It is very…read moreunfortunate that my mortgage lender chose Mr. Collums to perform the appraisal on a primary residence I purchased in May 2021 in the Sarasota area. This time period was during the real estate boom across the United States, and especially in Florida. Most houses were selling in one day or less and prices were increasing over 20% per year. Mr. Collums appraisal incorrectly stated that the real estate market in the Sarasota area had been flat the past 12 months and that average time on market was 60 to 150 days. Really? Where has he been? Every home that I looked at sold in 1 day for well above asking price. Mr. Collums appraised my house at 10% less than the contract price. It was pointed out to him that he used old comps that weren't valid, but he refused to change his appraisal despite being given relevant comps. I can't believe I had to pay money for such incompetence.
