The grounds themselves are well kept. However, the amenities themselves have gone downhill. Laundry rooms are being removed, closed, or simply broken for months on end. Now there is a service where, in spite of having written documentation from my doctor that was submitted to the management, there is another service whose hoops must be jumped through in order to have an emotional support animal. My son passed away a few months ago and I have been undergoing medical procedures, surgeries, and hospitalizations at an alarming rate. All I want to do is have my cat to give me comfort and help with anxiety and depression. The service sends me several emails and texts messages per week and it is truly impacting my recovery. I have lived at this address for over 10 years through numerous owners and managers. Each new company becomes more and more impersonal. Calls to the office and emails go unanswered. As a disabled person it is not always easy or even possible for me to go to the physical office in person to speak with someone. Each time I do go there are different office staff members that often have little or no idea about my issues. I truly wish the owners and management actually cared about the people who live here, especially long term residents who have always paid their rent on time and keep their apartments nicely. read more

This place is ridiculous as far as management. they do not return phone calls from tenants nor individuals that are trying to assist with anything helping the tenant. It sucks they are unaware of what needs to be done for getting information to have companies to assist with my rental I for paperwork so the can be provided to me and they they don't accept any programs which I know is not true, they act as if they do not want to provide you with any assistance, although the money is not coming from them.They have no knowledge of what they're doing. They are not helpful when it comes to guiding right direction. They refuse to give you corporate phone numbers or information dealing with corporate, especially when you want to inform someone of what they're not doing. I have lived here for 4 years. The new management is doing many improvements. The manager, Devante is awesome at getting things done in a timely manner and to my expectations. Wow, I've read some reviews and can identify with many of them. I have been at Addison Lane for over 5 years. I can not estimate how many management, office, and maintenance people have been here. I have not always been happy. I upgraded to a two-bedroom and have enjoyed my upgrade. The bugs have come and gone and the current management has done the best to keep them out. The laundry rooms and washers and dryers have always been a challenge but they work. A fitness center is supposed to be under construction. I lost faith in the management team about a year ago even though the turnovers have occurred same with office staff. The maintenance guys have always and consistently been awesome fixing things and leaving no mess and always leaving a note saying they were there. I was supposed to get paid 4 days ago and the Phoenix House did not pay me all of my check. I could not pay my rent for the first time. I was distraught and figured I better tell the management. I dreaded walking into the office and had already been crying. Ericka in the front asked me to wait while she checked if Mack was busy. She told me he wasn't and I could go back and talk to him. I went in and said, "I didn't get paid and I can't pay my rent until the 17th." and he said right away, not even a pause, "Okay, let's put that on the books." I cried again, happy tears. We talked for a few minutes. I felt so relieved. His compassion eased my mind more than I could ever describe. I hope these 2 people stick around, they could turn Addison Lane Apartments around by communicating with the tenants. That is what he emphasized with me, communication is so important. As a new tenet I am well pleased with the prior reviews because they match up with my current experience of the property. As an applicant, the staff was very helpful and quick on their feet. My background check only took a few days and then I received my approval email. I applied for a 1 bedroom apartment and the apartment in person appears to be bigger than the pictures online so don't get discouraged with that square footage. This property is under renovation and it is looking great so far with new appliances, a/c units and more. Poor attention from the owners, it is not a suitable place to live decently. All dirty, old trees, a tree fell into the back house, which was in danger! And by the way, they charge as if it were a 3-bedroom house. With that money I would have preferred to rent somewhere else. They take advantage of tenants with false "promotions". If I could go back in time and not sign the lease, I would 100%. We were told we would get new windows and doors 3 weeks before they actually started. Meaning we had no notice for anything. We find out they're removing our windows, as they remove them. They didn't even knock on the door to let us know or make sure our pet wouldn't get out. My partner had to take almost a week off of work just to make sure she could be home during the renovations because we had no idea when they would start, so our countdown was watching them work on the unit and make their way to us. The workers they hired have left trash, nails, wood, plastic and their own personal trash all over the apartment complex. This trash hasn't been picked up in over a week now. When they removed our windows they broke off the tile and left that for us to clean. The new door doesn't even fit properly and the peep hole if 6 ft so unless you're taller than 6 ft, you're shit out of luck. They ruined our floor mat outside, some of our plants (bc they didn't communicate to us when they would come over) and the entire time they work, they are loud and play music through a speaker, so our stress has been worse than before. They spray painted everything outside including our AC unit so we felt sick even a couple hours when we turned it on. (As if it does the job anyways) Renovations or not, this is all for the next unlucky lease holders. They are proving they do not care about the current lease holders quality of health and honestly are violating a lot of shit. My advice, lawyer up, stay the hell away from this place. read more

Oh man. I wish I read the reviews for this place before I even considered it for affordable housing. You will not get what you pay for. Not even close. It's not a lie when people say there is an active drug dealing and criminal element to addison. There have been cops here on a weekly basis for most of the months I have been here. That doesn't usually bother me. Neither did the fatal stabbing of someone between the pool and laundry room a couple of months ago. What does bother me, is how the new company, One Florida Realty, behaves like a polished turd. At least the old one, GREMCO, was obviously a doozy. This one despite all it's polished features, renovations, online portal, and annoying mass texts trying to foster a sense of community, is essentially run by a slumlord. It was a frustrating experience, a humilating one, to have my rights as a tenant violated by a bogus inspection with no prior notice. It was early in the morning and I was half dressed while the pest control man waltz into my apartment and spent no more than 30 seconds spritzing some faux pesticide that does nothing. I've attached proof of texts I've recieved from the complex regarding this. It should be noted that I have never seen and still haven't seen the benefits of this fake "monthly service" they provide. That was a headache but wait until you hear about what Addison did next. The complex is doing renovations to try and spruce the place up so they can charge higher rent prices. That's fine and all. I was kind of excited to see a bit of gentrification happen. It has turned out to be a nightmare. Recently, the complex decided to renovate the exterior of the apartment to a more modern trim. This involved taking out the doors, windows, and siding. However, the windows removal is where things got hairy for whatever fourth rate contractor the complex brought in. Apparently, the dimwits couldn't be bothered to count window's beforehand to make sure they had enough to install. So when five o'clock comes around and the contractors want to shanty off into the sunset with tequilia and cheap beer, they decide that a piece of plywood would be good enough to take the place of a window. I got a voicemail basically telling me the plywood has gone up and will stay up for roughly four days. Not only is this a massive violation of tenant's right to a habitable space. It brought in pests like cockroaches and toads. Of course the property manager did a half-baked apology and some kya legal maneuvers but no real compensation was offered. I had to spend three days away from my apartment and work until they could even consider fixing the mess. So when I tell you, a potential tenant of addison lane, to run. Never set foot in the complex. I'm serious. It's not worth the hassle, the headache, the perpetual insanity. read more

I have lived in Addison Lane Apartments since December of 2017. When I moved into the apartment complex, they had just hired a new manager to take over the property and clean the place up. So far in the time in which I have resided in my apartment, I have had excellent interactions with the property manager and staff. Some things have broken, and when I put in the work order, the work orders are promptly fixed within a reasonable time frame. The complex was bought out by new owners, and they are investing heavily in new washers and dryers, upgrading apartments, trimming trees, and correcting a lot of the problems the former owner had left unattended. I have heard rumors of a lot of new improvements coming soon to the property. The duck pond is beautiful, and I enjoy watching the ducks swim and play. Just FYI Ducks Love French Fries. I 've met a lot of great people in the short time which I have lived here, and all of my neighbors have been very nice and have found the complex to be richly diversified in culture and families. read more

Just moved in. They asked me and my boyfriend to move in a week early but we said we really couldn't but we could come in two days early and they gave us 200 off our first month and we're paying the price for a basic unit when it's half upgraded. Not bad! Well when we got in there was dirt, hair, bugs, and pee everywhere. So I went up to the office and told them and they basically said we had to clean it ourselves and that they will fix what they need to fix. Aka just giving us the right size burner because the ones we had in the stove didn't fit (why?) and some cabinet doors. So my boyfriend went to talk to him (Devin?) and was told that they couldn't give us any compensation because they're letting us have the two days we came in early for free even though they asked us to come in a week early. If it wasn't ready then why did they ask us to be in early. I can't imagine it was any better than it is now? Plus we got wrangled into a one year lease some how. read more

Women get harassed by male residents, apartments aren't cleaned between tenants, and older ones are rented out full of dirt, leaves, dead roaches, dust, crumbs, hair, and damaged doors and walls. Frogs get in through the AC unit and ceiling fans are black with dust. Fridges and counters are damaged, stained, and dirty. Windowsills are cracked, covered in mildew, nearly falling out of their frames when you open them. Unit #331 has a toxic, migraine-inducing odor they claimed was wood adhesive, so I was switched to a unit that didn't smell but wasn't compensated for having to transfer utilities twice. The 2nd unit wasn't much better. Newly renovated ones are better, but floors are still dirty, scratched, and paint-splattered, and the cheaply-textured walls are already chipped. There's a $250 "transfer fee" to move between units even if you're not breaking your lease, which supposedly covers cleaning even though they don't hire cleaning services. Legally, landlords can only charge $100/applicant to transfer so they dropped the fee especially after we showed them time-stamped pictures of the 2 dirty units they gave us previously. Maintenance "fixes" things by covering them up. New management changed the voicemail so you couldn't leave messages without a pin they never gave out. You're often told they "just switched ownership" to justify why things don't get done on time, like when we had no hot water for over a month in December when temps were below freezing for weeks. Staff was evasive til enough people complained that they bought new heaters (took weeks to install). Management claimed we didn't give them a 60-day move-out notice, saying we had 60 days left on the lease. I had to print a screen cap of the notice I'd emailed and physically turn it in. They wouldn't do a walkthrough, but assured us we'd get our deposit back since we'd spackled. However, Holiday Alig (the third manager in my 2 years there), wouldn't sign off on her own statement when we added it to the key return form, claiming she wasn't authorized to. Since she wouldn't sign that we'd get our deposit back OR do a walkthrough, we showed her the video-walkthrough we recorded. She watched for all of 4 seconds before finally signing off on her claim that we'd get our deposit back and snidely commenting she hoped we hadn't painted our walls purple. She also remarked that we must have been burned by another complex which was rude and unprofessional of her, to say the least, considering we were excellent tenants and had just told her we'd spackled and painted any nail holes just an hour before. But that's what you get when you take precautions to protect yourself here. Overall, worst housing experience in my 6 years here. Be very careful with this apartment complex or avoid it altogether if you can. 20th Avenue is full of accidents and crime anyway. read more

They falsely advertise their renovated apartments. Everything kept breaking for me and it took them 3+ weeks to fix anything. They left me with cold water in the coldest month and didn't give me other housing. They didn't listen to my initial requests because "there was nothing they can do" they broke and touch my stuff without permission nor plans to reimburse me. They literally covered up the bad with aesthetics and it's terrible. Customer service is just as bad. Barely get to talk to the manager let alone the property owner. They have no empathy what so ever. If something goes wrong you get the short end of the stick. Also almost none of the washers work. Only 3 functional ones for an area that has a crap ton of people. DONT LIVE HERE... THE WHOLE COMPLEX NEEDS RENOVATION. read more

I have lived here for a year and a half already and it has been less than pleasant. However, I will start with the positives (it's a short list). You can get a one bedroom, apt not too far from campus (8 minutes to the law school) for around $500...but it's very small. The downside is that you have to deal with an ever changing staff and management. I have dealt with both rude managers and nice managers and this goes the same for the staff...people don't stick around long. The small one bedrooms don't have w/d units so unless you use a service you have to use the laundry facilities which are quite horrible. About 50% of the time your clothes will never dry on the first time. I've had washers not fill up and washers that wouldn't stop running. They have security which is good because there are some sketchy apartments around but the security people have been rude on occasion so it pretty much is more of a hassle than anything else. My recommendation is to keep looking.The money you may save is really not worth it. read more

I lived here for 3 years and the entire experience was an ordeal. First, all the decent employees in the management office were fired not long after I arrived. The remaining employees are largely unpleasant to deal with, and the turnover rate in the leasing office tends to be high. The management will do everything in their power to nickel and dime you to death. I was once threatened with a fine for having a single styrofoam cup in front of my window, despite that I never placed it there, and the person that posted the notice on my door could have just as easily picked it up himself; I had no idea it was even there until I was threatened with a fine. I also once underpaid my rent by 9 dollars ( I reversed the digits) and I was threatened with a fine until I paid it. I was only given this notice on the day the 9 dollars were due, which was 10 days after rent was paid. They had 10 days to request that I pay the difference, but instead only decided to warn me on the day it was due. I paid it immediately, but the unexpected detour made me late for work that day, and I would have gotten home too late to pay it after work. The appliances in the apartments and the washers and dryers on the common areas are very old, energy inefficient, and prone to breaking frequently. GREMCO has obviously put no effort into revamping the apartments and thus residents are stuck with dilapidated appliances. In short, I would not recommend living here unless you have a high tolerance for having a constant thorn in your side. read more
