    Oh man. I wish I read the reviews for this place before I even considered it for affordable housing. You will not get what you pay for. Not even close. It's not a lie when people say there is an active drug dealing and criminal element to addison. There have been cops here on a weekly basis for most of the months I have been here. That doesn't usually bother me. Neither did the fatal stabbing of someone between the pool and laundry room a couple of months ago. What does bother me, is how the new company, One Florida Realty, behaves like a polished turd. At least the old one, GREMCO, was obviously a doozy. This one despite all it's polished features, renovations, online portal, and annoying mass texts trying to foster a sense of community, is essentially run by a slumlord. It was a frustrating experience, a humilating one, to have my rights as a tenant violated by a bogus inspection with no prior notice. It was early in the morning and I was half dressed while the pest control man waltz into my apartment and spent no more than 30 seconds spritzing some faux pesticide that does nothing. I've attached proof of texts I've recieved from the complex regarding this. It should be noted that I have never seen and still haven't seen the benefits of this fake "monthly service" they provide. That was a headache but wait until you hear about what Addison did next. The complex is doing renovations to try and spruce the place up so they can charge higher rent prices. That's fine and all. I was kind of excited to see a bit of gentrification happen. It has turned out to be a nightmare. Recently, the complex decided to renovate the exterior of the apartment to a more modern trim. This involved taking out the doors, windows, and siding. However, the windows removal is where things got hairy for whatever fourth rate contractor the complex brought in. Apparently, the dimwits couldn't be bothered to count window's beforehand to make sure they had enough to install. So when five o'clock comes around and the contractors want to shanty off into the sunset with tequilia and cheap beer, they decide that a piece of plywood would be good enough to take the place of a window. I got a voicemail basically telling me the plywood has gone up and will stay up for roughly four days. Not only is this a massive violation of tenant's right to a habitable space. It brought in pests like cockroaches and toads. Of course the property manager did a half-baked apology and some kya legal maneuvers but no real compensation was offered. I had to spend three days away from my apartment and work until they could even consider fixing the mess. So when I tell you, a potential tenant of addison lane, to run. Never set foot in the complex. I'm serious. It's not worth the hassle, the headache, the perpetual insanity.

    The front office were always very helpful to us and I give them an A+; however, we did have…read moreperpetual problems with a toilet and it took almost a year to resolve getting it fixed. Be careful when you move in to report everything and take pictures as we were charged for cleaning as apt was not left in rent ready condition, but we left it in much better condition than how we got it as we had to clean for most of a full day with all the dust and grime. The also charge for little bits and bobs that seemed petty to me. Bottom line it is a quality place to stay albeit pricey, but you need to be on top of reporting issues with them. I would rent again with our eyes wide open to these things. Overall with the property management side I would give the location a B.

I always like how they clean and fix things--it's a sign a place is willing and able to improve. The updated 2b2b is great for what you pay for, and it often doesn't even feel like an apartment sometimes. The gym itself is worth a great price per month because it's amazing and always well kept. Basketball courts, car wash, and pool are also good to have, too. The staff at the front desk and the maintenance crew is so friendly. I've never had issues with the people here. I had no choice but to extend my lease! (P.S. you will also have frog friends while living here)

    I lived in this apartment for almost 3 years and now regret every single one. When I first moved…read morein, the floor was dirty, there was a large crack in the back of the building where ants festered (still there), cracks in the bathtub upstairs, and many stains on the plastic wood flooring. Despite this, we cleaned the apartment and made do. After our initial request to have the tub fixed, it took almost a whole year for maintenance to show up. The only reason they showed up was because I threatened to not renew the lease. They painted over it and sanded it down while we were still in the building making us breathe in the fumes. After a few uses, the tub cracked again because they simply painted over it. Mold was rampant in the building, especially where the tub was because it was also dripping water constantly. There was mold in the sink too. Not only was this a problem, the ceiling was leaking water and took months for maintenance to show up. Other leaks were "fixed" and then when they left I would check and it would still be leaking. This lead me to essentially give up on calling maintenance for the problems that we already wrote in multiple times for. The downstairs toilet would run water constantly unless I manually stuck my hand into the back to reset it. Of course maintenance claimed they fixed it. During an annual inspection, they had the audacity to claim we potentially caused water damage. There was also another instance where they moved and attempted to tow my vehicle when I was busy for a week. Despite this, to their credit, the location of the apartment complex and bus stop is a positive. The internet is fast but also unreliable as there are weeks where it will go down on a daily basis. The front office was really nice and accommodating up until the few days of our lease, when they decided to throw out our belongings before we turned in all our keys and before the lease ended.

The staff is very friendly, professional, consistent, and transparent. Whoever created this team of professionals did an awesome job, it says a lot about them. The amenities are the best. Before moving to Gainesville, this apartment complex is the only one that has a pool that is 9ft deep, there are two tennis courts, racquetball court, basketball court. This is a very quiet and active community. You will find a lot of residents walking and jogging around the property. My neighbors were always respectful. There is ample parking that is free, you don't need a parking pass. The community garden is a plus. The apartments are affordable.

    We moved down to Gainesville for residency and we rented an apartment here due to the close…read moreproximity to the hospital. When we moved in, half of the electrical outlets were loose and unusable and 2 out of 4 of the stovetops were not working. Within the first month, one of the bathroom sinks started leaking and the bathroom flooded so they had to bring in an electrical apparatus to clear it and was on for many days which shot up our electrical bill. The windows took months to fix as they were not correctly aligned so that our house was humid and warm from the outside temperature despite turning down the AC all the way. We have found around 5 cockroaches within our apartment (we are very clean people) at separate occasions throughout our 1 year lease. The humidity in the bathroom became so bad that it caused condensation all over the toilet seat and entire toilet even though we stopped using that shower. Furthermore, we moved out over 3 months ago and have yet to collect our security deposit. We have never received any email correspondance or phone call from management and have to reach out ourselves every time. When initially I contacted them about it 30 days after we moved out they told me that the check was sent. I asked again 2 weeks later and then they said sorry the checks were just sent. I contacted them after again after we did not receive it and they mentioned they did not have our address on file. After multiple similar attempts to work this out they asked us to email our bank information to a different email since our mail to our new residence keeps bouncing (we have had no issues receiving mail at our new place. I emailed this "different email" that they wanted us to send the bank account information with just an introduction to confirm that it was the right email and have not received any response. Any chance we have tried to get in contact with upper management about this issue appears to be gatekeeped. I have lived in multiple apartment complexes over the years and have never had such an issue ever. This has been an extremely frustrating process and the lack of communication or updates from their end has been absent.
