As far as I'm concerned, Weinstein Properties is only concerned about receiving absorbient rents and not being honest about the return. When I moved out Weinstein was in the process of replacing all Kitchen countertops. which appeared to be as old as the apartments themselves. I conducted a move-out inspection with the Maintenace Supervisor, who assured me all was in order. When I received my deposit, following the move-out, I was charged for the same countertop, which was no worse than when I moved in. I considered this Corporate Greed. Weinstein Properties couldn't care less. Beware if you're considering this company. Also: They're not a Member of the local Better Business Bureau. Not the worst apartment I've ever been in but it has its ups and down for example cons would be I sent multiple maintenance requests asking them to resolve the mold issue that had spread through my walls,closet,baseboards,doors,etc it took them up until 3 months before I leave for them to "fix" it never even came back to re caulk the baseboards or even update or anything left there whole humidifier in the apartment and never showed again so more mold comes through bc they didn't resolve the issue clearly and I'm highly allergic to mold l They have a high populated water bug issue to the point of them coming through your sinks and all drains ,I had to plug every single hole in all my sinks and bathroom just to avoid them I communicated that and they had someone come and spray one time granted I was locked into a 14 month lease They also invade privacy like no other they came to "check the humidity in the apartment" multiple times not only did they not give me a 24 hr notice several times but they also decided they were just going to peak in my room while I was not there They also charge you $10 a month for you to take your own trash to the dumpster but get upset and charge you $25 if you leave any type of trash outside your door and your not allowed to leave any type of trash on your own patio I also had an issue in the beginning when I initially got my garage within not even 3 weeks into having it I checked my garage and all my stuff was missing due to the maintenance manager throwing all of my stuff away and they claimed this was not the first time and that they need to see if he's okay,that clearly never happened because he is still there and when I expressed how the situation made me feel they did reimburse the full amount for everything so I will give them that, but you would think they would pay more close attention to what is assigned to them and care more about peoples belongings read more

While it was pleasant to live there in the beginning, it has gone downhill as they keep changing property managers and have they have gotten more condescending to residents, gaslighting issues and overcharging for "cleaning" even with perfect move-out inspection. They say the move-out inspection doesn't count because there's another inspection which tenants aren't privy to. One trash compactor for the entire community isn't enough so trash pile up over the weekend is disgusting and unsanitary. I would not recommend this place. read more

Health hazard. Mold and severely corroded air unit; 27 years old. Property refuses to test for mold. Told that the corrosion is "dust." And that every unit they have at the entire place is in the same (deplorable) condition. Was told that they refuse to replace the hazardous air intake and would rather we terminate our lease and move out. They clearly could care less. Their only hope is no other tenant looks inside their air intake in their apartments. Property manager spent her time trying to downplay the health hazard and kept repeating that we can simply terminate our lease. Shameful. She should be embarrassed to admit that all the units have the same corroded 27 year old decomposing mold filled circulating air. Yet that was the excuse we were provided... "each unit has the same condition." She also is the only person I have encountered that can do a professional scientific mold test by not using a mold-testing kit, but merely glancing at it with a naked eye. How can you sleep at night? Truly. We have been in the unit for one week and I already have breathing problems. Do you really think that refunding a 'move-in fee' and us having to pay thousands to move again is a fair solution to a health-hazard that you refuse to address properly? read more

If possible, I would rate this company with negative stars rather than just one. During our residency at Addison at Wyndham Apartments from 2023 to 2024, we diligently maintained a pest-free living environment. The leasing office conducted regular preventive pest control inspections performed by their professional staff. Throughout these inspections, there was never any evidence of cockroaches, and their team never raised any concerns to us. We greatly enjoyed our time at Addison at Wyndham Apartments and consistently found the management to be responsive and professional. However, our optimism was misplaced, as everything now appears to have been camouflaged. Shortly after moving out, we received a surprise in our final bill--a hefty $850 pest control fee. My wife alerted me to this discovery, exclaiming, "We've received quite the shock!" I immediately visited the leasing office with my wife and requested the leasing officer to waive this charge. Following our discussion, she indicated she would liaise with another department and update us accordingly. Then, we received an update confirming from their financial administrator that everything is accurate. She even cautioned me that additional pest control fees would be incurred if payment wasn't made promptly. This is absurd! Throughout our entire stay, we encountered no cockroaches, and the thorough preventive checks conducted by their professional team consistently confirmed this. If their professionals found nothing, how could we have suddenly discovered such an issue? Consequently, I requested the financial administrator to provide an itemized invoice detailing the pest control charges. Instead, she forwarded an Excel spreadsheet. However, the spreadsheet's contents are evidently flawed--the work order numbers have inexplicably decreased over time, which contradicts logical expectations of increase. After reviewing the final bill, my wife became even more upset when she discovered that we were overcharged for two additional days beyond the agreed departure date. When I raised this issue with the financial administrator over the phone, her explanation was utterly absurd: she claimed that because the extermination process delayed the new tenant from moving in, we were liable for these extra days. Then I was informed by the leasing office manager that during the inspection on June 5, just 4 days before our departure, their staff discovered 3 cockroaches in our unit. While I understand finding them necessitates immediate extermination, I discovered in the Excel spreadsheet that they didn't carry out the extermination until June 11. It appears they were hoping the cockroaches would reproduce in the meantime. I was extremely displeased and questioned her why she didn't inform us promptly. She replied that she simply forgot to tell us. It seems both the leasing office and the pest control company forgot to schedule the extermination by SOP. However, after our departure, the pest control company suddenly became very active, conducting exterminations almost daily. I can't help but wonder why they didn't opt for hourly exterminations; that way, they could charge us even more. I absolutely dispute these preposterous charges. IF YOU LOVE ROACHES YOU WILL LOVE THIS PLACE. I've been a resident here since the end of March, and from day 1 I've been seeing roaches in my apartment. I waited over 4 months to write this review because I was being very patient with their pest control process. Unfortunately that patience hasn't gotten me anywhere. I've seen them in my bathroom, kitchen, laundry room, living room, and even my bedroom. I've seen the big kind, the baby roaches, I've seen them in all colors and sizes in my apartment. Some have gotten in my closet and in my clothes. There have been roaches climbing up and down my walls and it doesn't matter the time of the day. I've seen them in my bathtub, and even in my washing machine, on my ceiling!!!! One time I killed a roach in my kitchen, I was feeling disgusting after so like any sane person I went to go wash my hands. After washing my hands I reached for a paper towel and then flew another roach into my sink right after. Unbelievable! They continuously will send pest control to come to your apartment every 2 weeks but whatever they are doing to attempt to resolve the issue. The staff is very nice and will apologize all day long to you but they don't do anything to fix the issue. I've tried to get out of my lease multiple times but they say I would have to pay 2x my rent to leave early because they don't deem the roaches to be a big enough problem to get an early termination of your lease. If I would've known this place had so many roaches I would've never moved in so please take my advice and run far away from this place if you are thinking about moving in. It's literally disgusting and they don't care. They are clearly money hungry and refuse to do the right thing. I've seen a previous review saying they've charged a former resident $850 for pest control fees yet they've never even seen a roach in their apartment. That has me very concerned because I've seen soooo many roaches and they 100% know they are here so don't let them lie to you. I've seen another review from 4 days ago from someone who complained about seeing a huge roach in his shirt. The "owner" will reply and fake sympathize and apologize, then immediately go into defense mode. They said "Unfortunately, you did not bring these concerns to our attention while you resided with us." I find that response laughable because they haven't fixed my roach issue in over 4 months so it wouldn't have mattered if the resident reported the issue or not. And they act like they care but if they truly cared they wouldn't let people move into this place knowing about their HUGE cockroach issue, or they would simply let me leave without trying to overcharge me. This company might as well transition into a law firm the way they are constantly trying to defend themselves in the replies from the reviews (which I presume are all lies.) They will lie to you in your face and act surprised about cockroach issues when they know about them. A member of the Weinstein Property staff even personally told me about half of the complex is dealing with this! That same employee even told me management knew about roach issue prior to me moving in, but the employee didn't want to say too much because of the "Fair Housing Act." So if you decide to move into this apartment after reading this review just know you are choosing to live with roaches, please don't let them lie to you! I've had other huge issues like mold, no A/C or hot water when I first moved in, multiple leaks, and various other issues in my apartment as well so please don't think it's just roaches you have to worry about. The maintenance team is friendly, but personally I feel like they are in my apartment way too much because there seems to ALWAYS be a problem. My wife and I moved from CO to VA and signed this lease sight unseen. We went in extremely optimistic and excited to be back in the greater Richmond area. Thank goodness for their 14 day "satisfaction guarantee" that allows you to break the lease (they still keep any fees, apparently), but always nice to start with the good part. Bradley seemed nice and accommodating, initially- even offering to let us move in a day early as it was more convenient for our long travel schedule. However, despite verifying everything would be ready for us to move in three times, including the day of, we arrived and the apartment hadn't even been looked at by maintenance or Bradley. Huh. I'll try to keep this short- after the 2 hour wait, the apartment was: not cleaned (during covid, yikes) while we waited for it to be "ready" they painted it, but showers/sinks/bathrooms etc were left untouched, or in this case, very touched- so we could not sleep in the apartment and had to stay with friends (smell lasted 2 days- probably longer, but on the morning of day 3 we broke the lease, thankfully). The NOISE - you can hear EVERYTHING: above you, beneath you, on both sides- you don't have to meet your neighbors to get familiar, trust me. The back door wouldn't open, so we called maintenance- they came and took our key, left- and then the backdoor wouldn't shut. Comical. So day 1 of our lease, we just sat in our camping chairs for a few hours with the backdoor ajar until on the third phone call to maintenance, we were finally brought a key. On the above, we were offered no apology- when I told them we would be moving out, after having literally spent a grand total of 12 hours in the place (due to the paint smell and noise, both making it close to impossible to work from home) I listened as the property manager scoffed at my ask for our pet fee back- but I guess that 1/2 day our dog spent in there was really meaningful. The treatment since we broke the lease has been par for the course, I keep thinking things will get better, but alas... Being treated as if it had been our desire to drive 26 hours, move into an apartment, and then have to instantly find another place to live, pay another deposit, set up utilities etc, just to allow for a place to work/stay was our initial intention, is wild to me. Today, I tried to pick up the mail and asked when would be convenient to come get it, Bradley confirmed it would work just fine to pick it up in 5 mins- I arrived within 5 mins and he said "Oh doing a tour, can't help right now" and then walked away- paying me no mind as if I hadn't just confirmed this. I'll end by saying this- hopefully we just had the worst luck ever. Maybe that's the case- I have lived in a Weinstein managed property previously and didn't have anywhere close to this level of disrespect for our time or personal well being. If you do choose to move here, I wish you the best of luck and for a much better experience. Still waiting for Ashton Kutcher to jump out and yell "You've been Punk'd!" I would not recommend this community to anyone. I lived here for 5 years and the only reason I stayed that long is because I had young children and I was starting over after a divorce. The management team changed each year and so did the maintenance staff. They were very insufficient in meeting the needs of their residents. The floors are so thin you can hear the people above you walking and it they had kids it was like there was a party going on. After 5 years some upgrades are necessary such as tub and tile rehab, new shower head, new blinds. In my move out summary I charged for normal wear and tear even though the apartment was schedule for a rehab because it was out of date. Also I was told by management that I would not be charged for repairs because my apartment was scheduled for rehab. But now they want and additional $1300. included in that was 3 water bills even though I paid my bills up to the date I left. This is their reasoning: Utility Charges Deducted - During your residency you have been billed for your utilities approximately 1-2 months after the month in which the utilities were actually used, due to the delay in receiving bills from the county/city and to provide you with proper notice before the bill is due. Therefore, your final Move Out Summary will include utility charges for approximately 1-2 months to cover your utility usage through the date that you moved out. So, they are charging me what my estimated charge might be, beware of the apartment complex. read more

This place scams people with false pest findings just so they can inconvenience you into having some unprofessional pest guy come to your place every 2 weeks with the false claims that you have roaches and they claim they have to do deep treatment so you can leave your apartment for 4 hours ..they don't give u a time so even if you tried to plan your day out to avoid any inconvenience it doesn't work cus they show up randomly without any heads up and then u have to rush to get out and find somewhere to go for 4 hours and then they keep putting letters on your door claiming that they saw pests so they have to come back in 2 weeks over and over again..even when you know there are NO pests in your home..they keep insisting on having to come treat your home(which obviously is cus they make money off of the apartment complex by continuing to treat so many times) and then the apartment complex scams us the tenants by having the nerve to tell us that if we refuse to let them in to treat they charge us $50..over and over again..my childs father moved in here 4 months ago with no pest issue whatsoever and these scammers have made him and my 3 year old and 2 dogs be forced to have to up and leave for 4 hours for they're so called treatment 5 times and still going..every other week they put the same letter on the door saying they have to treat again and again and if he doesn't comply they charge him $50..it's unbelievable and super unprofessional..I am currently looking into getting an attorney to handle the issues cus clearly these people are scammers and so is the bogus pest company they hires and they have no shame to be robbing they're tenants as well as inconveniencing them..DO NOT rent here unless u enjoy getting forced to leave and lied to about non existent pests AND getting robbed every 2 weeks..hands down worst apartment complex I've ever experienced in my life..horrible staff..very unprofessional read more

It is located far enough away from Short Pump to avoid major traffic, but located close enough that it isn't more than a 5 minute drive. read more

This is probably the worst property I have ever lived at. It is outrageously priced for what you get. I lived there maybe 6 months and could not take it anymore and broke my lease. It started with the black mold growth all over the bathroom, in the toilets and shower. I was cleaning multiple times a week and it would grow at a rapid pace. I put in a work order and all they did was remove leaves from the vent. It also smelled horrible. I found bugs ALL over the apartment including roaches which I have attached in pictures. I had pest control come in once and it didn't help at all. The previous renter before me came by to get mail and told me she also broke her lease due to roaches. Months later, I get a call saying I owe money and there's nothing they can do for me since they already sent my information to their attorney. I have not received any emails, any mail, any phone calls regarding that I owe them money for MONTHS. And all of a sudden in the middle of a pandemic, months later I get a call threatening to send me court, I call back and there's nothing they can do. This company is very unprofessional and the apartments are absolutely disgusting. I would not recommend this place. read more

This is the best place I have ever lived! The complex is clean, quiet, well lit, safe, and in an extremely convenient location with so many things in walking distance (grocery stores, nail salons, lots of restaurants). Just close enough to short pump without the hustle and bustle. My son and I absolutely love our view of the pool, and our apartment is spacious and quiet. We did have to move in a day late, but that is because management ensured that we had fresh paint and new carpet after the last tenants moved out. I appreciated that honesty and attention to detail. Maintenance is friendly and helpful as well as the management. Package lockers and mail are super convenient. Highly, highly recommend! read more

I am a recent College graduate, and I just moved here from Northern Virginia . I moved into this apartment over the past weekend, and my move-in experience was great. When I toured the apartment complex it was beautiful, and the apartment that I toured look exactly like the one I moved into. It was clean and well managed. A great incentive that they offered when I moved in was $400 off first month's rent if you apply within 24 hours of touring the property. So far I'm loving my experience here at the Addison at Wyndham, see it for yourself to make a better judgment. read more

The people in the community are very nice. This is a safe community and very kid-friendly. The amenities are great and the pool area is beautiful. This complex has been nothing but outstanding since I moved in August 2014. It begins with the amazing staff in the leasing office and the manager Charlotte Griffin is AMAZING. Maintenance crew handles everything in a timely and professional manner. I put in a request to have my refrigerator door switched around due it blocking the entrance to the laundry room, maintenance had it fixed the next morning. The rooms are very spacious and clean with updated appliances. The neighborhood is very quiet but everyone is so friendly. I highly recommend this property to anyone looking for an apartment. read more

As a leaseholder, i can't say enough about the professionalism and courtesy Addison at Wyndham has for their tenants. The area is beautiful and safe with new amenities or upgrades to the grounds and apartments. Your within minutes to the shopping mall and seconds from local businesses. Its an easy drive to Richmond City and major highways. read more

Great place but just a few things they can improve. Rent is due on the 1st of the month, and if the rent is not paid by the 4thof the month a late fee of 10% is applied to the unpaid balance, in addition to a $50 non-compliance fee. there are other communities that will give you a grace period until the 5th of the month before considering your rent late, but not here. And the pool hasn't been drained in the last 12 months, the bottom area under the gas grill is not cleaned daily, and only the top of the grill is cleaned weekly. underneath and on the top of the gas grill should be cleaned daily, but when you pull the grill open underneath, it looks gross after it rains and maintenance fails to empty the water, dirt, and... Whatever Remains following the rain. The floors of the shelter where the gas grills and furniture is has not been hosed/cleaned since the spring/summer season has begun. So food particles, grease, and whatever falls on the floor remains and attracts flies and makes it uninviting for grilling and eating in the area. About the apartments, the walls of the apartments are thin, and so are the floors. The floors under the carpet has either no padding, or is so thin it feels like there is no padding. read more
