I've lived here for over 1.5 years and can say I'm overall very happy here. PB Bell took over management and really cleaned up the place, got the riff raff out & it has improved for the better. Pros: 1. Ultra quiet. Since this is a high rise, there are 8" concrete slabs between each floor that really helps dampen any noise. I never hear my neighbors and this is my #1 Pro for an apartment. So quiet, it feels like a little home. 2. Security is huge for me. You need a code to get into the building, up the elevators, etc. There is security here walking the grounds after hours with after hours phone number for them as well. 3. Proximity to nightlife, restaurants, concerts, games etc 4. Maintenance is the quickest turnaround I've experienced in any apartment living. Now, a few cons: 1. Parking... way too much for monthly parking ($130-150), and when large events come downtown, public parking share our garage and people will steal your reserved parking space. You can take it up to valet, and they will park your car for you, but it's a hassle and I generally just find an unmarked space nearby. It has gotten better lately, I will say. I think (and I hope) they've cracked down on towing cars that park in reserved spaces. There is guest parking which is really nice for visitors, but I don't like that when big events are happening, they get greedy and open guest parking to the public and charge hefty prices, which has been an issue when I'm out of town and my friend needs to stop by for 30 minutes to feed my cat and never know if she'll have to pay a ridiculous amount to park in the advertised "free parking". I hate greed... 2. Fire alarms - these have been going off somewhat frequently (probably 4-5x in the past 6 months) to the point where they're all false alarms and I pray to God there will never be a day when there is actually a real fire - because none of us will evacuate or take it seriously. People need to stop smoking weed in their apartments! 3. No windows to open and balconies only on certain floor plans ($$$) I miss the fresh air in the cool months and I wish I could have a breeze without forking over tons of money for a balcony floor plan. Overall, the pros outweigh the cons for me after relentlessly touring other apartments and reading reviews and I am happy to live here. read more

I lived at the Adeline apartment for 2 years. Like many of the reviewers on here, I had such high hopes when PB Bell took over management. Unfortunately, my experience with this apartment building is one of the worst I have ever had and that is coming from someone who has lived in many states all over the country. Let me break it down for anyone who is considering leasing from here: 1.) Amenities/Cleanliness: This building is less than five years old but has the problems of a decade+ old structure. The elevators break routinely and are often times out for months. The hallways and common areas reek of dog urine on a routine basis. The washers/dryers in the units do not work well. I could go on but you get the picture. 2.) Parking: If you enjoy having company over this place is not for you. The valet is a nightmare- they lost my keys, totaled my rental car. Resident guests have to park in a tiny lot that is routinely taken up by construction people working on the building and other vendor cars. 3.) This could all be made up for to some extent if the staff was actually helpful and accommodating but this was not my experience. Whenever an issue was brought up, they would say they couldn't do anything and shift the blame to other people. They have no problem coming up with new charges every couple months to pass the costs for this decrepit building on to you instead of actually doing something about it. Please do your research before leasing here. The positive reviews on here largely stem from gift cards that they offer as an incentive to write good reviews. The beautiful views loose their luster in a couple months but the financial turmoil and quality of life disruptions will linger! read more

I've been a resident at Adeline Luxury Living for five years and it has truly been a great place to call home. The apartments are beautiful, modern, and full of natural light, and the community is always peaceful and well maintained. One of the best things about living here is the staff--Robert, Julio, and Pablo are amazing. They're always friendly, professional, and quick to help whenever something comes up, and you can tell they genuinely care about the residents. The amenities are great and the location is very convenient with plenty of restaurants and shopping nearby. Expect more negative reviews. After a year of constant problems including no A/C for over a month, broken elevators, removed amenities, filth around the building, and overall bad management, PB Bell did not send me a final bill after move out and instead sent me to extremely aggressive collections called Property Receivables who harassed me and 4 other family members, still with no bill or any verification. PB Bell Management is absolutely garbage. The assistant manager Whitney will find any way to scam you out of your deposit when you move out. I spent 6 hours deep cleaning the apartment and recorded a full video of it spotless (better than when I received it from Greystar, the previous management who walked out the week we signed our lease) and they still charged me a $440 cleaning fee and $1600 painting invoice. Pics for proof. I even patched all my holes in the wall from wall art that were minor holes. They robbed us on our $500 deposit and we still owed them an additional $289.78. I emailed them the week our lease was ending and got no response as to what we needed to do to move out. I called the day before our lease was up since I still didn't hear from them to see how we need to turn in keys and that's when I got to speak the wonderful assistant manager Whitney. She told me that we have to get the apartment professionally cleaned with a proof of invoice in order to not get charged a cleaning fee!! And how spotless the place was is with their discretion. I promise you that you could lick the floors in my apartment with how clean it was and yet they still got the apartment professionally cleaned. Which by all means, if you want to do that on your accord as a company that cares for the tenants then by all means please do at your expense but don't charge someone who did their due diligence to clean the apartment and leave it immaculate for the next tenants. This place might look nice and all but don't bother if you care about your money. They even charge you a HOA fee monthly and you still have to pay them more money when moving out. They're supposed to be a luxury apartment but there's nothing luxurious. They are professional scammers. You may get 8-12 weeks free in rent in the beginning of your leases but you will eventually pay it back with all their moving out fees!! Parking is a disaster as they don't even have their own garage. You have to rent from ACE parking which is another fiasco you don't want to deal with. I was late to work so many times because their stupid cameras wouldn't read my plate at times and their fobs never worked and I would have to wait to till someone was physically there from 8am-4pm! They also lost my husbands car key our first week there. ACE did pay for our new key to make up for it, but still not a good first week experience. And don't bother having guests. They barely have availability for guest parking. Especially on event days. Elevators are constantly being worked on. For it being as huge of a building it is there is only 4 elevators and half the time they don't work. You can clearly read all the other reviews with same issues. read more

The elevators are regularly out of service. When they do work both banks of elevators shake. I've been stuck in the West Bank of elevators as well. The management will nickel and dime you for every minor thing but the quality of service and attention to detail is not at a "luxury" standard. Weed can regularly be smelled on most floors. I am a current resident at the Adeline. I have been there for the last Greystar Management and now PB Bell and the transition has been a nightmare and not what we signed up for at all. I had my $1,300 road bike stolen out of the SECURED bike storage that is only assessable to residents by an individual code given to each resident upon move in and get this there were cameras BUT ONLY GO BACK A WEEK. Mind you that I went out of town for more than a week thinking my belongings would be safe so have absolutely no idea when it would have been taken, I didn't think I would have to check on my bike with a secured room and lock on it. Management did not seem to care that my neighbors stole from me in their own building and told me to file a police report. The managers were conveniently busy every time I went down there to ask to talk to them. It has been about 2 months and I am still having a problem getting a meeting. Parking is an absolute debacle, just read everyone else's reviews on here. I don't have guests over a lot but when I had my girlfriend over, she got stuck paying $80 (!!!!!!!) just to get out of the garage to stay for ONE NIGHT. When I moved in we were promised one guest valet a day, I rarely use the valet and would park my guest car myself however, there is only 5-10 guest spots for the entire building, there's 25 floors...and not to mention that when there is a game downtown or concert, there is no room for guest parking and when brought up to management, they said there is street parking, if you've been to downtown phx, thats a stretch. elevators are down constantly and the luxury living lifestyle that we pay a lot of money for is just not met whatsoever. I had a fabulous time at the ADELINE LUXURY LIVING APARTMENT HOTEL. I loved the modern decor & the hospitality was beyond amazing. I slept really soundly on the comfy & dreamy mattress. My husband and I have drove past this apartment building everyday on our way to work for over a year and we always talked about wanting to live at The Adeline apartments. Last winter we took the leap and rented an apartment here. Our experience here has not been all bad but this complex definitely has its rough spots. The apartments themselves are really quiet and you very rarely hear your neighbors. To start our experience here it took us a few weeks to get our parking passes. Though we could use the valet parking to park our cars; that meant we had to be home before 11PM. The parking garage is also shared with Bank of America and public parking so you have to plan coming home and leaving depending on what is going on across the street. You also have to watch out for BofA employees speeding through the parking in the mornings. The complex is dog friendly and they have a dog park on the 11th floor; on the weekends it gets so bad with dog poop left everywhere that the area is almost unusable. Though the complex has recently changed management and they are working on improving things the elevators are another really rough spot. They have quit working multiple time and are constantly under maintenance and we have gone down to one elevator if any at all. Being on a double digit floor we definitely have gotten our steps in going up/down the stairs instead of waiting almost 15 minutes for an elevator. Though the views are really nice higher up in the building; if you are planning on living here I highly recommend getting an apartment on the lowest floor possible. The last point I will make is though they charge a rather high "lifestyle" fee to start it was completely worth it because our guests had free valet parking; which is great being right downtown. They have recently taken that perk away. We are left with 10 spots that our guests might get access to depending if there is a game/ concert happening across the street. We can only request 1 guest parking pass per 24 hours and there is a time limit on that pass before you or your guests need to start paying. The front office team is in a tough spot just taking over the building a few months ago. They have always been super friendly and have helped as much as they possibly can. Well, hello all. Where to start?!? Here goes... we moved in last year, at first we noticed a series of things gone wrong, at first we thought... hmmm thats odd... then it got worse. 1) No hot water. The first few days of living here we had no hot water in our shower. (Sure cold cold showers can be good for you, but hell, I like warm showers and we're paying for it, right?) Luckily, we still had our previous apartment...drove there in the mornings to get ready for work. They were able to come out and get it fixed... but wait...How old is this building? Was it made by the lowest bidder???Im guessing so. 2) Parking. Ugh. For the first two weeks we had to have the poor valet guys park our cars in guest parking because Adeline and Ace Parking couldn't communicate and played the blame game. Be ready for that. A few days, sure understandable...but two weeks, get real. So, the straw that broke the camel's back for me was... guest parking... folks, honestly, I'm not a social butterfly, I rarely have guests over... however when I do...it would be nice to have some parking for them. Upon move-in it was explained that the "life-style fee" included resident valet AND guest parking- one pass per 24hrs (which is fine by us). However within the past week, its come to the point where that was taken away and replaced by a bull5hit policy change. Now, they were "pleased to announce" the new changes-where the resident MUST register their guests' car in the parking system so they they can park. But wait, the bad part is there is, there are only 10 spots that are availble FOR THE ENTIRE BUILDING!!! Oh, and if the 10 spots are reserved...your guests must park in self pay parking, and pay the normal rate, like everyone else. (F*ck your "life-style" fee payment... how can you expect guest parking, you peasant?!??!?) 3) Elevators. You're probably going to hear about this one from lots of folks who have lived here. There is something always wrong with them... some folks here have been stuck for an hour or two in them after a free fall for a few floors. Yikes! My biggest issue is, there is always one or two down for repairs. A 15-20 min wait for one is NOT unheard of, plan accordingly; however, mgt advises of the stairs being available though, so get ready to get your steps in if you live on the double digit floors. Again, built by the lowest bidder. 3) Dog park. Poop... poop everywhere. Its like a San Francisco side walk ( trust me, I've lived there). I love how this place IS pet friendly, however, they miscalculated or lost track of how many dogs live here nowadays... 4) 11th Floor is smelly. I'm so glad I don't live on that floor. Poor folks on that floor; must be awful living with that smell- CONSTANTLY! No wonder so many apartments are available on that floor. Is it sewage? Stagnant water?? Dog park water run-off??? An experiment by CDC???? Who knows?!? Folks... if you are familiar with Fallout ( games or show) you'll be familiar with "Vault-tec", where every vault is different and is an experiment. How will their dwellers react? How will they conform?....Is THIS an experiment? Maybe. Time will tell. Until then, don't be fooled, like we were...its pretty to walk by and through... but to live here??? Nope. We got cat-fished. Oh, and ask me about the power going out and having to find a hotel room and a place for our pups. Not to mention all our food going bad. Summer in AZ AND no AC??? Ewwwwww! I was, however, called and advised that there is a compensation plan in the works... so we will see. The only reason it got two stars and NOT one... is the front desk folks... they're in a tough spot, they have never treated me wrong, nor have I treated them wrong.
