owe $500.00 to paint. I never heard of a company or landlord expecting the unit to be better than given at possession of the tenant before---must be a Washington thing since it's a Washington company trying to play in Oregon. Corporate offices are drones as far as I can tell. They never give their names, only their titles. If you are proud to work for a company, maybe your clients should know your name? Just a thought. Security deposit? Naw. Just call it "gift" money to them. They will find a way! Even if it's not in the lease. If you're looking to rent from them, my recommendation is DON'T! read more

If I could, I would give zero stars for these people, that's how mad I am. I've been waiting for my deposit to be returned to me for over two months now--I was told a portion of the floor of my former unit needed to be painted (in a very, very small space) and that the remainder of the cost of doing so by a professional would be refunded to me. This has yet to occur, and the manager has apparently dropped off the face of the earth and is not returning any of my e-mails or phone calls. SO UNCOOL AND SO UNPROFESSIONAL. I know lots of artist types, and I will NEVER IN MY LIFE recommend Activspace, they are scam artists. read more

DO NOT RENT FROM ACTIVSPACE!!! When we moved out, Chris (the "Vice President") came in once to check our room after we had painted, asked us to give the walls a second coat. He came back the next day after we had applied the 2nd coat, visually inspected the room and ok'd the painting we did before moving out. We received our deposit back 45 days later with $528.89 taken out for painting and $25 for cleaning. We were fuming. I went to the space and spoke with Leah who was very friendly and she let me back into our room to inspect the painting. From what I could tell there was no painting done (I have photographs from before AND after). We had left the room spotless after moving out and it was absolutely crushing to lose that money for a small business. BEWARE OF ACTIVSPACE!!! It is a racket and they will take your deposit. If I could leave 0 stars I would! I will be calling the BBB and filing a complaint. read more
