Charles Collums is a total clown, he is the most incompetent appraiser in the Industry. He compared our house across from the intercoastal to a house a mile inland as my comp. Advanced Appraisal Services (Charles Collums) is an unbelievably incompetent appraiser. It is very unfortunate that my mortgage lender chose Mr. Collums to perform the appraisal on a primary residence I purchased in May 2021 in the Sarasota area. This time period was during the real estate boom across the United States, and especially in Florida. Most houses were selling in one day or less and prices were increasing over 20% per year. Mr. Collums appraisal incorrectly stated that the real estate market in the Sarasota area had been flat the past 12 months and that average time on market was 60 to 150 days. Really? Where has he been? Every home that I looked at sold in 1 day for well above asking price. Mr. Collums appraised my house at 10% less than the contract price. It was pointed out to him that he used old comps that weren't valid, but he refused to change his appraisal despite being given relevant comps. The owner, Charles Collums, conducted an appraisal on my house on behalf of my bank. He seemed pleasant enough but when I got the report back and noticed 2 glaring errors I contacted the my bank to bring these issues to their attention. 1. My house was built in 2009/2010 and in the narrative he listed "No updates in the prior 15 years". Not sure how this is possible. 2. He listed my hardwood floor that is through my entire house as laminate flooring. When the bank forwarded my complaints to him he ignored the first foul up as if it never existed. Then there was the explanation on the flooring foul up and this is his response; "I have reviewed the report again, and the flooring, although it may be bamboo, is a laminate hardwood type flooring". Upon calling Lumber Liquidators with this claim from Charles Collums, I explained the situation and when I asked what type of flooring is the bamboo flooring I purchased off of them 3 years ago? Side note; I believe 1200 sq ft of hardwood flooring would be considered an upgrade don't you?? He replied that the flooring I purchased and installed is in fact a hardwood flooring as all solid bamboo flooring is considered hardwood. Furthermore I asked him the possibility of it being a combination laminate/hardwood like Charles Collums had claimed. I was advised that this is impossible as there is no such kind of wood flooring that is considered a hardwood/laminate. I called and spoke with Mr.Cummins and confirmed that he was the individual that conducted the physical appraisal and was also the individual that completed the report. I addressed the inaccuracy of the "no upgrades in 15 years" and Mr.Cummins attempted to dodge the issue and make excuses. When I called him on this bs he promptly hung up on me before I could address and educate him on the difference between hardwood flooring and laminate flooring. I will be taking this further as this owner/operator named Charles Cummins is a rude and uneducated appraiser that clearly fails to recognize when he has screwed up. read more
